Lucky Buyers Purchase First House on the Block to Get Color TV!
I met Jillian and Nick in early November when they began their house hunting adventure. As mid-century enthusiasts, they knew exactly what kind of house they wanted- open floor plan, huge picture windows, fireplace and preferably a vintage style kitchen. The only problem with having a love for that style is they are far from the only buyers out there looking for that perfect little mid-century in East Portland. About a week after we met they found what they thought was their dream home- as much as they tried not to fall in love, they did anyway and all 8 of their combined heart valves collapsed when the sellers selected another higher offer. They felt they would never get over losing that house, yet they managed to find a couple more homes that they liked enough to put offers in on. Considering all of the homes they liked were priced at or near the very top of their budget, they didn’t have a lot of wiggle room to go up in price when the multiple offer situations would kick in, so after they lost two more houses, they were heartbroken, but only in a 2-valve way each as opposed to the first house which was a 4-valve heartbreak.
Throughout the journey, I kept promising them that the reason they lost out on the other houses was because they hadn’t found the right house yet. I think they sort of believed me, but after losing out on 3 houses to buyers offering more, I could understand their skepticism. And then the perfect little ranchalow in Hazelwood popped up on the market. Built by a master-plasterer in 1951, the home’s gorgeous stucco siding looks as fresh and new today as it probably did when it was built 68 years ago. It’s like it never grew up and occupies a spot in Neverland where houses don’t age. The layout is classic mid-century with the public spaces- the living room, formal dining room and kitchen spanning the front of the house and the bedrooms and bathroom spanning the rear of the house. With huge windows, original tile in the kitchen and bathroom and a large roman brick fireplace in the living room, the house feels homey and familiar. The home went on the market on a Tuesday, we saw it that night, and Jillian and Nick were head over heels- even more so than the first house that had broken their hearts. We wrote an offer the next day and by Friday there were multiple offers. During that whole time Jillian and Nick held their breaths. We submitted an escalation clause with the offer because we knew that if they liked the house so much, so would others and they really didn’t want this one to fall through their tender grasps. On Friday, the seller reviewed all of the offers and since they knew how much Nick and Jillian wanted the house- and being the first offer in definitely helped, the seller chose their offer, and they only had to escalate up a small amount.
While the home was in escrow, my buyers did some research on the house’s history, and they learned that the original owners who had built it never had kids, but they were the first house on the block to get color tv. And the first movie the neighbors all gathered around together to watch? Peter Pan of course.

At a bustling open house that was fresh out the oven I had the privileged of meeting Becky who quickly introduced me to her spunky twin Star. Not soon after meeting them we realized that they were our kind of people. They proceeded to let us know that they were looking for the right home for their folks, Frances & Harold, who were moving from out of state for years at this point. After we introduced ourselves over the phone, we knew we were going to be working and getting to know some very classy people. After our call we were stunned that at the amount of trust that Frances & Harold had in their twin daughters to pick out their home.
One weekend we were knee deep in snow and sledding with our daughter at Government Camp, when we got the call from Star & Becky that they found the house! So Long Longfellow’s. Hello Books With Pictures and SE’s Newest Food Cart Pod!
Katie is my across the street neighbor, the mama of my older son’s best friend and someone who I feel ridiculously lucky to be able to call her a dear friend. We met nearly 9 years ago when my husband and I were on a walk around our neighborhood, Ladd’s Addition, with our then 2 month old packed tightly into his ergo. Katie was hanging out in her front yard with her rosy cheeked son who at almost 6 months old was sitting up and smiling and playing with dirt and grass, while our son was still a little bean who had just recently started smiling. At the time, Katie lived 2 blocks away from us in a rental house. I liked her from the moment I met her, but at the time, it felt like the age gap and development difference of 4 months between our sons seemed like a distance too far for our young sons to traverse and form a friendship. We waved and said hello as we saw each other from time to time in the neighborhood. About a year after we met her she wound up buying the house across the street from us, and by that time my son and her son had bridged the development gap and started playing together, and have been thick as thieves ever since.
About three years ago Katie combined her impressive business, organization, planning and research talents with her passion for books and comics and opened the much adored Books With Pictures shop on SE Division at 11th. All the while she harbored fantasies of one day being able to buy the triangular shaped Longfellows Book Store building at 1401 SE Division St. and move her shop into that special building. Fast forward a couple of years, and after Katie became a newly single mom, she toyed with the idea of selling her home and moving to a smaller house, but her location in Ladd’s Addition- across the street from our family, a couple of blocks from New Seasons, 6 blocks from her shop and a couple of blocks from the elementary school where all of our kids go to school made the idea of moving away from the neighborhood complicated.
