If you came here for an easy answer, I’m sorry to disappoint you right off the bat. However, there really is no “right” choice between a new construction home and an older one. The best option depends on your lifestyle, needs, and current situation. For our purposes today, we’ll define “older” homes as those built before 1980. This was around the time when homebuilding practices changed with regulations on materials like lead-based paint and asbestos. Now, let’s dive into the pros and cons of each!

 

Advantages of New Construction

  1. Turnkey
    With new construction, you don’t have to worry about replacing stained carpet or refinishing the wood floors before moving in. If you’re not one for taking on home projects, the luxury of not having to do any renovations upon move-in is huge!

  2. Energy Efficiency & Up-to-Date Codes
    Builders design new homes with energy efficiency in mind, often equipping them with the latest tech, like high-efficiency windows and insulation. They also follow current building codes, reducing the need for short-term upgrades and helping to keep energy bills lower over time.

  3. Builder Incentives
    New construction homes sometimes come with financial incentives. Since builders have sales quotas, they often offer things like rate buydowns or closing cost assistance in order to meet them. This can provide you with some welcome savings, especially if you’re buying when rates are high.

  4. Customization Options
    While they’re often built on spec, new homes sometimes allow for some customizations, like choosing finishes or exterior upgrades. Want a chef’s kitchen or that perfect bathroom tile? You might get to make those choices if you buy at the right stage.

  5. New Home Warranties
    With a new build, you typically get a warranty from the builder, giving you coverage for certain defects or repairs during the initial years. This can give you peace of mind, especially with larger systems like plumbing or electrical.

 

Disadvantages of New Construction

  1. Not All Builders Are Equal
    Quality can vary significantly depending on the builder. It’s essential to research the builder’s reputation, ask for reviews from previous buyers, and consult with your agent. Many people assume a new construction home won’t need a home inspection, but that’s a myth. According to a 2022 study by the National Association of Realtors, nearly 1 in 4 home inspections on new construction revealed major issues, most often related to HVAC systems or safety. With tight deadlines and fully booked contractors, some details can slip through the cracks.

  2. Potentially Higher Price Tag
    New construction can be priced higher than resale homes. However, this isn’t always the case, as some builders adjust their pricing depending on market conditions. With rising interest rates, some builders are pricing competitively to attract buyers.

  3. Less Character and Charm
    Builders often design new homes to appeal to a broad range of buyers, which can mean they lack the unique features of older homes, like intricate woodwork or custom-built shelving. If you’re someone who loves character, this is really something to keep in mind (and something you may already understand about yourself already!)

  4. Flexible Timeline Needed
    If you’re buying a new build that’s still under construction, you’ll need to be flexible with your moving date, as construction delays can happen. This is especially something to keep in mind if you’re navigating this purchase while also selling your current home.

 

Advantages of Older Homes

  1. Established Neighborhoods with Character
    Older homes are often found in neighborhoods with a more mature, established feel. You might find tree-lined streets, unique architecture, and a tight-knit community vibe that new developments may not offer.

  2. Great for DIY Projects
    Many older homes have the potential for DIY renovations, letting you add your own flair. If you’re handy or enjoy home improvement (or are looking to grow your skills), an older property may be a perfect fit.

  3. Room for Negotiation
    Older homes typically offer more room for negotiation, since the majority of the time you’re working with a private seller and not a company. If the home needs repairs or updates, sellers are often willing to work with you on price or closing costs.

  4. Unique Architecture and Materials
    There’s a reason people say, “They don’t build them like they used to.” Older homes often used old-growth wood, which is lumber from trees that grew for longer, making it denser (more rings!!). This old-growth wood is more resistant to warping, rot, mold, and even has insect-repelling properties. If you’ve toured an older home with me, you’ve more than likely already heard me nerd out about this, lol!

    Many older homes are built on larger lots, a big bonus for those with pets, or if you just prefer a spacious yard, garden, or outdoor entertainment area.

 

Disadvantages of Older Homes

  1. More Maintenance and Repairs
    It’s no secret that older homes often need more upkeep. You might be looking at replacing or repairing larger systems like roofing, plumbing, or electrical. These homes have had years of use, so more significant wear and tear is expected.

  2. Unknowns in Property History
    While a thorough inspection can identify most issues, some problems—like past neglect—may only be uncovered over time. This adds a layer of uncertainty, especially if the home has been through multiple owners.

  3. Outdated Codes and Systems
    Many older homes weren’t built with today’s building codes in mind. Common issues include outdated wiring or galvanized steel plumbing. In addition, we often see repairs done over the years that were done incorrectly (someone decided they could watch one youtube video and be an electrician). These issues can require costly corrections or upgrades, which can add to your overall investment.

Meowdy! Congratulations to Woodstock Portland’s newest neighbors!

Story time about this dynamic duo Jason and Tamara! They began their home search with me in early 2021. They pulled out on a potential purchase that just wasn’t quite right for them that year. They took a break from the home search (this happens on occasion and for good reason). We stayed in touch over the next few years and I was thrilled when they came back around the end of 2023 to update their home search and peek at what the current market had to offer!

We got an offer accepted on a condo that turned out to need more repairs than the HOA had budgeted for, so they terminated. Thank goodness for the many contingencies during the home purchasing process that protected my clients to uncover all they needed to make the educated decision to move on from that one. Shakira’s new digs in NE Portland!

Our journey began when we first met at one of my open houses where I got the pleasure of meeting Natalie and her pup Shakira! We hit it off and I knew I wanted to become her trusted real estate professional and answer more of her home buying questions.

We kept in touch and she introduced me to her husband Steve when they attended one of my “First Time Home Buyer” classes, co-hosted with Cat Jerger at Guild Mortgage. We gave them education and confidence to take the next steps and applied for a mortgage loan.

Real Estate Lockboxes: 4 things to know!

What’s With the Special Lockboxes?

What are they?

A Sentrilock lockbox is typically installed (with your permission) on your property by your listing agent for the duration of your home sale.  This provides access to contractors/photographer (if needed, with your permission) prior to going on the market, to agents while on the market, as well as while your home is pending sale, after you’ve accepted an offer. These lockboxes are integrated with the MLS, which means the lockbox is specifically assigned to your home.  They are also connected to an app which allows licensed agents to access keys via these boxes.  They were a new innovation about 20 years ago, and are now ubiquitous in the industry.

Are they secure?

There are some features of these lockboxes that make them especially secure and useful for real estate!

  • The data from the lockbox is transmitted to the mobile app, allowing listing agents to keep track of who is accessing your home, and when.  This proves especially helpful in the rare case when an agent accidentally walks away with your key in their pocket, since we can easily see who last accessed the box.  It also makes it simple to follow up with agents who have shown your home to buyer clients.
  • It is easy for a listing agent to provide a ‘one day code’ to allow someone not licensed as an agent to open the box, like a contractor or cleaning service.  This date specific code will only work on that occasion, and new codes will be generated if needed.  This is safer than having one code that many parties may have used and may use again.
  • Sentrilock boxes in each region provide general information on how often lockboxes are accessed, how long buyers stay at homes, etc. to provide unique data on the current market and activity, which helps us to be responsive to the market.
  • These lockboxes are designed to be difficult to remove, and difficult to break into. While not impossible, they are tough.  While you may typically see them hung on doorknobs, they can also be installed in another secure location on your property, if the front door knob is not your preference.

 

When Should You Bounce on a Pending Home Purchase?

Buying a home is one of the most significant decisions you’ll ever make, and the stakes are high. In today’s market, competition for desirable homes can be intense- and once your offer is accepted, it’s easy to become emotionally attached to the idea of a new life in your new home. However, sometimes, despite the excitement and effort put into a winning offer, walking away from a pending purchase is the best decision. Here are key scenarios where it might make sense to reconsider your decision.

1. Unresolvable Issues in the Home Inspection

A thorough home inspection is a critical step in the home buying process. If your inspection uncovers significant issues such as structural damage, outdated electrical systems, plumbing problems, or mold infestation, these can lead to substantial repair costs and potential safety concerns. While most issues can be resolved (either through seller repairs or concessions from the seller that make repairs possible after closing), major problems may not be worth the risk or expense. Key questions to consider are, “is the seller willing to negotiate?” and “are these issues ones I can address over time?” Your realtor will be your best guide on sussing out what’s possible- and, making sure that you are able to protect your earnest money if you decide to walk.

2. Appraisal Comes in Lower Than the Purchase Price

In Portland’s competitive market, bidding wars can drive prices up. However, if the home appraises for less than the agreed-upon purchase price, your lender may not approve the full loan amount. This means you’ll need to come up with the difference out-of-pocket, which may not be feasible. If the seller is unwilling to lower the price- or, you’re unable to bring extra cash to the table to bridge the gap- it might be wise to walk away. If you suspect a home you’re writing an offer on won’t appraise at value, work with your realtor on crafting an offer that offers protection against appraisal gaps. While most homes out there appraise “at value,” a low appraisal doesn’t always mean you need to walk. Your realtor can often gather additional information to help you appeal an appraisal and hold things together.

3. Title Issues

A clear title is essential for a smooth home purchase. If the title search reveals unresolved liens, disputes, or legal issues, these could become your responsibility after the purchase. Title insurance can provide some protection, but unresolved title issues can be a deal-breaker. Your realtor can help you determine whether a title issue is resolvable, or whether it makes more sense to bounce.

