Real Estate Lockboxes: 4 things to know!

What’s With the Special Lockboxes?

What are they?

A Sentrilock lockbox is typically installed (with your permission) on your property by your listing agent for the duration of your home sale.  This provides access to contractors/photographer (if needed, with your permission) prior to going on the market, to agents while on the market, as well as while your home is pending sale, after you’ve accepted an offer. These lockboxes are integrated with the MLS, which means the lockbox is specifically assigned to your home.  They are also connected to an app which allows licensed agents to access keys via these boxes.  They were a new innovation about 20 years ago, and are now ubiquitous in the industry.

Are they secure?

There are some features of these lockboxes that make them especially secure and useful for real estate!

  • The data from the lockbox is transmitted to the mobile app, allowing listing agents to keep track of who is accessing your home, and when.  This proves especially helpful in the rare case when an agent accidentally walks away with your key in their pocket, since we can easily see who last accessed the box.  It also makes it simple to follow up with agents who have shown your home to buyer clients.
  • It is easy for a listing agent to provide a ‘one day code’ to allow someone not licensed as an agent to open the box, like a contractor or cleaning service.  This date specific code will only work on that occasion, and new codes will be generated if needed.  This is safer than having one code that many parties may have used and may use again.
  • Sentrilock boxes in each region provide general information on how often lockboxes are accessed, how long buyers stay at homes, etc. to provide unique data on the current market and activity, which helps us to be responsive to the market.
  • These lockboxes are designed to be difficult to remove, and difficult to break into. While not impossible, they are tough.  While you may typically see them hung on doorknobs, they can also be installed in another secure location on your property, if the front door knob is not your preference.

 

The Art & Science of Pricing A Home

Determining what the market will pay for your home

Coming up with the right price to list your home is daunting.

 

  • It’s not a fixed number, or what we might expect to get for it – it’s not the number we need to make to break even on renovations or to what you need to buy our next home.
  • It’s not what a neighbor got for hers last week or last year, it’s not what one of the property listing sites estimates you could fetch.
  • It’s not the appraisal value of your home, either, which is a doozy to digest – and why wouldn’t it be?

 

If our homes are so unique — and we’ve put so much great care, time and investment into improvements, etc. why can’t we ask for the number that represents that?

I mean, you CAN — you can end up pricing your home however you like, at the end of the day. It is the homeowner’s choice —  but, if the end goal is to sell your home, with the expectation that someone will pay X amount for it, and in a reasonable amount of time — this often falls into the strategy philosophy camp I like to refer to art and science.

The science is data – what’s for sale right now that compares to your property? What similar homes have sold in the last 3, 6, 12 months in your area? What is that average price per square foot? And then comes the delicate science — and math of finessing the numbers to reflect the more unique or bespoke characteristics of the home. Sauna? Tennis court? Flag lot? Oh, the considerations and calculations!

The art bit is understanding people – the buyer — where the market is at, and what is the tolerance for price range where you are, at this exact moment? Where are the interest rates? What are people buying? Is it a condo? How many days on the market in that zip code have similar properties taken to sell? Is your style of home super popular right now? That neighborhood is so hot homes sell in less than a week? That’s data, too, of course, but it’s truly understanding that mindset, that appetite that is the real finish work when it comes to determining the price at which to sell your home. The additional artistry is understanding your priorities when selling? Have to have it sold quickly? Don’t care how long it takes you want the right buyer who’s willing to pay your price?

Of course all of these things factor in. It’s touches on the emotional, the financial, the very core of our fears and that which is most important to us. That’s why it’s so incredibly nerve-racking thinking you’ve either left money on the table or you’ve aimed too high and over-reached, possibly having to consider a price adjustment or pulling it from the market until a different time or after having done some value-add improvements.

 

It’s a tough conversation at times. Often, I’ve found, through the art & science method, you can determine a range: factoring all of these elements in, that provides something that everyone can tolerate — and possibly, very possibly, find very satisfying on closing day.

 

Vintage Garage Vision: EV Charging!

Classic 1940 Garage

I have a confession to make: I owned an older Portland home for many years before I felt confident to park in the garage.  The small detached garage, facing a narrow alley, seemed like it might be tricky to maneuver a car inside.   Years went by, and I used the garage mainly for storing outdoor furniture and garden supplies. It was only when I purchased an electric vehicle that getting the car inside became important to me. Why? EV Charging of course!