In January of 2018, the longtime owner of Longfellows, the bookstore at 1401 SE Division passed away. The building is only a few blocks from Katie’s home, across the street from Abernethy Elementary where all of our kids go to school, and three blocks east of her current shop location. A few months later the building owner’s son who worked with his dad at the bookshop, closed the shop and put the building on the market. The main floor of the building is retail along Division, and upstairs is a gorgeous 3 bedroom apartment with gorgeous views of the west hills, downtown and the street below. Over the years Katie had developed a friendly bookstore-owner to bookstore-owner friendly relationship with the son, and when he decided to put the building on the market, his vision of the perfect buyer fit the exact description of Katie and her shop.
He let Katie know that he was putting the building on the market, and suddenly all of those fantasies of buying the building, moving her shop into the downstairs retail space and moving her family to the apartment upstairs coalesced into a cohesive plan to purchase the building. The seller wanted to sell to Katie, as he felt she would be the perfect steward to carry on the legacy of the building as a bookstore. So with willing buyer and seller, the next hurdle was financing. Katie wasn’t in a position to be able to get a loan to purchase the building on her own. After examining and thinking and mulling and it over and talking to folks in her vast network, she decided that if she could raise enough money from investors and sell her home, plus work out some creative seller financing strategy, she would be able ti potentially have enough money to purchase building. For 99.9% of people, this would have been where the dream ended, but Katie is a force of nature who occupies the center of a talented social and business network and when she sets her brain to do something, she knows all of the right people to help her get it done.
The current location of Books With Pictures at 1100 SE Division is next to Pine State Biscuits, and a large portion of her first time customers stop by her shop as they are going to or from Pine State. Understanding that the synergy between her shop and a popular dining spot created a steady stream of new customers, she decided that part of the picture would involve creating more spaces for tenants offering food. The unique and iconic triangle shaped building sits at the edge of its lot and has a large asphalt parking area taking up the rest of the lot. Katie figured that if she could turn the parking lot into a food cart pod, she would then be able to collect rent from the food carts, and create a destination for folks to visit who weren’t necessarily planning on stopping by her shop, but since they were there, they might as well go in and buy a comic book. The building’s basement is huge, and she saw potential there for a retail tenant that doesn’t require natural light. By late December, she had a solid business plan, a framework where investors could buy shares in the building, and raised enough money on paper to be able to pull it off, and by Christmas Eve she was in contract to buy the building.
Though I have never done a commercial sale before, Katie put her trust in me and together we embarked on a crazy journey that involved tears, laughter, and in the end, nothing but gratitude for everyone involved in helping her make this happen. As exciting as the part about moving her building into real estate she owns, the equally exciting (and scary) part of what made the purchase of the building so appealing was the upstairs apartment. Not only would this be a giant leap as a business owner, it would also be a dramatic change from living in a house with a big yard in the middle of Ladd’s Addition and solve the problem of not leaving their ideal location. As a broker versed in residential sales, the actual sales process of this commercial transaction wasn’t all that different than what I’ve been doing for more than a decade. We had her inspections, negotiated repairs and credits for future repairs and then spent the next two months moving through the transaction. During this time, Katie juggled the management of at least 4 different aspects of the purchase including setting up the LLC and shares with an attorney, figuring out what needs to be done to the building to get it to the point where she can move both her home and shop into it, navigating the complicated food cart pod permit process and raising money from investors. All the while she is still running her bookshop and parenting 2 elementary age kids. And sometime doing the clean up phase, the seller found an old business card for a business that had been located in the space in the 1970’s. And the name and nature of the business? Serendipity Comics, a woman owned comic book shop.
I am extremely grateful to Katie for putting her trust in me and allowing me the opportunity to help facilitate the transactional side of going from pipe dream to the owner of a full on mixed use commercial building. Just getting to be a small part of the machine has been a highlight of my real estate career, and I could not be more proud and in awe of what my dear friend has accomplished.
Over the next few months Katie is going to be having work done to renovate the apartment upstairs so she can move in with her kids, while simultaneously getting the shop space below and the parking lot readied for her shops big move and for a small 6 cart food pod. She has found a tenant who will be moving his record store down from Seattle into the building, so between her book shop, the record store and the food carts, she is creating a little pie of paradise for the neighbors and beyond. She hopes to have the food carts open by this summer, and we know that this little slice of SE Portland will serve as a neighborhood gathering place for folks who live and work in the area, as well as those who are just driving through. She will be offering gorgeous prints to folks who pitch in financially to help raise funds to build out the new space, and hopefully by next fall, a new and improved Books with Pictures will land in it’s permanent location in the beautiful triangle building at SE 14th and Division.

