Plus living in Rockaway you are closer to Girabaldi which has the best fresh fish and crab market down on the waterfront. Beach Street Beauty in Manzanita

Just built 4 years ago, I always admired this modern home on Beach Street one house back from the ocean. It had a great deck on the front and a nice patio on the side with wind protection. While just shy of 1,600 square feet, it had two master suites and three full baths. Wide and tall windows across the front of the home take in the views of the ocean and Neahkahnie Mountain. The location was great as well as sit was close to the village, golf course and city park. It is going to make the new owners a great part time of full time home. However, I am sad to see the sellers Diane and Jim leave the community. They were a great addition to Manzanita, but wishing them well in their new home in Carmel Valley! A hearty welcome to Michelle and Rob to the Manzanita Community. They scored a great beach cottage high ceilings, wood walls and a wood burning stove for those chilly winter nights. Welcome to Manzanita Jennifer and Miki! After looking for two years, the right house in the south side of town came back on the market. It’s a 98 walk score to shops, restaurants, golf course and park. Also, important it is near friends living on the south side. The backyard faces the 4th hole and has a great deck to sit and relax upon. Plus their four legged friends get new neighbors as well with Coco’s dogs greeting everyone through the fence. A couple years back I met Mike and Lisa and they were looking for a small beach cabin in Manzanita. We looked for a while and did not find the right property. Next thought was to meet a builder and look at lots, but again we decided to put things on hold. This summer we expanded our search outside of Manzanita and started to look in Cannon Beach and they right property popped up. It was just a couple houses back from the beach and next to a great spot where the waves break. Being that Mike and Lisa were both big surfers it was perfect location. All they had to do was grab their surfboards and walk a few yards down to the beach! There is no loading up the van with surfboards and gear. I want to give a warm welcome to Milli and Kevin for landing this great beach front home. We met a couple years back and had looked at homes everytime they got out to the coast. While there were several good options along the way, one house stuck out to them. Unfortunately it had been sold 18 months earlier. Well good news came on the day before they headed back to the east coast. The previous owners were getting transferred to the east coast themselves and decided to sell. We quickly got our offer together and then a second offer came in as well. Oh we were so close yet competing and not sure we would land this one into escrow. Beach houses are basically a luxury item and most people dream about owning one at least I know I did. I had a couple of great sellers who owned a beach house for a short time, but had to sell it. In the time, they had made significant improvements to make it their own and improve it’s value. For example, new landscaping, new patio, new built in wall unit and fireplace, upgraded lighting, new wood flooring, bathroom fixtures, etc. When it hit the market, the first offer came in low just above what they paid the prior year, but wait a minute. Sometimes you just have to point out all of the value added. The counter came back quite reasonable and this home sold in a week. It’s all about price, condition and location. As a broker one of the toughest things to do is tell your sellers the value of their home. With all the great memories people have a tendancy to feel some things are special that are just ordinary. How do you make your home special then? From my personal experience I always spent $5,000 to $10,000 getting my house market ready. Exactly what was I doing? I wanted the transition for the new buyer to be as easy as possible. Therefore, what type of house would I buy? New paint, fresh landscaping, new carpet, change out old fixtures and maybe drop in a new modern sink or two. Maybe this still is not enough to entice a buyer? Replace any fogged windows, replace the old washer/dryer and water heater, clean the gutters, have the windows professionally cleaned, etc. As you can see the list goes on and on. It’s time to jump on all the maintenance you may have deferred. Well it was the opposite when I listed this house on 4th Street in Manzanita. The prior owner had just built it a year before and on gently used it a few times. It looked brand new. We priced it fairly and bam a full price offer on day one! Summer is in full swing and the desire to get away from it all at the beach on the weekends can be strong after a long work week and city traffic and noise. When Stacey and Michael walked into my office they told me that they had dreamed of owning a beach house for a long time and now maybe was the time to pull the trigger. With rising prices it comes down to when do you want to jump into the market. It just so happened a cute beach cabin had just come on the market that a friend of mine had rented for a long time so I knew it’s history well. It was small but had plenty of charm with wood ceilings and great deck close to the village and the beach all at an affordable price just over $300K. Cove Beach – Oregon Coast – Real Estate Dream Lot

Ever think about building your own home? Andrew and Courtney were looking for privacy on the Oregon Coast and when we found this great .67 acre lot bordered by State land that could not be developed. It is like a private enchanted forest with neighboring homes at least a half acre in the distance. The Cove Beach/Falcon Cove area feels so remote even though you are just 5 miles to Manzanita and 3 miles or so from Cannon Beach where you can find great restaurants and shops. Once we found the lot they jumped in to conduct due diligence and met with a builder and research the utility connections. Now I am very excited to see where the project goes. I am betting a beautiful modern box home with high ceilings, stone fireplace and great private outdoor decks to sit upon and enjoy the nature. In that neighborhood, I am sure deer, elk, eagles and other forest creatures will use their backyard as a playground. Manzanita Beach Cottage — Ocean Views

This charming 1930’s Cottage was a fun to sell and classic Manzanita Real Estate! What was there not to like? You were two blocks from the center of Manzanita Village and a half a block to the Pacific Ocean. The location was fantastic and while it was a 1930’s Cottage, it had great updates to wiring, foundation, kitchen, roof, etc. so it was move in ready. While I love ocean front homes, being back from the beach 4 or 5 houses has it advantages when it comes to wind, rain and home maintenance. At this location you still get to see the ocean, smell and hear the waves crashing, but your shingle siding does not take that ocean front beating from wind and rain.