My second challenge: the garage had no electricity, and was 30 feet from the house.

For a moment I was unsure of how to begin.  However! Having navigated dozens of inspection/repair contingencies, pre-listing home preparations, and unexpected challenges, I knew that the goal of charging my car at home was likely easily achievable.

The Preparation

First, I called an electrician. (If you ever need a referral for a contractor, painter, plumber, roofer, electrician, window person, etc- ask your realtor! We will have suggestions for you.)  My licensed and bonded electrician gave me a bid, and explained how the project would work, and to get started, asked me if I knew someone who could dig a trench: of course I did!

Whenever a project requires digging,  call before you dig!  The utility companies will come out and mark any utility lines on your property.  This is a critical step, to prevent digging into a gas, electric, sewer, or water line. Call 811, or 1-800-332-2344 a minimum of two days before starting any digging project.  In my case, this are area was free of utility lines.

The Trench

To dig the trench, I hired a trusted landscaper and his team. Although I considered doing it myself, or renting a trench digging machine, letting professionals do it proved to be fast, reasonable, and efficient.  It took just a few hours for a few people to dig through the rocky soil by hand, with picks and shovels.

Finally, the Electricity

Once the trench was in place, the electrician returned to install a conduit and the electrical lines.  He installed a subpanel in the garage, along with a light (let there be light, for the first time, in my garage: it’s fun to appreciate small things!) and a couple of outlets, including one 240 volt outlet placed to accommodate an EV Charger.   I mounted a new EV charger on the wall of the garage, plugged it in, and was all set!   It felt like a transformation to be able to not only turn on a light, but also charge my car in the garage.

Portland Real Estate Market Update mid-Mid 2024

Hi, I’m Kim Parmon, listing specialist and Principal Broker with Living Room Realty here to tell you what you need to know about the Portland Metro market for mid May, 2023.

 

Upcoming Changes

You’ve likely heard that the way real estate commissions are structured will soon be changing.  Starting in August of this year, buyer agent commissions will no longer be advertised as part of a house listing’s marketing. 

This means that buyers and their agents will need to agree on a compensation structure before touring properties. In the event that a seller won’t agree to pay for the buyer’s agent’s commission, the buyer would be responsible for paying for their agent’s fee as well as their down payment and closing costs. Yikes! 

I am a listing agent only, and yet I still believe that working with a quality buyer’s agent is the right move for EVERYONE in a real estate transaction. Why does working with a buyer’s agent matter anyway? We’ll get to that in a second.

 

 

The Market

Despite higher mortgage interest rates sticking around longer than expected, we are still in a strong seller’s market where competition over good homes is normal. At Living Room this week the average days on market for homes was less than a week across the board! 

Remember, selling your home, period, is not the goal: I can offer you $5 for your house it right now.  Do you want to sell for that price?  Of course not!  The goal is not AN offer, it’s THE BEST offer that works for you. 

As a listing agent, I want to make sure my clients are not only choosing an offer with the best price and terms, but with the greatest chance of making it to closing with the least amount of stress. Which is EXACTLY why working with a buyers agent is so important.

 

The Value Of A Buyer’s Agent

A strong buyer’s agent understands the current market conditions and also will be able to help a buyer research a home and talk through potential concerns before even submitting an offer in the first place, reducing the risk of the buyer walking away due to cold feet.  They can help make sure the buyer is sticking to their goals and plans, that their choice of home fits within their budget, and that the buyer is aware of a host of details that they aren’t thinking about when they’re excited because they just saw a cute home that they love. 

As a listing agent, I’m listening for how buyers’ agents respond to disclosure items, how they ask questions, and I’m generally interviewing them to see how adept they are at navigating potential issues during the buyer’s many contingencies.  

Having a strong partner helping guide a buyer through a complicated, stressful process full of pitfalls and liability makes the chances of success (for both the buyer & seller) significantly higher.  As I always tell my clients, someone can offer you hundreds of thousands of dollars above your list price, but it’s all Monopoly money until they actually close.  A great buyer’s agent’s job is to help their client navigate this process and smooth out the kinks.  We may be on opposite sides of a transaction, but we have the same goal: to make it to closing!

