Congratulations Austyn + Eddy on purchasing their first home together!
In 2020, I helped Austyn purchase his first home. Since then, he met Eddy, who eventually moved in. They zhuzhed the heck out of that home, but also dreamed of purchasing a home together.
Their goals were twofold: more space inside and out AND moving closer into the city, into a more walkable neighborhood.
It took a few tries. The first house we offered on was overpriced, so we walked. The second home was CUTE, but with 5 buyers competing, we came up just a tad short.
The third home was more of a fixer. During inspections, it became clear that the house needed more than a facelift, so Austyn and Eddy listened to their gut and let it go.
Despite setbacks, A+E remained steadfast. They knew what they would and wouldn’t compromise on. So when Cora was listed, they pounced. Remodeled, turn-key, fabulous location, updated systems…all the green flags. We were in contract in under 24 hours!
As it usually goes, they ended up in the right home. Boxes checked, no compromises. The seller paid some closing costs AND replaced the knob and tube wiring in the attic. And then we closed a week early!
Due to the early closing, I was out of town when they got their keys. We recreated Key Day with a photoshoot a week later. The house looked like they had been there for years. Color me impressed.
Cheers to Austyn and Eddy (and to Tucker, Oscar, and Selena) for having your cake and eating it too! Welcome to the neighborhood!

Spirits are high as members and guests of the Foster Area Business Association are finally able to get together without masks for a “business mixer.”
After meeting in ZOOM for two years during the COVID-19 coronavirus pandemic, members and guests of the Foster Area Business Association (FABA) gathered – in person – at the famous Bar Carlo, in the Foster-Powell neighborhood, on Thursday evening, March 24.
“We have not had a live event for quite some time; and this is my first ‘live’ event as President,” said FABA President Danielle Deschenes, a real estate agent associated with Living Room Realty.
“It’s important for people to get together, face-to-face, so we can unite with each other, talk together, and meet in person to build, or in some cases rebuild, personal connections!” Deschenes told East Portland News.

As many of us know the market in the Portland metro can be a bit hectic for buyers. Fortunately, when your able to dial in with your realtor on specific needs in conjunction with a timeline that can ease much of the stress and pressure of the market.
CONGRATULATIONS again to my wonderful clients- The Mejias on closing their first home!
They were open, upfront and honest with me about their needs/wants. With active listening and clear communication we were off to the races together.
In just ONE short week we were able to find the perfect home, put an offer in and have it accepted! Yes, the market does move fast, which is why it pays to be properly prepared and have quick feet so to speak.
The Foster Powell neighborhood is known for its diverse food scene with so many options on one street. Explore the world with just 180 steps (for legal reasons this is hyperbolic). Here are our top 5 international eats in the Foster Powell neighborhood.
The first stop on our trip is to the Philippines. Enjoy authentic Filipino food from Tambayan Restaurant. Start off easy with Lumpia Sariwabefore diving into Kare-Kare Beef, or if you’re feeling adventurous try the Kare-Kare Oxtail. Finish with Leche Flan and bask in the glory of your wondrous food baby.
Hopping over the South China Sea, get a taste of Phở Hùng, a Vietnamese family-style joint known for its “unfussy” Pho, Vegetarian, and Rice Plates. Be the adventurous one in the group by ordering their special Pho bowl featuring all the beef cuts imaginable – brisket, flank, fat brisket, tenderloin, and honeycomb tripe. Feeling less adventurous? Try their Pho featuring meatballs and beef broth. Veggies? Try vegetarian spring rolls, deep-fried and served with rice noodles and vegetables.
Continuing west, your mouth will be thrilled to try the flavors of Iraq by visiting Ishtar Gate! You can’t go wrong with falafel. Order it as a side plate to your main dish of Lamb Shawarma or BBQ Grilled Veggies! On the go? Pick up the Ishtar Gate Combo and enjoy deep-fried falafel, zucchini, and cauliflower with garlic and lemon juice served on saj bread and don’t worry you can get fries with that!
Feeling Sweet? An Xuyen Bakery has you covered with artisan Pan Asian Pacific pastries. This has to be the only place in Portland where you can get French Macaroons, Bao, Pork Buns, and Cream Puffs! If you’re feeling hungrier than that, you’ll find delight in any of their filling sandwiches on daily made loaves of bread.
Jetting over to South American cuisine, fall in love with fresh and authentic Colombian food from Qué Bacano! Mastering quick-and-portable eats, try their classic Empanadas con Aji with beef, chicken, or veggies, or try their Almojabanas, a cheesy cornmeal and egg roll. If you really want to dig in, give their Bandeja Paisa a go! Featuring red beans, rice, ground beef, chorizo, plantain, fried egg, avocado, and more fresh ingredients you can’t go wrong with this traditional Colombian meal!
Authentic Mexican is the game, and Nayar Taqueria is the name. Your mouth will be watering when you see the Carne Asada Tortas. You’ll be the winner of “Taco Tuesday” with their Chile Colorado and Tinga Tacos. And why not pair this fantastic feast with one of their signature margaritas? Gorge in peace and get it all to go! Even the margaritas!

