The One I Didn’t Get

In the summer of 2010, I had been working as an internal consultant for sales and marketing at a major pharmaceutical company. The next role for me within the company was to be a District Sales Manager. It had been a goal of mine for several years. I had taken on roles and jobs within that company over the course of five years in order to prepare myself for that sales manager job.

That summer I applied to five different sales manager positions within the company that would have moved me from the middle of the country back to one of many great cities on a coast, which I desperately wanted. Two of the positions, I was able to get a live interview for, which was a big deal. I thought one of my strengths was actually in face to face communication. It turns out, when you work for a great company in their sales and marketing department, there are many other people who share that same great strength. I did not get offered any of those positions that summer, although I heard I was the second choice for one of them. Which turns out, really doesn’t matter.

I was coming to the end of my 3 year assignment in the consultant role, and wasn’t willing to take on another role within the company. So I left. My #1 job didn’t pan out, so I went for my #2. I left the company, and the middle of the country, and started up my runner-up career. That was in real estate in Portland, Oregon.

The Runner Up House

Sometime getting your #1 house is a little like that. Your #1 doesn’t pan out, so you’re going for the runner up. That’s happening quite a bit right now. Many houses are getting multiple offers, and there’s only one person or family that’s getting that house. Often that means there are more disappointed than delighted buyers.

Or sometimes the #1 house isn’t what you thought it would be when you actually walk through it. There is only so much pictures, and even a video tour can convey. I have had several clients buy a property sight-unseen, and it’s worked out very well. In a competitive real estate market, sometimes that’s going to be the best option for getting a house that checks all of the boxes. And there are ways and strategies to mitigate that risk. But there is no replacing being inside the house and seeing it for yourself.

For my most recent out-of state buyers, their runner up house became their #1 house. Fortunately, on their trip to Portland to see the one they thought they wanted, we saw a couple others. This Irvington house was one of them, and is now the place they call home. Unsurprisingly, this house was the right choice for them, and I think this career was the right one for me too.

Top 3 Portland Market Trends: October Edition

The Portland market continues to thrive, despite everything else 2020 has brought us. With only 1.1 months of inventory at the end of September, the market remains strong for sellers. For buyers, the competition is fierce as ever. Here is a quick snapshot of how things are looking versus last month & last year:


2020 has brought so much change to our communities. While the real estate market has thrived, buyers and sellers make decisions in a different way. New trends are popping up as we re-evaluate how and where we want to live. Here are the top 3 trends we are noticing in the Portland market.

1. “We need more space!”

A few weeks into lock down this March, I received a call from a buyer who simply needed a home NOW. They had downsized a few years earlier and were doing fine in their small condo, until COVID hit. With the extra time spent at home, a growing daughter and the need to work from home – it was time for them to purchase a house again. I have heard this anecdote over and over this year. Buyers recognize the need for extra home office space, a garage to work out in, and maybe a she-shed for some personal space away from the family. Many people don’t plan on going back to work in an office for quite some time. With interest rates being so favorable, we are seeing more first time home buyers joining the market as well.

We are also seeing a growing number of buyers searching for homes with a mother-in-law suite. This trend isn’t brand new, especially with the popularity of ADUs in Portland. However, the onset of COVID-19 has increased the need for families to be under the same roof. Many families with elderly parents feel that caring for their loved ones in their own home is safer. Others have noted that they need extra help with the kids while working from home. These homes are in high demand right now and they are not easy to find!

2. “We want LAND.”

For the last five years my businesses has primarily been focused on Portland and the close in suburbs of Lake Oswego, West Linn, Tigard, Tualatin and Beaverton. This year the number of buyers who have contacted me wanting land has increased substantially. I have buyers are looking for properties with 1-5 acres from Wilsonville to Damascus. A popular anecdote is, “if we are going to be stuck at home, we need room to roam.” Buyers are also looking for property with a separate shop and a view of Mt. Hood. Not surprisingly, home prices in these areas are up between 5-12% over last year.