4. Financing Falls Through

Even with pre-approval, changes in your financial situation or the lender’s policies can cause your mortgage to fall through. Losing your job, acquiring new debt, or significant changes in interest rates can impact your loan approval. Without secure financing, proceeding with the purchase isn’t possible without an alternative plan. Be sure to keep your realtor (and your lender) abreast of any potential changes- that way, there’s time to try and pivot.

5. Neighborhood Concerns

After making an offer, you might discover issues with the neighborhood that weren’t apparent initially. This could include plans for undesirable developments or zoning changes that change livability or future property values. If the community doesn’t meet your expectations for safety, amenities, or future growth, reconsidering the purchase is prudent. Working with a realtor who is well-versed in the neighborhoods you’re shopping in is a great way to avoid problems from the start.

6. HOA Restrictions

If the home is part of a Homeowners Association (HOA), it’s crucial to review their rules and regulations. Excessive restrictions, high fees, or poorly managed HOAs can lead to ongoing frustrations and financial burdens. If the HOA terms don’t align with your lifestyle or budget, it’s a valid reason to walk away. Your realtor may suggest that you consult with an attorney as you are reviewing HOA documents.

7. Seller’s Non-Disclosure

If you discover that the seller has intentionally withheld important information about the property, such as past damage, renovations without permits, or neighborhood disputes, this breach of trust is a significant red flag. Full disclosure is essential for making an informed decision, and lack of it can justify backing out of the deal. It’s important to note that most sellers don’t know *everything* about the property they’re selling- so consult with your realtor if you have concerns about what’s been disclosed. Sometimes, it’s just an ordinary oversight on the part of a seller- and can be remedied with simple clarification paperwork. Other times, it’s more serious. Your realtor can help you sort the difference.

8. Personal Circumstances Change

Life is unpredictable. Job relocations, changes in family dynamics, or health issues can arise, making the purchase impractical. Personal well-being and stability should always come first, and sometimes that means delaying a home purchase. If you’re thinking of making a home purchase- let your realtor know of any potential life events that are on your radar. They can help you make informed decisions about how best to pivot, if pivoting is needed.

The Takeaway

Walking away from a pending home purchase isn’t a decision to be taken lightly. Sometimes, there are big financial consequences to bailing- including losing your earnest money or legal action from the seller for breach of contract. But sometimes- walking is the best course of action to protect your financial and personal well-being. Your realtor can help you evaluate options and guide you though the proper way to exit a transaction.

Buying a home is a big deal. Your realtor can help you conduct thorough due diligence, seek additional professional advice, and make decisions that protect your interests. The right home, free of significant issues and in a suitable neighborhood, will eventually come along. Remember, it’s better to wait for the right opportunity than to regret a rushed decision.

Celebration of Sunnyside

SUNNYSIDE – A relatively small geographic area in Southeast Portland, surrounding Sunnyside Environmental School. Dense with character, color, flavors, vibes and great people, Sunnyside is an old-school neighborhood where the streets fill up when it’s sunny, gatherings pop up in the parks, 100 person bike rides cruise our streets. I really love it. My family has called this neighborhood home since 2009. Our kids grew up in the school classrooms, on the playgrounds.

Hawthorne to Stark, from the 20s to the 40s… There are only about 200 square blocks that can celebrate themselves as Sunnyside.

Sunnyside Environmental School – As a Sunnyside parent, I have endless gratitude for the teachers and staff at SES. They are advocates, friends, guidance counselors and some of the most inspired and committed people I’ve known.

With the re-emergence of the sun, the first day of Spring, and the cherry blossoms afoot, it’s hard not to notice Portlanders have a bit more pep in their step! Welcome to the spring real estate season, where the chill of winter thaws, and a new cycle of opportunity begins!

For Sellers, Spring is typically the ideal time to list your home. With longer days, warmer temperatures and gardens blooming, properties tend to show better, attracting more potential buyers.

With that, over the last 2.5 months, we’ve seen new listings slowly make their way to market. There has been an average of 72 new listings per week across the entire Portland Metro Market since the beginning of 2024.

Competition Returns

So, just as the Spring brings warmer weather, it also brings competition.

Buyers have now adjusted to the 6.5 – 7% interest rates, and they are awakening from their winter hibernation.

In our office, which holds the number one market share in Portland, we’re seeing multiple offers on new listings that are priced well and move-in ready.

Many lending experts are predicting that we won’t see rates fall much further through the end of the summer.

In this ramp up to a busy season, it’s crucial for buyers to act fast and for sellers to price their homes strategically.

Neighborhood Nirvana: How to Plan the Perfect Block Party This Summer

Block Parties are a fun and easy way to build community and get to know your neighbors. You may be wondering where in the world you’d even start to plan a neighborhood block party – and I’m here to help! Luckily, the Portland Bureau of Transportation (PBOT) created the “Portland in the Streets” program, which is specifically targeted towards organizing block parties. They received a whopping 956 applications in 2023, the largest in their history! Let’s walk through the steps to planning a successful block party and explore the meaningful impact it can have on your community:

Step 1: Understand the rules and regulations

It’s important to understand how to throw a safe and legal neighborhood party. There are rules around permits, road closures, and safety guidelines to ensure your event is safe and enjoyable for everyone. Some things to consider: 

  • You must apply for a permit, but luckily the permit is free!
  • The event must be free and open to the general public. 
  • The block party cannot be associated with business or organizations and cannot exceed 100 people at any point. 
  • It must be on a non-arterial street and classified as “Local Service Traffic.” 
  • It must be on a block that is not part of a bus or transit route. 
  • It must take place between 9 a.m. and 9 p.m., not to exceed 8 hours per week. This includes setup or cleanup time. (there are additional rules to extend until 9 p.m. – traffic control devices need to be equipped with retro-reflectivity and flashing lights). 
  • It may span up to 2 blocks but intersections must remain open (note: it will take PBOT longer to review applications to close multiple blocks!).  

Step 2: Gather a planning committee

Forming a planning committee with your neighbors can make the process smoother and more enjoyable. Delegate responsibilities such as permit application, logistics, entertainment, and communication. Collaborating with others not only lightens the workload but also builds a sense of community involvement.

This is also a great time to set the intention of your block party. Bock parties provide an opportunity to build stronger relationships, share resources, and support one another. Consider including activities that promote collaboration and sharing, such as a potluck, knowledge-sharing workshop or a community swap meet.

Step 3: Choose a date and time

This is a great time to let your neighbors know that you’re planning a block party. Chat with them and choose a date and time that works for the majority. Check local events calendars to avoid scheduling conflicts and to increase the chances of a higher turnout. You can check the City of Portland’s Events calendar, and Willamette Week has a pretty comprehensive event calendar as well. 

Step 4: Apply for and secure permits

You can apply for a block party permit via PBOT’s website here. You’ll need to register for an account with the City of Portland if you don’t have one already (which is fairly quick and easy).  The website also includes helpful information on street closures, barricades, and other essential details to make your block party a success.

Step 5: Plan activities and entertainment

You don’t have to have activities and entertainment, but it does make the day more fun and memorable, especially for kiddos. From live music and games to food and drink options (no alcohol sales and/or alcohol consumption on the street), consider the preferences and interests of your neighbors. Perhaps you have a neighbor who plays the guitar, or a gardener who would love to share their knowledge!

Many people also love Block Party Bingo where you make your own bingo cards using one of the free “Human Bingo” templates available online. Fill the squares with questions about your neighbors, such as “rides their bike to work” or “has a vegetable garden”. Then, ask your attendees to find someone who can answer yes to each question and have them sign or initial the corresponding square. The first person to get a bingo wins a prize. It’s a great ice-breaker and conversation starter, can help you discover new things about your neighbors and make new friends.

Step 6: Communicate with your neighbors

By now you’ve already let your neighbors know that you’re planning a block party and settled on a date/time. In fact, PBOT encourages all permit applicants to reach out to neighbors before applying. Once approved, you must notify your neighbors at least 2 days prior to your closure. They even have a flyer you can print and use.  

Step 7: Enjoy, share and repeat!

Once you’ve organized a block party, the next will be even easier! You can trade off tasks and rotate the planning committee, try new activities and share what’s working with friends in other neighborhoods so they can be inspired to organize their own. 

Organizing a block party is not just about throwing a fun event; it’s about building a stronger, more connected community. The goal is to create an inclusive and meaningful gathering that brings neighbors together in a spirit of camaraderie and support. Through these events, we can create a more vibrant and resilient communities where everyone feels a sense of belonging and shared responsibility.

March Magic: Attracting and Feeding Wild Birds in Your Portland Backyard

Welcome to March Magic for Bird Lovers in Portland! As the city gears up for spring, it’s the perfect time to transform your backyard into a haven for wild birds. Whether you’re a seasoned birder or just starting out, here’s your ultimate guide to attracting and feeding wild birds in Portland during March.

1. Choose the Best Bird Feeders

Selecting the right feeders is key to attracting diverse bird species to your backyard. Tube feeders cater to smaller birds like finches and chickadees, while platform feeders are ideal for ground-feeding species such as sparrows and juncos. Don’t forget suet feeders for woodpeckers and nuthatches!