A Dream Refined Through Fire
When we met Patricia we prepped her for what she may be competing against in Hillsboro with homes that met her home search criteria. She wasn’t afraid and put on her warrior armor to prepare her for the battlefield of real estate. Hillsboro for the most part, is still in a seller’s market. So when a home checks all the boxes as far as location, amenities, and price they go extremely quick and buyers have to fight hard to be chosen. And sometimes one just has to walk away when the bidding war goes above one’s comfort level. After competing in multiple bidding wars Tricia was determined to use all the “no’s” to her advantage and when we found the right home she resisted the gravity of the circumstance and quickly used her experience as momentum to swing her into contract. We found the home now it was time to dig in.
Patricia did not shy away, hers was a mantra of “Never Give Up.” We stood by her side cheering her on. We all pulled together as her team and her fantastic lender Erik Liu w/ First Tech, was able to make one final tweak which upped our closing time an impressive 16 days setting her offer a part. When we got the call that Patricia was the chosen one, the smile on our faces was contagious and we immediately celebrated with Tricia.
The uphill sprint commenced and we fought hard to schedule inspections immediately and had thorough reports back to Patricia within 24hrs of our first counting business day. In our ascent, we gathered all the information needed to negotiate concessions and what seemed like a easy climb quickly showed its difficulty. Hinging on the end before falling off, we mustered all that we had to hold it together. She negotiated a substantial concession and with a Home Warranty and was excited to move forward. This was an incredible accomplishment.
Patrica’s dream came to life. It is a joy to see the smile on her face and the light that shined bright within her. She is a true testament to never loosing hope. Thankful for Bad Listing Photos and a Chain-Smoking Seller
Four years ago I helped my buyers Megan and Christian purchase a home off NE Alberta. At the time they bought that house, it was a 2 bedroom 1 bathroom with an unfinished basement and attic, with the only way to access the attic through a pull down ladder from a hatch in the hallway. Over the last four years they have converted their basement into a lovely apartment and finished their attic with a master suite and added a spiral staircase for access. Christian has a construction and carpentry background and did most of the work. Being perpetual project taker-onners, they decided they were ready to purchase a second property to have as a rental, and since they excel at and enjoy sweat equity, ideally they wanted to purchase a home that had an unfinished basement that was suitable for turning into an ADU.
We looked at a couple of duds, and then Megan sent me a listing to a house in close-in SE that had been on the market for 3 months. While the price was unbeatable at $350k, the house was on a busy street, but it’s in a residential section so on a scale of 1-10 of busy street living with 1 being great and 10 being awful, this one is about a 3. From the photos, the house looked dingy, cluttered and in need of a lot of updates and deferred maintenance issues that needed addressing. Given the price and location, despite some misgivings, we went to go see it with pretty low expectations. Upon just opening the front door of the home, we were greeted with a waft of longtime smokers house odors. A good lot of buyers would have turned around and walked out the door at that point. Being seasoned home remodelers, the smell didn’t dissuade Christian and Megan. Washing the walls with TSP, removing carpet and drapes and then repainting should rid the house of the smokers smell. After all, nearly every old house had a smoker given how prevalent smoking used to be. We stepped all the way into the house and lo and behold the house was a pristine mid-century with original woodwork, an ideal layout, beautiful hardwood floors, a formal dining room and original kitchen cabinets that just needed a good scrub down. The walls were dingy from nicotine and the smoky smell permeated everything but underneath all that was a gem. We made our way to the basement and discovered a beautiful basement. Built in 1955, the foundation was built like a tank and the basement ceilings were close to 8′ tall- perfect for finishing. For toppers, the house was in great condition and the roof was brand spanking new.
I have a lot of buyers looking for that perfect mid-century with the fireplace, hardwood floors, and simple layout, and after seeing it in person, it was hard to believe that no one had snatched it up in three months. After grooving with the house, we collectively decided that the biggest issues with the house were poor listing photos which most likely put off most buyers who would have been interested and the smokers smell for those who actually made it to the house to see in person. After sleeping on it, Megan and Christian decided to go for it. They wrote an offer, had it accepted, sailed through inspections and after the seller secures his next housing situation, Megan and Christian can begin the process of turning the basement into an apartment. After spending a month falling more in love with the house, they’ve decided that they will probably rent out their home in Alberta and then move into this house for at least a year so they can finish the basement apartment without disturbing tenants. And who knows, maybe after spending a year in the house maybe they’ll decide they like living in SE and stay put.

- Putting in materials and finishes that don’t work
- Find out what finishes are being used for houses selling quickly in the area. Use those.
- Consider working with a designer or an experience REALTOR® in this area.
