How to Style Your Home

I was going to make a post about how to style your home but I think it works the other way around—making your home first and then styling it around how you live.

I’ve always loved the look of a lived-in house. There’s something charming about the way there’s marks on the countertops and stuff packed everywhere. Honestly, I think I just love stuff. I love that someone feels comfortable enough to have a little part of themselves out on display in their house. I love how personal everything is and how it represents our innermost drives. Famous designers will talk about how you always want to style a house and then add one “odd” thing. Why stop at one?

I think it’s important to let our personalities shine through. But also, houses are also homes. Meaning, we LIVE in them! The houses I see that are meticulously styled often feel sterile and that’s because it is obvious no one actually lives there. Mess has a quantifiably good value. To make a well-styled home, the first big step is making your house a home. How to do that? I have three big design values that lead me and my practice.

  1. Flow

When starting to arrange your home, make sure it FLOWS for how you *actually* live! I always recommend living in a home for a few months before embarking on any major changes (even furniture). Figure out what your needs vs. wants are for the space itself. Most of the time you are working with a set layout and just configuring your furniture based on that (while it is fun to knock down walls and truly create the space of your dreams, it is very expensive and not common). Make sure furniture you get fits the space well and doesn’t feel too bulky. For example, I constantly rearrange my dining room because it is the main pass through point to the bedrooms, bathroom, and kitchen. I had a large console table against one wall that I LOVED aesthetically but it was just too big to comfortably walk around.

Take note of anytime someone bumps their hip on a corner or can’t walk in a straight line from one common space to another. Make sure it is easy to get from point A to point B because if it’s not, your brain will start to make you feel like the space is cluttered even if it’s not on first glance. Do you have to walk around a bed to get to a dresser every day? Is the kitchen island just a hassle to avoid or is it truly helpful? Sometimes you have a particular need that trumps “optimal” flow. Especially when renovating kitchens, I often see the desire for the “work triangle” aka the stove, fridge, and sink within a triangle for easy access. Sometimes the flow of the space can be disrupted for another larger benefit. Maybe in order to have your huge fridge you want so badly, we have to put the fridge in the breakfast nook or further away from the stove than ideal. Maybe you have an espresso machine that can go in your dining room instead of taking up countertop space in the kitchen. These are things only you can decide for yourself based on how you live.

  1. Light

Always take into account the lighting of a space when choosing its function and layout. If a window is south facing, be aware it is going to be super sunny and hot all day in the summer. North facing is great for a bedroom but can be dark for an office. East facing is lovely morning light for a breakfast nook but can wake you up if your bed faces it! And finally west facing windows sure do get a great sunset but can be blinding and hot if you’re trying to work nearby. Sometimes the spaces decide for themselves what it is based on layout and point #1, but we can often work around it. If you have a north facing office, make sure to put the desk against the window so you can enjoy the filtered light for zoom meetings. Place beds away from windows unless you enjoy having sun on your face (or get curtains!). My one rule is never, ever, ever block a window. I don’t care if you have a beautiful credenza, if it overlaps the window it will look cheap and ill-fitting in the room. Also, in the PNW especially we need all the light we can get!

  1. Personality

This is the most ephemeral concept that is deeply personal but also has the biggest impact. It’s also why working with a designer is really helpful! It’s my job to tease out your personality and make a room look cohesive. A lot of the time, that means collecting art, furniture, knick-knacks, and textiles to bring the room together. Paint also is a huge help here. Picking shades can be challenging but I always encourage clients to pick what colors you’re drawn to first, then decide shade based on #2 and the pieces in the room. Having a cohesive color theme may sound correct but in practice I find it’s quite boring. Walking from room to room seeing variations of a theme really makes my brain go brrrrrrr. Get a color wheel and go crazy with complimentary colors or statement colors. The book Werner’s Nomenclature of Colours and the Japanese book called A Dictionary of Color Combinations has been hugely influential in seeing different color schemes that are really lovely.

Personality also encompasses all your “stuff”! I like to encourage my clients to lean into their own personal style, whether it is considered quirky or weird. I have had goth clients paint their interiors black and minimalist clients who bought houses with very few walls in the interior. The best style, in my opinion, is yours <3

Should I Remove my Only Bathtub?

