A Guide to Seasonal Home Maintenance in Portland

Owning a home in the Pacific Northwest comes with its own set of responsibilities, especially when it comes to seasonal maintenance. Portland’s unique climate, characterized by wet winters, mild springs, dry summers, and colorful falls, demands specific care to keep your property in tip-top shape year-round. Here are some essential home maintenance tips tailored to Portland’s seasons to help you protect your investment and enjoy your home to the fullest:

Winter: Prepare for Rain and Cold

Portland winters are often rainy, with occasional freezes. Taking proactive steps can help prevent costly damage.

  1. Inspect and Clean Gutters:
    • Ensure your gutters and downspouts are free of debris to prevent water overflow and damage to your roof and foundation.
    • Consider installing gutter guards if you experience frequent clogs.
  2. Check for Roof Leaks:
    • Inspect your roof for missing shingles, moss growth, or other damage. Portland’s wet weather can exacerbate leaks if left unaddressed, and roofs tend to not last as long as manufacturers lead you to believe in our climate.
  3. Seal Drafts:
    • Apply weatherstripping to doors and windows to keep your home warm and reduce heating costs.
    • Consider thermal curtains or storm windows for added insulation.
  4. Prepare Your Plumbing:
    • Insulate exposed pipes to prevent freezing during cold snaps.
    • Disconnect and store garden hoses, add hose bib covers and shut off outdoor faucets.
  5. Service Heating Systems:
    • Schedule a service or inspection with an HVAC contractor for your furnace or heat pump to ensure it’s operating well.
    • Replace air filters regularly to maintain good indoor air quality.

Spring: Refresh and Renew

Spring in Portland is a time of renewal. Use this season to clean, inspect, and prepare your home for the warmer months ahead.

  1. Pressure Wash Surfaces:
    • Clean your siding, driveway, and decks to remove moss, dirt, and mildew that may have built up over the winter.
  2. Inspect Your Foundation:
    • Check for cracks or signs of water intrusion and address any issues promptly to avoid structural damage.
  3. Test Smoke and CO Detectors:
    • Replace batteries and test alarms to ensure your family’s safety.
  4. Landscaping Prep:
    • Prune trees and shrubs to encourage healthy growth and maintain curb appeal.
    • Aerate and reseed your lawn for a lush, green look.
  5. Service Irrigation Systems:
    • Test your sprinkler system for leaks and ensure it’s working efficiently before the dry summer months.

Summer: Protect Against Heat and Dryness

Portland summers are typically dry and warm, which can stress your home’s exterior and landscaping.

  1. Inspect Your Deck and Fence:
    • Check for loose boards, rot, or peeling paint. Reseal or repaint wooden surfaces to protect against sun and moisture damage.
  2. Maintain Your Cooling System:
    • Clean or replace AC filters and ensure your system is running efficiently.
    • Consider adding ceiling fans or a mini-split for additional cooling in warmer spaces. It’s typical that finished attics can be challenging to cool in older Portland homes.
  3. Water Wisely:
    • Water your lawn and garden early in the morning or late in the evening to minimize evaporation.
    • Use mulch to retain soil moisture and reduce water usage.
  4. Check Exterior Paint and Caulking:
    • Inspect your home’s exterior for peeling paint or cracked caulking and address any issues to prevent future damage.
  5. Inspect Trees for Dead Branches:
    • Remove any dead or weak branches that could pose a safety hazard during summer storms.

Fall: Get Ready for Cooler Weather

As the leaves turn, it’s time to prepare your home for the rainy season and colder temperatures.

  1. Rake Leaves and Clear Gutters:
    • Remove leaves from your lawn and gutters to prevent clogs and maintain healthy grass.
    • Compost leaves and yard debris.
  2. Inspect Windows and Doors:
    • Check for gaps or drafts and reseal as needed to keep the cold out and energy bills low.
  3. Service Your Chimney:
    • Have your chimney professionally inspected and cleaned if you plan to use your fireplace during the winter.
  4. Prepare Your Garden:
    • Trim perennials and plant bulbs for spring blooms.
    • Cover sensitive plants with burlap or bring them indoors.
  5. Stock Up on Essentials:
    • Prepare for power outages by stocking up on batteries, flashlights, and non-perishable food items.

Year-Round Tips for Portland Homeowners

  1. Monitor for Mold and Mildew:
    • Portland’s damp climate can encourage mold growth. Keep an eye on bathrooms, basements, and attics and address any signs promptly. Keeping water away from your foundation is paramount for longevity.
  2. Stay on Top of Pest Control:
    • Watch for signs of pests like ants, termites, or rodents..
  3. Conduct Routine Inspections:
    • Regularly walk around your property to check for damage or maintenance needs. Have a professional evaluate anything of concern.
  4. Build a Maintenance Calendar:
    • Stay organized by scheduling seasonal tasks and setting reminders.
By following these seasonal maintenance tips, you can keep your home in excellent condition year-round. Proactive care not only ensures your comfort and safety but also protects your property’s value. Whether you’re planning to stay for years or considering selling, a well-maintained home is always a smart investment. Questions? Don’t hesitate to reach out to me to chat!