- Buying a house to flip with no good comparable houses
- Flipping a house shouldn’t feel like a guessing game.
- Work with a REALTOR® who can show you there are other houses like the one you want to buy that other buyers have bought for the price you need to sell yours for.
- Look for evidence of houses selling for a lot more that are in much better condition. Take surrounding houses into consideration
- Putting the house up for sale before it’s 100% complete. One chance to make a good first impression.
- There are many houses I have walked into with evidence of work not being complete, door knobs falling off. No matter if that is the only doorknob loose in the house, it will BE the representation of that house.
- All DIY
- Hire professionals to do the professional work.
- Taking too long
- You had good intentions to flip the house in 2-3 months, and pretty soon that turned into more work than you thought. 9-12 months later you are ready to list.
- A market can shift dramatically in 9-12 months. I like to buy a house, restore it, and sell it in the same market
- Taking too long also kills personal morale. Keep that moment going.

What to Expect When Inspecting
Home inspections, although time consuming, are an incredibly important part of your due diligence when entering the buying process. A home inspection assures full transparency for you, the buyer, when purchasing. The inspector you choose will help discover if the house has any hidden issues (foundation damage, leaky roofs) and will bring those to your attention so you can get estimates of the cost involved.
Before beginning the home inspection, it is helpful and important for both you and your inspector to read the seller’s property disclosure statement. The statement will point out any flaws the seller knows about that could negatively affect the home’s value or sale. The disclosure may highlight topics such as: Mold, Pests, Roof Leaks, Foundation Damage, etc.
Once you and your inspector have reviewed the seller’s disclosures, your inspector will perform his inspection and then produce a written report, including photos, that detail any issues with the property. From this report you can begin to request repairs from the sellers or discuss how to move forward.

36,000 Ft in the Air
Time was of the essence when Andrew called, he found his jewel of a house and wanted to submit an offer promptly. I was in route headed home from our family vacation from Costa Rica to Portland, OR with two layovers and having to be in air for 8 hours. 5 Stretches for Anyone Who Works a Desk Job
Research shows that working at a desk all day can have lasting negative affects on your health, unless you are breaking up the time with regular exercise and stretching. We’ve compiled a list of our favorite stretches below to help put you in a good mood, increase flexibility in stiff muscles and boost circulation!
1. Neck Rolls – Relax and lean your head forward. Slowly roll head in a circle one side for 10 seconds. Repeat on other side. Do this three times in each direction.
2. Shoulder Rolls – Raise both shoulders up toward ears, then slowly roll them backward. Repeat, rolling forward. Do this three times in both directions.
3. Upper Back Stretch – Hold your arms out straight in front of you, palms facing down. Lower your head in line with your arms, and round the upper back while looking down toward the floor. Hold for 2 to 3 deep breaths.
4. Torso Stretch – Seated or standing, lace the fingers together and stretch them up towards the ceiling. Take a deep breath as you stretch up as high as you can, then exhale and open the arms, sweeping them back down. Repeat for 8-10 reps.
5. Seated Hip Stretch – While seated, cross the right ankle over the left knee and sit up nice and tall. Gently lean forward, keeping the back straight and reaching out with the torso until you feel a stretch in the right glute and hip. Press down on the right knee to deepen the stretch. Hold for 10-30 seconds and repeat on the other side.

No Time Like the Present
One of the questions I get asked most often as is “When should I sell my house?” Not surprisingly, there are many factors that can play into this. Market conditions like inventory and interest rates (for buyers) will often factor into the decision, time of year, and also personal motivation. Most clients wants to get the most for their house and they want to feel good about the transaction. But who can really tell when the right time is? Over the years I’ve come to learn there really is one right time to sell, and that’s when you’ve chosen to be ready.
I first met Camille and Dirk the summer of 2017 when they contacted me about selling their house on SE 55th and Harney. They owned two lots that totaled about half an acre, home to pretty forest-like views, a sizeable barn/shed, fruiting trees, the occasional nocturnal bird of prey and one sweet sprawling ranch. They wanted to know what they needed to do to their house in order to get it sold. They also had a few personal goals before selling it. In 2017, it turned out it just wasn’t time for them yet. After several months and one or two more false starts, Camille and Dirk reached out again this summer and were ready to go. Vista Pearl North
Last fall I helped out some fantastic buyers, Rachel and GT and their little kiddo buy their first home in Portland after having recently relocated here from New York City. They love living here and Rachel’s mom Carolyn lives in Seattle and has been a frequent visitor. This past summer Carolyn decided to sell her home of 47 years in the Seattle area and buy a house here in Portland so she can see her grandson as often as she likes. Once Carolyn made the decision to move here, Rachel and GT put her in touch with me, and off we went.
