Overlook Decolow: When Bungalow and Deco Meet

Chris and Andrea are transplants from Los Angeles and after settling in the Pacific Northwest for the last six months, were sold on Portland and ready to start looking for their new home: what would turn out to be a 1942 Overlook Bungalow with some serious Deco flare.

Andrea is an architect and has an eye for design. They both wanted to be able to commute via public transportation – her to downtown and him to OHSU, so we began by looking at neighborhoods that would offer them a less than an hour commute via bus or train.

It was also important for them to have a house with character and a yard, no shared wall, bathtub, two toilets, fireplace and walkability. I loved that they knew what they wanted!

They basically manifested this darling Overlook Bungalow-Deco (Bungaleco? Decolow?) that had been sitting on the market for awhile.

We scooped it up for a great price, negotiated an additional credit and repairs, and they’re closing in time to enjoy Portland’s perfect summer. Bonus: the lender waived appraisal, which means it really was a steal.

Andrea has plans for the hardwoods and kitchen, and I’m so excited to see what they do with it. There are so many beautiful original details, but the deco doorways get me every time I’m there.  And, they even had a view of the downtown from their Master attic space.

These two were dream clients: decisive, design-savvy, and witty. I find myself laughing every time I get to spend time with them (note to self: find more sarcastic/witty/dry clients).

We set out to find a small and stylish affordable home here in Portland area at a starter home price. There are, and were, a few really good options out there, but none of them had that spark the creates the excitement it takes to sign on the bottom line.
UNTIL!  She found a home that fit the bill with an ADU for just a little over $100k more then the original price point we were looking in. Now, I know not everyone can do this, but if you can afford to, the rewards are there. Her plan is to live in one and rent the other. If she wants more room at a later time, she can switch from the small house to the larger one. If she wants her family to live with her for a time, they can have her own house. The flexibility is such a huge value and the rental income offset means her payments are significantly less than the mortgage for the home we were looking for when we started out.

Pulling out all The Stops

Congratulations to Cissie!

I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. She found a super cute single level ranch on a quiet street in NE Portland’s Hazelwood neighborhood with fruit trees and a big yard.

Also, because Cissie doesn’t drive, this transaction got me thinking about Portlanders who live without a car and are buying a house on a tight budget. Through the process of showing her houses and neighborhoods, I gained a lot of knowledge around which outer neighborhoods are best for car-less commuters. After working with Cissie I’m happy to report there are many great places in a modest price range with great transportation options!

Compared to most, Portland is a wonderful city to have a car-less lifestyle. The commute might be soggy from time to time, but definitely do-able. If you ask most people where a good place to live without a car in Portland might be, you might get an answer like: The Pearl or close in parts of the city. But prices are sometimes steep in those areas and competition is high. What I noticed is that parts of the Eastside as well as parts of North/Northeast Portland are perfect for public transportation and bike commuters and the price point is within reach for a lot of first time home buyers!

Congratulations to first time home buyer Emily!!

Emily is the coolest! I met her through my assistant, Jasmine, who met her years and years ago while both of them were working hard to grow in their careers and bartending on the side. These days, both have hit their stride professionally and Emily is now an Environmental Engineer and killing it in her field! 

Emily is a laid back person, an avid bicyclist and came to us looking for a sweet little house in N Portland. She lived with roommates and loves how financially beneficial that living arrangement can be. Her list of needs was very reasonable, said she could live with any kind of imperfection in a home as long as she had a great bike commute and the house was in move in ready. Easy enough! …And maybe too easy because low and behold the SECOND house we showed her was a true gem!  The perfect size, in great condition, a garage for bike repairs and easy access to a bike path! We jumped on the opportunity and now Emily is the proud owner of a lovely home! She might even have enough space for puppy, yay!

Someday is not a day of the week

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!  

The house is super cute, the yard is completely dialed in with lovely landscaping and he will be enjoying blueberries, raspberries and flowers from his garden. I hope Julian and his family have a great summer hanging out in the amazing yard and patio!