 

With the popularity of walk in showers, people ask me: can I remove the only bathtub in my home? Will it hurt resale value?

It depends! Is this your forever home? (if so, you may have fewer concerns about resale value but may want to consider what your needs will be as you age).  Do you live in a one bedroom condo or house? (tubs are less of a priority in homes with one bedroom, since they are less often chosen by families with kids. Plus, a spacious walk in shower can be more practical than a cramped bathtub in a smaller home).

If you are fortunate enough to have multiple bathrooms, the most current trend is a large walk-in shower for daily use in the primary bath, with bathtub in a secondary bathroom.  OR, a smaller soaking tub plus a separate shower, if your space allows.

Do you need a bathtub?

One important consideration is whether you need/want a tub.  Maybe you never use a bathtub, but will you or guests like one in the future?  If you do intend to sell your home at some point, it’s worth considering the versatility a bathtub offers for small children, dogs, or anyone who’d like to have a soak.   Maybe you’d simply like to replace your tub with a more appealing model, or find a way to fit a shorter, deeper tub (try searching ‘small soaking bathtub’) beside a walk-in shower.

Sustainability

While generally showers are considered more energy efficient and eco-friendly (as long as your showers are not epic in length and you have a water-saving shower head), there are eco friendly options for bathtubs.  A shorter/deeper tub (I’ve linked an article about fitting one into a smaller bathroom) can make your water usage more efficient.  As far as materials, newer stone aggregate tubs are more earth-friendly options. At the higher end, designers like Wetstyle in Canada produce beautiful tubs out of  this kind of sustainable material.   Traditional porcelain enameled cast iron (a technology invented in the late 19th century) is also sustainable: these tubs are possible to restore for a second use, recyclable and long lasting.   While lighter, more inexpensive fiberglass and acrylic tubs gained popularity from the 1960s-2000s, these materials can include toxins and not be recyclable.

Should I remodel my bathroom to sell the house?

I wouldn’t typically recommend remodeling a bathroom with the specific goal of increasing home value prior to selling. Remodeling your bathroom for your own enjoyment is one thing, however the time, expense, and inconvenience of a bathroom remodel is considerable, and the most ROI will come when you get to enjoy it yourself.  Likewise, there is no guarantee that the sales price of your home would increase enough to justify the project.  That said, each situation and home is unique, so this is certainly something we can discuss in the context of your long-term plans for your home.

Summer Tips for the Home and Garden!

Summer is here and now is a great time to take advantage of our cool mornings and sunny afternoons to give your house and yard a little extra love!

#1 Prune for shape!

This is a great time of year to do some tree pruning when you’re trying to control growth or keep fruit trees “orchard-pruned” (meaning you will actually be able to reach all the delicious fruit!) A general rule of thumb is prune in the summer to control the size and shape, prune in the winter to stimulate growth. *Always double-check city/county requirements for permits — especially if pruning street trees and definitely hire a licensed arborist when those branches are getting close to the power-lines!

#2 Give your house a little space!

While doing your summer pruning, think about where all the leaves will land later in fall — is it possible to safely prune trees away from the house? Clear shrubbery and vines that are growing right up next to the house/windows, especially if you have wood siding as this can break down the integrity of your paint job over time.

Check the perimeter of your foundation — does the soil grade away from the home? Is it cozying right up against the wood framing on basement windows? Do you have areas of wood siding, lattice or posts that are in direct contact with the soil?  Pull soil back from any direct wood contact — this will protect the wooden elements of your home from rot and insects, especially when our rains return.

#3 Clear the roof and gutters!

Start now to get your home in great shape for fall! Have moss cleaned from the roof and make sure the gutters are clear. Also this is a great time to check your downspouts. If they are disconnected, make sure there are water diverter to send it *ideally* 10ft away from the foundation. Just don’t divert into your neighbor’s yard! This will prevent settling, preserve the integrity of your foundation, and prevent moisture issues like rot and mold.