Rachel and GT live in a classic 1920’s bungalow in North Portland, and Carolyn initially thought she wanted to live within a 5 block radius of Rachel and GT. Within the first week of looking, we found an absolutely charming to the hilt early 1900’s Victorian cottage 4 blocks away from Rachel and GT. Carolyn put an offer on it, beat out 12 other buyers and looked forward to living so close to her kids. And then came the inspection. For a house nearly 115 years old, it was in great shape, but the house was 115 years old. After some soul searching, Carolyn decided that as much as she loved that house and the idea of being so close to her kids, when rubber met the road, she decided that she didn’t want to deal with old house stuff and she wanted to live surrounded by others in a condominium community.
A few months after that, Carolyn contacted me again because she had read an article in Alaska Airlines magazine of all places about the Pearl District’s newest condo building, the Vista North Pearl. The building was nearing completion and after reading about it, the idea of it really struck a chord with Carolyn. It really isn’t that far from the Pearl District to Rachel and GT’s North Portland house, and by living in a condo she would be surrounded by people she can build community with as well as being able to walk out the door and be in the middle of all the vibrancy of the Pearl. We made an appointment to tour the building and see a unit she was particularly interested in. Partial Government Shutdown – What it Means for Real Estate
At midnight on December 21st, 2018, there was a partial government shut down, due to lawmakers failing to pass short-term budget legislation. The National Association of REALTORS® (NAR) has been in consistent communication with congress and it’s leaders who are working with the White House, in order to clearly communicate the importance and critical need to keep these programs running smoothly in communities that depend on them so greatly.
Now the question: How does this change affect real estate businesses and our clients involved in transactions? It can affect it in three different ways…
The first, you could face delays when attempting to attain tax information from the IRS. Should the need arise, transactions could face delays due to offices being shorthanded from employment cuts of non-essential employees.
Secondly, Flood insurance. At midnight December 21, 2018, The National Flood Insurance Policies’s authority to sell or renew flood insurance policies expired. Existing National Flood Insurance Policies will remain in effect until they expire but new ones will remain inaccessible until the shut down is halted.
Finally, FHA programs could face delays due to furlough’s of non-essential employees in their departments as well, which could lead to loan delays. Mortgages backed by secondary mortgage companies Fannie Mae & Freddie Mac will not be affected, nor will the U.S. Department of Veterans Affairs.

The best $15 burger in Portland…. for only $12
Portland is Burger town. Burgers come in as many styles and configurations, and the debates over best burgers can be almost as intense as Chicago style versus New York pizza.
We are home to many worthy burgers at many different price points. From Little Big Burgers (sadly the quality has gone downhill since purchased by Hooters) small but adequate $4.00 dollar burger, to Le Pigeon’s, formally rationed to only five a night $17.00 (don’t expect fries with that) masterpiece. But the average price to pay for a better quality burger and fries in a restaurant you might actually like to hang out in for a while seems to be $14-$15. Most of which, in my opinion are just OK and many of which are boring beyond belief, served with purveyor supplied fries and Heinz catsup. (People, there are amazing ketchups made RIGHT HERE in Portland)
But somewhere, lost in a sea of mediocre $15.00 burgers lives the most succulent, perfectly cooked, ideally seasoned 1/3 pound of beef goodness at Redwood. For ONLY $12.00. Served on a Brioche bun, topped with white cheddar (why don’t more people get this?) with a house made pickle and perfectly cooked home cut fries.
Do yourself a favor and go NOW to eat the best $15 burger in Portland for just $12.00!
Turning a No-Cause Eviction Lemon Into Homeownership Lemonade
When my buyers Kelley and Satomi first contacted me in early November the panic in their voices was palpable. A couple of weeks before they had unexpectedly been given a 90 day no-cause eviction notice from the home they had been renting in the Alberta area. Once the initial shock of receiving that notice wore off, they decided to see if they could make the move from being renters at the mercy of landlords to homeowners, despite the fact that they hadn’t planned on buying a home anytime soon and didn’t have a lot in savings to be able to make that happen. In the couple of weeks since their no-cause eviction notice, they were able to get themselves a pre-approval letter from Umpqua Bank using the Oregon Bond rate advantage loan at 3.65% in combination with a second loan (called a MAP- mortgage assistance program) through the Portland Housing Center. I met them on a Saturday, and along with their 3 year old daughter we looked at a few homes on Sunday including a nice skinny house in Mill Park. By Sunday evening they decided to write an offer on the Mill Park skinny which was at the very tippy top of what they were approved for, but given their family’s needs, the 3 bedroom and 2 1/2 bath the home was listed at a price almost too good to be true for them. On Monday, we wrote up a full priced offer, and by Tuesday, the sellers accepted. Phew.