Patience Pays Off for Mother Daughter Dynamic Duo

Back in mid-March my buyer Valerie called me in somewhat of a panic because the new construction condo she had been in contract to purchase was a steaming pile of mess and the lender eventually pulled the plug on getting a loan for it. Turned out that the condo she had been in contract to purchase for months was part of a brand new complex and only 1 other condo out of twenty had sold since they officially went on the market 5 months prior. When there are that few sales on a new condo project, most lenders are going to deny a loan because the risk to the buyer of the whole stack of cards falling down is pretty real. If the rest of the complex winds up turning into rental apartments because the developer could not sell them as condos, it then it makes the units purchased by unfortunate buyers almost impossible to sell down the line- and that’s not a risk worth taking.

Valerie and her daughter April are first time homebuyers and with retirement on the horizon for Valerie, (distant but still definitely there) they were super motivated to find something decent in their price range in a location they liked and would be easy to maintain. They had been working with the Portland Housing Center for two years and had completed the matched savings program (IDA) so they had money in that account to pay for inspections and closing costs, and then they worked with Portland Housing Center and Home Street Bank to do what’s called a MAP 80- which is a loan where you get 20% of the purchase price from Portland Housing Center, and then 80% from Home Street using the below market rate program the Oregon Bond. The benefit to the buyer is low interest rates and no mortgage insurance.

Once Valerie explained the situation to me, I sent her all of the active listings in East Portland that fit their criteria. Included was an attached home (not a condo!) just a couple of blocks from a MAX station that was priced very well and looked great from the photos. We went to see it right away, and the minute we walked in I could feel Valerie and April just relax. The space was perfect for them, in tip top shape and had a nice sized private backyard with a reasonable amount of a well mowed lawn. By the time we left, there was no hesitation at all from Valerie and April that this was the home for them. We wrote an offer, had it accepted, sailed through inspections and closed on time. And yesterday I had the honor of giving Valerie and April the keys to their very own home, with their very own grass. In so many ways this home is better for them than the condo they had planned on buying- this home cost less, no HOA fees, and it’s own private back yard. Since the home didn’t come on the market until after Valerie and April found out that the condo was a no-go, it’s like it was just waiting for them to be ready to meet their home match.

First Time Buyers Fall in Love with Lents Farmhouse

Starting their Search

When first time buyers Adina and Caitlin started their search they wanted a condo. They were tired of living in a rental where the landlord didn’t keep up with repairs. So, they thought the convenience of not having to maintain the exterior possibly having a gym would be great. Starting their search Adina and Caitlin really wanted to find something affordable and start building equity. Their plan was to eventually, in 5-10 years, buy the big family house they really wanted.

The Problem with Condos

Many first time buyers have a similar story. They start out looking at condos because of the lower price. It makes sense at first, the low price, the ease of upkeep. It’s not until they talk with their agent and lender that they start factoring in the high cost of HOA dues and realize how the HOA costs affect their approval price. Once they realize the big impact those high HOAs have on their price, they consider widening their search to include other types of homes.

Financing Tip: Even condo listed at 280 may have a HOA payment of $400/month or so.  This means a buyer putting roughly 5% down would need to be pre-approved for 360-375 to actually qualify to buy it.

Change of Plans

This is predicament Adina and Caitlin found themselves in. They liked the idea of a condo for the ease of maintenance, but they realized they could pay the same amount monthly to buy a great starter home instead. When we opened up their search to include single family homes there were so many more options. In their price point some houses needed major repairs but they wanted something they could live in, and slowly fix up. A complete remodel is not in the cards for most first time buyers. We searched all over SE Portland and looked at every 2bd 700 sqft bungalow on the market, until this big, blue, beauty popped up!

The Happy Ending

They widened their search just a bit more. Including a few areas they hadn’t originally considered, like Lents. The house they found is a beautiful, 4bd, 3 story, neon blue farmhouse. It has a front porch made for a swing and summer evening hangouts. This house checked all their “must have” boxes, and more. The main floor was fixed up enough, they could move in, enjoy it but make changes slowly. It has a basement for an art studio, a big lot for gardening, and a whole upstairs level with two bedrooms, a sitting area, and space to add a bath and kitchenette.