Finding Your Perfect Portland Neighborhood

Setting out on the homebuying journey is a bit like diving into a new adventure. It’s exciting, a little nerve-wracking, but ultimately, it’s about discovering that special place you’ll call home. When it comes to finding your spot in Portland, the neighborhood you pick is a huge part of your story. Let’s walk through the real factors that’ll help you find that perfect Portland neighborhood that just feels right.

Planning Your Future Think about where you see yourself in the next 5 to 10 years. Most folks stay in their homes for about 8 years, so it’s not just about today, but where you’ll be down the road. Will the neighborhood grow with you, offering the right schools and community vibes for your future self?

Neighborhood Feel Portland’s neighborhoods each have their own unique flavor. Do you see yourself in the lively streets of the east side, buzzing with cafes and culture? Or maybe in a quieter, leafy suburb where you’ve got room to breathe and grow? Take a walk, soak it all in, and find the place that feels like it’s singing your tune.

Getting Around Your daily commute matters. Whether it’s a slow grind from Vancouver to Hillsboro or a quick zip to the office, think about how each trip will fit into your life. A smooth commute can turn a good day into a great one.

Schools and Learning Great schools are the heart of a strong community. Whether you’ve got kiddos or are thinking about resale value, dive into the school scene. Sites like greatschools.org and Niche.com can be helpful to get a better idea of the school districts, but take them with a grain of salt and consider how they score schools.

Feeling Safe and Sound Everyone wants to feel safe and cozy in their neighborhood. Use tools like Neighborhood Scout and Portland Maps to get the lay of the land on safety. It’s about finding that secure spot where you can relax and be yourself.

What’s Nearby? Life’s easier when you’ve got what you need close by. Think about how close you want to be to groceries, parks, hospitals, or even your family and friends. It’s all about crafting that perfect blend of convenience and comfort.

Peeking into the Future What’s on the horizon for your potential neighborhood? That open lot might turn into a park, or a new cafe might be brewing up. Keep an eye on what’s coming – it can add a whole new layer of awesome to your home.

In Summary, Consider:

  • Long-Term Plans: Will the neighborhood fit your future?
  • Neighborhood Vibe: Does it match your lifestyle and energy?
  • Commute: How will traveling to work or places you love fit into your life?
  • Schools: What’s the quality of local education?
  • Safety: Do you feel secure and comfortable?
  • Amenities: Are the conveniences and joys of life within reach?
  • Future Developments: What changes might be on the way?

Hello, its Real Estate by Julia!

Let me re-introduce myself.

Hello, I’m Julia! Real Estate Broker in Oregon, Washington and Utah.

Julia Robertson Realtor Oregon + Washington

I’ve lived in every state along the West coast and across the Rocky Mountains.

I relocated to Oregon the summer of 2006, where I immersed into the beautiful and weird city of Eugene. My business as a furniture sales rep drove me to every corner of Oregon and Southwest Washington. I found myself in Portland a few years later, where I lived in Happy Valley, Vancouver, Sellwood, and Milwaukie. Meanwhile I began selling Real Estate in late 2012; with my background in sales, marketing, and interior design, this was a natural fit!

Though I spend much of my time in the city, I love exploring the outskirts and eventually found myself specializing selling hobby farms along the Washougal River, Oregon City, and Clackamas. I spent many years renovating a 1930’s Tudor on a large property in Milwaukie, where I poured my heart into creating a beautiful home there. I touched every corner of this home, while managing projects and hiring contractors, I became a self taught project manager.

I’ve helped many clients and friends navigate home renovations, identify home improvements, and make design choices.

realestatebyjulia

I spent the past few years exploring Northern Utah, expanding my design skillset and working with a luxury real estate brokerage in a ski town.

My career has been intertwined with real estate and the home furnishings industry. Listing homes and marketing interiors have become my passion for two decades. Helping people discover design opportunities and preparing a home to sell is what I love. I negotiate fierce and fair on behalf of my clients and pride myself in providing my clients the best experience buying or selling a home.

I’m excited to be back with Living Room Realty where I dedicated 6 years building and growing with our real estate community in Portland Metro and SW Washington.

If you’re looking to explore both sides of the river to buy, sell, invest, or rent– I can help. You’ll find me at our downtown Vancouver office or any of our Portland locations. Stay in touch with me on my instagram @realestatebyjulia, where I’ll be sharing all things real estate, food & fun, and hosting upcoming classes and events.

Is AI Humanity’s Express Ticket to Nirvana?

We’ve just spent 3 days in New York City attending a terrific national real estate and technology conference called Inman.  As you probably can imagine, there was quite a bit of talk about Artificial Intelligence (AI) or if you prefer, the more approachable title that was offered:  Machine Learning.

We hit it all:  tour after tour of all the incredible things you can do with AI?  Big Check.  Reassuring sound bites like “While AI isn’t going to take your job, someone who uses AI probably is!”  Check.  Then came the sleepless nights playing the endless feedback loop of the multitude of Pandora’s Box scenarios to the Terminator soundtrack.  Mmhm. Check-double-check.

But after one such long sleepless night, I headed down to the event space in my end-of-humanity doom spiral and started chatting with another Living Room Realty colleague.  He was elated.  He was giddy.  He was filled with joy after his own night of AI contemplation.  I was stunned and told him of my surprise given my very long night of mental doom scrolling.  He said:  “AI is going to force humanity to a state of Nirvana.”

