A New Home for the New Year!

Congratulations to my friends and clients, Parmeet and Vinisha! After a relentless search of countless homes, they couldn’t be happier with their brand new home!

I met Parmeet when we were both new to the real estate game. He is licensed across the river in WA, so I was happy to help him purchase a home large enough for his multi-generational family.

Our search took us to every quadrant of the city, and out to Beaverton as well. Parmeet, Vinisha, and his parents had specific layout needs, and the price needed to be just right. We probably toured 60 homes, primarily on the West side, before this NoPo custom construction caught our eye.

Just off Willamette Blvd in Arbor Lodge, this house had everything they were looking for – including a 2-car garage, a flat yard, and a view across the river from the primary suite. Within moments of arriving, we were discussing offer terms and price. The house had only been on the market 5 days. The listing agent said there were a few other interested parties, but after some careful questioning, we were able to determine that neither of those other buyers were serious.

Knowing the Seller wanted a quick sale, we offered a hassle-free, quick transaction and were able to negotiate $60K off the list price! We conducted inspections (ALWAYS do an inspection, even on new construction) and bided our time while we waited for closing. Not a moment too soon – the family moved in 12/22/21 and are hastily decorating for Christmas in the new home!

St. Johns – Bungalows, Bridge, and Brews

Hi, Readers!

Today I closed on a sweet little bungalow on the edge of town in St. Johns – a neighborhood close to my heart, having lived in NoPo the past 13 years.

First things first – it’s St. Johns. Not St. John’s. Referencing it incorrectly is a dead giveaway you’re not from these parts. 😅

Next, St. Johns is probably best-known for the magnificent suspension bridge and scenic Cathedral Park. Jazz Fests, weddings, we even went to a musical rendition of Star Trek in the park one year… 🖖. What a place. I thought I’d share some info on the bridge itself, and its storied past. HERE is the Wiki link – fascinating stuff.

Stormbreaker Brewery on Lombard has some great burgers and a wide range of brews to choose from, including Kombucha. I’m sad they took their kale salad off the menu, but they do have a healthy kids’ menu and it’s got great outdoor seating options with super friendly service.

St. Johns is also one of the older neighborhoods in Portland, with turn of the century (or even older) homes and as such, you’ll find lots of charming, original bungalows. The house that sold today is one of the oldest in the neighborhood, dating back to the 1880’s 😱. Brian and Kelsey found me after I sold another home in the neighborhood, and they were ready to make a move back home to New Hampshire. This sweet home has balloon ceilings, a sunny yard, and Brian and Kelsey converted the garage into a superbadass gym. I’m grateful for them, and for having fellow Roomies Tracey Henkels and Jasmine Deathridge on the buyers’ side. Congrats all around! Look at this amazing home!! I don’t care who you are – you love this house. It’s got all of the things. Mock Crest – The Real Deal in NoPo

Hi readers! In today’s installment in my #realestatelife I get to tell you about my personal neighborhood: Mock Crest. It’s nestled between Kenton and St. Johns (NoPo Pro Tip note: it’s St. Johns not St. John’s), between Lombard and the curves of Willamette, down from the University of Portland. It’s a great place to bike/walk/run/wander. It’s also home to the giant blue Victorian that’s currently a U of P rental on Willamette, built by the neighborhood’s namesake, John Mock.

Aside from the Mock House, homes here are mostly traditional, Cape Cod or Bungalows, with the occasional ranch (my jam) peppered in. The streets are lined with Lindens, which are beautiful in fall but kind of pains in the A the rest of the year — they’re year-round producers of pollen, seeds and need TLC. But, they’re great for swings and sure do create a picturesque backdrop. If you’re looking for an awesome place to Trick-or-Treat with the kiddos this year, this neighborhood is a great option. Our neighbor Jeanne at the end of the block gives out full size Snickers bars, which pretty ruined it for the rest of us. 🙂

If you’re a burger fan like me, let me tell you – THE BEST ONES IN PORTLAND can be found at the Mock Crest Tavern. If Linda is on the grill, you’re especially lucky, she’s a burger artist. The tots are perfectly crispy, and there’s great live music/open mic nights.

O.P.I. Nails on Lombard is the place for some pamperin’ if you’re in the area. Tu, the owner, remembers everyone’s name. It’s kind of weird and definitely awesome. Their spa pedicures are legit and they do a great stone massage on your legs. Ahhhhhh. 

Columbia Pool, which is run by PP&R, is a great neighborhood indoor pool. They have terrific instructors and public swim times / lanes. The pool itself can get a little muggy and stuffy since it’s indoor, so be sure to layer if you are going to be a spectator. Be sure to walk around Columbia Park – it’s real pretty and was designed by the same architect as Central Park in NYC.

Every Thursday night on the way home from Parkour at The Playground Gym, we swing by Bong Teriyaki – which is in the Mock Crest Grocery building. Their spicy chicken combo is so good, and the family-run business provides consistently friendly and fast customer service. The servings are ginormous and my boys always eat all their dinners, veggies included. #Winning!

While not technically part of Mock Crest, Harper’s Playground is our family’s weekend stop. We even get to let Roz (our Boston Terrier/Boxer/Pit Bull) run free at the off-leash dog park. The playground was designed with mobility in mind, and features wheelchair- and walker-accessible play areas. There’s a huge baseball and soccer field, tennis courts and restrooms. Basically, a terrific place to picnic and while away a Sunday morning after soccer. We have our son Boone in Soccer Shots, which has regular practices there.

A love letter to a very special brunch spot

If you’re anything like me, you LOVE brunch. Not only the food but the totally justified (compulsory?) day drinking that accompanies it. But not all brunches are created equal; sometimes you get served a saltless Bloody Mary that tastes like straight-up Clamato or a hash that comes out soggy from the inordinate amount of kale that was included for some reason. My partner and I have very different dietary restrictions and coupled with the sometimes outrageous wait times( I’m looking at you Alberta) for the places we like, brunch can prove to be a fruitless experience.

In our deep dive of what St. Johns has to offer we had the good fortune of coming across Paiku. From the specialty cocktails (big fan of the Orange Julio) to the flavorful hashes served with home-made hot sauces – this place is the Bona-fide real deal. Each meal is typically served with a biscuit or peasant toast (go with the peasant toast, you will not be disappointed) and a ramekin of some top notch home-made marmalade. There’s rarely if ever a wait and on Sundays they switch to a limited menu which makes their food expediting a lot quicker.

If you happen to find yourself hungry in NoPo and are looking for some killer brunch, give Paiku a try.