Adina and Caitlin got everything they wanted 5-10 years from now, today. Their new house is a beauty that lives well for them in terms of style and financially. They plan to rent the private top level to travelling nurses for some help on the mortgage. After they start a family they’ll have room to grow for the kiddos. They will be the first to tell their friends to consider all their options when searching for a home. Because they know better than most that you might go from looking at 2bd condos in Multnomah Village or Lake Oswego, to 4bd farmhouses in Lents in a matter of a month or so.

Winning Woodstock Farmhouse

Every now and then I get to work with incredibly easy clients and I have to pinch myself because they seem too good to be true. Hanne and Andrew fall into that category. They were referred to me by a long ago client, and when we met up to talk about working together, the process of buying a home and the kind of house they were looking for for their first home purchase, their needs were simple. They loved old houses, wanted at least a couple of bedrooms and wanted to be within easy biking distance (easy for them at least) from their jobs in inner East Portland and had a realistic budget. Shortly after we met and they got their pre-approval, I sent them all listings west of 82nd that were financeable and seemed to have some potential. I can’t remember how many listings I sent them- maybe 15-20, and by the next day they sent me back their comments and questions about all of them. One in particular looked intriguing to them- an old farmhouse in the Woodstock area. The house hit the market at the end of September, right when the market flat-lined for a few months. It was now mid-February and had been on the market for five months, seemed reasonably priced where it was at, and the photos made it seem like a cute house. Of course, the question arose of- what’s wrong with it?

To answer that question, we went to take a look. Inside the house was indeed cute! It had tall ceilings, a nice layout and a dreamy upstairs bedroom and den. It had carpet everywhere, but carpet is easy enough to change out. The house was built in 1907, back in the time before bathrooms inside the house were considered a home buyers must-have, so at some point, a bathroom was added to the house, right off the kitchen. For a lot of folks, wanting to have more of a separation between food prep and doing your business is a thing, but it didn’t bother Hanne and Andrew. Plus you can’t actually see the toilet from the kitchen. So the question was answered- really nothing was wrong with the house and Hanne and Andrew found themselves really drawn to the house. The next question was how reasonable would the bike commutes feel, so the next day, they rode their bikes there and back after work. The answer to that question was “reasonable!”. So with both burning questions answered- nothing wrong with the house and decent bike commutes, we wrote up an offer and the seller accepted right away. And that was the only house we looked at.

After their offer was accepted, I noticed in the DEQ LUST (leaking underground storage tank for those not in the know) and unfortunately there was an open file from 2012 where soil samples had been taken, and came back dirty. The soil samples were taken as part of the seller’s home inspection period, but unfortunately, and neither the listing agent or I could figure out how this could possibly happen, but having the seller remediate the dirty soil was not negotiated when the seller purchased the home in 2012. This is the number one item on my buyer’s repair addendum if they do soil samples and find evidence of a dirty tank. I won’t let any buyer of mine in good conscience purchase a home without having the leak cleaned up and a certificate issued stating the work was done to DEQ standards. And most agents are the same way, so how in this green earth the seller’s agent didn’t make a bigger deal out of it when she purchased the home will have to remain a mystery. So at the top of our repair addendum was having the seller get that leak taken care of. Unfortunately, when the remediation folks got in there to get the dirty soil out, the leak turned out to be a lot worse than anticipated. So after taking bucket loads of dirt from under the house (where the oil tank had been) they crew had to go back a couple more times to take more bucket loads. They eventually got all the dirty stuff out of there. We closed a couple of days late because of the soil clean-up, but the sellers are doing a 60 day occupancy after close while they go shop for a new home, so closing was pretty anti-climatic. In a couple of months I’ll get to see Andrew and Hanne again and hand them the keys to their new to them old farmhouse.