Once the sellers accepted their offer on Tuesday, I immediately sent over their sales agreement to lender extraordinaire Jennifer Leon at Umpqua, and she contacted Oregon bond to lock in their 3.65% rate. First thing Wednesday morning we received an email from Jennifer letting us know that the rate on the Oregon Bond had gone up 1/2 point over night, but fear not because Kelley and Satomi were locked in at that 3.65% rate. Given that rates have risen nearly a point over the last year, the days of the below 4% rates are most likely over and won’t go back under that 4% in our lifetime. So not only did my buyers slip in just under the wire, they were the very last buyers to be able to use that rate with Oregon bond. There were so many ways that this whole situation could have transpired so very differently. Had their offer been accepted only a day later, the rise in the interest rate would have put their home out of reach. Had they not found a great home in a great area that was priced incredibly well, they would have been scrambling to find a decent home under $300k. Had the inspection gone south, they would have been thrown back into the mercy of the home price winds. But thankfully, everything went according to the best laid plan. And when the appraisal came back nearly than 8% higher than the purchase price (I can’t recall ever seeing that happen before) it was yet another sign that the stars had aligned for Kelley and Satomi.
The C-Word (in Real Estate)
The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.
Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.
Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.
Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.
Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.
This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them. Cool clients, contingent closings, creative considerations. All c-words on this one.
The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.

Contingent Sale Sucess
Our beautiful friends Carla and Andy told Jason and I that their cousins were needing to move to Oregon. They swung by both open houses that Jason and I were separately holding to introduce us to the wonderful Lorenzo, Teresa, and their beautiful children.
I received a text 3 weeks later with the great news that Lorenzo had a new job assignment in Portland, and they needed to quickly make the jump to settle in in Oregon. They were in the process of selling their home back in California so it would have to be a contingent sale. We prepped them for the potential hurdles we would have to face with a contingent offer so they were armed with knowledge before diving head first.
They flew in a week later and we lined up 5 homes that we felt fit their criteria. I warned them that it might all feel like a blur at the end of the tour; so we needed to keep detailed notes on each home. Home #2 stuck out from the very minute Lorenzo and Teresa stepped foot in it. By home #4, Teresa had a feeling that we needed to revisit #2 to solidify her gut reaction that this was home. We gave the listing agent the good news that we wanted a second viewing in the same day. After our second viewing Lorenzo started to see the draw of why Teresa felt like home #2 was home.
After Lorenzo and Teresa thought everything over, they gave us the go ahead, and we put together a strong case for why the sellers should accept their contingent offer. For extra support their lender, Dion Mancia with Caliber Home Loans, was amazing and called the listing agent to vouch for them as solid buyers. By the end of the day we were giving Lorenzo and Teresa the good news that we had mutual acceptance!
This transaction stood out to us particularly because of the excellent teamwork and communication of all those representing Teresa and Lorenzo. Their agent back in California, Naz Fontilea w/ Century 21, was fantastic and kept us up to date on the sale of their home so that we could organize our closing in Oregon. The escrow officers from Old Republic in California helped facilitate wiring funds from their sale to ours in Oregon. Jennifer Fahner with Old Republic Title and her team were amazing and worked together to sign Lorenzo and Teresa as soon as they received loan documents.
Our collective goal was to alleviate as much stress from Teresa and Lorenzo as possible so that they could focus on their end prize of moving to Oregon. Working on 2 closings simultaneously is no easy task, and Teresa and Lorenzo handled it like champions.
In a little over one month Lorenzo and Teresa moved their lives from California to Oregon, and we are so excited to have them here. We look forward to all the memories that they will create in their beautiful new home.

6 Rainy Day Coast Activities
For every type of rain we have here at the coast, there’s an equal number of rainy day activities to keep all the members of your group entertained. Working our way from Tillamook, north up to Cannon Beach, here’s just a few adventure ideas for when the sun is hiding!
1. The Tillamook Air Museum was opened in 1942 and is located in a former US Navy Blimp hanger, called “Hanger B”. The museum offers visitors a chance to observe beautiful vintage air crafts as well as vehicles that have been preserved either by tour or by your own leisure. It also hosts a kids corner. The hanger received notoriety around the globe for it’s title as the largest clear-span wooden structure in the world. It’s impressive size and unique architecture along the Nehalem Valley floor draws thousands of visitors every year.
2. Go Antiquing! Wheeler & Nehalem host a multitude of fun vintage shops to explore while strolling along the Nehalem River & Bay. There’s nothing like finding a rare treasure tucked away in an unassuming little town to bring back home. It’s a wonderful way to get to know the culture of the area as well. Check out Wheeler Station Antiques and the Vintage Unicorn in Nehalem!