Buddha as the universal symbol of Nirvana
A Buddha stupa is pictured on occasion of Buddha Purnima festival in Kathmandu, Nepal.

Street Philosophy After Tea and Soup Dumplings

I’m going to spare you the full two-hour conversation that eventually ensued but here’s the gist:

  • “This is New York being New York RIGHT NOW!  That’s all there is.  Just New York being New York at this exact moment.”
  • “So basically you’re saying that AI completely levels the playing field.  If information and access to information is available to everyone then what’s left?  Knowledge isn’t so important anymore.  But knowledge and wisdom are two very different things.

Let’s just say I finally started to fathom his point.  And to you lucky New Yorkers who got some hilarious and/or passionate philosophical snippets as we wandered mid-town, you’re welcome.

Time for Your Superpower

Now how exactly would AI lead us to Nirvana, you ask? Well, when you accept the premise that everything that humanity has done, is doing, or will do, as just the result of a lot of data and a lot of super high-level math, that concept of detachment and release we all hear so much about in our hot-yoga classes doesn’t seem so impossible.

Then all that’s left is to accept AI as your personal task ninja, liberating you from the daily grind.  And that will leave you with potentially quite a lot of time to contemplate humanity’s deeper mission.  Ask yourself, once you automate the mundane, what could you do, imagine, create, or solve?

It’s possible that there could be quite a lot of time to unleash our true creativity helping us tackle real issues like world peace, or at the very least, a more reliable Wi-Fi or cell signal.

So did I use AI to write this Blog?  Yup.

How much of Chat GPT made it in my final edit?  Maybe 7%?

Did I save any time?  Not this time.  It’s my first go around but I can see the potential there.

Is this Blog better because of the brainstorming and research I did in Chat GPT first?  For sure!

Have I 100% stepped out of the Pandora’s Box camp? …  …  … …

So now that I understand AI and how it will lead me to enlightenment, what will I focus on moving forward?  What is worthy of all the time I’m evidently now going to find for truly important and meaningful activity?   It’s the real estate training industry’s favorite question to ask: What are you really good at?  What is your superpower?

I think Chat GPT has finally helped me answer that question:  Editing.

So Fresh and So Clean! Top 3 DIY Transformations You Can Do Before Listing Your Home

Preparing your home for sale is an exciting yet challenging endeavor. To maximize its appeal and potential value, consider making some DIY updates before listing. In this blog post, we will explore the top three updates that you can easily tackle yourself. These improvements will not only enhance the overall look and feel of your home but also attract potential buyers and leave a lasting impression. Let’s dive in and discover the transformative power of these DIY updates.

Fresh Paint, Fresh Start

One of the most impactful updates you can make is a fresh coat of paint. Painting is a cost-effective way to give your home a renewed look and create a neutral canvas that appeals to a wide range of buyers. Here’s how you can approach this DIY project:

  • Choose Neutral Tones: Opt for neutral colors such as whites, grays, or warm beiges. These shades provide a clean and versatile backdrop that allows buyers to envision their own style and personal touches.
  • Pay Attention to Detail: Ensure that your paint job is precise, with clean lines and no drips. Take the time to properly prepare the surfaces by sanding and filling any imperfections before painting. A professional-looking finish can make a significant difference in the overall impression of your home.
  • Consider Accent Walls: If you want to add a touch of personality, consider creating an accent wall in a bold but tasteful color. This can add visual interest and make a lasting impression.

First Impressions Matter

Improving your home’s curb appeal can instantly captivate potential buyers. Here are some DIY updates to elevate your home’s exterior:

  • Landscaping Makeover: Trim overgrown bushes, mow the lawn, and add fresh mulch to flower beds. Consider planting colorful flowers or adding potted plants to create a welcoming atmosphere.
  • Revitalize the Front Entrance: A well-maintained and inviting front entrance sets the tone for the rest of the home. Repaint the front door, replace outdated hardware, and add some stylish accents like a new doormat or potted plants.
  • Lighting and House Numbers: Ensure that your outdoor lighting is in good working condition and provides adequate illumination. Consider updating house numbers with modern, easy-to-read designs that complement your home’s aesthetic.

Stylish and Functional Updates

Small updates that enhance both the style and functionality of your home can make a big impact. Here are some ideas to consider:

  • Update Light Fixtures: Replace outdated light fixtures with modern, energy-efficient options. Lighting can dramatically change the ambiance of a room and give it a fresh, contemporary feel.
  • Hardware Upgrades: Replace worn-out cabinet handles and drawer pulls with new, stylish options. Updating these small details can instantly modernize your kitchen or bathroom.
  • Refresh Flooring: If your carpets are worn or outdated, consider replacing them with hardwood, laminate, or vinyl flooring. These options are relatively easy to install and offer a clean, modern look.

With a little time and effort, you can transform your home and increase its appeal to potential buyers. These top three DIY updates—fresh paint, enhanced curb appeal, and stylish and functional upgrades—can make a significant difference in how your home is perceived. By investing in these updates, you’ll not only increase your chances of selling your home faster but also potentially fetch a higher price. So roll up your sleeves, unleash your creativity, and get ready to make your home shine in the real estate market.

Buying a House for the Dog!

It’s 2023. It’s Portland. We are buying a house for the Baaaaaby, our beloved pup! Why? Because she deserves it!

