Talk about views? This home had some of the best views around looking north to Twin Rocks and the mountains the sunsets were captivating. With 5 bedrooms, 3 baths and great room it was the perfect family retreat or short term rental. The best part of the property was the price in the low $600s. When buyers are priced out of ocean front property is Cannon Beach or Manzanita, Rockaway Beach is a great affordable alternative if you want an ocean front view. Plus living in Rockaway you are closer to Girabaldi which has the best fresh fish and crab market down on the waterfront. Sellers are considering a new home up in Gearhart closer to other family getways. Good luck in your next adventure. Dave Leach, Broker Living Room Realty Manzanita

Beach Street Beauty in Manzanita
Just built 4 years ago, I always admired this modern home on Beach Street one house back from the ocean. It had a great deck on the front and a nice patio on the side with wind protection. While just shy of 1,600 square feet, it had two master suites and three full baths. Wide and tall windows across the front of the home take in the views of the ocean and Neahkahnie Mountain. The location was great as well as sit was close to the village, golf course and city park. It is going to make the new owners a great part time of full time home. However, I am sad to see the sellers Diane and Jim leave the community. They were a great addition to Manzanita, but wishing them well in their new home in Carmel Valley! Manzanita Beach Cabin
A hearty welcome to Michelle and Rob to the Manzanita Community. They scored a great beach cottage high ceilings, wood walls and a wood burning stove for those chilly winter nights. This classic cottage is located on a quiet street but within a couple of blocks to Laneda where they can hit the village for drinks and fun and just walk home. I believe their two yellow labs will fit into the vibe here easily as well and I look forward to seeing them running on the beach. You were a pleasure to work with and I look forward to catching a drink with you soon. Again, welcome to the community. Dave Leach, Broker Living Room Realty
Manzanita Golf Course View
Welcome to Manzanita Jennifer and Miki! After looking for two years, the right house in the south side of town came back on the market. It’s a 98 walk score to shops, restaurants, golf course and park. Also, important it is near friends living on the south side. The backyard faces the 4th hole and has a great deck to sit and relax upon. Plus their four legged friends get new neighbors as well with Coco’s dogs greeting everyone through the fence. Best of all we closed before summer ended so there is plenty of time to enjoy the beach and have bonfires. Although the beach is pretty spectacular in the off seasons as well. Congrats! Rockaway Beach — Great Prices and Lake Lytle Views on the Oregon Coast
Want a spectacluar Lake Lytle and mountain view? This home had upscale finishes throughout: Brazilian cherry hardwoods, granite, stainless steel, 4 decks, hot tub, tile, fireplace, privacy fence, 2 car garage plus driveway parking. Two years ago new siding, windows, deck boards, and flashing were installed with a 10 year warranty making it like brand new. This attached home sits on .23 acre that stretches right up to Lake Lytle for kayaking and fishing. If you prefer the beach, it is just minutes away as are all the shops and restaurants. How did it happen? The unit next door was a rental and once a great couple from Washington stayed there is seem to the perfect idea to get their very own lake front home minutes from the beach. Mountain Ocean Views on Ridge
A hearty congratulations to my clients Bob and Sue on their new home in Manzanita. While they have had a place at the beach for 20 plus years, they were always eyeing a few properties on the Ridge that would have great views. Well after 20 years, their dream house came on the market and they were on it. After showing them homes for several years, they never had shared there was one house in particular that had always caught their eye. Bob laughs at me since I looked shocked when he said “let’s make an offer.” I do have to say I was completely surprised as there already was an offer in on the property. After some negociating it all came together. Keys are delivered and they could not be happier! Dave Leach, Broker Living Room Realty Manzanita

Tuck into the Trees Ocean Views Manzanita
This is one of those coastal cabins tucked into the trees up on Beulah Reed Road on the Neahkhnie Mountain that is so desirable. The deck spans the house where you look through the trees to the ocean, sand and surf. It has great privacy and the ideal spot to getaway from the hectic daily work life and just relax. I am thrilled my clients Jim and Tara scored it. When it hit the market it was almost certain there would be multiple offers. We went into a first back up position and were thrilled when the original offer decided to walk away moving us into first position. From there it was smooth sailing! Welcome to town Jim and Tara and may you have many wonderful here. Dave Leach, Broker Living Room Realty
Manzanita Golf Course View
Denise and Roger scored exactly what they were looking for with this home sitting on the Manzanita Golf Course in town. If you know the course, a lot of the homes sit outside of the village along Lakeview and Ridge. However, the course swings into town just two blocks off Laneda. Thus, they got the perfect in town location close to shops, restaurants, the art center and more. Since the house is tucked away off Dorcas, this deck is super private and away from the weekend hustle but less than a 5 minutes walk when you want to head into town. It will be in the short term rental market next year so watch for it to pop up. It will be a great spot for you to rent and enjoy as well. Welcome to Manzanita Denise and Roger! Surfs Up Cannon Beach Cabin
A couple years back I met Mike and Lisa and they were looking for a small beach cabin in Manzanita. We looked for a while and did not find the right property. Next thought was to meet a builder and look at lots, but again we decided to put things on hold. This summer we expanded our search outside of Manzanita and started to look in Cannon Beach and they right property popped up. It was just a couple houses back from the beach and next to a great spot where the waves break. Being that Mike and Lisa were both big surfers it was perfect location. All they had to do was grab their surfboards and walk a few yards down to the beach! There is no loading up the van with surfboards and gear. Congratulations to these two fantastic individuals and scoring the perfect location is this south Cannon Beach neighborhood! Dave Leach, Broker Living Room Realty
Nothing like Beachfront Living in Manzanita
I want to give a warm welcome to Milli and Kevin for landing this great beach front home. We met a couple years back and had looked at homes everytime they got out to the coast. While there were several good options along the way, one house stuck out to them. Unfortunately it had been sold 18 months earlier. Well good news came on the day before they headed back to the east coast. The previous owners were getting transferred to the east coast themselves and decided to sell. We quickly got our offer together and then a second offer came in as well. Oh we were so close yet competing and not sure we would land this one into escrow. Well all is well that ends well and we got our offer accepted. Milli and Kevin packed up their two sons and landed here to celebrate this weekend and the Oregon coast and it was a perfect weekend of sunshine in a great beachfront home. Welcome to your new beach community I love the fact you are now my new neighbors! Dave Leach, Broker Living Room Realty