3. Explore and enjoy The Nehalem Beehive. This beautiful local shop is 1 part retail and 1 part cozy cafe. Peruse well crafted gifts, lotions, art and wares on the retail side and then wander into the next room and you’ll find yourself surrounded by cozy reading nooks, table spaces and the ultimate relaxation zone. They offer Kombucha on tap, freshly made soups, wraps and more for lunch. During dryer weather, take a book outside and enjoy the courtyard or front porch.
4. Explore The Hoffman Center for Arts! Located in downtown Manzanita, this space offers a variety of workshops and classes with a focus on ceramics, writing, film, performance arts and more. Visit on a Thursday or Saturday to use the Open Ceramic Studio and immerse yourself!
5. Cannon Beach has always been famous for it’s abundance of art shops & galleries. Starting in “mid-town” we recommend checking out Found, a vintage & local art shop, then working your way north along Hemlock St into the downtown area. The Archimedes Gallery is one of our new favorites in town and you won’t want to miss out on the classic & timeless coastal vibes of the Jeffrey Hull Gallery.
6. Go for a hike in the rain! Wetter weather means less foot traffic on trails, take advantage of these days by throwing on a couple extra layers and exploring the wild Oregon coast. If you want to keep it on the mild side, head to Nehalem Bay State Park and walk or bike the paved trails that hug the water & woods. If you’re feeling adventurous, try Saddle Mountain. This hike isn’t for the faint of heart but the views & reward are well worth it. Plus, depending on the time of year, you might even find some snow!

To Flip or NOT to Flip

1031 Exchange. San Diego to Portland
After owning a home in San Diego for over a decade, Trink and Steve, who had moved to Portland several years back, decided it was time to get more invested in the Portland market. When they originally moved from San Diego, they decided to rent out their home for several years, managing it from Portland.
This year it was time to finally make a move and sell that house. With the need to remodel their current Portland home, they would sell the San Diego property, use some of the money for their home remodel, and the rest for a few rental properties in Portland. And they could do this through a mostly tax-exempt 1031 exchange. This would allow them to realize most of the profit from the San Diego house without having to pay tax on it since most of it was being shifted to other rental properties very quickly thereafter.
What I like about this, is after investing so much into their original San Diego property, they were able to have it work for them. They sold that house for just under $1 million, bought 3 properties in Portland that cash-flowed for about $1.3 million, and pulled about $100,000 out of the San Diego home profit to do renovation work on their own house. I know, I know. In what math class do those numbers add up? They add up because Trink and Steve got a mortgage for those 3 investment properties here in Portland, which gave them more buying power. Even with these mortgages, we were able to find properties that cash flowed. And the money they flipped into those properties, they were exempt from paying tax on because of the 1031 exchange.
They now have 3 great investment properties here in Portland, and have the money to do some much needed renovation work to their own home. Here is one of the three properties they bought. This one, a duplex in NE Portland.
1031’s can feel complex. I have a great team consisting of a 1031 attorney, 1031 mortgage broker, and escrow officer who have helped clients do this sort of thing for a long time. Original Montavilla Farmhouse Restoration
Montavilla is known as the quietly cool neighborhood in Southeast Portland. Centered on the commercial Stark/Washington couplet, the heart of it runs along SE Stark on what used to be street car tracks from 76th to 82nd.
Founded as Mount Tabor Village just before the turn of the century, its current name originates from an abbreviation used on that street car line: Mt. Ta. Villa. In addition to quietly cool people, Montavilla is home to shops, restaurants, watering holes, hardware stores, a university. In fact, Lonely Planet named it one of the “Top 10 Hot Hoods in the US you need to visit”. It is also home to the latest farmhouse we restored at 505 SE 76th Ave.
Well, TECHNICALLY she’s across the street from the Western border of Montavilla, but she has been sitting at the foot of Mt. Tabor with her full attention staring down the heart of Montavilla for nearly 120 years. And she’s seen it all, believe me. Births, deaths, family gatherings, life before Country Cat, you name it. A huge tree even tried to take her down at one point but nevertheless she persisted. Persisted just long enough to welcome us in, so we could restore her to (most) of her original glory.
Whitewashed from top to bottom but still in really great shape, the exterior just needed a few standouts. So we maintained the original color and added black trim around the windows and to the large concrete posts. The roof had very recently been replaced, so we had to work with a trim color that worked well. Starting there, we quickly got inspiration for our interior color scheme. Not pictured here is the brand new roof we put on the garage, which had rotted all the way through to its joists and sill plates. Not very glamorous but very necessary. We added a fence and stone patio in the backyard for instant BBQ privacy/fun.