4. Create Shelter with Native Plants

Native plants provide essential shelter and habitat for wild birds. Plant native shrubs and trees like Oregon grape, serviceberry, and Pacific wax myrtle to offer protection from predators and additional food sources.

5. Maintain Cleanliness for Bird Health

Regular maintenance is crucial for the health of your avian visitors. Clean feeders and water sources regularly to prevent disease spread. Remove moldy or spoiled food promptly, and keep the feeding area clean by raking up fallen seed hulls and debris.

6. Be Patient and Observant

Attracting wild birds requires patience and observation. Spend time observing bird behavior from a distance to avoid disturbance. Keep a journal to record species encounters and track their visits over time.

It’s a careful, thoughtful, and can be fun process that could take you a few months before you’re ready to dive in.

Here’s your must-have intention for buyers and sellers in 2024:

Buyers: Know your purchase power, and this starts with your credit score. You’ll need 720+ to reap the best rates. If you don’t know your credit score, there are subscriptions (e.g., Experian) or free services (e.g., Credit Karma) and if you can, pay down balances on credit cards — but not ALL the way down. Leave a running 10% balance of your credit max, and if you can, get a cash-back or points based reward on that credit card. If your credit is in the toilet, contact a credit repair company like Blue Water Credit Repair to get you back on track. Depending on the health of your credit, this could take a few months. So, best to get started now.

Sellers: If it’s broken or bugs you, it’s gotta get tackled. Never got around to putting baseboards down in the bonus room? Have a broken or outdated light fixture? Did you run out of steam before you could paint that last bedroom? Know there are hardwoods? Have warped floors or counters? Cracked windows? Leaky roof? Saggy front porch? From North Portland to the Westside: A New Neighborhood for Patrick & JoAnne

I am so excited to welcome my clients Patrick & JoAnne home to their beautiful new house in SW Portland!

These clients began with a clear vision, searching for the perfect Westside house that they could call home. The initial excitement led us to some incredible houses, & after a promising start with a house that caught their hearts, reality hit hard when our first offer wasn’t accepted. Undeterred, we continued our search, evolving our criteria & areas of interest to focus on move-in ready one-level homes.

We saw some more great properties & wrote a couple of additional offers but nothing quite compared to that first house. Through it all, these two kept their spirits high & never gave up on the dream of their perfect forever home.

And then, finally, WE FOUND IT! We stumbled upon a property that checked nearly every box on their original list. The excitement was palpable & we knew that we had to act fast to beat the strong competition for a coveted one-level home. While the property had been sitting on the market for a while, it had just had a significant price reduction, so we knew it was an opportunity we couldn’t ignore.

Negotiations began & my team & I worked tirelessly to secure the deal. The outcome was worth every moment of anticipation. It’s not a matter of if… but when.” We hear that a lot about The Big One. The earthquake that anyone who lives in the PacNW knows about. And wildfires? They seem to be edging closer to city limits every fire season.

Disaster planning isn’t our favorite thing to think about. No one wants to imagine themselves, their families, or their homes in danger. And, it can seem daunting on where to start, without sending strong prepper vibes. Here in Magicland we combed through some resources that will hopefully help.

Understand Local Hazards
Knowledge is power! Are you aware of the risks you may face based on where you live? Portland, situated in the Pacific Northwest, faces various risks, including earthquakes (Hello Cascadia Subduction Zone), wildfires during dry seasons, winter storms, and occasional flooding.

Earthquake Preplanning
No one knows when, but we can secure heavy furniture, appliances, and wall hangings to prevent injuries during an earthquake. It’s not a bad idea to consult an expert to conduct a structural assessment of your home and consider retrofitting if necessary. Identify safe spots within your home, such as under sturdy furniture, away from windows, and practice “Drop, Cover, and Hold On” drills with your family. Wildfire Safety
During those crucial dry months, take steps to protect your property and family. Create a defensible space around your home by removing dead vegetation and flammable materials. It’s a good idea to install spark arrestors on chimneys and vents and have an evacuation plan in place if you are in a high-risk area. Stay informed about wildfire alerts and advisories issued by local authorities. You can use the website, oralert.gov to see local alerts or text your zip code to 888777 to receive text alerts.

Flood Preparedness
Our beloved Portland is often at risk of flooding due to heavy downpours, this can lead to flooding, especially in low-lying areas. It’s imperative to know the flood risk for your home and to take preventative measures, which may include keeping electrical appliances off the floor or installing sump pumps. As always, stay up to date on local weather reports and disaster alerts and be prepared to evacuate as necessary.

Family Emergency Plan
Developing a family emergency plan is vital to ensure that every family member knows what to do and where to go in case of an emergency. Make time to sit down with your family and discuss evacuation routes, designated meeting points, and essential contact information for relatives and emergency services. Regular practice drills conducted every six months can reinforce the plan and ensure everyone is familiar with the procedures.

Assembling a well-stocked emergency kit can be a lifesaver during disaster situations. Real Estate on Stolen Land: Building a More Inclusive and Equitable Future

I love helping clients achieve their dreams of home ownership. But the land I practice real estate on has a painful history. It was stolen from Indigenous communities through colonization and displacement. The history of real estate is riddled with systemic racism that has resulted in housing disparities in our communities. Acknowledging past (and current) oppression on the land we realtors work on is important. So is using our power and influence to actively contribute to just society and a more inclusive and equitable future.

Acknowledgment Matters

Have you incorporated a land acknowledgment statement into your realtor profile or website? Land acknowledgements aren’t just symbolic. They’re a powerful step towards reconciliation and change. As realtors, we make a living helping folks buy and sell property. Thus, it’s important to recognize the history of racism (and sexism, homophobia, and transphobia) in this industry and pay tribute to the Indigenous peoples who have cared for this land for centuries.

The Portland Metro area rests on the ancestral lands of the Cowlitz, Multnomah, Kathlamet, Clackamas, Tumwater, Tualatin Kalapuya, Wasco, Molalla, Watlala, Bands of the Chinook, and so many other nations who made this area their home. In addition to the federally recognized tribes mentioned, there are numerous “unrecognized” tribes and Indigenous groups whose stories are also important.

Acknowledging our failures and flaws (collectively and individually) opens the door for us to do better.

Advocate for Change

As realtors, we advocate for our clients all the time. We can also advocate for policies and initiatives that address housing disparities and promote equitable access to housing for all. Whether marching in the streets, engaging in conversation with our clients/peers, or in lobbying elected decision-makers- even small actions turn the wheels of justice ’round.

Providing direct support to organizations that serve and uplift historically marginalized/oppressed communities is one way we as Realtors can address injustice. In Portland, we’re fortunate to have organizations like Native American Youth and Family Center (NAYA) and Q Center (among many others) doing critical work to build more inclusive and equitable communities. I give a portion of every paycheck to Taking Ownership PDX and donate to organizations and mutual aid efforts in my community. I’m proud to hang my license at Living Room Realty, a Certified B-corp. The brokerage gives 5 percent of annual profits to local charities.

Embrace Learning & Growth

No one gets it right all the time. That’s okay. We can all try to do better- as professionals in our industry, as members of our communities, and as human beings trying not to be assholes in our short stint here. Self-reflection is essential- as is being willing to show up authentically (and politically) in our professional lives.

As a broker body, we have a responsibility to understand the racist history of our industry, including redlining policies, discriminatory lending practices, and the displacement of communities of color. There are lots of resources to learn from- like this great podcast about the history of racism and housing discrimination in Portland. We should know whose land we’re on. Here’s a great resource, if you’re not quite sure.

Stronger Together

It can feel scary to advocate for progressive change in our communities, our cities, and our industry. Even though I’ve spent most of my adult life engaged in justice work, I still feel anxious putting posts like this out into the world. What if I get called out for not being radical enough? What if my words aren’t perfect? What if clients decide not to work with me? What if I lose followers on social media? What if my peers think I’m a joke?

As professionals in an industry very much rooted in exploitative capitalism, white supremacy, & colonialism, we as realtors can and should use our voices and privilege to support a more inclusive and equitable future. If a potential client doesn’t want to work with me because I’m vocal about those things- well, that’s okay. I’m not for everyone (and, they’re probably not for me).

Key Day is the Best Day!

The actual handing over of keys is quite literally one of the best parts of my job as a Realtor helping first time home buyers in Portland!  The other part is connecting with and supporting people as they move through a huge (sometimes stressful) transition in their lives.  I mean, who likes to pack up everything they own into various brown boxes, move them, move them again, and then again and again a few more times??  When buying your first home, you’re doing this move with the added financial stressor of using up a whole lot of your savings to make it happen.  So when things start to feel heavy or overwhelming, I work really hard to try and keep things cool, calm and collected and to remind us all of the bigger, brighter picture; the incandescent light bulb, if you will, at the other end of the moving box tunnel. In the end, that key day becomes even more special, knowing you too, can do hard things.

 

Where We Began

Jeannette and her partner had just started thinking about the prospect of buying but didn’t know exactly where to start or what to look for when purchasing a home.  Narrowing in on some important aspects of where they saw themselves,  starting with what they loved about their current house and neighborhood, moving into what they didn’t love so much or wished they could change really guided us in the initial direction of what we were to look for.  Then, after touring a few different homes in different parts of Portland, we discovered the biggest, most important boxes required for the right house.