As of studies conducted this year, 66% of US households have a pet, with 77% of homeowners including a pet in their abodes. With home buying a hot national topic, studies have shown two-thirds (67%) of prospective buyers with pets say they’d buy a home specifically because of features that cater toward their pet. More and more people are prioritizing moving to create a better life and home experience for their fluffy one.

According to a recent Realtor.com survey:

  • Almost three-quarters (72%) of prospective buyers with pets admit that they would forgo buying their dream home if it didn’t accommodate their pets, while 62% of current homeowners with pets say they would.
  • Sixty-six percent of prospective buyers with pets have declined to live in an otherwise perfect home because it couldn’t accommodate their pets; and 44% of homeowners with pets say they would decline to live in an otherwise perfect home if it didn’t accommodate their pets.

Recently, I had the WONDERFUL joy of helping Mollie and Dave find a stunning, turn of the century Victorian in the heart of Portland’s Kerns neighborhood. AND – it fits their pup’s needs! We had such a great time dreaming of all the ways to evolve the yard to make it a dream oasis for Fiona. With native plantings, a grand front porch, and plenty of patio space, the possibilities are endless. Congratulations Mollie and Dave! Thank you for such a special experience. I can’t wait to come visit to discover all the spectacular personalizations you bring to your home!

Most Desirable Home Style for 2023? Upgraded Single Level Living!

After hitting the market around 4:30pm on a Thursday this mid Spring, my seller and I had immediate requests for showings from hungry buyers. Our first buyer appointment was scheduled for 6pm that day and they submitted an offer that evening by 9:30pm at almost $35k over asking. That following weekend would continue to produce constant buyer appointments, two very active open houses, and a total of 7 buying parties VERY interested in placing an offer.

We ended up with 4 extremely strong offers from some really incredible families. Things ended up escalating to over $240,000 over asking. While the Portland market has remained strong with housing inventory very low, you might be wondering how did this single home receive such strong high offers? The big ticket = absolutely dialed, move-in ready, single level living, with bonus basement space. Each of the families that offered NEEDED a home where they could live on the main level and enter into the front door, out into the backyard, and into a detached garage with very little steps. This gorgeous home offered all of those features. While I hoped a great amount of success for my seller, I had no idea how powerful the need was for buyers looking for this style of home.

I have been contacted a few times by fellow agents and developers asking what was the golden ticket to this property. It’s opened my eyes to the sincere demand for all types of families who want to live in inner NE Portland, but need to have the home be accessible with only a few steps into the house, with the majority of living on that main level. It was such a spectacular transaction. My seller was beyond delighted with the marketing I was able to create and the navigation we journeyed together towards a very happy close on her home. Congratulations to all the parties involved in this adventure! So special to work on such a fantastic deal with a truly wonderful buyer’s agent and very dedicated buyers. ♥︎

A New Condo Just In Time For The Holidays.

Kris sent me a text in early November saying that she wanted to start looking for a condo. The end of the year isn’t always the most opportune time to go house shopping because there are less homes on the market. Both because people don’t want a bunch of potential buyers tromping through their home in the winter time, and they don’t want to disrupt the flow of their holiday celebrations.

Buying a condominium requires a bunch more patience than purchasing a home to begin with, because there are several other layers of complication. The largest of which is finding a condominium complex that has a good homeowners association (HOA) that is well run, well financed and free of any current, or upcoming assessments that require big outlays of cash by the owners, new or old. To increase our challenge, Kris was buying using an FHA loan. The Federal Housing Authority requires that for buyers to purchase a condominium, the complex must be an FHA approved complex. This narrows the field of options quite a bit as many condominiums don’t want to, or don’t qualify to go through the process to get “FHA certification“.

Undaunted and full of patience we started our search with realistic expectations. At the time, there were only four condominiums available that were FHA approved, and only 3 that were within her desired price range. We visited all 3 and 2 were immediately ruled out for condition and/or guest parking situations that were completely inconvenient.

There was one possible contender that was well-maintained, had some recent updates, and had a layout that she liked. However, it backed right up to a freeway, and also not only had a situation where guest parking was less than ideal, it also was a huge complex that was half used as rentals that were managed by a separate management company. In reading the reviews of the apartments it seemed like it could be a place full of challenges.

Kris was just about to ask me to write an offer on it anyway when another condominium, in a different area, had a serendipitous price drop. The price was still slightly outside her comfort level, but after we assessed the benefits of a quieter, prettier complex with convenient guest parking and the likelihood that these features would increase the ability to resell should the time ever come, Kris was convinced that we should go for it.

As often happens in a market like this, once a property experiences a price drop, it can suddenly become one that several buyers are interested in. As such, we entered into a competitive offer situation, but emerged, triumphant and began the transaction process!!

As mentioned before, on top of the typical hurdles of buyers inspections and the property needing to appraise at value, usually the biggest challenge in purchasing a condominium is the research and analysis of the homeowners association, and how well it is run. There’s a special time period in real estate transactions for the buyer to do their due diligence and thoroughly investigate all aspects of how the HOA is run. Fortunately, in this case, once the seller provided us with the piles of documents required (meeting minutes, bylaws, reserve study & CC&Rs, etc) Kris’ analysis showed that the HOA was very solid, well funded and run well.  On top of that, the property inspected well and the appraisal came in above sales price!