The living and dining rooms required the least amount of serious work. We restored the original wood floors, and added a fresh coat (or two) of paint to the ceilings, walls, and moulding. Tying in the exterior black trim color in with the stair risers and hand rail made a big impact. And because there were no original light fixtures left in the house, we added period lighting that worked well with the era of the house.
The kitchen cabinets were original solid wood and in sturdy shape. All they needed was some freshening up. Staggered white 12” ceramic tile flooring was nicely accented with light gray grout, and we added maple butcher block countertops to warm it all up.
We made improvements to the TWO sunrooms off from the kitchen and master bedroom. For many years these had been used as storage rooms, so little attention had been given to them. The windows hadn’t been used to look out of, and the sunlight coming in didn’t matter. Facing West, it was important we recreate these two rooms because they add so much charm to the home, and are very functional spaces. Now these two rooms are the best places for languid summer afternoons with a good book and an even better ice cold beverage.
The main floor half bath and upstairs full bath got custom hex tile floors, efficient toilets, sinks and fresh paint. We also added all new water supply lines and sewer line to the house. Upstairs also got a brand new, gleaming subway tile surround. Very classic look for this beauty.
In order to gently nudge this old beauty in the 21st century, it was pretty clear early on that she’d need another bathroom. This had always been a family home and still now, she has room for more! Some spaces lend themselves easily to conversion. In this case, we converted the SE corner bedroom into the master bath and walk in closet, mixing vintage and modern. The 12” hexagonal tile pushes the design forward while an original clawfoot tub firmly (and very heavily) keeps it grounded in the turn of the century. The double vanity is a great mix of old and new, and the bedroom closet was easily turned into a private toilet room.

Contractor Tips For Your Next House Remodel
If you’re getting ready to remodel your house, or take on a small house project, here are some of my top tips.
- Save money and time without compromising quality.
Some lighting and bath stores have deeply discounted prices at certain times like Rejuvenation which specializes in new , high quality made to look original lighting. Once/quarter: new stuff sometimes 75% off from returned orders, or overstocked stuff. You can also visit online coupon websites and get a home depot promo code to use on your purchase. - Tile stores like Pratt and Larson, Daltile and others have a formal clearance section. Great quality at deeply discounted prices for returned tile, or leftover boxes from a large order. Deeply discounted and high quality.
- There are places around town like The Rebuilding Center in North Portland that have great deals on original kitchen and bath fixtures, windows, and doors that came right out of houses in Portland, often times when houses are getting a make-over. Clawfoot tubs aren’t for everyone, so if someone takes it out, and you’re looking to put one it, you can get it for a great price.
- Contractor/Designer Discounts. Places like Lowes, HD, the lighting and tile stores I mentioned earlier, almost all of them offer contractor or designer discounts. If you let them know you restore houses, they will give you a contractor rate. Be sure to ask for it before you make purchases.
- Worksite/House Stuff: Bring Donuts and Coffee (especially when there are many contractors in a house at once). Most of these guys like to work alone, and you’re a savvy house renovator, so you have a timeline to keep and have several of them working at once. Bring donuts, and start the day off with a smile. It goes such a long way.
- Work clean- at the end of everyday, make sure the people you are working with pick up after themselves, remove debris, and take their tools and supplies with them. It allows you to see true progress on the house, and not feel like its constantly a wreck.

Mid Century Fixer in Madison South
As real estate agents, we know our neighborhoods, but once in a while we discover one newly. I found this great mid century ranch in the Madison South neighborhood. This house has this very unique great room with vaulted ceilings. You certainly wouldn’t guess that from looking at the house from the curb. Madison South is a great little neighborhood just up the road from Roseway and in the valley of Rocky Butte.
The neighborhood is quiet, with little traffic, and everyone seems to be walking the dogs or kids around. We started making updates to this house including a new roof, and replacing the old electric cadet heaters with a brand new high efficiency furnace and ducting. As some of the final details are coming together with the interior updates, I can’t help but think about the family that had been here so long, over 70 years I hear. It of course reminds me of my own Granny’s house in Clarkston, Michigan about an hour North of Detroit. She was there for about 50 years before she passed away at the feisty age of 102 in 2010.
While my family and I bought this house to restore it, I never consider it mine. The ones that lived here for 70 years are still the owners, and I’m more of a placeholder getting it ready for the next family. It may seem trite, but I always hope the improvements we make are ones that will make the previous owners happy or proud. I hope they still see their house, when they look at the work we did, and that we’ve done well enough to leave all the character for them to still see their memories through our work.