There is a private direct path to the beach for her wife and four beautiful children to make memories. The wait was definitely worth it! Dave Leach, Broker Living Room Realty
Puffin Lane – Steps to Manzanita Beach and Surf
What comes on the marker and is immediately sold? A cute maintained cottage under $500K that is literally steps the beach. My clients saw it online jumped in the car and drove down from Seattle and we scored. It has ocean and Neahkahnie views and an oversized lot and only three houses from the beach! The golf course and state park are close and the village is just a short walk. Caveat here is that they started looking a year ago and watched the market closely. When deals like this one come along you have to have your ducks in a row. Dave Leach, Broker Living Room Realty

Low ball offer sticking to your guns – Beach houses sell!
Beach houses are basically a luxury item and most people dream about owning one at least I know I did. I had a couple of great sellers who owned a beach house for a short time, but had to sell it. In the time, they had made significant improvements to make it their own and improve it’s value. For example, new landscaping, new patio, new built in wall unit and fireplace, upgraded lighting, new wood flooring, bathroom fixtures, etc. When it hit the market, the first offer came in low just above what they paid the prior year, but wait a minute. Sometimes you just have to point out all of the value added. The counter came back quite reasonable and this home sold in a week. It’s all about price, condition and location. With price and condition, the Seller and Broker are are in charge, so don’t let that keep you from getting the the price you deserved when you sell your home! Dave Leach, Broker Living Room Realty
Price it right, prep your home and it will sell!
As a broker one of the toughest things to do is tell your sellers the value of their home. With all the great memories people have a tendancy to feel some things are special that are just ordinary. How do you make your home special then? From my personal experience I always spent $5,000 to $10,000 getting my house market ready. Exactly what was I doing? I wanted the transition for the new buyer to be as easy as possible. Therefore, what type of house would I buy? New paint, fresh landscaping, new carpet, change out old fixtures and maybe drop in a new modern sink or two. Maybe this still is not enough to entice a buyer? Replace any fogged windows, replace the old washer/dryer and water heater, clean the gutters, have the windows professionally cleaned, etc. As you can see the list goes on and on. It’s time to jump on all the maintenance you may have deferred. Well it was the opposite when I listed this house on 4th Street in Manzanita. The prior owner had just built it a year before and on gently used it a few times. It looked brand new. We priced it fairly and bam a full price offer on day one! Yes it can be that easy to sell your home. It’s all about prep work and understanding the current market conditions. Dave Leach, Broker Living Room Realty Manzanita.
Easy Decisions – Beachhouse Fun
Summer is in full swing and the desire to get away from it all at the beach on the weekends can be strong after a long work week and city traffic and noise. When Stacey and Michael walked into my office they told me that they had dreamed of owning a beach house for a long time and now maybe was the time to pull the trigger. With rising prices it comes down to when do you want to jump into the market. It just so happened a cute beach cabin had just come on the market that a friend of mine had rented for a long time so I knew it’s history well. It was small but had plenty of charm with wood ceilings and great deck close to the village and the beach all at an affordable price just over $300K. When Stacey and Michael walked in they knew it felt right and with this price it would not last long. Thus, I headed back to the office and wrote up the offer. After inspection and no surprises we were on out way! If your thinking about buying a beach house, it just may be the right time. Welcome to the beach life! Dave Leach, Broker Living Room Realty.
Cove Beach – Oregon Coast – Real Estate Dream Lot
Ever think about building your own home? Andrew and Courtney were looking for privacy on the Oregon Coast and when we found this great .67 acre lot bordered by State land that could not be developed. It is like a private enchanted forest with neighboring homes at least a half acre in the distance. The Cove Beach/Falcon Cove area feels so remote even though you are just 5 miles to Manzanita and 3 miles or so from Cannon Beach where you can find great restaurants and shops. Once we found the lot they jumped in to conduct due diligence and met with a builder and research the utility connections. Now I am very excited to see where the project goes. I am betting a beautiful modern box home with high ceilings, stone fireplace and great private outdoor decks to sit upon and enjoy the nature. In that neighborhood, I am sure deer, elk, eagles and other forest creatures will use their backyard as a playground. Congratulations to Andrew and Courtney for making the leap to build their own coastal retreat. Dave Leach, Broker Living Room Realty 503-704-0946.
Manzanita Beach Cottage — Ocean Views
This charming 1930’s Cottage was a fun to sell and classic Manzanita Real Estate! What was there not to like? You were two blocks from the center of Manzanita Village and a half a block to the Pacific Ocean. The location was fantastic and while it was a 1930’s Cottage, it had great updates to wiring, foundation, kitchen, roof, etc. so it was move in ready. While I love ocean front homes, being back from the beach 4 or 5 houses has it advantages when it comes to wind, rain and home maintenance. At this location you still get to see the ocean, smell and hear the waves crashing, but your shingle siding does not take that ocean front beating from wind and rain. Close enough is my motto here and the one I live by down on Treasure Cove Lane. Dave Leach, Broker, Living Room Realty, Manzanita.
