I’m a firm believer of, “If it’s meant to be, it will be.” Though I will say, this is much easier said in hindsight.

Yahya and Rod are parents of dear friends of mine. After our journey together, they are now also dear friends! Over the last 30 years, they have cultivated and loved a 22-acre parcel in Southern Oregon. It was time for a complete 180. Move back to the Big City to be closer to family (aka hopefully grandchildren in the near future)!

We were looking for something special, something *magical.* One of the most important criteria was daily sun exposure. Yahya and Rod weren’t going to be farming 22 acres, but they did want a solid patch where they could grow their own food.

Long story short, we ended up in contract – went through inspections – negotiated – and ultimately terminated on TWO other properties. Needless to say, were were tiiiired. The mental and emotional exhaustion – not to mention the price tag of flying up to Portland weekend after weekend – was starting to stack up.

Now – most people would be in a dark pit of despair, and rightfully so. Yahya and Rod are not your average humans. They embodied a Keep Calm and Carry On mentality throughout the countless back and forth, ups and downs. The unicorn was out there, and we would find it.

When we had our third offer accepted over two others, it was a tenuous celebration…we had been here before. Twice. We moved cautiously through inspections/negotiations and held our breath as we wrote our repair addendum. When the Sellers agreed to our ask, we breathed a collective exhale.

Since closing earlier this week, the relief has morphed into excitement. Yahya and Rod will arrive at their new home overlooking Lakewood Bay in a few weeks. They have already planned their first [outdoor] shindig at the new home – Rod’s birthday is coming up!

Contingent Offer in Lake Oswego

When Deanna and Andy came to me and wanted to sell their gorgeous home in Southwest Portland to find a new home in Lake Oswego before their young son started elementary school this coming year, I was excited. Their home in Southwest went for $30k over ask and we had multiple offers within 12 hours.

We ended up finding something before their house in Southwest was on the market so we wrote contingent. And our offer was accepted!

Note: an offer that’s written “contingent” means that the Buyer has to sell a property in order to buy a property. 

We were days away from listing their house when we received news that they had been “bumped”. With contingent offers (also called “bumpable”), the Sellers are still able to accept offers from other Buyers and if there’s one they like, they can “bump” the Buyer. Unfortunately for us, there were two offers, so we were moved to the second back-up position.

This tenacious duo had faith. We continued looking at other properties and put their home on the market, and like so many “weird” or architecturally significant homes, the Lake Oswego one they loved had it’s quirks, so we were eventually moved back up to first position. It was a roller coaster! But, now they had sold their house and bought an incredible home in Lake Oswego.

Mountain Park – Nature’s Neighborhood

I’ve been hanging out in Mountain Park a bit more in recent years.  We lived there while doing a remodel and really loved it!  Most recently, I sold a condo to one of my buyers on Jefferson Parkway, and I helped a financial planner with a lease at Mountain Park Plaza, right next to Walter Mitty’s.  I’ve also made my kids volunteer with me (they love it!) for Meals on Wheels at the New Season’s Market. So I thought it was time I shared a little bit about it….

It’s a premier planned community developed by Carl Halvorson, a visionary Landscape Designer. A living experience fifty years in the making, unlike anywhere else in Oregon, exactly as it was envisioned to be, but much better in reality.

Nestled in the deeply forested hills surrounding Lake Oswego, the award-winning planned community of Mountain Park enjoys a wide range of amenities but its community is unified by its Clubhouse. Recently renovated, its 45,000 square foot, two-level recreation and community center, is a second home for many residents. The lazy river pool as part of the aquatic center, the many sport courts, fitness center and preschool are very popular with families. Though they have something for everyone within their walls.

Many parks and trails are also in the area, with 6 miles of trails that are perfect for walking or running within Mountain Park Clubhouse area. You’ll never be bored outdoors with a further seven parks and natural areas nearby.

Most of Mountain Park homes are in the Lake Oswego School District, Oregon’s top-rated school district. And commuting is easy considering its central location. At 958 feet, it has the highest elevation (and views!) in the City, and if you are lucky you will see all of Portland and even the coastal cascades on a clear day.

Mike and Easy In Their New Castle

 

We had the honor of working along side Mike starting in 2018 when he was referred to us through a mutual friend who used Jason and I for their family’s home purchase.  Mike was still in the process of moving his and furry family over to Oregon. It started with a phone call to introduce ourselves and soon became a flight over to start getting a feel for the land he would soon call home.

Mike is super lovable. Upon meeting him at our office, Jason and I quickly formed a fondness for Mike and wanted to make sure he was taken care of. So, we began the tour of helping him get to know each area that we thought could be a good match for him when he was ready to make the jump and move to Oregon.

Fast forward to 2019 and Mike lands an excellent job in Oregon and gives us the thumbs up that he’s on his way to make the transition to make Oregon his home AND at the same time he’s working with his amazing REALTOR® in CA, Deborah Johnson w/ Compass, to sell his home while we coordinate the buy side in OR. We owe a lot to our amazing Colleauge Nichole Connelly, who helped be our feet on the ground in OR while we were overseas on family vacation when Mike and Nichole found his dream home in Lake Oswego, OR.

We had the honor of negotiating the deal ocean/pool side in Costa Rica and got Mike in contract that day. We all celebrated together over the phone that evening.

Since this was going to be a contingent sale, all parties in California and Oregon had to work very closely together to make sure Mike was protected and we could close on time which was going to fall in over the holidays. Thankfully the communication between everyone was fantastic and we were able to close early!  What made this so special was that Mike flew down to CA to pick up his bestie Easy to drive him up to see their new home sweet home on closing day.

I met Mika and Craig over 10 years ago when they were still Portland newbies. In fact, the first time we went to see houses, I picked them up from a hotel! So very excited for my clients who’s offer was accepted on this beautiful Lake Oswego Craftsman. Located in the idyllic Lake Grove community, this 3 bed, 2.5 bath home is one of those homes that you don’t want to leave (I got real comfy during inspections).  It’s cozy and peaceful, and was a great deal because at $875k, it came with a Lake Easement.  My clients wanted to make sure that they had year-round Lake access.

So, what is a lake easement?

Easements provide access to property owners in the City of Lake Oswego who have special deeded lake access privileges.  It’s like a small, private club that allows members to access the lake for water activities like swimming, kayaking, canoeing, paddle boarding and boating.

Lake Oswego Corporation (LOC) owns 20 lakeside properties at various locations around the lake to allow eligible easement members to exercise lake access privileges. Each easement is governed by its own individual set of by-laws and has its own volunteer board of directors, which can be found online.  The people we reached out to during our search were always so helpful and friendly. Facilities and rate structures vary from easement to easement. Some have gas grills, picnic areas and playgrounds, while others have boat slips (these usually come with a long waitlist!) and kayak racks.  Initiation fees range from $500-$3000 and annual fees are typically $225-$1000.

There are over 3,000 homes in Lake Oswego whose residents are eligible to exercise lake access privileges.  Sometimes agents don’t advertise that the home they’ve listed has an easement, but this site allows you to see if a property has access to any easements.  Just type in the home address in the box at the bottom.

Easements can’t be sold or transferred. Lake Oswego residents do also have access to two swim parks, although these are only for swim and operate in the Summer months as opposed to year round.

Welcome home Hendersons!

The Henderson family are good friends of ours and have wanted to move to Lake Oswego for a few years. While we focused their search mainly around Westlake, we looked at homes all over Lake Oswego. Their dream home ended up being one that they initially passed on because of the extensive dark oak millwork. Luckily, a similar home is on the market with all of the millwork painted white.