What Makes the St. Johns Neighborhood Special -Part 2- Coffee Shops

Coffee shops are community!

Every time I head to a new city or even just a new part of town, I make finding a great coffee shop the first order of business because there’s no better starting point for understanding the local community, no matter where you are. When you visit the St. Johns neighborhood, you’ll notice life moves a tad bid slower and that’s a good thing. The coffee shops are alive and bustling with folks working, unwinding, socializing and connecting.

And with the University of Portland just down the street, you’ll find University students regularly taking advantage of these great study spots.

Coffee shops are special because they reflect the atmosphere of the neighborhood and St. Johns is fortunate to have many unique and vibrant coffee shops which makes choosing just one very hard! A good problem to have :)!

Here are a few of my favorites:

Great North Coffee

This café feels like the heart of St. Johns. A popular meet-up spot as well as a great place to work or unwind with a snack. They roast great coffee and have other nice choices like kombucha and teas. The room has high ceilings and plenty of seating which gives it such a lovely and classic café feel. Locally famous for their next-level breakfast sandwich made with chimichurri or romanesco, and can be made vegan. Delicious and addictive! Also, you’ll find the classic pastries, cookies and bagels you expect from a great café. Don’t miss the local art on the walls!

 

Two Stroke Coffee Co.

Two Strokes Coffee is a moto-inspired coffee shop on the main drag of St. Johns, conveniently located next to a cool motorcycle & scooter shop called Sabatino Moto. This is a really fun cafe to visit and a great place to hang out. They serve wonderful coffee, pastries and have great baristas. There are a few motorcycles in the café and some stylish merchandise as well.

 

Sparrow Bakery

Sparrow Bakery is well known for incredible baked goods. They have 2 locations (the other is in Bend Oregon) and do wholesale baking for many other cafés. We are so lucky to have them in St. Johns! Sparrow makes great coffee and fabulous baked goods- I feel like it is a full-time job trying not to eat their pastries every day :). They are perfection! Plus there’s a large food menu making it a great spot for breakfast or lunch.

 

Cathedral Coffee

This one isn’t technically in St. Johns but I just had to add it! It’s officially in the Cathedral Park neighborhood (hence the name), but it’s verrry close to downtown St. Johns. Cathedral Coffee is an eclectic cafe that is always busy but never feels crowded. A beautiful large space with big windows, natural light, tall wood bookshelves & large tables. They roast their own coffee and bake their own sweets & savories, which are fabulous!

I highly recommend the foldovers they make with veggies and cheese (some have meat). They are fantastic and always fresh! And the cinnamon rolls are incredible. Many wonderful baked goods to choose from.

They also have plenty of great outdoor seating!

 

 

What about St. Johns Real Estate?

One more note regarding this current real estate market. St. Johns has seen a steady increase in property values and demand over the past few years with the average home price this August landing at $470,000 (source RMLS). To put that in perspective, the average home price for all of Portland Metro was much higher by the end of this August at $608,300 (source RMLS).

Just Sold near Peninsula Park! Yay for my first-time home buyers!

Congratulations to my clients!

As you may already know, my business is referral based and I love meeting new people. So you can imagine how happy I was when a past client recommended Jane and their partner to me. It was such a joy getting to know them on their house hunt!

Here’s a little rundown of how it went.

We started with a buyer consultation and spent an hour going over the process in general. That’s the best way to get started, going over the current market and setting expectations for everyone. That’s when I ask the most questions about what my clients are looking for and we set the pace for the house hunt.

 

We saw multiple houses every week in various neighborhoods for many weeks until we narrowed it down and found the area that felt like home. The house they chose checked a lot of boxes, it was the perfect size in a great location and it had more than one bathroom plus a garage (bonus!). We saw the house 3 times just to be sure and then successfully got the offer accepted! They did a great job of getting financially ready, approved by a reputable lender, and had all their ducks in a row in that arena. (That truly is the first step!)

 

As we went through the inspection contingency period, I really liked that Jane and her partner asked a lot of questions along the way. One thing that people don’t always lean into when buying a house is making time to dive into research and ask all of the questions, even the dumb ones (and there are no dumb ones). Carving out time for this is so helpful because it’s the meat and potatoes of the whole deal. I’m here to advise and guide you along, but there is a lot to digest and having the time for those conversations and follow-up questions will always feel good.

Here is a general overview of the inspection contingency period. I will advise you while you look over the permit history, have the sewer scoped, the home tested for radon, the property searched for underground storage tanks, plus have a whole property general inspection as well. And that’s not always all, there are more investigations sometimes. It’s a lot and it’s awesome! Because after all of that, clients have a much better understanding of the home with all of its pros and cons.

 

So in this case, some things did come up in the investigations and we negotiated a credit and a price reduction. A couple of weeks later we had fun at the signing and a few days later we wrapped it all in a bow and I gave them keys.

Flipping Houses: Interview with Bobby Curtis Part 2.1

Looking back on the interview and my responses from 2019 on house flipping was interesting. I remember lessons I’ve learned from the houses I have flipped since 2011. But I’ve learned quite a bit more since 2019 as well. Not just because I have remodeled and sold more houses myself, but because I have helped others start their flipping business and represented them as a real estate broker. So, I’ve been able to learn even more from them. Some things they have done  how I would have, and others done differently. I’ve learned from both and would like to expand on the responses I had based on the experiences I’ve had since that interview. 

1. WHAT ARE THE KEY FINANCIAL CONSIDERATIONS REAL ESTATE FLIPPERS SHOULD THINK ABOUT BEFORE THEY BEGIN A NEW PROJECT?

I didn’t have a bunch of money to start my business when I began in 2011. What I was able to do is get creative with financing. Borrowing money is actually one of the easier components, which I wasn’t expecting. There are many private money lenders out there who want to lend people money to restore houses. They have a cap, of course, on how much they will lend. That’s partially based on how much work and money you plan to put into the house, and it’s after repair value (ARV)- basically what it’s projected to be worth when your finished. 

Generally, you will need to start making payments on the loan you borrow from the private money lender within 2-4 months, so make sure you have enough money to start paying that back if you haven’t finished and sold the property yet. 

2. HOW DO YOU DETERMINE A BUDGET WHEN IT COMES TO FLIPPING A PROPERTY

When I look at house, I begin to determine what to do with it by seeing what nicely remodeled houses look like that have sold in the area. I am a data junkie. It’s worked for me, and it gives me confidence that people are already going for it. The ideal scenario is when you buy a fixer house, there are many ARV comps (comparables that represent what the house will look like). These comps show what designs trends are selling, how people are using spaces in a house, and what the overall property has to offer. 

If I’m coming into this field with no experience, I should rely heavily on these comp houses. They will be a good guide for what I should consider doing to this fixer house. And that is the beginning of my budget. I start to determine the cost of each update, upgrade, improvement in the house to get this house on par with the comparables I’m looking at. One question I have gotten a lot while clients have been remodeling houses is “I’m trying to decide between putting in this or that in the house”. Before I give my personal opinion, I ask them to go back to the best ARV comps we looked at when they bought the house to see what was done there. This usually gives enough insight to help them make the best decision.

3.WHY IS PROJECT MANAGEMENT SO IMPORTANT IN HOUSE FLIPPING?

I have not met a house flipper who is not a good project manager. The job is dynamic. There are so many facets to it: budgets, design, hiring, collaborating, and constant critical decision making. You have to become a skilled conductor to do this well. That doesn’t mean you need to be an expert project manager when you start (but it sure would help). A good project manager, and generally one who has something at stake, can make or break a profitable house flip. If you decide to hire a project manager, they need to have some kind of bigger incentive to make sure the project runs smoothly, great contractors are hired, timelines and budgets are followed. But honestly I’d rather you just be the project manager yourself, and get some help if you’re not great at it in the beginning. Nobody has more at stake than you.

As a project manager, I have had clients ask me what they should do in one circumstance or another, and even if I would make the decision for them. I can’t. The most I can do is tell them given the information I know, if I were in your shoes I think I would do this. But, everyone has a different set of circumstances, priorities, and risk tolerances. That’s important for you to balance out before making decisions.

Another thing- you might have a great design, but if you blow the budget and timeline, that design better be the VERY best to support someone paying tens or hundreds of thousands more for the house because you went so far over the budget and timeline. And it’s possible someone will. Just know it’s a risk.

 

4. WHAT ARE SOME KEY MISTAKES THAT CAN MAKE HOUSE FLIPPING A FLOP?

I stand by my original answers here but will expand on them.

A. Putting in materials and finishes that don’t work. Make sure people are already buying houses with the design ideas you are using. In this field we have so much at stake, so we are constantly looking for ways to mitigate risk. Having data- ie comparbles that show what materials and designs others have put in houses that have sold for prices we’re looking to sell our house for is important. If you decide to venture off to a new or different design, it’s okay. Just know that you are adding a component of risk since we don’t have that kind of data to support it. What makes me feel more confident with your non-supported design choices is if you’re already a successful designer or you’ve hired one to help with your remodel. That of course, brings those risk levels down. 