Just a few short weeks later, I was privileged to be able to give Kris the keys to her new condo just in time for the holidays!

7 Investment Properties In 4 Years!

Maria and James came to America with a big dream, to build generational wealth. They began their graduate studies and started learning about the powerful role real estate plays in building wealth.

If you get the pleasure of meeting Maria and James, one thing you will know immediately is that they both value excellence. It’s no surprise they applied their standard of excellence to their real estate education by pouring over free courses, podcasts, reading blogs, and books, and talking to other investors and homeowners. They actively went out and sought education and this year, they made their 7th investment property purchase in the last 4 years!

Crypto, S&P 500, and Index Funds, this is probably what you think of when it comes to investing. Why real estate?

“We feel that real estate is less volatile than the stock market. We also feel that we understand Real Estate investing more easily than active stock investing and it’s important to understand what you are investing in!” – Maria & James

As local and long-distance investors they understand the importance of creating a solid screening system. They screen their properties and their real estate agents. This is key in building a solid team.

“Before we are active, we build a system to do our screenings more effectively. We have two major criteria we focus on: Macro – the broader local economy, employment, population growth, landlords, etc. and the micro-neighborhood numbers, down payments, etc.” – Maria & James

All these factors they consider when they plan on investing in a property. Now, to choose the right realtors for the job.

Building a good team with clear communication is pivotal in real estate. Maria and James had a list of qualities they look for when it comes to choosing a Real Estate Agent who would help make this dream a reality.

“My friend was talking about her experience in purchasing her first property. She bought her first home with Kristin and Jason. She shared the entire process and I could see Kristin was a good realtor. My other friend said they want to buy a home and I recommended Kristin to them even without meeting her.

I have worked with multiple agents throughout my 7+ transactions. Kristin and Jason are the VERY BEST Real Estate Agents among them. They are on top of things. I don’t have to keep track of my realtor. One thing I feel they are very strong about is communication. Communicating with us and negotiating with the seller is so important.” – Maria & James

This project was especially important for Maria and James as it would become their primary residence.

This newly built community checked all their boxes: close to parks for their family outings and bike riding, multiple entrances for house hacking, a shift in their portfolio, and they got to take part in the design process!

Having an adorable, young son, they are already thinking and planning on how to include him in the investing process and stretch his vision for his life.

“We learned that we need to make money work for us instead of us working for money.  Encouraging Casey in the investing process is a priority. Talking about our strategies with him, ask for his involvement and thoughts, and explain to him our thinking process, these are some ways we are teaching him and will continue to teach him. Having a mentor would have been great for us, and we will be a mentor for him.”

– Maria & James

If you have any interest in investing like Maria + James have this is their advice to you:

“Bigger Pocket podcast. Start listening to the podcast. Dig into their website. They have some real estate investing books. Most impactful  for us – long-distance real estate investing. That book helped us with our investing strategy. Look for agents who have these good qualities that you will read about in these books.”

– Maria & James

When asked what they would do differently if they could start their whole investing journey over again with the knowledge they now have, they responded

“Real estate and investing are very relational. You need a good team. Now, we have learned to pick good team members – agents, lenders, etc When choosing a good realtor look for someone who communicates, listens to you, and does things correctly.”

– Maria & James

Maria + James, thank you for choosing us as your real estate bodyguards and for giving us the honor of being part of your journey in investing. We have loved getting to know you and your beautiful family. May this new home provide you with joy, quality family time, and even more growth. You are a powerful family and we can’t wait to see what you build! Thank you for being an inspiration, not just to us, but to all those who know you!

It’s A Beautiful Day In The Taborhood!

Congrats to my rad client Amanda (and fam). This Sun-Filled bungalow featuring high ceilings, hardwood floors, a fireplace, a dreamy front porch perfect for tea sippin’, an updated kitchen, bonus room upstairs, newer exterior paint, and a sweet backyard deck ready for Portland Summer received multiple offers in a short period of time. We were able to secure a great buyer, had a seamless closing, and a free rent back to boot. It was wonderful working with my client and I wish them the best!

Priced out of Portland & Vancouver? Consider the move to Longview!

It’s getting tougher every day for first-time home buyers to purchase in the Portland metro area. But if you’re willing to expand your search, buyers can get a lot more bang for their buck just an hour north in Longview, Wa.

For example, this fully remodeled 3 Bedroom 1 bath home, complete with a garage and large fenced yard, can be found in the mid $300s. All in a quiet neighborhood and close to a beautiful lakeside park.

If you or someone you know is looking to buy or sell property in Oregon or Washington, give me a call!

They Geared Up for Battle, And Won Twice.

Andrew + Alice are a dream team. They contacted us over 3 years ago in regards to purchasing their next home. They wanted it to be a good investment and so they started dreaming, planning, saving, and angling themselves so that they would be in a great position when the time came to buy their home.

Initially, how could we use our position to our advantage? A fixer-upper? Most of the homes we saw were in pretty bad condition and would take a lot of energy and effort to be livable. This would end up being cost-prohibitive. So, we changed tactics. They still wanted a fixer-upper but it had to be livable. One day they sent me a home they thought could possibly work. The minute we saw it and read through the specifics we knew this house would fit them like a glove. We had to get to work. The type of competition out there could discourage some buyers, but Andrew and Alice knew we could compete. So we fought. Multiple offers were sent in on this house. Some higher than ours. But, Andrew and Alice understood the importance of strong terms and that the terms you put forth as a Buyer could be even more attractive to the Seller than a larger purchase price. Andrew and Alice were clear in their communication. Their positioning was so attractive to the Seller that they ended up getting in contract!