How do we do it?

Data Based Pricing – The list price is a marketing tool! We conduct detailed research on the local real estate market at large and your property specifically to determine a list price that will attract the most qualified buyers. Final list price is based on real numbers and up to date data.
Prepping With Purpose – Home sellers who clear the clutter, deep clean their homes and tidy their yards, complete light repairs, paint and stage they get the biggest bang for their buck. Buyers who can see the highlights and features of a property without distraction make strong offers and envision themselves in the space make strong offers and successfully close deals.

Knocked it out of the ballpark for these Oregon City sellers!

Before the year wraps up, I have a couple memorable sales I want to share. This townhome was up against a few others just like it on the market. Here’s some stats on those comparables to help you understand.
  • Townhouse 1 has had a rough go with one sale fail and multiple price reductions. It is still sitting on the market after 135 days
  • Townhouse 2 has also dealt with a termination and a small price reduction. After 113 days on the market, it is now pending.
  • Townhouse 3 did a small price reduction and after 43 days on market, it sold.
  • Townhouse 4 was slightly superior with updates and having a desirable corner lot and an extra garage space. They went on the market right before us and was our biggest competition. It took them 58 days to go pending, which is their current status.
What’s all of this mean? It tells a little background of how I collect data to advise my sellers on what their home is worth, how to best price it (remember that list price and sales price are not always the same) and how to best prepare the home as a seller. I will drive by the homes or tour them, if available, so I can be confident when we come to the table and plan how to best showcase their home for sale.

We went pending in  days at our original listing price with no repairs! The average days on market that week for all home styles on the Oregon City area at that price point was 28 days. So we hit it out of the ballpark!
It was so joyous to be able to provide these results to my sellers who were ready to move on to the next chapter in their lives. Their trust in me from day one was more than appreciated! We were a true team.

Peppermints and Furnace Filters

 

 

This holiday season I promised myself that despite the typical holiday chaos, I would try to take some time for myself and do something fun that I’d been putting off.  Binge watching the Great British Bake Off inspired me to finally attempt  some  Peppermint Meringues I’ve always wanted to try making. They ended up being super easy and delicious!  I’m looking forward to taking this newly acquired meringue expertise to the next level by attempting a  Boccone Dolce made of meringues, fruit and whipped cream. Yum!  If I can master this in time for a birthday party I’m hosting, it would be such a win!

If you’ve been putting off something fun (i.e. baking) or maybe even something not so fun (i.e. changing your furnace filter) getting these little projects done before the 1st of the year can lead to some good momentum as we head towards New Years Resolution time.

If you have bigger projects on your resolution list, like buying or selling a house,  I’d be happy to help you accomplish that goal by breaking that down into manageable steps.  As with any project,  baby steps (i.e. Peppermint Meringues) can be stepping stones to achieving the bigger goal (Boccone Dolce for that upcoming birthday party!).

How to get what you want with a tight budget and a bit of know-how!

Here are my thoughts on how to get what you want with a tight budget. Let’s get creative and be informed.

 

Look at Cosmetic Fixers:

Look past the paint and the details. Is the house filled with junk? Are the photos just bad? See everything on the market. You’ll be surprised! And, I love the hunt for a great diamond in the rough.

 

Fix your credit:

Some lenders are better than others at this. I can help you find a lender who will give you a clear idea of what you need to do to fix your credit and better qualify for a loan.

 

Talk to multiple lenders:

They are not all the same and it’s important you like the lender you work with. Look into first-time homebuyer programs, FHA or VA or Oregon Bond. I can help guide you to lenders who have the loan packages best for you. And, it’s important you feel comfortable talking with them about money and finances. This can feel very personal so you want to work with a lender who is a good fit for you.

 

Look into rate buydowns:

Because interest rates have been high this year, rate buydowns have become pretty common. Sometimes you can even negotiate this with the seller so they pay to buy down your rate. You can also buy down the rate on your own and your lender can walk you through that.

 

Always get an inspection:

This will save money in the long run. No one likes surprises in real estate so I highly recommend every single client has a home inspection done to avoid an expensive surprise after you get the keys. Home inspections cost money but they are worth it! I typically recommend these basic inspections- general home inspection, sewer scope, radon test and an underground storage tank scan.