Powellhurst-Gilbert Gets Two New Dogs & Their Humans

Ali and Jeremy marched into their search for their first home with determination and motivation. They had realistic expectations of where we would find houses in their price range, and after recently getting married after 10 years together, they were eager to start the next phase of their lives. After we met and they got their pre-approval, they set their eyes on the prize. The first step was checking out a few homes at open houses, and then we went and looked at about 5 homes that could nicely be called dregs. While visiting each house, Jeremy would ask Ali what she liked about the house and what she didn’t. Ali is a bright side sider and she was always able to find something about each house that she liked. By the end of our tour, I had a pretty good feeling for what Ali was looking for. The fact that she was even willing to consider a couple of these homes (like the one that had cigarette burns all through the carpeted house, or the one that had two sets of front doors, but no rear or side doors, or that one with the creepy gun room in the basement), told me that her standards were pretty low. After that day I think they felt resigned to the fact that all the homes under $350k with a good sized yard for Moira and Hubble- their shepherd mix pups- and enough bedrooms and space to start a family in, would be less than ideal.

Within a week, a cute up-dated mid-century with beautiful hardwood floors, a roman brick fireplace, a big open kitchen/dining room and 4 bedrooms and 2 baths, plus a giant fenced yard, came on the market in Powellhurst Gilbert. I met Jeremy at the house the evening it was listed. We walked in and after seeing all the duds, Jeremy seemed genuinely shocked that here was a house in their price range that was pretty perfect for them. Having seen and heard Ali’s take on the yuck houses, I knew she would love this house. I called the agent to check to see when the sellers would be reviewing offers, and she said her sellers would be ready to review any and all offers in the next 48 hours. Ali is a nurse and her schedule was such that she was working 12 hour days the next few days and wouldn’t have a chance to see the house before offers were presented to the sellers. So Jeremy made the executive decision to put an offer in on the house because if Ali was willing to settle for any of the other houses we saw, this home would seem like a golden palace to her. We wrote up the offer, and not unsurprisingly the house received 3 offers. Jeremy and Ali’s offer was the first in, and they wrote a few hairs over asking and included a small escalation clause. Thankfully the sellers liked their offer the best, and when their escalation clause kicked in, they only escalated $2k over their original offer price.

Upon arriving at the house for the home inspection and Ali’s first time seeing the house in person,we were greeted with a bashed in garage door off the back of the house, and two dozen egg shells from recent cooked eggs in the kitchen and some scrambled egg crumbs on the floor, a weird mystery solution in a bottle and an ominous knife. It’s always creepy to walk into a home that has been broken into, but thankfully with the exception of the back door, whoever decided to cook eggs (so. many. eggs.) left the house unscathed. I notified the listing agent and she had someone come out to bolt the door shut until it could be replaced, and we left making sure all locks were locked. After the home inspection Ali and I were poking around in the back yard and we found a few storage tubs, one of which was open and practically filled with egg shells, and 2 closed storage tubs. Since Ali is a nurse, nothing phases her, and I’m pretty hard to shock, so we carefully opened up the lids to the bins expecting to find something terrible, but they were just full of fresh food. (and more eggs- uncooked).

The house remained secure for the rest of the transaction, and after 30 days, we closed on time. And now Hubble and Moira have a pretty sweet large fenced in yard to run around in and Ali and Jeremy have a pretty sweet house to start their family in.

So damn cute!

Let’s be clear I’m not a big fan of the descriptor ‘cute’ but I just can’t stop it with this house, it’s so damn cute! Really simple, this St John’s, two bedroom, one bathroom, has nothing you don’t need and everything you’d want in a home. Jenny was the best buyer.  Everyone involved made mention of how organized, efficient and level headed she was in the purchase. Everything about this house and the process, including Eddie, the colleague that referred Jenny and the sellers agent, was a dream. Can I have 100 more just like this one, please?

Lucky Buyers Purchase First House on the Block to Get Color TV!

I met Jillian and Nick in early November when they began their house hunting adventure. As mid-century enthusiasts, they knew exactly what kind of house they wanted- open floor plan, huge picture windows, fireplace and preferably a vintage style kitchen. The only problem with having a love for that style is they are far from the only buyers out there looking for that perfect little mid-century in East Portland. About a week after we met they found what they thought was their dream home- as much as they tried not to fall in love, they did anyway and all 8 of their combined heart valves collapsed when the sellers selected another higher offer. They felt they would never get over losing that house, yet they managed to find a couple more homes that they liked enough to put offers in on. Considering all of the homes they liked were priced at or  near the very top of their budget, they didn’t have a lot of wiggle room to go up in price when the multiple offer situations would kick in, so after they lost two more houses, they were heartbroken, but only in a 2-valve way each as opposed to the first house which was a 4-valve heartbreak.