When finding a fixer-upper, inspections can be a nail-biter. Unfortunately, the inspections showed us that this house needed more repairs than we initially thought. Andrew and Alice did not quit. We geared up for our next battle and got a great team behind us. One of the best parts, with help of quick estimates from our incredible contractors, was that we were able to negotiate an amazing buyer’s credit! They won both battles and got the home they dreamed and planned for. And to you three, we raise our glasses! You fought hard, persevered, and kept the optimism of your dream alive during the process.

Congratulations Andrew and Alice! Opal now has a beautiful home to grow in. We are thrilled for your family! Thank you for allowing us to join you on this journey!

Midcentury Time Capsules like this don’t come along every day!

This large 1955 custom built daylight Ranch is a midcentury modern classic with Mt St Helens View! Van Laeken was a premier modernist builder of the day and it shows in every detail! Built in cabinets throughout, custom tiled baths, high end wallpapers and hardwood floors are just a few of the outstanding details of the period.

5 bedrooms, 3 baths, 3 fireplaces, 2 family rooms, formal dining area and large living room with huge front window just add to the warmth and charm. .20 acre lot with large partially covered patio is just begging for your entertaining ideas. 3 bedrooms on the main floor and 2 more plus an office on the lower level offers tons of flexibility and ADU possibilities!

Just 3 blocks to Fernhill park, and walking distance to Kennedy School, New Seasons and tons of local eateries and watering holes!

Anddddddd 7 months later…..SOLD!

Congrats to my clients for finally closing on their new home! The longest transaction I’ve personally been apart of.
AND we were able to negotiate, to have the sellers fully permit the home. Ha! How cool is that. It definitely took patience and perseverance. The wait was well worth it! This home has all the bells and whistles one would want. And we got quite the deal considering the market we’re in.
I can’t wait to see how this sweet family grows into their new home!

Cutest Little Craftsman that you ever did see…….

Congrats to my clients that just closed on the cutest little craftsman that you ever did see.We were victorious in a multiple offer situation and my clients were ecstatic. The home has been well maintained over the years. It has a wonderful and quaint layout, a separate garage, and beautiful backyard. It checks all the boxes. My clients paused their search earlier this year after making a couple of offers in the height of the extremely competitive market. They paused, collected themselves, saved up a bit more, and viola. With persistence, patience, and, practicality. They are now officially homeowners!

Extra Special Delivery!

Sometimes your packages come BEFORE keys. Haha. No worries, I was able to get permission to put the items securely in the home on closing day. Problem solving is an agents’ middle name! Congrats to my clients Kim & Ian on closing this very sweet home in the Brooklyn neighborhood. It was a pleasure to work with them as they move her to the Pacific Northwest! This bungalow craftsman ticked all their boxes. I’m excited to see what they do with the place!

Closing in 21 days! Let’s Go!

Congrats to my clients that just closed on this beautiful McMansion!                                                                                                           We were able to put an offer in the same day, sight unseen!                                                                                                                           And the Offer was ACCEPTED!

My clients arrived two days later for inspections and loved the home even more person!
(Thank goodness for that!)
We closed swiftly, 21 days to be exact!
I love smooth transactions with rad clients!                                                                                                                                               Welcome to the Pacific Northwest Abraham & Neyguis!                                                                                                                                       I hope you love it here and your new home!

Cabin in the City!

Congrats to my clients Noah & Leah as they closed on their beautiful new home. It’s surrounded by beautifully tall trees, has grand lofted ceilings, beams galore, and a view of downtown from the backyard! If I was in the market for a home, I would have absolutely wanted this one too. Congrats again! I can’t wait to see what you have done with the place.

Welcome Home Friends!

I am thrilled to hand off keys to my clients! They both worked so hard to land themselves a sweet lil home! Admittedly, our search was quick! Two days in and BOOM, we found the one. Beautiful high ceilings, a lovely deck, and the largest closets I’ve seen to date. I can’t wait until they settle in. My clients are artists and have so many plans for the space. I am promised lots of photos!

Apparently cats approach buying a farm very differently.

Buying or selling a home in normal conditions is one of the most stressful things a person can do. Right up there with getting married or moving across the country. Selling one home while trying to buy another one contingent upon the sale of the first takes the stress level up 10 notches. If you run into any friction along the way such as complicated repairs or negotiations, stress levels go through the roof!!

But with experienced, cooperative agents on both sides, level heads on the part of both buyers and sellers and holding onto the idea that everyone wants the same thing, which is to close the deal, we can usually make it to the finish line!

This is exactly what happened to Zippy & Spark. They were selling their North Portland home while also in contract to buy a farm in Washington when extensive and complicated repairs were discovered in the inspection process. Getting bids from contractors and finding one with the available time to start the work quickly raises the level of stress and possibly increases the time it can take to close the deal. Thus, possibly putting at risk their ability to close on the farm purchase.