B. Buying a house with no good comparable houses. There are different levels of comparables. The best ones are close by, same era, square footage, style, with same size yard and amenities. There is no perfect comparable but we want to get as close as possible. The idea here is we want to decrease the number of variables between our house and the ones that have sold so we have a more than a strong intuition of what we can sell this house for when it’s finished. Did I mention I’m a data junkie? J

C. Putting a house up for sale before it’s 100% complete. Please don’t. Sometimes you’ll have success with it, but in the long run I have found it’s not a great idea. This is such a big investment for the end buyer. Generally when we list these remodeled houses, they are the most expensive houses in the neighborhood, outside of new construction. If someone is going to pay the highest price, they want to walk into a house that is completely buttoned up. We never know what people will cling to, or what will leave a lasting impression (good or bad). If something is unfinished, buyers will put together stories in their head and wonder why it isn’t complete, or why the rush to put the house up for sale. It just leaves a lasting bad impression that they may not even able to put their finger on. 

D. All D-I-Y work. You may be a skilled craftsman, carpenter, or extremely handy. Even if you are, it’s unikely this is going to be convincing enough to me for you to do everything. While you may love house flipping, it is a business, and timelines are important. If we’re looking at ARV comparbles that sold three months ago when you buy the house, and it takes you a year to remodel the house, then we are essentially relying on 15 month old data for what the house should be worth when you’re done with it. Real estate markets can change so much in that period of that time. I don’t want you to rely on getting lucky that the market will improve for sellers in that time.

E. Taking too long. See above.

5. ANYTHING ELSE TO ADD?

Be curious. Be a self-starter. Spend time wandering around neighborhoods. Go through open houses to see what houses that are going up for sale right now are going for and what condition they’re in. Join a real estate investor group so you can see and hear about what other investors are doing locally. You can also learn about some of the nuances that make house flipping unique in the area you live in. Hire great people, and people you enjoy working with. Now that this is your business, these are the people you will be spending a lot of time with.

Cleansing the Energy in a New Home

When moving into a new home, it’s important to not only focus on the physical aspects of your space, but also the energy within it. Cleansing the energy in your new home can help you create a positive atmosphere and intention for your new life there.

Setting Positive Intentions

Before you begin any cleansing rituals, it’s important to set positive intentions for your new space. Whether saying a meditation or creating a vision board- focus on what you want to bring into your space. Focus on what matters to you (love, happiness, success, etc.) to create a positive energy flow in your new home.

Smoke Cleansing

Smoke cleansing (burning herbs or incense) has been used for centuries by various cultures to clear spaces. In fact- incense burners dating back 4,500 years ago have been found in Egypt.  There’s lots to love about burning herbs such as rosemary, lavender, or palo santo- and allowing the smoke to fill your space. It smells nice- and as the smoke rises, it’s said to clear negative energy and replace it with positive energy. To try it in your home, simply light the herb bundle and walk around your space, allowing the smoke to reach every corner and room. Ahhhhhhhhhh.

A note on sage, which is often referenced in smoke clearing practices. Wild sage (also known as white sage) suffers from severe over-harvesting. If you plan to use this fragrant plant in your intention-setting, I recommend growing it yourself (it’s easy to do!). Or, ask a friend to snip from their plant!

Salt Cleansing

Salt has been used for centuries as a natural purifier and cleanser. Wanna try it? Just sprinkle salt around the perimeter of your space or in the corners of each room. Mid-century time capsule

My clients Paul and Ashley were on the lookout for a home in SW Portland. They wanted to change up their experience of being in Portland after 5 years of living in busier parts of NE Portland. They were flexible on the style of the home, but they were hoping to find something that had solid bones and original detailing, with room to put their own stamp on it. They also wanted the chance to live on a quiet street and have some solid outdoor space that they could stretch out in.

We looked for a bit, and then eventually we toured a newly listed mid-century during Tuesday broker tour. The home was a gem, a single owner, custom designed house on 1/4 acre lot just outside of Multnomah Village. It had all the original appliances (charming, but not all that functional), but it also had exposed beams, and a great floor-plan. The downstairs had a mother in law style apartment as well, which was an added bonus. The previous owner had recently passed, and she had even mowed the lawn for the entire property into her early 90’s. It was a special property that fit the bill, really solid construction with a pride of ownership blend and tons of custom details.

We pushed hard for it, being the first to offer while maintaining close contact with the listing agent. As offers came in, I made sure Paul and Ashley knew where things stood as best as I could, and offered my advice on what I thought they needed to do to get the property. I always say my job is to provide as much advice and perspective as I can, so my clients can make the absolute best decision that feels right for them. In this case, they worked closely with their lender to understand all the pros and cons of their choices financially, and we updated their offer accordingly. In the end, they beat out 7 other offers and came away incredibly excited to get the house they truly wanted on the terms that felt right for them.

I’m so happy for my clients, and proud to have been of service in doing my part to make this deal come together and bring it to close.

Hi buds! I’m Lydia Hallay with Working Magic Group at Living Room Realty – here to tell you what you need to know about the Portland real estate market for the late of June, 2023.

The official start of summer was this week, and the Rose City is in full bloom. Since the end of May, we’ve seen a 7 percent increase in lockbox activity on listed properties in Oregon- a sign that more folks are out there shopping- even though interest rates are roughly twice what they were last June.

 

Buyers

The good news for buyers is, inventory is up and you’ve got more to choose from! Compared to this time last month, there are about 200 more properties on the market; and more are on the way. Working Magic Group, the two broker team I’m part of, has five new properties coming to market in the next couple of weeks; and we’re seeing that spike in activity across Living Room offices.

But if you want to compete, you’ll need to be ready to rumble.

 

Plan Ahead

Buyers, it takes time to get finances in order for a purchase. No matter your price point- in this market, desirable homes in great neighborhoods are moving fast. Days on market have steadily decreased – from an average of 84 in early May, to 70 this week. Of the three properties Working Magic listed over the last two weeks- two went pending after a weekend of opens- and one went pending before the opens even happened.

Putting your lender/realtor team in place before you fall in love means you’re less likely to be heartbroken when a home that lists Thursday is pending before you have a chance to get prequalified or get inside. Establishing a relationship with a realtor before you start scrolling (or visiting open houses) means you’ll know who to text when your dream home hits your feed. Summer Market

Historically, it’s not unusual to see buyer and seller activity start to decline as summer days get sluggish. Who wants to shop for or sell a house when you could be at the river?

Most brokers I’ve spoken to seem to be in agreement that this year, we’re about a month or two behind where we usually are in terms of market voracity. Things are just getting started!

One and Done: Closed in Richmond!

How cute are these two on their brand new front porch?! 

Sherwin and Jessica sauntered into an open house I was hosting in February. They were looking to move out of their west side apartment and into one of the east side’s more walkable neighborhoods.

We began working together, which was fun because 1) they’re cool and 2) they like beautiful houses 😉 Don’t get me wrong, I love nothing more than helping buyers purchase “plain jane” homes with massive upside potential. But there’s just nothing like a dolled up classic prewar Portland home, is there?

Another great aspect of working with Jess and Sherwin – they knew what they wanted. Not as much in a 3 bed, 2 bath, 2000 sq ft kinda way – more that they just knew when a home had *it,* and when it didn’t. They were strategic about the homes they saw, and knew what they were and weren’t willing to compete for.

So, when we stumbled along a gorgeous foursquare just blocks off Division with incredible bones, Jess and Sherwin saw what a fresh paint job and a few new light fixtures could do for this property, and we pounced.

One offer, one acceptance, a fairly chill inspection, reasonable sellers, great co-op agents, and a high appraisal (!!) later, and it’s champagne on the front porch time!

Finding Queer Sanctuary in Portland

While there is much to be celebrated within the queer community, there is also much to be on edge for; the evergrowing hate for our community speaks volumes and so does the silence of our allies. Finding queer sanctuary is crucial, whether that come in the form of a physical or spiritual space. Queer sanctuary refers to a space where one can be their most authentic selves. Luckily, Portland is no stranger to these sort of spaces nor the queer community.

I’ve had the pleasure and honor to advocate for clients who hailed to Portland to find a queer sanctuary of their own. Whether that be by choice or necessity, it brings complete joy to see fellow queers take up as much space as they (so deservedly) can. Note: Not everyone has the luxury or means to move across the country, uproot their lives elsewhere, etc. A large number of my clients jumped through many obstacles to make their dreams a reality; I commend them for their exhaustive efforts and am so proud.

Finding sanctuary is essential for queer individuals to thrive, feel accepted, and to build a supportive community. Whether that be here in Portland or elsewhere. A reminder that queer sanctuary, whether that be people or places or homes,  are out there waiting to welcome you with open arms.

Mid-Century Modern Time Capsule

Have you ever wondered, what is the history of this house? Who designed it, why were some choices made, or who once lived here? I discovered just that with this mid-century modern time capsule in St. Johns, Oregon.

I LOVE history and especially love the hunt for house history. When searching for homes with my clients, I do my research to see what fun tib-bits I can find on the ones they love. While lounging on the couch, I’m a house sleuth online discovering what I can about the history of some of Portland’s finest houses. Sometimes there are some nuggets to be found, but most often a history can be lost if the records we’re not kept by previous owners, or the story of the house wasn’t passed down owner to owner.

