What To Look For When Touring Homes?

On the surface, touring homes sounds pretty self-explanatory; you walk in and see if you like it, right? While your overall impression of the home is of course important, there are a few additional aspects that my clients and I always investigate to gain additional information. Here is a list of items that you don’t want to miss when touring homes as a buyer:

 

  • Look Out for Signs of Deferred Maintenance: If the owners haven’t taken care of the little things, we can’t be confident they went out of their way to take care of the big things. Some examples include chipping paint, damaged/missing roof shingles, or rotting deck boards. Signs of deferred maintenance are typically an indication to look closely at the home’s major elements and systems.

 

  • Be Aware of Smells (Good and Bad!): Does the basement smell musty? This could indicate moisture issues. Odors from pets or smoking are also something to consider, as they may need to be handled by a professional to remedy. Strong good smells (candles, air fresheners, cleaners, etc.) can also be a red flag. While not always, they can sometimes be used to conceal undesirable odors.

 

  • Identify the Age and Condition of Major Systems: Locate the furnace, water heater, electrical panel(s), and A/C unit (if there is one). Most of the time, you should be able to identify the serial number, model number, or permit, which should provide an installation date. Be aware if these systems are nearing the end of their useful life and may need to be replaced soon.

 

  • Consider the Time of Day You’re Viewing: If you really like the home, consider stopping by the property at another time of day. For instance, if the home is across the street from a high school, how challenging is it to pull out of the driveway at 3 pm when school is getting out? Or if you’re shopping in an urban neighborhood, what is the street parking lot like in the evening when everyone is home from work? Maybe the industrial building on the other side of the backyard is silent on the Sunday afternoon you stopped by the open house… but how does it sound during business hours on the weekdays?

 

  • Investigate How Sound Travels in the Home: Especially if you plan to have a shared housing situation (roommates, renting out an attached ADU unit, etc.) it’s important to know how sound transfers. For example, I’ve toured homes with client’s who were looking for to purchase a home and that they could rent out the daylight basement to off-set their mortgage. Whenever we would tour homes together, they would go downstairs and I would walk around upstairs. Together, we were then able to get a feel for how much sound traveled throughout the home. This is an important detail that is often overlooked.

 

  • Don’t Skip the Basement: While maybe not the most flashy or exciting part of the home, it can be one of the most revealing. Together with your agent, investigate the condition of the basement and look for signs of efflorescence (the white powdery substance on the cement, indicating moisture issues), shoddy repairs, or a failing foundation. Take into consideration the era of the home’s construction and what common challenges homes of that era encounter. If the home does not have a basement, I typically will locate the crawlspace access and take a peek to see if there are any obvious signs of moisture or other concerns.

 

  • What’s Nearby?: You probably have a good idea of the nearby schools, restaurants, and shopping centers, but there are some other hyperlocal considerations to make when viewing a home. Being a block or two from a fire station, police station, or hospital could be a pro (fast response times) but you will have to deal with sirens at all hours of the day (and night). While it may not be a dealbreaker for everyone, it is something to note.

 

  • Look for Evidence of Pests: Keep your eyes out for signs of current or historical pest issues. These could be traps, wood shavings, or droppings. Sometimes these pest issues have already been treated and are low-risk, but sometimes they can be ongoing and prove challenging to remedy.

 

  • Always be Looking for Signs of Moisture: Leaks, poor-ventilation, and day-to-day activities can result in moisture issues in a home. Look closely in bathrooms, kitchens, laundry rooms, basements, and upper-floor ceilings. Condensation on the windows, staining or discoloration on the walls, and warping cabinets/floors/baseboards are all signs of potential water damage. We do live in the PNW after all, so these issues are not entirely uncommon (although that does not make them ok!).

 

The home search can be a very exciting time in the home buying journey, and it tends to be where my clients learn the most. I thoroughly enjoy coaching and educating my clients on home maintenance and construction. When we do find a home they like and are in contract, this time spent learning about homes also typically makes discussions around the inspection go smoother, as we have likely already spent weeks if not months discussing common items that may come up.

When the stars align.

We looked at only one house… and then Catherine bought it!

