New Beginnings

I met Andrea at an open house and we immediately connected. Recently divorced, she was looking for a fresh start and a new condo to go along with her new lifestyle. She wanted to have enough room for herself and her two small dogs, some outdoor space and to keep the price reasonable so she could get back to what she loves–travel!  We thought it would be a breeze because the condo market isn’t as tight as the single-family home market so we went out on our search with lots of hope! 

The very first listing we saw she was in love. It was a nice stylish condo with some lovely updates. But there were so many offers! We found another one in the same complex, and again so many offers. A third… so many offers. The listing agent told us there was someone buying up all of these units with cash and renting them out because there was no rental cap. Ah-hah! Well, that explains why we were running into so much competition! We decided to move on from that complex.

Andrea went to an open house a couple weeks later and really liked the home but it was a studio and not quite big enough. Then, when a one-bedroom came on the market just next door she called me immediately and we jumped on it. We walked in and she knew this was it. The high ceilings made it feel so spacious! The Hunt for Buried Treasure

Sam & Alex are such a classy pair. Very down to earth and know what they want, which makes working together such a joy.

We had been working with Sam & Alex in their home search for a few months when we received an exciting call from them one weekend. They had been to an open house and while they were walking around the neighborhood they met one of the neighbors that gave them the inside scoop that the next door neighbor was planning on selling their home in the next couple of weeks. They quickly called Jason and told them about the buried treasure they had found and told him to work his magic to make it theirs.

Jason acted quickly and found out that even though the home wasn’t even on the market that there was another interested party that we would be competing against. Talk about a competitive market. But Jason didn’t allow this to be a deterrent and as a team we all worked together to craft an offer that the seller couldn’t refuse and to capture their attention before getting into a bidding war with the other party that had submitted their offer.

After a number of great conversations with the seller, Jason was able to deliver the fantastic news that Sam & Alex were officially in contract! We all celebrated and got to work on inspections while Alex & Sam dreamed up how they would make this home theirs.

It warmed our hearts the way their families championed them and gathered around them while they made paint decisions and planned out how each room would be configured. Soon, we were soaring through the inspection and appraisal process and back at the home with Alex’s parents doing jump shots in the front yard.

And thanks to the amazing team work of everyone involved we were able to close 4 days ahead of schedule.

Burbin’ it Up.

I’m loving the amount of time I get to spend on the west side of Portland lately – I’m helping a few client partners buy and sell in Beaverton and Hillsboro, respectively. #nikelife #intellife

Sure, the ‘burbs can get a bad rep, but you know what? There’s something about the rolling fields, big lots, and solid construction – both new and old – on the west side. This pathway to the Oregon Coast has incredible history. I was just looking into Hillsboro’s history as part of this blog entry, and learned that “Rowdy” Roddy Piper lived there. I had no idea! You? My family and I are considering a move soon, to get closer to Nike (where my husband works). Plus, I want more land for my kiddos to roam. Give me a greenbelt and NW Contemporary design, stat! This will, I’m sure, be a great exercise, as we’ll be selling and buying a home ourselves. Stay tuned, I’m sure there will be stories to share on that front, especially considering we’ve been in our home in North Portland for ten years. Like, before children. My Clients Rock! (Literally)

Hi and happy Summer! Here’s a story about my recent sale in SW Portland, where I helped my clients prep and sell their home they’d been in for 24 years. Its location is incredible, a daylight ranch that’s five minutes to Nike and it sits on an oversized lot – complete with chicken coops! Mike and Terri are total “do-ers” – they go into everything with gusto and have a zest for life. I’ve known Terri for years – we used to work together – and when she reached out to tell me it was time, I was super excited for them.

The reason? They had bought an opal mine in Nevada and were ready for their next adventure. Awesome.

We had some work to do to dial up their house and get it ready for the market. Mike and Terri embraced our recommendations for updating the paint palette, swapping out light fixtures, and freshening up the landscaping. They were able to get their house under contract for the price they hoped to get, and turns out the new owners are equally terrific and it sounds like they are going to love the home as much as Mike and Terri did. I love it when it works out that way.

Mike and Terri also hit it off with my kiddo Tycho, who happens to also love geology. When Tycho heard about the opal that was made when an asteroid struck a tree and turned it into a gemstone, he was hooked.

First time home buyer in a competitive price range

These happy campers relocated from New York less than a year ago. They just closed on the most perfect 1940’s cape cod style home in North Portland. We’ve been on a search for a home under $450k, with character, room to improve, in an up-n-coming neighborhood and close enough commute to Nike. I’d like to say it was an easy search, but this is a popular search for North Portland! We wrote multiple over asking price offers, giving desirable concessions to seller… but lucking out, as runner up or back up offer on these homes. One home in particular, they had their eye on was removed from the market for a month. Although we really wanted to write an offer on that property, the seller had to find a suitable 1031 exchange property on the east coast, while living in the Netherlands. Sound complicated? Yup! We continued to look at other homes and write a few offers in some crazy competitive situations. Sure enough this cute little cape cod came on the market and we had our opportunity again! In a split decision with multiple offers the seller chose an all cash offer, higher than ours, the seller couldn’t refuse the terms. Ugggghhh! We asked to be a back up position and seller chose not to have a back up. All the while I encouraged these two. In real estate, everything happens the way it’s supposed to. Don’t get discouraged.

Two weeks later, I received a call from the cape cod home that the buyer in first position was backing out. Before listing it back on the market, they wanted to know if this buyer was still interested… YES!!! These two were so excited to get into the home they originally wanted. May not have been the way they thought it would happen, but almost always everything happens the way it’s supposed to in real estate. Timing is everything and so is having a professional on your side.
