Fit for a Piano

Kendra loves to cook, and Jazzy loves to surprise her with inspiration for new dishes. Both of them enjoy an olive plate, a dinner shared with friends, and the sound of the piano accompanying their evenings. After looking at a number of sweet 2 and 3 bedrooms, we happened upon an olive green painted ranch over in Foster Powell and thought we had found their dream home. Owned by an instagrammer who had photo documented and posted about her transformation of this home, every little detail from the front door handle to the bathroom shower hooks was meticulous chosen to accent the design curated by this seller. After all the work and progress to personalize her home and share the process with her followers, this seller and her family found themselves faced with an option to move they couldn’t pass up. And so, after 2 years of beautiful work, she put her home on the market much to Kendra and Jazzy’s delight. We visited the home a number of times, our eyes glazing over at the kitchen counter tops and bathroom tile, the basement’s light, and backyard potential. The house was more than we could have hoped for. It was during one of our last visits to the house, sitting on the gorgeous living room couch talking about the nursery they would soon paint, that Jazzy suddenly remarked, “Where is the piano going to fit?!” In all of our ooohing and aaahing, we had forgotten about the piano. After a good amount of time talking out ideas, it was clear, we were going to have to pass on this olivine of a house. There was just not enough room for the piano. With sunken hopes, they trusted me to keep looking and we set back out to find a home fit for a piano. It wasn’t long before we found their new house and while, it may not be instagram famous, it certainly captures all they were hoping for and more. We closed just in time for them to put in a brand new floor n the main level and move in their belongings to host their families for the holidays. The kitchen with the right layout for Kendra’s dream stove, the dining room large enough to fit a large group of friends, and a front room, with a grand window looking out to the street, just the right size for their piano.

Dreamy Midcentury

Sometimes you walk into a house and you just know it’s the one for you. That’s how this one went. I sent the listing to Pat first thing in the morning, he drove by within an hour, and pretty much knew it was the one before we even walked in the door a couple hours later. As we looked around the house, loving on the undisturbed midcentury vibe he looked at me and said, ‘Don’t let me not get this house.” Ummm Yikes! No pressure right? But ok, let’s do this!  It was tense – he wasn’t the only person in love with this awesome house and we really had to shine. When we got word that his offer was accepted we practically (maybe literally, but that’s a secret) cried tears of joy.

Pat and I have known each other for many years as the result of sharing great friends. Over the last year we have been on an epic house journey together. It hasn’t always been easy, but it’s definitely been worth it and just in time for summertime ping pong on the back porch!!

Hello Hillsboro!

This home has been loved. My client bought this adorable mid-century modern ranch as their first home and absolutely loved living here. They planted fruit trees in the back yard, hosted family and friends, and spent years exploring the neighborhood and making lifelong friends. In time, as their family grew, this became their first investment property and now this investment they made many years ago is the key to buying their dream home! They lovingly updated the house with the hope the next person would love it too and it seems we’ve achieved a property love match! The new owner is a first time buyer who grew up in the area and is very excited to be close to their family.

 

Decisiveness at its best …

Wow, Jenny and Will are a powerhouse couple and wonderful people!  They had their eyes set on moving to Portland.  When an opportunity to relocate became available in Jenny’s company they jumped and immediately reached out to a Portland friend for a REALTOR® recommendation … We got the call!

The C-Word (in Real Estate)

The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.

Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.

Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.

Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.

Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.

This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them.  Cool clients, contingent closings, creative considerations. All c-words on this one.

The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.
