What we discuss:

Is the Spring Real Estate Market already here?

It seems like it.

While the data in the graphic above shows low numbers for last month, things have shifted in the last week or two.

Interest rates have already started to go down and it seems like everyone is ready to go back to business as usual now that we all are pretty much recovered from the holiday madness.

With rates making their way down to the mid 6% range (most predict that they should stay in the 6% range and will not go much lower than 5.5% in 2024) many buyers have decided to re-enter or enter the market.

And we are starting to see potential sellers take notice and many are putting their homes on the market now versus waiting for the Spring.

While not everyone is waiting till Spring to make a move, if the activity over the last few weeks is any indicator, we should see a robust real estate market over the next year and certainly in the first half of the year. (We are a bit cautious about predicting high activity in the second half of the year due to the election coming up).

What does this mean if you are thinking of selling? In most cases, you can expect to have motivated buyers ready to buy your home.

However, it is important to note that with our current economy, many buyers are still hesitant when it comes to their spending, so making sure we prep your home well, market it correctly, and price it strategically will be critical.

A good deal of homes are already starting to get multiple offers in today’s market so we will do everything we can to make sure your house is one of those shiny listings everyone wants.

What does this shift in the market mean if you are a home buyer? We will want to be highly strategic in the offers we write and the type of homes we even look at.

If we toured homes in 2023 together the market will be noticeably different. Homes that sat on the market for weeks will now potentially sell in a weekend meaning you will have to make quicker decisions and likely compete with other buyers.

Don’t let this stress you out though. I helped a bunch of buyers (many were first-timers without a lot of cash to throw around) buy homes successfully in the height of the 2021-2022 market and we can do the same for you.

Sanctuary: Lan Su Chinese Garden

Lan Su Chinese Garden is one of many urban gardens in Portland that I love to frequent when I need a little respite from life and my mind, sanctuary. Located in NW Portland, I moved to Portland over 21 years ago when they opened their doors. The majority of the work was spent putting in the mosaic stone paths as the walls came over pre-fab. The smell of many gardenias are my favorite (winter daphne in photo also bursting with aroma)! Every year there is a duck family for visitors to enjoy along with the many koi swimming. The second floor of the tea house is a great spot to have a light bite where I can look over the entire garden.  The New Year festivities in early February are definitely worth catching.  Basic membership is $60/yr and well worth it to have year round access to see the garden change with the seasons.

Pittock Mansion

This French Renaissance-style château is a must-see for both Portland Natives and Tourists alike. Designing a home for Henry Pittock (the third owner of the newspaper The Oregonian) and his family of eight was no easy task, and the only one suited to do it was architect Edward T. Foulke. Foulke had a tall order to fill as Pittock wanted a large house that was both architecturally impressive and had the latest in technology. Foulke accomplished this huge undertaking, as Pittock mansion boasts twenty-three rooms including five bedrooms, a Turkish Smoking Room, a Library, and a Sewing Room. This mansion also encaptures breathtaking views of both Downtown Portland and the Cascade Mountains and features local craftsmanship and materials. 

Hillside Community Center

Designed by local architect Pietro Belluschi in the 1940s, the Hillside Community Center was originally built to be the Caitlin Gable School. After the school moved, Portland Art Association purchased the building to be used as an artist collaborative hub but found the building to be too costly to maintain. The Art Association opted to sell to local developers, but the community found that it needed a community center. The biggest problem these underdogs faced was finding the financial resources to make this happen. They had one year to come up with $106,500 to purchase the building. After an extensive and exhaustive fundraising effort, the community was so close to reaching its goal but was still $25,000 short. Passionate about the project, twelve local families took out second mortgages on their homes to finish financing the project. These twelve are known as the ‘Trembling Twelve’ who ultimately turned the property over to the City of Portland to become a public park and community center. These days, Hillside Community Center hosts a rock climbing wall, an indoor basketball court, and rentable spaces for the Portland community to utilize.  

Witch’s Castle

A difficult hike, but a true-crime fan’s dream, Stone House aka Witch’s Castle is a two-story stone structure in Forest Park that entices the imagination. True-crime junkies will feel shivers down their spine as they learn about the forbidden love of Anna Balch and Mortimer Stump, which ultimately lead to Stump’s murder by Anna’s infuriated father, Danford Balch. If true crime is not your thing, it’s still a fantastic photo backdrop where modern life meets cottage-core. 

The Watzek House

Twenty-six-year-old John Yeon undertook a project of a lifetime. The Watzek house was designed by Yeon for his friend, baron of lumbar and civic patron, Aubrey Watzek. Watzek wasn’t originally convinced of this untraditional design, but found himself coming back to Yeon after reviewing a design from Pietro Belluschi (yes, the same Belluschi that designed Hillside Community Center). Construction began in 1937 and was then featured in The Museum of Modern Art’s 10th-anniversary book in 1939 for its Modernish interpretations. The home features breathtaking views of Mt. St. Helens, Mt. Hood, and Tualatin Valley. 

Frank J Cobb House

Built in 1918, this Jacobethan-style mansion with Tudor touches is now also home to modern features. Designed by Albert E. Doyle, this home features a Tudor-arched porch, oak beamed ceilings, marble floors, a Jacobethan-style two-story turret with a conical roof, and five fluted chimneys. Not only is this a 7 bedroom, 6.5 bathroom home, but these historical features are accentuated by modern features such as an indoor skateboard ramp, night club, sports court, and Japanese tea house and pond. While not open for tours, this home was last sold in 2016 for $7.2 million.