 

Look for solid big-ticket items already in place:

This one is easy because most sellers are eager to let you know what has been updated recently. But it’s very important when we are crunching the numbers and deciding if the value is there for you.

 

Focus on location and layout:

These are two things you can’t easily change about a house so they are very important to focus on when you’re buying.

 

Be realistic about the renovation lifestyle:

This is a big one because no one wants to spend every single weekend and evening working on their home projects, no matter how much money it saves.  I have a lot of clients who begin their house hunt very certain they can easily renovate a house. Then, they learn more and realize it’s not as simple as it seems. Especially on a budget. I will help you get bids for major renovations or big updates during your inspection period. That way you can make an informed decision about what works for you. This is case by case so I’ll advise according to each buyer’s situation.

 

Research the Market:

I am here to help you understand the local real estate market conditions. Are prices trending up or down? Are there any neighborhoods where prices are more favorable? Knowledge of the market will help you make informed decisions.

 

Look for Motivated Sellers:

Sellers who are motivated to sell quickly may be more willing to negotiate on price. These motivations can include job relocations, divorces, financial difficulties, or properties that have been on the market for an extended period. A big part of my job is to build rapport with other agents to get as much information as possible and find the win-win for everyone!

 

Don’t Lowball:

It’s better to look at the data and make informed offers. Sometimes buyers purchase below the list price but throwing a very low offer price out there just to see what happens is not productive. While you want a good deal, making an unrealistically low offer can turn off sellers and waste time. I work with clients to determine a fair and competitive offer based on market comparables.

 

Be Patient:

This is a big one. The timeline a buyer thinks they need is usually the first thing out the window. Don’t rush into a purchase. Sometimes, waiting for the right opportunity can lead to a better deal. Keep an eye on the market and be prepared to act when the time is right.

 

Backup Offers:

This dovetails with being patient. If a deal falls through for another buyer, having a backup offer ready can put you in a strong position to negotiate with a motivated seller. You’d be surprised how often this happens.

 

Flexibility:

Be open to compromise on non-essential features or repairs. Being flexible can help bridge gaps in negotiations. A lot of times these non-essential repairs feel like a big deal in the moment but they don’t need to be deal breakers.

Just Sold near Peninsula Park! Yay for my first-time home buyers!

Congratulations to my clients!

As you may already know, my business is referral based and I love meeting new people. So you can imagine how happy I was when a past client recommended Jane and their partner to me. It was such a joy getting to know them on their house hunt!

Here’s a little rundown of how it went.

We started with a buyer consultation and spent an hour going over the process in general. That’s the best way to get started, going over the current market and setting expectations for everyone. That’s when I ask the most questions about what my clients are looking for and we set the pace for the house hunt.

 

We saw multiple houses every week in various neighborhoods for many weeks until we narrowed it down and found the area that felt like home. The house they chose checked a lot of boxes, it was the perfect size in a great location and it had more than one bathroom plus a garage (bonus!). We saw the house 3 times just to be sure and then successfully got the offer accepted! They did a great job of getting financially ready, approved by a reputable lender, and had all their ducks in a row in that arena. (That truly is the first step!)

 

As we went through the inspection contingency period, I really liked that Jane and her partner asked a lot of questions along the way. One thing that people don’t always lean into when buying a house is making time to dive into research and ask all of the questions, even the dumb ones (and there are no dumb ones). Carving out time for this is so helpful because it’s the meat and potatoes of the whole deal. I’m here to advise and guide you along, but there is a lot to digest and having the time for those conversations and follow-up questions will always feel good.

Here is a general overview of the inspection contingency period. I will advise you while you look over the permit history, have the sewer scoped, the home tested for radon, the property searched for underground storage tanks, plus have a whole property general inspection as well. And that’s not always all, there are more investigations sometimes. It’s a lot and it’s awesome! Because after all of that, clients have a much better understanding of the home with all of its pros and cons.

 

So in this case, some things did come up in the investigations and we negotiated a credit and a price reduction. A couple of weeks later we had fun at the signing and a few days later we wrapped it all in a bow and I gave them keys.