But with my extensive list of contractors to call, cooperation from the other broker who kept her buyers hopes up and especially with encouragement, expert advice and consultation from mine and my sellers friend and Realtor Dale Schiff, along with tenacity on the part of my sellers who dug in and contributed time and effort to get the job done, we were able to get the repairs negotiated and completed in less than two weeks so we could close of the sale on their home and the purchase of their new home could be completed.

Apparently, cats approach buying a farm very differently.

First Day Find!

Meet up for the first time.

See 4 homes.

See a great home, that’s a really sweet deal, that just had a price reduction.

Sent in an offer the same night.

Boom, offer accepted!

What a whirlwind!

Congrats to my clients on finding a wonderful first home with upgrades galore.

Talk about on it, responsive, well planned, good communicators, with the most combined skills amongst a couple I have seen!

Can’t wait to see what they do with this wonderful place.

Congrats to my clients that just scored a pretty sweet abode. The process was swift, but not without some of the best wit that I have encountered in quite some time. I hope this home treats them with cozy sweetness for years to come. They have some many great ideas about how they envision this home, including Zero energy. Can’t wait to see how it turns out! I’m just so thrilled that could be apart of the journey!!! Have I ever told you how much I love my clients?!

Have Yourself A Beautiful Day, Ya Here!

Who did this? Because I want to Thank them. Some days, I take an afternoon stroll with my partner. We take several routes, depending on our mood. We walk slowly.  And my partner can be found, well, smelling the flowers. My partner really appreciates things like that. And I, in turn, really appreciate that about her. I, on the other hand can be found gazing at roofs, siding, and paint color choices.

But there is one house, a very very very fine house that we pass often. The flowers can’t be overlooked. They stand radiantly bright and center. They seem to kindly extend their petals like open arms and say “Have yourself a beautiful day, ya here.”  Every time I pass this house, I feel gratitude and wonder what simple thing I can do to make this subtle impact on strangers in my day to day.

One Offer Leads to One Gorgeous House!

Another one and done! This market is brutal, yes! But it doesn’t always have to be. It’s all about a little cheer called: Be Strategic. B.E. Strategic! And that’s exactly what my clients did! And I’m so incredibly proud of them. They scored a beautiful home, in a beautiful location, with beautiful views. I scored an amazing homemade pear pie! WIN WIN! It was wonderful working with these two. They compliment each other so well. Together, can’t imagine another they can’t do. I can’t wait to see what they do with the place! There style of dress leads me to think this home will be SO COOL!

Charmed I’m Sure!

From the moment we stepped in this home I could hear it in my clients’ voice. It wasn’t like any of the others we had seen. This must be the place. Room to room, “Oh my gosh, this home just keeps surprising me.” was all I could hear. It was immaculately kept. Original Vintage Charm Galore. This was going to be competitive, but hey, I’m an Aries, I love a little competition. I knew I COULD NOT LET THEM DOWN. Not these two! And not on my watch. I pulled out all stops, hit the listing agent with a little bit o’  Ja-mo charm, wrote a wonderfully competitive offer, and voila. Here we are closed, after a short 21 days. Calling your clients to let them know that they are in contract NEVER gets old. I’m so VERY excited for these two. Or shall I say four. Great work team. Congratulations! This home is STUNNING!

In this competitive market, never underestimate great communication, great coaching, teamwork and trust.

A Very Very Very Fine House!

Congrats to my client John that just closed on his very first home!
John was on the search for small home with a huge backyard. I’d say we nailed it!
This property has a 70×140 lot size. Plenty of space for rabbits, chickens, and most importantly an urban farm! He has a solid plan to make a greenhouse and create a pretty happening homestead.  I can’t wait to go by and see what he has done with the place! Congrats John. I hope this home treats you well over the years to come!

Being a Citizen of Portland

Being a citizen of Portland is not a matter of where you are from, it is a mindset you bring with you.
I’m here to give you one man’s opinion:
Everyone wants to close the gate once they’re in, but more and more fine folks are moving to Portland. I, for one, am a transplant from Seattle. I moved here following my heart and have made it my home.
Whatever your reason for coming to Portland, I want to make you feel welcome. I, of course, work with a whole bunch of people moving to our area. Some have stayed because it felt right, some have left because the perception was different than the reality. Some leave again for work, some leave because of the long grey winters.  I do want to say that Portland is not just one thing. There are many little cities hidden within the whole and I hope that people, families, friends, humans, dogs, cats and pet fish all are welcomed and can find their perfect niche to call home.
I’ve heard it said that our  transplants from the south (ie: California) often try to get rid of the license plate as quickly as they can. But in reality, this is a city of transplants, just don’t be a jerk 😉

#SOLD

Congrats to my clients that were able to score a 4 bedroom 2 bath home!
We were on the search, both high and low for an opportunity to get them a home that fit their needs and boy did we ever!
Sometimes luck and perseverance comes into play. And sometimes it’s just sure karma that lifts you up and gives you blessings that you would have never imagined possible. No matter how it came about, I’m happy that my client was on the receiving end. I can’t wait to see how they grow into this beautiful space! It was amazing to be apart of their journey!

Picture Perfect in Portland!

Congratulations to my client Tye that scored this cute little starter home.

We were able to successfully negotiate repairs, get a credit towards closing costs. and have the home appraised for a higher value.
The market has been brutal. But if you remain strategic and play your cards right, you can really find yourself ahead of the game!
I hope this home treats my client well for all the years to come!
Congrats Tye!
I can’t wait to see what you do with the place.