The Historic Embassy Condominiums is located in Portland’s historic Northwest Alphabet District at the corner of NW 20th Avenue and NW Flanders Street. It is one of the few examples of early 20th century Georgian style architecture remaining in Portland. The Embassy was built in 1923 and designed by noted architect Carl L. Linde.
Previously Luxury Apartments, it was converted to Condominiums in 2005 by developer Robert Ball and included the renovation of 69 units, varying from 430 square feet to 778 square feet. 44 parking stalls were sold with the larger units, and a communal gym, laundry facilities, and storage were done as well.  On the National Historic Register for many years, there was a tax abatement in place until 2019.

Exploring NW Portland – Hoyt Arboretum

With spring peeking at us and the need to keep our social distance I wanted to share one of my favorite places with you. When I moved to Portland 19 years ago I explored this city like it was Atlantis, I wanted to take it all in and didn’t want to miss anything. After about a month of exploring I found myself at Hoyt Arboretum, what a dream. The Wildwood trail quickly became one of my favorites for a run or a slow morning stroll.

The arboretum is a curated museum with over 6,000 trees and more than 2300 different species from over 170 families, including 67 rare or endangered species. The collection was designed in 1930 by horticulturist and landscape designer John W. Duncan and I think if he could see how his vision has come to fruition he would be proud, it’s a very special place. If you live nearby I encourage you to take some time to connect with nature here, trails are still open though the visitors center is closed. If you don’t live in NW explore your local parks and trails, we’re fortunate to live in a city that has preserved the ability to connect with nature in some way in almost every neighborhood.

Please take care of yourselves, if we’re all socially responsible now we can get back to life as we knew it sooner rather than later. I’m sending love and gratitude out into the world and hoping the best for us all.

Racing bikes, buying houses, winning!

Bike racing has many different disciplines, but any race – whether on pavement, dirt, trails, gravel or the track – requires a common set of attributes to successfully rise to the challenge: preparation, focus, intensity, calm, knowing when to push and when to wait, and the ability to endure some short-term pain for overall gains and success. And these are many of the very same attributes needed to be a successful homebuyer. (Wearing colorful spandex, fortunately, is not a necessity.)

My friend and bike racing teammate Angharad is a perfect example of these crossover attributes. She is one of the top female racers in Oregon, and watching her race bikes is a lot of fun. She’s always remarkably calm, strong and resilient, and she brings a high level of intensity and focus. Honed by hours and hours of training and race experience, she routinely has podium finish results. She’s also been my client for nearly two years, and today we crossed the finish line together when she bought her first home — a picture-perfect two-bedroom, two-level garden condominium in her favorite neighborhood in NW Portland.

Angharad is smart, patient, kind, disciplined and diligent. She knows what she wants and works hard to make those goals a reality. We toured lots of different properties together over many months, but none of them were the perfect combo of size, location, condition and price. At times it was challenging to wonder if we’d ever find that place, but her willingness to be patient and disciplined paid dividends.

Bike racers call the part of the race when your lungs are bursting, the finish line feels miles away, and you hurt everywhere the ‘pain cave’. You learn to sit with it, knowing that you will exit the cave, but in the meantime it’s something to endure and grind out. (Note: this transaction was never painful, nor that dramatic!)

When this house went on the market earlier this fall, she knew that this was the right place and we both had a clear understanding of the proper value of the home, after scouting this sector of the market for many months. We moved quickly to assemble a strong offer and it was accepted, even though the offer price was less than asking price. Angharad’s preparation, focus and decisiveness paid off in those moments.

While we never sweated or were in the pain cave like a bike race, we were just as excited to reach the finish line knowing that we gave it our best. The reward was a huge win for Angharad and for her new Portland home-base. Go Angharad go!

Cool Cat Cinder Closes on Charming Condo

“Cinder” is the name of the very lucky cat who will be inhabiting my most recent sale. His new home will be a studio condo in a vintage building in NW Portland. It comes with four big, sunny windows that overlook a courtyard. Perfect for lounging in sun spots and spying on birds from. He hopes his mom, Sylvia, will build him a shelf with a rope to climb up to the top of the 9.5 ft tall ceilings. Now that she has a parking spot, she can get home from work quickly to play and give pets. Since there’s a storage unit too, he expects they will never run out of cat treats and toys, as she can keep it well stocked for him.

Unfortunately, I have not had the pleasure of meeting Cinder just yet. I have thoroughly enjoyed working with his family though. I helped his owner, Sylvia, and her parents Katelyn and Michael, buy his new home. We looked all over NW Portland for a building with 1920s vintage charm. Sylvia loves the vibe of these old buildings with their high ceilings and ornate lobbies. Katelyn and Michael love that they are able to secure Sylvia (and Cinder) a nice place she can make her own.

After not being able to reach an agreement with the seller of a condo in another building, I was thrilled to see they found one that was an even better fit! The location is incredible, and other residents of the building we met all had great things to say about living there. When Katelyn, Sylvia, and I met at this place, I knew it was the right one. I took finding this one as a reminder that while a sale falling apart, is a bummer, it usually means there is another place out that’s even better!

I was so excited to meet the whole family yesterday evening. We went up to the condo to set up a little wine and cheese plate to welcome Sylvia home with. She met us there and we cheers to their closing on this charming vintage studio!

From what I’ve heard, Cinder will love it.
