The Conjuring Of A Mid-Century House With A Pool In Happy Valley

 Back in 2011 I met one of my very favorite buyers ever, Mel.  She worked with the Portland Housing Center and had $9,000 to from a matched savings account through Portland Housing Center. She used that $9,000 for a 5% downpayment on an oh so very vintage 760 sf 1920’s bungalow in Arbor Lodge that she bought for $180,000.

Fast forward to 2021. Mel is now married to Ryan and they are resource parents for kids in need and through the processes, have adopted 2 amazing kids with a third in the works. And all 5 of them plus a pup and a kitty were living in the oh so very vintage 760sf vintage 1920’s bungalow in Arbor Lodge. To say they were busting at the seams goes without saying, and yet they were able to take advantage of every nook and cranny to make the most of their tiny space. They contacted me to formally declare that it was time to move and buy a bigger house. At first they thought they needed to sell first then buy because they didn’t have a lot of cash on hand for a down payment on their next house, but they sure had a heck ton of equity in their little bungalow. I visited the house last fall and after seeing how packed the house was- packed but tidy and clean!- I told them I there was no way they could  think they could sell first then buy. They needed to move out to make the little bungalow shine.  Mel’s little house that she put $9,000 down on had more than doubled in value since she purchased it 11 years ago. Their best option was to get an interest only HELOC (home equity line of credit) on their bungalow and pull out as much cash as possible and use that for the down payment on the next house, then sell the Arbor Lodge bungalow. And because Mel bought the house so long ago for so little, their current mortgage payment was less than rent on most studio apartments in Portland. It took a few months, but by the end of January, the HELOC was funded and they had a pre-approval letter on hand.

After living in North Portland so long, Mel and Ryan longed for a big house with an even bigger yard for their young family to grow and spread and run and live.  They knew that to get what they wanted on their budget, they most likely would need to move to the suburbs. A day or so after all the financing pieces came together, Mel and I met up at a house in Happy Valley to begin the search. From the photos, she wanted to love the house, but after visiting the house, it was clear that this was definitely not the one. After I locked up the front door we stood around on the street in front of the weird house and talked for a quite a while. We talked about their ideal house- which would be a mid-century, room for a hot tub, big enough for bedrooms for everyone plus a separate kid play area from an adult living room and home offices/art studios for both Ryan and Mel. And to really hit the mark, if it had a swimming pool- that would be divine. We decided that we would conjure this house and it would appear. Because that’s the way the universe works when you are Mel.

I got home and lo and behold mere hours after that conversation a house popped up on the market that fit the bill EXACTLY and it had a pool. The conjuring worked full stop. I made an appointment to see it that same evening, and this time Ryan was able to join us. The mid-1970’s split level house had street presence perched up on a hill with a large and tasteful fountain beckoning at the bottom of the stairs up to the house. We went inside and these two were LIT UP with excitement. It was literally perfect for them and had a gorgeous view of the west hills and the all important pool. The sellers weren’t looking at offers for another 5 days, so that gave Mel and Ryan time to think about how badly they wanted the house and how much they would be willing to fight for it. To rule out any other areas, Mel and I went to a couple of houses in Beaverton, but after seeing the Happy Valley pool house, any other house was a disappointment. On  Saturday, 5 days after the pool house came on the market, they went back to the house for the open house and took the kids. After that visit, there was no question in anyone’s mind that this was THEIR house. There was some intense last minute negotiations including bumping up their offer twice to beat out other buyers, their well presented and solid as a rock offer was accepted by the sellers- and it wasn’t the highest of 6 offers on the table.  The house inspected like a dream, closed on time and Mel and Ryan are planning out their future in the dream house with the pool.

Just Sold! Heavenly Home in Happy Valley

Tim and Emily are wonderful return clients who sold their house with us last month. They received two months of rent back from their buyers to find a new place to call home. When you love where you live, but need more space, you just buy a bigger townhome!  Jamie and Rachel were living in a two bedroom condo in their Happy Valley community with their children.  As time passed they realized the space was just not big enough for their family.  Luckily a larger townhome came to market just two doors down.

We looked at the townhome home during the summer and a few months later Jamie and Rachel decided it was time.  They wrote an under listing price offer and after a few days of negotiation we had come to an agreement with the seller.  One month later I was able to give Jamie and Rachel the keys and they started their move to a home with some much needed additional space.

Family Matters in Happy Valley

Jason is a good son.  The kind of child I would want to have one day.  He started talking to me about purchasing a condo for his mother to live in last year.  He had just purchased a home for himself and wanted to have her nearby.  The search included a small area in Happy Valley to make sure he would be close by when she needs him.