3. “We are moving to Idaho!”

Raise your hand if you have heard someone say, “I’m moving to Idaho.” As your hands go up, so will mine.  I have heard this from multiple people over the last few months. While Oregon isn’t seeing a mass exodus of people fleeing the state, we are experiencing some movement. And according Business Insider, “Idaho had the largest net gain, where 194% more people moved into the state than out during the pandemic.” Oregon ranked number 7 on the list, where only 2% more people moved into the state than out during the pandemic.

Our friends and clients say they are attracted to the lower cost of living and the beauty of the state. The pace is slower yet there are plenty of outdoor activities. Our next door neighbor purchased a small home in Boise this summer. They have it set up as an Airbnb and plan to retire there eventually. Another client sold one of her rentals in Beaverton and will purchase an investment property in Idaho this fall.

The Hunt for Buried Treasure

Sam & Alex are such a classy pair. Very down to earth and know what they want, which makes working together such a joy.

We had been working with Sam & Alex in their home search for a few months when we received an exciting call from them one weekend. They had been to an open house and while they were walking around the neighborhood they met one of the neighbors that gave them the inside scoop that the next door neighbor was planning on selling their home in the next couple of weeks. They quickly called Jason and told them about the buried treasure they had found and told him to work his magic to make it theirs.

Jason acted quickly and found out that even though the home wasn’t even on the market that there was another interested party that we would be competing against. Talk about a competitive market. But Jason didn’t allow this to be a deterrent and as a team we all worked together to craft an offer that the seller couldn’t refuse and to capture their attention before getting into a bidding war with the other party that had submitted their offer.

After a number of great conversations with the seller, Jason was able to deliver the fantastic news that Sam & Alex were officially in contract! We all celebrated and got to work on inspections while Alex & Sam dreamed up how they would make this home theirs.

It warmed our hearts the way their families championed them and gathered around them while they made paint decisions and planned out how each room would be configured. Soon, we were soaring through the inspection and appraisal process and back at the home with Alex’s parents doing jump shots in the front yard.

And thanks to the amazing team work of everyone involved we were able to close 4 days ahead of schedule.

Mike and Easy In Their New Castle

 

We had the honor of working along side Mike starting in 2018 when he was referred to us through a mutual friend who used Jason and I for their family’s home purchase.  Mike was still in the process of moving his and furry family over to Oregon. It started with a phone call to introduce ourselves and soon became a flight over to start getting a feel for the land he would soon call home.

Mike is super lovable. Upon meeting him at our office, Jason and I quickly formed a fondness for Mike and wanted to make sure he was taken care of. So, we began the tour of helping him get to know each area that we thought could be a good match for him when he was ready to make the jump and move to Oregon.

Fast forward to 2019 and Mike lands an excellent job in Oregon and gives us the thumbs up that he’s on his way to make the transition to make Oregon his home AND at the same time he’s working with his amazing REALTOR® in CA, Deborah Johnson w/ Compass, to sell his home while we coordinate the buy side in OR. We owe a lot to our amazing Colleauge Nichole Connelly, who helped be our feet on the ground in OR while we were overseas on family vacation when Mike and Nichole found his dream home in Lake Oswego, OR.

We had the honor of negotiating the deal ocean/pool side in Costa Rica and got Mike in contract that day. We all celebrated together over the phone that evening.

Since this was going to be a contingent sale, all parties in California and Oregon had to work very closely together to make sure Mike was protected and we could close on time which was going to fall in over the holidays. Thankfully the communication between everyone was fantastic and we were able to close early!  What made this so special was that Mike flew down to CA to pick up his bestie Easy to drive him up to see their new home sweet home on closing day.

Mike, Jason and I are so thrilled for you and genuinely love how big your heart is. We look forward to your house parties and promise to make you some excellent sangria. Cheers to you and Easy our friend!