I had the incredible opportunity to discover details about this mid-century modern time capsule in North Portland recently, as it was once upon a time in my family. Seeing pictures online from a friend in the industry that went to the estate sale recently, I knew I recognized that carpeted firepit. I sent the picture to my cousin to confirm and yes, this was the house! Putting an alert on the address, I knew it would most likely pop onto the market soon, and once it did, in the door we went.  Turns out, my cousins Grandma Bunnie helped design this beauty back in 1956. There isn’t another like it out there. Over the weekend, we met at the house to explore, reminisce, and tell stories. As houses have so many of them.

This Mid-Century Modern home saw a family grow through almost four generations. Bunnie designed this to fit all of the needs of a large 1950’s family. There are built-ins with drawers and cupboards in nearly every room and hallway, easier to keep the house clean and organized. A once covered outdoor patio was remodeled early on to become an indoor space with the fire pit still intact. Then they added the spiral staircase to get downstairs to the pool/bar room, three other bedrooms, and an incredibly large workshop. There are electrical plugs everywhere, even on the ceiling in some rooms. No need for extension cords! There are two wet bars, one upstairs, one down. With over 5,000 square feet, this two-level mid-century modern home has it all, and has hardly been changed since it was built. There is still the old shag carpet, wallpaper, all the knobs, (there were hundreds, and they’re all the same!). I learned why there are two separate mailboxes, due to Little Bit, the poodle, that would eat the mail if it came through the slot. Why there is a custom switch alarm to lock the house up from the primary bedroom. How the intercom throughout the house was used. So many memories and stories with this one. A true time capsule.

I have a few memories coming here as a young child, playing with my cousins running up and down the spiral staircase, even though we weren’t supposed to, to even finding a hidden box of 1950’s Playboys in the basement! This house had it all. And well, it still does.

Hooray to these FIRST TIME HOMEBUYERS!

It has been a joy since our very first introduction that was thanks to a lovely past client 2 years ago. (Btw referrals are the biggest compliment and vital to my business so many thanks for all who recommend me🙏🏽) At the time, the housing market was a little coo-coo with those historic interest rates and an extremely competitive market. We got to know each other spending time seeing homes and then they decided to take a pause. A pause that turned out to be a blessing! As V excelled in her career with a promotion and a new little man was added to the mix, they reached back out and they were ready to make moves!

Literally and figuratively 😉

It was our first weekend checking out homes and they quickly found THE ONE! The right school district, space and location! It just felt right!

With 264 days on the market and 90k price reduction, over that span of time, we made an offer that was up against one other at the time. I was able to negotiate a 10k credit to my buyer’s towards their closing costs (this means less cash out of pocket at closing) a BRAND NEW ROOF and some other minor repairs!

When I say that I share the excitement of each and every one of my clients, I mean it! Their gratitude and trust in me as their Real Estate Professional created such a wonderful experience all around.

First Time Homebuyers, from Handshakes to Hugs.

I had the pleasure of meeting Jon in early Autumn of 2022 at a wee condo in SW Portland while hosting an open house. It was a lovely condo: very modern, floor to ceiling windows, two levels, 700 square feet. The downside being the many pet restrictions, and a high HOA. The $360,000 price tag looked good; however it didn’t quite work for Jon. Fast forward about six months later, and they were ready to begin in earnest as first-time homebuyers. Off to a coffee date we went where I had the pleasure of meeting Kevin, talked shop, made a plan, and we began. After talking to a lender and exploring neighborhoods around the city, they were seeing just how much home they could buy.

And then…we found THE one.

With Jon and Kevin, it was discovering that by doing their research, planning ahead, and getting all of their dogs in a row, (only because they have four of them, it couldn’t be ducks, and I couldn’t resist.), they landed this gem of a house. Instead of a 700sqft condo with the teeniest patio, they closed on their first, nearly 2,000sqft two-story house in the Montavilla neighborhood, 1940’s floor to ceiling windows included! It also has an enormous and private backyard for all their doggos.

This happened it seemed in a blink of an eye. (Another reason why it’s SO, SO important to prepare). When I got the call that they were ready to go, we immediately began to plan our house tour. It was so much fun! Only one day of touring several houses before we found THE house. Newly price reduced and it was within their reach. Of course, they weren’t the only ones who loved this house, and we competed with multiple offers. That’s often how it goes with price reductions, or corrections as we say. They drum up buyers to act. And act and win we did!

Prepare, my friends, prepare! The preparation for owning your first home takes time, patience, and sometimes a strong constitution. With every client I meet, I advise them to do the research, while I help guide them along the way. Get your advocates together, whomever that may be, whether it’s your bandmate, therapist, barista, pal, family, your people! Talk about it. Get excited about it! You’re about to take the plunge into homeownership, on to the adventure of building equity. Then find your cheerleaders/master negotiators – your LENDER and your AGENT. Once all of that is in order, the house hunting begins in earnest, and life changes completely. It’s an exciting ride first-timers!

Known popularly for its cool & trendy vibe, you could certainly wander through the neighborhoods and discover any number of hip gastropubs and vegan delights. But if you want to live and eat like a local, read on for our personal recommendations and a couple of hidden gems!
We would be remiss if we did not give a special shoutout to Belmont Street. A lot may have changed since our Beloved Belmont post in 2019, but only for the better as it has become a veritable oasis of plant based culinary treasures!

Lilla

The only place to go when you are craving ethical Italian!
Where are they? 960 SE Madison Street
What do they offer?  The first fully vegan Italian restaurant since Portobello closed in 2016, Lilla is the creation of Indian-American chef Sanjay Chandrasekaran. Popularly known for his restaurant The Sudra (see Part 1 of the tour!), Chef Chandrasekaran prepares mouth-watering vegan temptations.
What do they value? Lilla is located in the spot where vegan Middle Eastern restaurant Tiny Aviv once sat. When Tiny Aviv closed, Chandrasekaran decided to continue the lease with a new concept, and Lilla was born! You can find the best Italian-style comfort foods, all while enjoying the fact that they are plant based and cruelty-free!

Mirisata

Vegan Sri Lankan dishes of EPIC proportion!
Where are they? 2420 SE Belmont Street
What do they offer? Fully plant-based menu (plus brunch!) in casual atmosphere with counter service.
What do they value? Mirisata is proud to be worker-owned. They do not have a traditional “head chef” but instead collaborate on every dish to make original creations! Loosely translated from Sinhala, the name means “spicy curry” – and while not everything on their menu is spicy, you can be sure each item will be packed with flavor!
Our favs? First of all, prepare yourself for HUGE portion sizes! Our lunch there lasted all week, and Kendall took some to her non-vegan parents – they loved it! You have to try the Dolphin-style Kottu and Polos Cutlets.

Obon Shokudo

Meatless takes on Japanese comfort food
Where are they? 720 SE Grand Ave
What do they offer? Feel-good Japanese homestyle favorites that hit the spot!
What do they value? Obon owners Humiko Hozumi and Jason Duffany started their vegan concept by selling in farmers markets, then to the Morrison Market food hall, and finally to their brick and mortar location! Homestyle food is very important to them, with lots of house-made fermented foods and broths inspired by Hozumi’s family recipes.
Our favs? Hands-down, the Kakiage and the Kenchinjiru! They even have FREE dog sushi!

Cultured Kindness

Where are they? 1217 SE Stark Street
What do they offer? Small-batch, ethically-sourced vegan cashew cheeses.
What do they value? From their website: Cultured Kindness conducts business as a socially responsible member of its community. Their mission is to spread ethical veganism by removing the obstacles that prevent people from choosing a vegan lifestyle. They believe that veganism is better for the planet, for individual health, and most certainly for the animals who suffer in the dairy industry.
Our favs? Cultured Kindness recently catered a Broker’s Open for us. We love the Mushroom Melt, as well as their cheese and cracker boards!

Norah

Succulent seasonal Thai and pan-Asian fare!

What do they offer? 100% plant based pan-Asian food and inspired cocktails, with a menu that rotates seasonally. Nan and Prae are from southern Thailand, and draw inspiration from the region. (Norah’s sister restaurant is vegan-friendly Mestizo!)
What do they value? Norah is woman-owned. “The name Norah refers to a traditional dance reserved for celebrations and community gatherings in Southern Thailand where Nan and Prae grew up. The dance is a symbol of community vitality. We hope to bring that same energy of togetherness to the food we serve.”

2022 Was a Very Good Year

 I am in the bizzyness of selling houses to good humans in Portland, OR. In 2022 I had the pleasure and privilege of selling 27 magnificent homes to the best buyers and sellers in the world, including a handful of folx who bought and sold, or sold and bought. We all know Portland in February can be dark and stormy. The Winter Light Festival offers a wonderful reason to get outside after dark and have some fun, whatever the weather. With bright, interactive displays, this festival combines art and technology in a family friend experience and takes place at numerous locations around the city.

My husband and I have enjoyed the festival in the past and always round out the evening with warm beverages in a cozy nearby bar. It’s always a great evening and I’m looking forward to this year’s event.

Retro Rambling Ranch – Sold!

This midcentury time capsule ranch had been in our sellers’ family for two generations and almost sixty years! A Pad in Parkrose for First Time Homebuyers, Tia and Ryan!

Food Bank Fun!

I usually don’t like the idea of promoting one’s volunteerism, it feels braggy somehow,  but the truth is it does spur others on. So in the vein of spurring others to contribute, I’d like to show what an average shift at the Oregon Food Bank entails.