We toured a few condos that all needed work or looked like the area was not as convenient as she wanted.  Luckily the stars aligned and a condo came up in the complex she was renting in.  After some negotation we were able to get Jason under contract on the condo below the list price.  Two weeks later Jason’s mother visited the condo and fell in love.  It was my pleasure to give Jason the keys to his mother’s new condo this week!

What are you nuts? You want to buy a house the same month you get married?

Nicky and Nigel have been saving for years to buy a house in the spring following their wedding. With their wedding date set for late September, the last thing on their mind was buying a house in mid-August, especially following some challenging life transitions. But life has a funny way of rearranging our priorities, and never being one to shy away from a challenge, they decided they really wanted to buy a house right before they got married so they could have all the stressful things put to bed and roll through the holiday seasons in their new home as newlyweds.

When Nicky called me up and told me they wanted to go home shopping now instead of spring, I told her she was a lunatic! Doesn’t she know that buying a house is the second most stressful thing a person can do… second only to GETTING MARRIED! But they were determined so, armed with the knowledge and education they had been gleaning over the past two years, a list of expectations and a flow chart of the home buying process, off they went that very weekend!

The first day they went to four open houses on their own and together the next day we toured three, two of which they had seen the day before.  But even before we left on our tour that day, I told them I thought the house for them was the last house we would see, a wonderful, modestly sized contemporary craftsman. Something told me, that this style of house, and maybe even this particular house was the one for them. I jokingly said we should just start there and be done with it!  But, because I believe that seeing a variety of homes can provide the contrast needed to make an educated decision and Nigel & Nicky really really liked another house they had seen the day before, we stuck to the logical plan and set off to see all three. 

The first was a non starter but the second stop was a lovely home with large open spaces and an yard full of incredible, Japanese style landscaping. They were ecstatic! They loved it and really wanted me to see how it was a good fit and they seemed like they were ready to write an offer.  But always being the voice of reason, I had concerns. While I loved the yard, it seemed like a minimum of ten hours of work a week to maintain as it was, the home had some odd spaces and the flow wasn’t great. Plus it didn’t feel like it was well built, it sat on the corner of a busy street which can seriously affect the possibility for resale, and the owners had recently raised the price for no apparent reason other than they “decided it was worth more” after previously having lowered the price twice. This can sometimes be a sign that owners aren’t really committed to the process of selling and may be difficult to negotiate with. 

I really wanted Nicky and Nigel to think twice before writing an offer on this one but their excitement was palpable as we headed off to see our last stop, the modestly sized, contemporary craftsman. It didn’t take long for both of them see the difference in the quality of construction, the more sensible layout, and to see and appreciate the possible benefits of a smaller, lower maintainance yard. Even so, I was surprised when they said… This is the one!

In just over four weeks later, with one of my smoothest transactions of the year, Nicky and Nigel were new home owners with 10 days to spare before getting married. Armed with determination, the proper information, a strong lender behind them and of course the help and guidance of a great Real Estate agent, I guess they weren’t that nuts to want to buy a house the same month the get married. Congratulations on both you two!!

Happy Valley Nature Park Review

Leslie Knope dreams of this park when she sleeps at night. The whole city should be proud of the thought and attention to detail that went into the design and creation of this park because it includes everything one could imagine. The park is rarely empty and is used by people of all ages and walks of life.  Parking is plentiful with a winding center road that leads to two different lots. However, the right-hand turn into the park is sharp and comes at the end of the hill. Go slow.

 

The three fenced dog areas are located across a bridge and behind a large swath of trees creating both a visual and auditory divide from the dog and human sections of the park. Each of the dog areas has a separate, two-stage entrance which is perfect for allowing a smooth transition for pets and owners into the wild west of dog park world. The different areas are sectioned off for different sized dogs but it is highly dependent on popularity. During early mornings, groups rarely split up but in the afternoons or weekend, there is a clear size differential that should be paid attention. These divides also allow a wonderful way to integrate nervous dogs or young puppies by releasing them into an empty area next to one filled with dogs. Your young pup can smell and meet freely through the fence without the chance of being overwhelmed. Then when dogs get their first burst of nervous energy out you can integrate at whatever speed you feel is best.  

 

While the dog and human areas are both incredible, the real secret is the natural wildlife area. Venture off down one of the lifted walking paths with your dog on-leash and be completely surrounded by stunning sights and hidden secrets. Please stay on the path in this area, while the ground can look inviting during the summer months it is really quite bog-like. The soil is incredibly soft and muddy and even quick trips off path do lots of damage to the environment. It is easy to walk through the trees and find yourself at numerous rest spots that have benches and often look out on small ponds.

 

If you live in Happy Valley or nearby, this is truly a remarkable park that should not be missed.