Throughout the journey, I kept promising them that the reason they lost out on the other houses was because they hadn’t found the right house yet. I think they sort of believed me, but after losing out on 3 houses to buyers offering more, I could understand their skepticism. And then the perfect little ranchalow in Hazelwood popped up on the market. Built by a master-plasterer in 1951, the home’s gorgeous stucco siding looks as fresh and new today as it probably did when it was built 68 years ago. It’s like it never grew up and occupies a spot in Neverland where houses don’t age.  The layout is classic mid-century with the public spaces- the living room, formal dining room and kitchen spanning the front of the house and the bedrooms and bathroom spanning the rear of the house. With huge windows, original tile in the kitchen and bathroom and a large roman brick fireplace in the living room, the house feels homey and familiar. The home went on the market on a Tuesday, we saw it that night, and Jillian and Nick were head over heels- even more so than the first house that had broken their hearts. We wrote an offer the next day and by Friday there were multiple offers. During that whole time Jillian and Nick held their breaths. We submitted an escalation clause with the offer because we knew that if they liked the house so much, so would others and they really didn’t want this one to fall through their tender grasps. On Friday, the seller reviewed all of the offers and since they knew how much Nick and Jillian wanted the house- and being the first offer in definitely helped, the seller chose their offer, and they only had to escalate up a small amount.

While the home was in escrow, my buyers did some research on the house’s history, and they learned that the original owners who had built it never had kids, but they were the first house on the block to get color tv. And the first movie the neighbors all gathered around together to watch? Peter Pan of course.

Have some money saved?  Feel like your ready to take the leap and become a first time home owner?  You should, its a big and exciting step.  But buyer beware its not all rainbows and moonbeams.  Working with Karin and Mike to look for their first home was an honor.  They looked at about 10 homes and both knew the adorable bungalow with the huge yard in University Park was for them.  Lots of light, fireplace, location, yard for Tumbles and room for improvements, checked all the boxes.

Then the home inspection and sewer scope came back with some issues – which is pretty standard in 100 year old PDX homes.  Karin and Mike were not deterred however and decided to move forward, although a bit of the shine may have worn off.  We had some tough negotiations with the sellers that pushed all of us to the edge, but we wanted this to work.   Yes Karin and Mike had highs and lows through this process, each of them came close to tossing in the towel.  They stuck with it  and both sides had to give up a few things but in the end Karin and Mike have the first home of their dreams.  They have some major projects to look forward to as first time buyers and they are ready.  Most importantly Tumbles the dog has the yard he deserves and Karin and Mike can finally host Thanksgiving dinner next year!

Perseverance in Portsmouth

This is a story of home-buying perseverance, knowing what you want, and not being afraid to go after it.

After five years in Raleigh, NC, my clients Zack and Catherine moved to Portland last summer. They immediately felt that Portland was just the right place for them. The place where they wanted to set down roots and buy a home. Zack manages a local coffee shop and Catherine works as a paralegal, and when we first met last fall they outlined their plan to slowly get to know the market, get their finances and lending situation in order, and aim to be moved into a new home by March.

As first-time homebuyers, they had enough saved for a downpayment and decided to use one of the excellent options that the Oregon Bond offers to first-time homebuyers. Ideally, their price-point was to be no higher than $300,000. And they knew exactly what they wanted: newer construction, low maintenance, walking distance to a grocery store, and easy access to mass transit – either bus or MAX.

Even though they were organized and wanted to take some time ramping up, it was soon clear that while there were houses out there matching their needs, they were few and far between and they would need to be more proactive in going after “the right place.” In fact, the very first house they identified matched nearly all of their criteria and they made an offer right away. That house had been on the market for over two months, and it seemed like everything was meant to be; however, the sellers received another offer that very same day and Zack and Catherine ended up in backup offer position. That house was just east of 82nd Avenue on a quiet side street.