#4 Touch up paint

If you happen to live in a home that does NOT have wood siding, remember that the window and door frames often have wood trim that can easily get overlooked. This is a great time for touch up for all of us in homes of cedar siding, hardi-plank, aluminum, vinyl, etc.  Aim for paint touch ups on a cool morning!

#5 Plant Fall Veggies!

We have such great growing seasons here in the Pacific Northwest, and now is a great time to think about Fall for the veggie garden too! Roots like carrots, beets, turnips can be directly sown and cooler veggies like spinach, chard, kale, cabbage and peas can get started now too. Just don’t forget to water, as those plant babies are extra vulnerable to our hot days. Shade cloth can be a great tool on the hottest of days, especially in the afternoon.

Jazzin’ Into A New Beginning

Jackie had been thinking of a new start and beginning life in Portland. She is an incredibly talented artist and was looking for a space to help her flourish since she now had the opportunity to work remotely.  Check out Jackie’s super catchy music video here:

Life out of state was changing and the price of a small condo was equivalent to a decent sized home in inner Portland.  So, she decided to take the plunge and see what was out here while looking at homes virtually from out of state.  Thankfully she had her trusted father, the ever so knowledgeable Chris, on the ground viewing homes for her.  That’s where we intersected with them on Jackie’s journey.

They called us to set up a showing for a home they were interested in and we were able to see from the get-go that we would be a good fit in working together to accomplish Jackie’s goals. We thought the relationship Jackie and her father Chris was so beautiful. She was trusting in him so much to be her feet and eyes on the ground.  Jason as a father found this so special, because he would hope our daughters would give him the same trust one day.

Then we found the home that started to make Jackie excited about the potential of what she could turn it into. A classic Portland home in inner SE Portland.  It had room to spread out to make her music and yoga studio. Two things that brought so much joy to both Jackie and Chris. Plus they would finally be in the same city together.  In addition there was a separate living quarters which would help give her income for a possible short/long term rental.

So, we went to work crafting an offer that the seller couldn’t refuse. We were so excited to let Jackie and Chris know that her offer was accepted! Now it was time to look into the nitty gritty of what needed to be fixed.  Jason went to work scheduling inspections and lining up contractors to give bids on the big ticket items that came up which were exceeding the allowable credit that her lender could accept. So, we needed to get creative in how we tackled what items needed to be taken care of immediately and which ones could wait.

 

Soon we had a solution that Jackie and Chris felt good about and we went to the seller with their terms.  After a bit of back and forth we arrived at an agreement and the work that needed to be done was scheduled and Jackie was compensated for the rest that she would be taking on herself down the line.

Throughout the journey we were so grateful to have Chris on the ground with us making sure that Jackie was well taken care of. Congratulations Jackie on your new home sweet home! And thank you so much Chris for all your help along this journey.

Together at Home: 5 Steps for Making Your Home A Haven

We’re all spending a lot of time at home these days—too much, most would say. Home used to be the place we gathered to eat and relax with family and friends, and to sleep, a place to recharge and get ready to go back out into the world. Now, for many of us, working and learning are also home-based activities. And even if you are an essential worker and out in the world each day, just as in pre-COVID times, the home has now become even more of a sanctuary from the outside world.

However, when we’re staring at the same walls day in and day out, those walls can start to feel like they’re closing in. Try looking at your home with a fresh eye toward making it feel as peaceful and welcoming to its inhabitants as possible. A little effort and intention go a long way. Here are a few tips to get you started: 