Buyers Robert and Koka have been renting a secluded estate in the hills of Washington county for over 10 years.  When the owners decided to sell, they knew it was the time to dive back into home ownership.

Spanning their search from SW Washington all the way down to the Southern art scene in Ashland Oregon, they were looking for the right niche property to call their own.

Artisans by trade,  their home needed to provide a serene energy.

When this secluded executive style property came on the market we quickly made the drive down to Albany, canceling other showings in the process.  The moment Robert and Koka walked in the door you could see and feel their sense of connectedness to the home. A clean professional offer was packaged and presented to the sellers and we were in contract in no time.

Despite receiving another offer for a higher price,

the home owners had become attached to Robert and Koka because of the transparently heartfelt letter they wrote to accompany their offer.  The Sellers in this case even wrote a heartfelt letter back to my clients and provided them a “how-to” home tour after closing.

All happy in Albany is exactly how the entire process went on this home purchase.  When everyone involved comes from a place of gratitude like this it’s an experience dreams are made of.

A Slice of Heaven in Carver

You may not know this about me, but I am a country girl. I grew up in Woodland, WA on 10 acres, bordering a lush tree farm and we had a gulley, creek (or “crick”) and a quarter mile winding driveway to get to my childhood home. It. Was. Awesome. My brother and I spent most of our time outside getting dirty and trying to stay out of trouble.

Fast forward to fully-grown me, now operating a successful Real Estate business, and I get a little giddy when I get to help my clients buy homes on property, outside of the big city. I understand and appreciate what considerations need to be made when buying outside of city limits. Septic drainage fields. Geothermal heating systems. Shared road maintenance. Privacy. Contingent Sale Sucess

Our beautiful friends Carla and Andy told Jason and I that their cousins were needing to move to Oregon. They swung by both open houses that Jason and I were separately holding to introduce us to the wonderful Lorenzo, Teresa, and their beautiful children.

I received a text 3 weeks later with the great news that Lorenzo had a new job assignment in Portland, and they needed to quickly make the jump to settle in in Oregon. They were in the process of selling their home back in California so it would have to be a contingent sale.  We prepped them for the potential hurdles we would have to face with a contingent offer so they were armed with knowledge before diving head first.

They flew in a week later and we lined up 5 homes that we felt fit their criteria.  I warned them that it might all feel like a blur at the end of the tour; so we needed to keep detailed notes on each home.  Home #2 stuck out from the very minute Lorenzo and Teresa stepped foot in it.  By home #4, Teresa had a feeling that we needed to revisit #2 to solidify her gut reaction that this was home.  We gave the listing agent the good news that we wanted a second viewing in the same day.  After our second viewing Lorenzo started to see the draw of why Teresa felt like home #2 was home.

After Lorenzo and Teresa thought everything over, they gave us the go ahead, and we put together a strong case for why the sellers should accept their contingent offer.  For extra support their lender, Dion Mancia with Caliber Home Loans, was amazing and called the listing agent to vouch for them as solid buyers.  By the end of the day we were giving Lorenzo and Teresa the good news that we had mutual acceptance!

This transaction stood out to us particularly because of the excellent teamwork and communication of all those representing Teresa and Lorenzo.  Their agent back in California, Naz Fontilea w/ Century 21, was fantastic and kept us up to date on the sale of their home so that we could organize our closing in Oregon.  The escrow officers from Old Republic in California helped facilitate wiring funds from their sale to ours in Oregon.  Jennifer Fahner with Old Republic Title and her team were amazing and worked together to sign Lorenzo and Teresa as soon as they received loan documents.

Our collective goal was to alleviate as much stress from Teresa and Lorenzo as possible so that they could focus on their end prize of moving to Oregon.  Working on 2 closings simultaneously is no easy task, and Teresa and Lorenzo handled it like champions.

In a little over one month Lorenzo and Teresa moved their lives from California to Oregon, and we are so excited to have them here. We look forward to all the memories that they will create in their beautiful new home.
