A New Home For The Holidays

I first met the Carsons in September. They are a family of four and were living in a condo in the South Waterfront and their balcony was being tear-gassed almost every night of the week because of the protests. They were living in 1000 square feet and they were itching to get out and have more space. 

The most important items on their checklist were outdoor space for their two teenage boys, 20 minutes or less for their daily commute to the Pearl, decent schools and a bedroom for each kid. We embarked on a house hunting journey that took us from Forest Heights all the way to Tualatin and in-between. 

When we found this house they walked-in and knew they loved it. It had been really nicely remodeled, had a fabulous backyard for their kids to play, two fireplaces, a big garage, an extra family room and enough space for them to all spread out. And bonus, they wouldn’t have to do any work to it, they could just move right in!

We beat out three other offers. Now they can move in just in time to celebrate the Holidays in their brand new home. They can start making memories here together. And bonus points for the kids: the Gabriel Park Skate Park is also just down the street!

When you decide to buy a house together

 

Sometimes buying a house together is just a breeze.  This was one of those times.  Kara and Nicole are one of those couples that works well together and were on the same page while shopping.  Looking to move out a little further for some more space, inside and outside, these two were open to a lot of options.  They settled on outer lents in a delightful little pocket neighborhood.

Kara was my very first client in 2013 and it has been great to watch her grow both personally and professionally and continue developing our friendship along the way.  These two caring, giving nurses brought masks to us and special treats specifically for me as I dealt with some health concerns.  It’s great to see them settle in a house that will allow for them to build their future family together.  It has been very rewarding to be part of that process. I can’t to see what the future holds for them!

New York to New Home!

Relocating from the east coast is no easy task, but when you want to live near your daughter, son-in-law, and granddaughter… the long haul is worth the journey. For our savvy buyer, an important piece of the purchasing puzzle was a really thorough home inspection. After we guided her through her due diligence and helped her investigate aspects of the home that were question marks, she knew she had a solid home that she could get cozy in fast. This home’s floor plan allows for her entrepreneurial spirit and love of art. Lake Oswego Easements

So very excited for my clients who’s offer was accepted on this beautiful Lake Oswego Craftsman. Located in the idyllic Lake Grove community, this 3 bed, 2.5 bath home is one of those homes that you don’t want to leave (I got real comfy during inspections).  It’s cozy and peaceful, and was a great deal because at $875k, it came with a Lake Easement.  My clients wanted to make sure that they had year-round Lake access.

So, what is a lake easement?

Easements provide access to property owners in the City of Lake Oswego who have special deeded lake access privileges.  It’s like a small, private club that allows members to access the lake for water activities like swimming, kayaking, canoeing, paddle boarding and boating.

Lake Oswego Corporation (LOC) owns 20 lakeside properties at various locations around the lake to allow eligible easement members to exercise lake access privileges. Each easement is governed by its own individual set of by-laws and has its own volunteer board of directors, which can be found online.  The people we reached out to during our search were always so helpful and friendly. Facilities and rate structures vary from easement to easement. Some have gas grills, picnic areas and playgrounds, while others have boat slips (these usually come with a long waitlist!) and kayak racks.  Initiation fees range from $500-$3000 and annual fees are typically $225-$1000.

There are over 3,000 homes in Lake Oswego whose residents are eligible to exercise lake access privileges.  Sometimes agents don’t advertise that the home they’ve listed has an easement, but this site allows you to see if a property has access to any easements.  Just type in the home address in the box at the bottom.

Easements can’t be sold or transferred. Lake Oswego residents do also have access to two swim parks, although these are only for swim and operate in the Summer months as opposed to year round.

Flash on Four Years

We just had the most delightful visit with our clients who have been in their home for four years now. It was so great to see how they have made that house truly their home. This is such a lively family space. Since moving in, the couple had a new baby who is now three – their third boy! The boys are thriving in the neighborhood and attending the neighborhood school. They also completely transformed the ADU that came with the house. It was not a great living space when they bought the property but they completely remodeled and updated the ADU which is now home to the boys’ grandmother.