The house came on the market at the end of September. She saw the listing, got excited, and called her lender to get pre-approved. But wow, the house went pending immediately.

But the seed had been planted. She loved the idea of owning a home on a good sized piece of land, and being closer to her job in Oregon City. She started having visions of getting chickens — and maybe even a goat.

The house went pending so fast that she never got in to see it. But she did get her loan pre-approval process started.

Fortunately, the stars aligned just right. The day after her lender completed her financing pre-approval, Catherine’s dream house came back on the market. We hustled out to see it within hours. It was competitive. The home received multiple offers again, but Catherine wrote a strong offer and hers was the winner. From there, we moved into the home inspection process and negotiated a brand new roof.

The house sits on almost half an acre with an expansive yard, a kitchen garden, potting shed, space for chickens, covered outdoor patio, and so much more. There’s a big kitchen with huge windows overlooking the back garden. The home has a fireplace and hardwood floors. Admittedly, those floors aren’t in great shape but Catherine has the vision to know they’ll be beautiful once she gets to that project.

New Beginnings & Rosy Richmond Retreats

My clients, Andrew and Erina, currently reside in Seattle and are expecting their first child together soon. They also just closed on this lovely bungalow in SE Portland! Erina is a Portlander by birth and when we found this gorgeous home it was love at first sight for them both. Taiwan Makes Impressive Individuals

We have worked with a lot of impressive people and Yun-Ru definitely continues to set the bar high. Though she is still quite young, her accomplishments are one of someone in their old age. PHD in Chemical Engineering before her 30’s, landed a great job, has healthy balanced life of hiking and being in the outdoors on her days off, might as well add buying a home to that list to help round things out. I knew I found a kindred spirit when she mentioned being from Taiwan. Seriously, every person I have met from Taiwan is brilliant and my love of bubble tea might cloud my judgment at times, but I just love the people that come from there. Yun-Ru definitely did not disappoint.

 

In the beginning of her home search Yun-Ru wasn’t quite sure what she wanted in her new home but wanted to learn by seeing. Soon we were able to see what was important to Yun-Ru through the homes we toured. Sadly, so many of the homes we viewed were not taken care of, which made the process of securing a home begin to seem daunting. So when we finally found a home that was well taken care of and in the location Yun-Ru could call home she jumped on the opportunity.

Soon we were competing against another offer that was higher than ours, but Yun-Ru held her ground and stayed at a price that she felt was fair and wrote a wonderful letter that gave her package that sparkle of a personal touch. Soon we found ourselves in contract! 

Then it was off to the inspections. We were able to negotiate the items that needed to be taken care of and got Yun-Ru all the info she needed to feel secure in her purchase. 

With a great team surrounding Yun-Ru including her stellar lender team Michele McCarthy at First Tech, her HOA review lawyer Damon Henrie w/ Henrie Law, Kara Iverson w/ Fidelity National Title and Jason and I we were able to close and get Yun-Ru keys shortly after the holidays.

World Traveler Nesting in Alameda

Doctor Jon is a ninja of keeping the calm as he makes bold strokes. He’s a world traveler, biker, surfer, snowboarder and all around great adventure buddy to be around. It has been such a pleasure getting to know him and work along side him in the process of his home purchase. We knew right away that we liked him when we met at our office for our first meeting.

One of the most important things Jon wanted in a home was a basement where he could utilize the space as a possible ADU or for jam sessions. Something that was partly finished would allow him to complete some sound proofing so he could use his drum set alongside a plethora of other instruments. 

Community was another big factors that brought Jon back to Portland and call it home.

We saw a few homes that Jon was considering, but this one in particular stood out to Jon due to the layout, neighborhood, and being in close proximity to his community. Soon we found ourselves in contract and the nitty gritty of inspections began. 

During inspections there were a few items that came up that Jon was able to navigate with the proper due diligence of researching bids, having contractors give their opinions which ultimately led to Jon receiving a substantial credit due to his hard work and a team effort in negotiating the credit. 

One thing we loved about working with Jon is that he was always cool and level headed when it came to the decision making process, which we believe led to his successful close.

Yesterday was our key hand off day and it felt so good to finally see them in his hands. We couldn’t be happier for Jon. He truly ventured through the home buying journey with success!