I started in November and so far I’ve sorted and repackaged onions;  pears; packaged vermicelli bits (I think it was the ends of dry spaghetti?), and my absolute favorite – SALVAGE! Salvage includes going through boxes of foods from grocery stores and sorting them into themed boxes, pulling out certain products, checking for damage, and re-boxing for distribution to Food Banks all over Oregon. It’s a lot like sorting out puzzle pieces and not only is everyone’s favorite, is also a rare event. I’ve also really enjoyed sorting fruit, you never know what strange shape you’re going to find!!

Anyway, beyond enjoying the rote mechanism of the tasks, or more especially the fact that we’re helping to feed thousands of hungry Oregonians in a time that it’s really needed, I’m meeting a lot of nice people and having nice conversations over a bin of dried spaghetti, or boxes of pears.  It’s been something different every week and you can set up your schedule specific to your needs. That said, if you do go online to apply to volunteer and there aren’t seemingly any spots available, you might call or show up at 9am and talk to a team leader. It seems there are lots of opportunities that might not get posted. I’ve been able to go every Tuesday since early Nov, no problem!  They are 2.5 hour shifts morning or afternoon, with a 2 hr lunch break between if you’d like to stack and make a day of it. If you’re not able to do some of the tasks (I’ve since decided my carpal tunnel doesn’t like vermicelli bagging) they’ll find jobs for you that you can do. It’s all-inclusive!

Selling During A Market Shift – A Good Story

It’s no wonder so many people are nervous to sell in a stabilizing market when we are being bombarded with articles titled: “The Fed is Killing The Housing Market”(CNN), “Here’s How Weird Things Are Getting In The Housing Market”(Bloomberg), and “Mortgage Application Plummets.”(NBC)  But we can assure you there are still good stories out there, and you’re about to hear one.

HGTV, A Cup of Coffee, and a House Flipping Venture

In 2016, Ian Curtis, asked if I’d meet him for a cup of coffee. While we share the same last name, it turns out the only relation we have is through real estate and our interest in restoring 100 year old houses. We met at Case Study on Alberta St in NE Portland to talk about house flipping. Ian had just gotten his real estate license. He shared with me he wanted to buy and restore houses. I had been house flipping in Portland for about five years by then, so I certainly had some experience to share. And tips.

I’ve always been open to talking with people about my real estate ventures. But also what has had them go well and the pitfalls along the way. By the time I met Ian, I had had many cups of coffee with many people who had even a twinkle in their eye when watching their favorite house flipping show on HGTV. And I love that, actually.  That’s usually where dreams begin in this line of work. Whether or not people go on to actually do the work and restore houses, doesn’t really matter. It’s exciting imagining, and then taking a few steps to see if its right for you.

I don’t remember everything Ian and I talked about that day, but I remember him asking thoughtful questions. I saw him as a serious, very professional, and talented, young guy. And I think I recognized an old soul, which really made me like him from the beginning. Also not bad qualities to have in this line of work.

From then, Ian and his business partner, Matt Clark, went on to flip a house. I remember that first one well. It was an old farm house in North Portland on N Cecelia St. It was such a thoughtful renovation, a ton of work, and people loved the traditional farmhouse remodel style they created. When we listed it for sale, it sold within the first three days.

Now, several years later, Ian and Matt have a dynamic real estate development business, Milk & Honey Restoration.  They take on complex home renovations, new construction and rentals. While I wish I could take some credit for it, they’ve really gone beyond what I’ve done. Though I do appreciate they still ask my opinion from time to time. 😀 They have their own ideas, style, and team. And I’ve been inspired not just of the work they’ve done, but the integrity they have in their work.

Their most recent remodel is at 2606 SE 16th Ave, Portland, an old Foursquare home with large garage they converted to a second living space. I asked Ian some questions about the house, and here’s what he shared

 

What was the inspiration for the remodel and design you chose?

Sometimes a renovation project feels like a blank slate where the original design and style is ambiguous or has been convoluted over time. Other times, such as this one, a house has such marvelous original style that staying true to that design feels like the best thing you can do for the home. Working with Pip Stevens, our local interior designer, we restored the many original archways, replicated original trimwork, and made design decisions that stayed true to the original architectural style of the home while bringing in fresh ideas and modern upgrades.

What was the most unexpected thing that popped up if anything?

One of the unexpectedly pleasant things that happened was, after opening up the walls, discovering how well built and well kept-up the home was. Some of the best “bones” we have seen in a home of this age. Probably the most unpleasant (though maybe not so unexpected) thing that happened was the delay in manufacturing times.  The pandemic supply chain issues are still affecting all sorts of products and it is hard to keep track of what products will have delays. For the last project, garage doors were extremely delayed. For this project, our windows took at least two months longer than usual to get back from the manufacturer, causing a pretty big delay in the project.

Did this turn out how you expected, or did you make any big changes along the way?

When we started the project we hadn’t decided how to finish the garage. The extra large garage with a kitchen sink and upstairs loft was once apparently used by one of the early owners, an Italian vegetable farmer or merchant, to wash his vegetables before selling them at a market. After some due diligence and deliberation we decided the best use of the space was to create a 1 bedroom / 1 bathroom legal ADU while retaining a single car garage space. The ADU can be used as a short or long term rental. The close-in, desirable location surely lends itself to, or however the next owner sees fit.

Ian and Matt provide an exceptional level of detail in their work. When you walk through this house, you want to sit down and stay for a while.  But it doesn’t just look pretty. When you discover the new guts of the house: energy efficient casement windows, roof, extensive electrical, plumbing and efficient heating and cooling updates, you want to move right in.

It’s the hoppiest time of year.

As Autumn arrives in the Pacific Northwest, there are many reasons to welcome the change of season. Cooler temperatures and clear crisp evenings, football games, and fresh local produce are some of the things we enjoy in our house. But there is one sign of the season that especially excites my family – it’s FRESH HOP BEER SEASON!

If you’re unfamiliar with it, have no fear. Hops are green, cone-shaped flowers and are used to brew every single beer currently on the market. Over 90% of the hops grown in the United States are sourced from the Pacific Northwest. The harvest season is short, stretching from August into September. After harvest, the hop cones are usually kiln dried and made into dried pellets. Most beer in the world is made using dried hop pellets.

But during the fresh hop season, the hops are never dried. The brewers in Oregon have developed close relationships with many of the area growers and when the harvest begins, they race out to the fields to gather the freshest of cones to make fresh hop beer. The idea is to make beer within a few hours of harvesting the hops to make the freshest beer possible.

Fresh hop beers are unique. They are aromatic and flavorful. But they don’t age or travel well, so they need to be consumed quickly — that’s never an issue in our house! Breweries don’t send their fresh hop beers out of state. If you’re looking to sample a seasonal brew, you can find some canned at your favorite local grocery stores.

But the best place to sample fresh hop beer is at the brewery itself. Or get the full experience and try a bunch of them at the PDX Fresh Hops Festival at Oaks Park on September 30 and October 1.

Grab an heirloom tomato topped pizza, open a can of your favorite fresh hop beer, and be thankful you live in the best hop area of the world!

Nice Knowing You Quarter 2 of 2022

My seller’s homes!

Between March 1st and June 30th of 2022, the real estate market here in Portland saw appreciation rise at a rate not seen since, well, ever. Over 20% year over year. Despite the challenges of the market, particularly being a buyer,  I had 10 buyers and 5 sellers successfully close on homes- all on the east side in the City of Portland. Of those buyers and sellers- 2 sellers were able to buy first and closed in March, and then sold their homes April and May. Another of my sellers was able to sell their home and buy their next one within a couple of weeks in June.  Six of my buyers were first time home buyers, and 1 of my sets of buyers purchased the home they had been renting directly from their landlord off-market. Lucky ducks. Of my 10 buyers, 7 got the first home they wrote an offer on, 2 got the second house they wrote on and 1 set got the third and best house they wrote on. The total number of homes I wrote a total of 14 offers. The youngest house I sold was a 1960 rancher in Parkrose Heights, and the oldest was a bungalow in the Richmond neighborhood built in 1912. Three of the houses got new roofs, 2 got new sewer lines, and 2 had leaking oil tanks- all of which were taken care of by the seller.

My 5 sellers did really well. Four of my sellers received multiple offers, and the fifth set of sellers accepted the first offer they received which was well over asking and submitted less than 24 hours after we went on the market. Of the 5 homes I listed, 4 were ones I had originally sold to the sellers. Bringing it full circle. Of my five sellers, 3 bought new and larger homes in Portland, and 2 moved out of state.  The youngest house I sold was a condo built in 1972 on Jantzen Beach. All the other homes were built between 1906 and 1953. None of my sellers made any repairs, and only 2 gave closing cost credits/concessions for needed repairs. I sure know and love old houses.

Everyone of my clients was either a past client of mine, or a referral from another previous client, a friend or lenders I partner with.  Fifteen transactions in 3 months is a lot for little old me who doesn’t have an assistant and doesn’t want one. Those are probably at least half the  number of transactions I’ll have the honor of working on for the entire year. So much joy and happiness to be surrounded by.