Fast forward through three more weeks of searching through several outer eastside neighborhoods, during which we ran into a few other multiple offer situations, and even making a second offer on a sweet place near the MAX line in Hazelwood. They just missed out on that one, too. It was after learning that they didn’t get that house that they decided to take a break. They had been pushing hard for a few weeks and it was wearing on them a bit. This is an emotionally and physically taxing process, and they decided to take it easy through the holidays and resume in the new year. I thought that sounded like a great idea, and knew there would be more choices at that point, too.

Turns out that the very next day, a newer construction, freshly-updated and low-maintenance home in the north Portland Portsmouth neighborhood, just 0.5 miles from New Seasons and right on the busline, came on the market at their price point. And Zack and Catherine jumped at it. We visited on a dark evening in early December – among the shortest days of the year – and after a good tour, they decided to make an offer. This one was finally accepted. The third time was the charm!

The house, built in 2010 with 2 bedrooms and 1 bathroom, was in excellent condition – and even had a brand new kitchen and bathroom. Wary of being outbid, Zack and Catherine bid a bit over asking price with a 30 day close and standard inspections. We were also able to negotiate replacement of some wall heaters and a new window screen, as well as several hundred dollars in closing cost credits from the sellers. Overall, it was a smooth transaction with no hiccups.

Zack and Catherine moved in last weekend, and their story is one that all first-time homebuyers should take to heart. You can still find a solid house in inner eastside Portland around $300,000, but you’ll have to be ready with a clear plan, be ready to compete with other buyers, and be willing to take the shot when you know it’s the right place. Turning a No-Cause Eviction Lemon Into Homeownership Lemonade

When my buyers Kelley and Satomi first contacted me in early November the panic in their voices was palpable. A couple of weeks before they had unexpectedly been given a 90 day no-cause eviction notice from the home they had been renting in the Alberta area. Once the initial shock of receiving that notice wore off, they decided to see if they could make the move from being renters at the mercy of landlords to homeowners, despite the fact that they hadn’t planned on buying a home anytime soon and didn’t have a lot in savings to be able to make that  happen. In the couple of weeks since their no-cause eviction notice, they were able to get themselves a pre-approval letter from Umpqua Bank using the Oregon Bond rate advantage loan at 3.65% in combination with a second loan (called a MAP- mortgage assistance program) through the Portland Housing Center. I met them on a Saturday, and along with their 3 year old daughter we looked at a few homes on Sunday including a nice skinny house in Mill Park. By Sunday evening they decided to write an offer on the Mill Park skinny which was at the very tippy top of what they were approved for, but given their family’s needs, the 3 bedroom and 2 1/2 bath the home was listed at a price almost too good to be true for them. On Monday, we wrote up a full priced offer, and by Tuesday, the sellers accepted. Phew.

Once the sellers accepted their offer on Tuesday, I immediately sent over their sales agreement to lender extraordinaire Jennifer Leon at Umpqua, and she contacted Oregon bond to lock in their 3.65% rate. First thing Wednesday morning we received an email from Jennifer letting us know that the rate on the Oregon Bond had gone up 1/2 point over night, but fear not because Kelley and Satomi were locked in at that 3.65% rate. Given that rates have risen nearly a point over the last  year, the days of the below 4% rates are most likely over and won’t go back under that 4% in our lifetime. So not only did my buyers slip in just under the wire, they were the very last buyers to be able to use that rate with Oregon bond. There were so many ways that this whole situation could have transpired so very differently. Had their offer been accepted only a day later, the rise in the interest rate would have put their home out of reach. Had they not found a great home in a great area that was priced incredibly well, they would have been scrambling to find a decent home under $300k. Had the inspection gone south, they would have been thrown back into the mercy of the home price winds. But thankfully, everything went according to the best laid plan.  And when the appraisal came back nearly than 8% higher than the purchase price (I can’t recall ever seeing that happen before) it was yet another sign that the stars had aligned for Kelley and Satomi.

Carey & Mark have been hunting hard in home buyer competition mode for 7 months strong.  Their story is finally shifting into a new chapter as they close on their first home.