Love Where You Live: A Portrait Series

As a photographer, realtor and extrovert and I love finding the intersections of work and play. I am using color film to photograph people in front of their home. 2022 Was a Very Good Year

2023 Is the Year!

Selling

Now is the time to talk with your agent about market prep.  The right market prep can lead to a quick sale at favorable terms, even in a market that is…on the slow side.  Inventory levels are still low and Buyers still want the house with the beautiful photos that is (or appears to be) move in ready.  A good agent can help you achieve that goal.

 

Buying

Now is the time to find the right lender.  In a market with higher interest rates, a Lender that is open to a creative approach to your financing might be the way to get you the most for your money.  A lender that has a solid financial background, as well as being a mortgage originator, is the best approach here.

Selling During A Market Shift – A Good Story

It’s no wonder so many people are nervous to sell in a stabilizing market when we are being bombarded with articles titled: “The Fed is Killing The Housing Market”(CNN), “Here’s How Weird Things Are Getting In The Housing Market”(Bloomberg), and “Mortgage Application Plummets.”(NBC)  But we can assure you there are still good stories out there, and you’re about to hear one.

Veery had the opportunity to work with Leigh a few years ago to sell her home, and we were delighted to get the opportunity to work with them again!

My seller’s homes!

Between March 1st and June 30th of 2022, the real estate market here in Portland saw appreciation rise at a rate not seen since, well, ever. Over 20% year over year. Despite the challenges of the market, particularly being a buyer,  I had 10 buyers and 5 sellers successfully close on homes- all on the east side in the City of Portland. Of those buyers and sellers- 2 sellers were able to buy first and closed in March, and then sold their homes April and May. Another of my sellers was able to sell their home and buy their next one within a couple of weeks in June.  Six of my buyers were first time home buyers, and 1 of my sets of buyers purchased the home they had been renting directly from their landlord off-market. Lucky ducks. Of my 10 buyers, 7 got the first home they wrote an offer on, 2 got the second house they wrote on and 1 set got the third and best house they wrote on. The total number of homes I wrote a total of 14 offers. The youngest house I sold was a 1960 rancher in Parkrose Heights, and the oldest was a bungalow in the Richmond neighborhood built in 1912. Three of the houses got new roofs, 2 got new sewer lines, and 2 had leaking oil tanks- all of which were taken care of by the seller.

My 5 sellers did really well. Four of my sellers received multiple offers, and the fifth set of sellers accepted the first offer they received which was well over asking and submitted less than 24 hours after we went on the market. Of the 5 homes I listed, 4 were ones I had originally sold to the sellers. Bringing it full circle. Of my five sellers, 3 bought new and larger homes in Portland, and 2 moved out of state.  The youngest house I sold was a condo built in 1972 on Jantzen Beach. All the other homes were built between 1906 and 1953. None of my sellers made any repairs, and only 2 gave closing cost credits/concessions for needed repairs. I sure know and love old houses.

My buyers homes!

Everyone of my clients was either a past client of mine, or a referral from another previous client, a friend or lenders I partner with.  Fifteen transactions in 3 months is a lot for little old me who doesn’t have an assistant and doesn’t want one. Those are probably at least half the  number of transactions I’ll have the honor of working on for the entire year. So much joy and happiness to be surrounded by.

Milwaukie’s Best

Nope.. I didn’t spell it wrong, we’re talking about Milwaukie, Oregon, a suburb of Portland. I’ll save my opinion on the quality of the beer that shares a similar sounding name.

Milwaukie has the feel of a small town, but is just minutes away from all that Portland has to offer. This was exactly what drew my recent clients to this community. It’s really the best of both worlds for them, they found a feeling of quiet and calm without having to commit to actually living in a small town or leaving the city they love.

There are a ton of community events in Milwaukie that are great for residents and visitors alike. The Milwaukie farmers market is an absolute gem! Every Sunday, May through October, you can find a huge variety of local food items including produce, nuts, bread, snacks, wine and spirits. Additionally there is an impressive array of local crafts and often live music. It’s definitely worth checking out! The city also hosts Fun in the Park and Carefree Sunday events that are great for all ages! As the weather cools you might be interested in their Winter Solstice event at Milwaukie Bay Park where you can watch the Christmas Ships go by while you enjoy the bonfire and some tasty treats. If bonfires aren’t your preferred method of getting warm you might consider warming yourself from the inside at the beer garden – I’ve never checked, but my guess is they don’t serve Milwaukee’s Best.