Just Sold! Delightful Downtown Dreams

A huge congratulations to Rachel, Chris, and their awesome kids. This awesome family just scored a breathtaking Downtown home! They’re coming from North Carolina, but Portland was always on their minds. When we found this spectacular 25th floor unit with beautiful views, they knew it was the one. At the time we made the offer, the family was actually in Romania volunteering to help build an orphanage. 

Talk about some rad folks! With the magic of technology, we did the whole thing over the internet AND managed to make the building VA loan certified!Of course we wouldn’t have gotten here without the tireless work of our team’s Jim Scolastico and the amazing selling agent, William Gilliland of Windermere. Just like the Beardens here, I know I’m certainly jumping for joy! Congratulations to this wonderful family and welcome to Portland! 

Portland Farmer’s Markets in Full Summer Swing

Now that the sun is out and summer is in full swing in Portland, the farmer’s market scene has come out of its winter hibernation and bringing with it each week tons of new and exciting products and produce for market-goers to get their hands on. Local strawberries are in full swing, but other varieties of berries and stone fruits such as cherries and apricots are also starting to make an appearance. Rhubarb, asparagus, salad greens, cucumbers, snap peas, faves, carrots, beets, and so many early-season veggies will continue to be staples as we move through summer.
Below you will find a list of just a few of my favorite farmer’s markets in town throughout the summer season. Be sure to get there early and stay hydrated, because the hot ticket items will go fast as market die-hards know that the best kind of eating in this town is highly dependent on what’s seasonal and available locally. Lastly, be sure to support your local vendors in addition to the farms, by purchasing delicious products, tasty ready-made foods, and floral arrangements to keep your house looking bright and smelling great all summer long.

Just Right in FoPo!

Step aside bears…this Goldilocks has found his house! Last year, Devin told me he would be in touch with me soon about buying a house. His epic rental in NE had been the home of countless gatherings and parties, but he felt it was time to make the move to SE, where the majority of his community lived.

Having grown up helping his parents fix up homes, Devin wasn’t afraid of a fixer. He also was a sucker for classic charm and vintage details, so we found ourself looking at a wide variety of homes.

House 1 was a beautifully remodeled farmhouse with a cute backyard in Lents. Devin loved it and went back for a second viewing, bringing friends with him to share in his excitement. This was at the very beginning of the spring selling season, and about 20 other buyers also loved this turnkey home…so his first offer was beat out.

Next up, another Lents home, but make it major fixer on a huge lot. We had to fight and claw our way to this one as second backup, but we finally got our offer accepted. After inspections, however, it became clear why the other two buyers had terminated. In addition to some bigger known repairs, there were also too many unknowns that made taking on this project too risky. Sadly and a little deflated, Devin had to terminate.

For a minute, Devin took a break from the search. Riding the real estate roller coaster can be an emotionally exhausting process. But he kept one eye peeled, and when the *just right* cosmetic fixer in FOPO (his secret dream neighborhood) hit the market, we were ready.

Just 1 block away from some of his besties, this structurally-sound, plain-jane home was the perfect amount of project. This time Devin was determined, and We just barely beat out 4 other offers with some key strategic terms.

Fast forward to closing day. Devin has a list of to-dos and a neighborhood full of friends (including me!) welcoming to his new home. I couldn’t be happier for him and excited to see him work his magic to make this house a home.

A Powerful Couple’s Home Search

Andy and Julia understood construction. They specifically wanted a house that had never been renovated or updated so that they could customize the remodel. Sometimes these houses can be even more competitive than houses that have had updates because Portlanders value the details found in homes with original pieces. The competition was fierce. Many cash offers and many buyers were going higher in price or willing to close even sooner.

One piece of advice we give our clients is that it is important to talk with your lender about the need to have a fast close and what steps need to be taken ahead of time so that when you find that home you want, we are ready to put forth a very appealing offer.

When Andy and Julia found that home, they had already done the work to be able to close quickly. This, combined with other pieces in our offer, made them the most appealing buyer and they got into contract!

Because of their knowledge of construction, they understood that inspections could cause them to worry. The inspection period is all about finding out the details of the house, what needs to be updated, what needs to be repaired, and what needs a complete replacement. This step is to protect the buyer from purchasing a property full of unknown issues. Now, in any property, there comes a time where updates need to happen to keep the home functioning excellently. With homes that have never been updated, you can expect that there might be a lot of repairs and replacements needed.

A lot of buyers would be extremely stressed or worried about inspections on a home as original and unique as this one, but Andy and Julia kept calm. They approached negotiations with clear expectations and without losing tact.

We fought hard to get Andy and Julia a great seller credit.  Andy and Julia were calm and collected about this market and closed in time for them to go on a vacation right after the sale.

The timing was incredible – they bought their dream home, went on a vacation, and will be getting married all in one year!

The Battle For the Hidden Jewel

Fixer-uppers, many tv shows today make these types of homes seem extremely attractive. But it takes a very specific type of person to commit to these hidden jewels. Chris and Kelsey were growing their family. They needed more space, a yard for the kids to play in within Portland, and a home with a little extra love needed so they can put their creative spin on it.

They had a set budget and list of desires. There aren’t many homes coming onto the market, so when one comes available it usually gets multiple offers rather quickly. This can cause the price to jump dramatically. When we are representing Buyers, we fight to keep the price point very close to their budget.

The goal was a “diamond in the rough” type of home. Diamond = central location, great yard space, good schools, etc. Rough = the home needs a bit of love to be at its prime.

They wanted to be a part of building and designing the home. Adding their special touch to the property where they would be raising their adorable children.


Mortgage rates also were going up, this has buyers in a frenzy trying to find the right home while still taking advantage of the currently low rates. Each home we saw ended up with multiple bidders and running up the price a little (or quite a bit) too much.

During this process, they sent us a listing that looked very familiar.  We ended up knowing the seller and the home very well and knew this was the jewel they were searching for. We jumped at the opportunity to put in a great offer with good terms.  This can sometimes make the deal even more attractive than a larger number as the price point.

And we got that call all home buyers want to get, “Your offer has been ACCEPTED!” This call is one of the best parts of the process. Buying a home can be an emotionally stressful time. This beautiful family treated each interaction with kindness and clarity and for that we are truly grateful.

One Safe Home Search [Hold The Spam] Please!

For obvious reasons, online home shopping is where it’s at these days! However, when it comes to companies like Zillow & REALTOR®DotCom, consumers often don’t take into consideration why these outfits spend the vast amounts of money required for them to develop and maintain the home search tools they offer on their websites & apps. After all, until recently neither of these household names seemed to have actual products they were trying to sell you. So, what could be their real goal?

¯\_(ツ)_/¯ Well it just so happens that they are selling something. You’re just not their target customer. In point of fact, YOU are the product.

That’s because as data aggregators, Zillow & REALTOR®DotCom (and now Redfin to a lesser degree) absorb these costs knowing full well they can get a great return on their investment simply by monetizing your personal data. The game of “lead capture” is big business in the world of real estate, and whether you realize it or not, you’re playing it every time you log onto one of these huge corporation’s websites.

But there is another way to shop for home & I’d venture to say it’s a better way too. And that’s by reaching into your most trusted agent’s toolbox to borrow the professional grade tools we’ve already paid for to have at our disposal. After all, does anybody really want a phone call (or ten) from a stranger just minutes after clicking the “show me more details” tab on a website?

The Power of Being Prepared

Derrick and Sarah first reached out a few months ago to learn more about the home buying process.  We connected on a mutual Facebook group after hearing that I had helped several other folks from the group get into homeownership. 

They’d already been in contact with the Portland Housing Center and scheduled their first home buying class when they began reaching out to lenders, realtors, and home inspectors in advance of beginning their home search. We completed our new buyer consultation and agreed to circle back after they had been through the Portland Housing Center’s ‘Home Buying Program’.

 It’s never too early to reach out if you’re interested in buying a home so you can learn about any obstacles that may come up prior to purchasing. Working with the Portland Housing Center and an experienced agent helped Derrick and Sarah understand what they needed to do to secure a great first home for themselves and to lay day roots in Portland. 

Once they completed their ‘Home Buyer Education Program’ and got their pre-approval squared away,  they were ready to begin shopping.  It only took a few viewings before they found a listing that they adored. Understanding the market conditions and the home buying process, Derrick and Sarah quickly swooped in on a home they loved.

The buying process went smoothly from beginning to finish. Being prepared, understanding the home buying process in advance, and having all their ducks in a row prior to looking at potential properties definitely helped make this process as smooth and easy as could be. I couldn’t be happier for these two, and I am wishing them many years of happy memories in their new home.

Congratulations to Mark and Mary Jo!!

I just had the privilege of helping Mark and Mary Jo buy a wonderful condo! I met them because their son, Chad, is one of my dearest clients and Mark and Mary Jo wanted to be closer to Chad, Libby and the Grandkids. This is truly one of the best parts of my job- helping families stay connected or become closer. 

We were able to find Mark and Mary Jo a wonderful single-level condo in a sweet Hillsboro location and it checks all the boxes! It was a great transaction and I would like to take this opportunity to point out that when we help clients buy condos we highly recommend they do a review of the HOA docs with an attorney. As real estate agents, we cannot give legal advice so an attorney is integral to deciphering all of the HOA documents, rules, budget etc. In this case, we used Janet Grayson from Grason Law because we have worked with her many times and we know that she is thorough.