This was the last of over 60 homes we toured since May.  Initially, and for the first 5 months or so, the market was still really competitive with a mix of cash buyers, many people waiving appraisals, a few waived inspections, and just really strong buying power.  For most first time home buyers, coughing up cash or waiving an appraisal contingency is a big no-no.

Carey & Mark were working their homebuyer hustle by acting fast, cutting the home inspection timeline in half, and they even offered up a little on a potential low appraisal once.

It paid off that they never got the previous properties they put offers on because in the end they landed right where they wanted to be all along.

Timing is everything, just ask the sellers in this case!  Part of the missing puzzle piece for Carey & Mark’s win/win was working with the right sellers.  A home in Oregon City popped up on the market and Carey was on it like fire!  Like many times before, we set up a private tour in hopes of beating out the competition on timing.

Once they fell in love with this home, Carey wrote a beautiful letter from the bottom of her heart.  The letter was sent to the sellers who were moved by the joy their home provided Carey & Mark.

Their homebuyer hustle and courage to not give up were what kept them going strong after 7 months of grueling and sometimes heartbreaking efforts.

They found the right home at the right time.  We were able to negotiate 100% closing costs (over $9k) to be paid for, and they received a high appraisal on top of it all!

It was worth every ounce of energy to finally be able to come home.  Congratulations to Carey & Mark on your new home!  Also a big shout out to them for being some of the most kind hearted clients I’ve had the opportunity to work with.  When you’re on a team, it helps having the best teammates.

Finding Their First Nest On Robin Road

As far as proverbial phrases go, they say ‘the early bird gets the worm,’ but for this house on Robin Road in Milwaukie, it’s also a bit of ‘the third time’s a charm.’ If we mix these phrases together, well — the third birds get the worm. And those birds in this case are my clients Erik and Samantha – a determined and savvy young couple on the hunt for their first nest.

I met with them in the early fall, in the aftermath of a transaction gone sideways with another home and another agent. They needed a fresh start, and they knew exactly what they were looking for; specifically, a two-car garage, room to park a boat someday, never a split-level home, mid-century through late-90s, somewhere in Milwaukie or Oak Grove, clear communication and transparency from me, and a strong sense of understanding their rights within the overall process. Not a bad wish list, and I was certain we could make it happen.

Erik works as a financial auditor and Samantha as a mortgage industry professional. I couldn’t have asked for two more appropriately skilled clients to have as partners in this transaction. Firm and clear goals, detail-oriented, strong advocates and solid negotiators, but also flexible, kind and understanding, as well. That’s a great combination to possess in a home-buying transaction.

I had seen this sweet house on Robin Road over the summer for some other clients who never ended up touring the home. Even then, I was a little in love with the place – a sun-drenched and large mid-century modern perched on a small hill — with views to the west hills of Portland – and I really wanted to get inside to check it out. It had been under contract twice since April, with nearly $50,000 in price reductions, yet it remained on the market into late October.

Turns out that it was the second-to-last-house Erik, Samantha and I saw on our one day of touring together. I was already feeling good about the place, and for me it was love at first sight. I think Erik and Samantha felt the same, even though it was more house than they were expecting. But it really is the perfect house to grow into, with four beds, three full baths and 2800sf — with a massive, daylit basement kitted out with second kitchen potential. It also has the requisite boat parking, a two-car garage, and it definitely wasn’t a split level.

We returned the next day for a second visit with their parents, and learned the best part of this whole story: Erik’s dad grew up just two blocks away and attended View Acres Elementary just down the street. AND, they even have family friends that used to own this very house! Too many coincidences and good omens…it was a done deal, and we made the offer the following day.

In the end, we were able to negotiate a sales price less than the listing price, as well as obtained a new tear-off roof, a new radon mitigation system, and closing cost credit concessions from the sellers. There are so many things I love about this house, and I’ve enjoyed every visit over the past 30 days. Erik and Samantha are the perfect ones to buy this home, care for it for years to come, and continue the family history in the neighborhood. It’s been so great working with them through the process, and I can’t wait to hand them the keys to their first nest later today!