  1. Keep clutter at bay. A place for everything and everything in its place, right? That can be easier said than done when everyone is home all day (every day!). Still, managing clutter is the first step in making your home feel calmer. Make a point to immediately load dirty dishes in the dishwasher. Don’t let the mail pile up. Before you go to bed each evening, spend 15 minutes to straighten sofa cushions and stacks of papers. If you have children, you can even turn decluttering into a game: set the timer for 10 minutes and challenge everyone to put away as many of their things as possible during that time. And if clutter gets out of hand, here’s a tip from a mom friend: hold favorite toys (or video game controllers!) hostage until messes are cleaned up. Desperate times sometimes call for desperate measures!
  2. Create cozy spaces. Once your house is tidied, consider how you can create spaces that draw people in. Where do you (and/or your family members) spend the most time? Floor cushions scattered around the coffee table and jigsaw puzzle or favorite board games (neatly stacked, of course!) are an invitation to spend quality time together. A comfy chair in a quiet corner with a small table to set a drink is the perfect place to curl up with a book. A platter of cheese and crackers or a bowl of fresh fruit on the kitchen table creates a pause to sit down for a snack.
  3. Bring nature in. House plants have so many benefits! They help to purify the air in your home, create a sense of calm, and they look beautiful. Try bringing at least one plant into each room of your home. Make it a fun project: do some research to find out which plants are best for each room. For example, some plants tolerate low light; others prefer direct sunlight. You’ll enjoy learning about the many varieties of house plants and will enjoy the feeling of life they add to your indoor spaces. I recently bought some house plants from MI Home Nest in downtown Tigard. Not only does Laura have an Etsy store, but also a brick & mortar store where you can make an appointment and learn all about house plants.
  4. Embrace outdoor spaces. You can bring nature indoors to you, but you should also go outdoors to enjoy nature! When everyone is home at the same time, think of your porch or yard as an extra room in your home. Embrace the beautiful summer weather here in Oregon and move things outside! Begin your day with coffee on the front porch. An Adirondack chair in a shady corner can become an outdoor office. And for a change of scenery (and a change of pace!), move dinner to the deck (or a picnic blanket on the lawn!). 
  5. Establish a routine. I get it: life looks different these days. But different isn’t necessarily bad. Seize the opportunity to establish new routines that reflect what’s important to you. If dinner was always a mad rush in the “before” time, pause to appreciate the chance to sit down to a leisurely meal. Take a mid-afternoon walk to clear your head. Set your bedtime for a half an hour earlier than usual, and use the extra time to read before turning out the lights. Make every Friday night pizza night—make your dough or order from your favorite local pizza place. You may grow to love these new habits—they may even stick as you transition back to “normal.”

Living Room Realty ~ Year 1

Last week marked the first anniversary of my joining Living Room Realty, which was a very big deal after nearly 26 years in the same office! Like moving to a new house after many years, changing work homes is exciting. Why’d I make a change after all of those years? Well, I decided it was time to align my workplace with my ideals.

The day I walked in for my first meeting with Jenelle Isaacson, the owner of the company, she greeted me with a warm welcome, a vegan lunch made of freshly harvested, organic greens and an invitation for Bender, my canine companion, to make himself at home.

Rose Haven is a day shelter and community center serving women, children, and gender non-conforming folks experiencing trauma, poverty, and physical and mental health challenges. They restore stability and dignity for 3,500 guests annually.

Oregon Wild works to protect and restore the wildlands, wildlife, and waters that make Oregon the best place on Earth to live. Right now, one of their main efforts is aimed at permanently protecting over 500,000 acres of wildlands in and around Oregon’s only national park – Crater Lake – as Wilderness. They’ve also been a strong advocate for Oregon’s native wildlife such as wolverine, salmon, sea otters, and gray wolves.

Urban Gleaners rescues edible surplus food that would otherwise be thrown away from grocery stores, restaurants, event sites, farms, and farmers markets. They collect roughly 50,000 pounds of food each month and deliver it free of charge to hungry children and their families through their Food to Schools program here in Portland.Their mission is to reduce waste and want simultaneously.

Happy Holidays! May your home be cozy and bright.

There is extra attention paid to “home” this time of year. If you are like me, much of that attention is driven by the need to stay dry, warm and immersed in lots of lights as the PNW winter sets in— it’s so dark out now!!  As important to many, however, is creating a home environment that keeps us inspired, motivated and meaningfully connecting with each other. Baking, twinkle lights, lots of coffee and the extra long times in pajamas are now encouraged.

This post is just an opportunity for me to reflect out loud, (so, thanks). I guess I’m trying to say how wonderful a time of year it is and how thankful I am for all of you. The ability to help people build whatever “home” is right for them is so meaningful and rewarding to me. The house is just the vessel for so much more.

For this holiday season, I wish you the ability to slow down, savor the time and space you’ve made for enjoying your home and each other.