And just like that, you’ve been around the world in 180 steps… more or less.
I just helped my buyers into a lovely home in the Foster-Powell neighborhood. Working on this transaction reminded me of just how cool this area is. Foster-Powell is bordered on the north by Powell Blvd., 82nd Ave. to the east and Foster Rd. diagonally on the south-west side. Foster-Powell is a great place to find affordable family home with 27 homes currently listed at a median list price of $499,500.

Another wonderful feature of the Foster-Powell neighborhood is the Portland Mercado. The mercado is an incubator model and economic development initiative of Portland non-profit Hacienda CDC, provides affordable retail space for businesses to launch and grow, and is a hub for Latino culture in Portland.

Congratulations to my clients and dear friends, Lee and Danny, on the successful sale of their home in Foster-Powell!
I am fortunate to know Lee and Danny through my friend and their daughter, Lisa. Lisa was pure magic – her outer beauty was exceeded only by her warmth and generosity. Her philosophy was “the more the merrier;” around her, everyone was welcome. When Lee and Danny helped Lisa purchase this home new in 2012, it quickly became a central gathering place for costume parties, iron chef competitions, and backyard BBQs, with friends and family constantly coming and going.
Heartbreakingly, we lost our lovely Lisa to a hard-fought battle with cancer in 2015. At 34 years young, her loss was incomprehensible and devastating to her family and community.
Lee and Danny kept the house and have used it as home base during their frequent visits to Portland. Over the years, they’ve carried on Lisa’s legacy of connection and togetherness, continuing to host gatherings and becoming as integral a part of our Portland community as Lisa was. They never rented it out, but rather offered it to friends and family during times of transition or need over the years. The apple doesn’t fall far from the tree; it is obvious how Lisa cultivated her spirit of giving.
After six years, it is time for a new family to make their own memories here. Lee and Danny hope the home is a place of comfort, joy, and love for its new owners, as it was for them and their beloved Lisa.

The Foster-Powell neighborhood has been a hot commodity for a while now. But with the Foster Transportation and Streetscape Project finally complete, this inner southeast neighborhood is transforming into an even more desirable location for Portlanders. The streetscape project created a bike and pedestrian corridor that makes Foster-Powell an urban commuter’s dream. Easy access to major bus lines, and increased walkability and bikeability. Multiple parks and a great rec center nearby. Local hot spots like the Portland Mercado, Speedboat Coffee, Assembly Brewing, Carnelian Coffee, Pieper Cafe, and many others. This neighborhood already has so much going on. And with the streetscape rolled out, more restaurants and retail will follow. If you’re looking for a great walkable neighborhood to put down roots in Southeast, add Foster-Powell to your list!

Portland’s Foster-Powell neighborhood is very exciting these days! Great dining options, unique local shops, and seriously upgraded transportations options make this a great place to call home.
The Foster Transportation Streetscapes Project was completed in June of 2019. It demonstrates the city’s focus on developing this great Portland Neighborhood and its infrastructure for future growth. Real Estate appreciation in FoPo is currently down by just under 5%. This year, however, the neighborhood experienced just under 15% in appreciated market values from 2017-2018. WOW- that is fantastic for those that own already in the area.
Despite the current depreciation, this incredible home flew off the market.
Dan and Kate (sellers) were, somewhat unexpectedly, needing to make a homing (more than housing) change with their family top of mind. While this home was considered new construction, they were a part of the building process and helped crafted many custom moments and finishes.
With a shortlist to-do’s, my interior styling and marketing, we were ready to find the new owners. This highly efficient, new home with loads of character was well priced and we were able to get it on the market in about 1 week. Multiple offers and 30 days later, Dan and Kate have sold the home they helped create. They are now free to decide what their next adventure is and make what is best for their family to happen more easily.
Thanks for asking me to help get it done!
Congratulations to Dan + Kate and to the new owners of this amazing home in a great location!