Summer Tips for the Home and Garden!

Summer is here and now is a great time to take advantage of our cool mornings and sunny afternoons to give your house and yard a little extra love!

#1 Prune for shape!

This is a great time of year to do some tree pruning when you’re trying to control growth or keep fruit trees “orchard-pruned” (meaning you will actually be able to reach all the delicious fruit!) A general rule of thumb is prune in the summer to control the size and shape, prune in the winter to stimulate growth. *Always double-check city/county requirements for permits — especially if pruning street trees and definitely hire a licensed arborist when those branches are getting close to the power-lines!

#2 Give your house a little space!

While doing your summer pruning, think about where all the leaves will land later in fall — is it possible to safely prune trees away from the house? Clear shrubbery and vines that are growing right up next to the house/windows, especially if you have wood siding as this can break down the integrity of your paint job over time.

Check the perimeter of your foundation — does the soil grade away from the home? Is it cozying right up against the wood framing on basement windows? Do you have areas of wood siding, lattice or posts that are in direct contact with the soil?  Pull soil back from any direct wood contact — this will protect the wooden elements of your home from rot and insects, especially when our rains return.

#3 Clear the roof and gutters!

Start now to get your home in great shape for fall! Have moss cleaned from the roof and make sure the gutters are clear. Also this is a great time to check your downspouts. If they are disconnected, make sure there are water diverter to send it *ideally* 10ft away from the foundation. Just don’t divert into your neighbor’s yard! This will prevent settling, preserve the integrity of your foundation, and prevent moisture issues like rot and mold.

#4 Touch up paint

If you happen to live in a home that does NOT have wood siding, remember that the window and door frames often have wood trim that can easily get overlooked. This is a great time for touch up for all of us in homes of cedar siding, hardi-plank, aluminum, vinyl, etc.  Aim for paint touch ups on a cool morning!

Clear foliage from touching the house and touch-up paint on the wood elements!

#5 Plant Fall Veggies!

We have such great growing seasons here in the Pacific Northwest, and now is a great time to think about Fall for the veggie garden too! Roots like carrots, beets, turnips can be directly sown and cooler veggies like spinach, chard, kale, cabbage and peas can get started now too. Just don’t forget to water, as those plant babies are extra vulnerable to our hot days. Shade cloth can be a great tool on the hottest of days, especially in the afternoon.

Don’t forget to water those babies!

Send me a message if you have any questions or need a recommendation for arborists, handy-people, gardeners or roof/gutter cleaners — I’ve got lots of resources to share!

Happy summering and loving on the HOME!

Thumb Goes Green!

I’ll tell you the things that I’m really good at.

Real estate.

Resourceful and practical thinking.

Quick puns.

Being reliable.

Taking care of kiddos.

You wanna know what I’m not good at?

Gardening and plants.

Here’s what I want to know:

How do folks acquire their green thumbs?

What types of jobs do avid gardeners tend to have?

How does one learn to move so slowly in the world to actually garden?

I can remember house sitting for folks.

Folks with beautiful gardens.

And I’d ask the specifics.

You know, to get it right.

How much water and how often?

To which they would reply, you know just make sure that they are watered.

Like, what does this mean?

The same folks that would be able to tell me if the windows in the home are south facing,

what time of day the sun hits the strawberries, and exact time, day, and location that you should plant your starters.

But they can never quite answer the specifics of how much water it takes to keep the garden green.  You know it’s true!

It’s all a mystery to the rest of us.

Deep down inside, we all want to be a secret gardener!

I want to become a houseplant parent so badly.

As soon as this reno is done, it’s going to be house plant city baby!

Send me your favorite, easy to take care of house plant list!

Signed, Sealed, But Yet To Be Delivered…..

3 months.

That’s how long it took to get our new stove delivered.

3 whole months.

Is it the one we ordered?

We don’t know, but I’ll tell you what else, we don’t even care.

We’re not returning a single thing.

No way will we enter that cue again.

Due to Covid, many factories that assemble appliances shut down.

(And I’m happy that they weren’t forced to continue work!!!)

Never-the-less, there is a shortage of supply and high demand.

Which creates a rather timely delay.

Pro-tip: Order all of your home appliances early.

And know that delays may occur.

Good luck to everyone out there.

Is Buying A Vacation Home Lakeside Better Than The Coast?

Ok before you roll your eyes at me and yawn, here me out!

I was recently able to get out of town for a few days. I booked a quaint little rustic cabin on Lake Sammamish, Washington. In all honestly, I booked it rather last minute and shrugged my shoulders at the Lake itself. I thought it looked inviting enough. But then we arrived. And then we got in. And the water was warm. And then there where no rip tides to be concerned about. And then I felt completely at ease. And then the water carried me away.

Being from Florida, lakes really weren’t a relaxing thing to “escape to”. They were either too polluted, had gators in them, or both. Florida beaches are where it’s at, I guess. But then there’s red tide and sometimes sharks to worry about. To me, a lake purchase feels so much more cozy, carefree and practical.

I know what you’re going to say, “But look at how beautiful the Oregon Coast is.” It’s true, it’s SOOO Pretty. It’s also SOOO cold. I argue that a beach should have a minimum temperature of 70 degrees. Otherwise, let’s call it what it is, a coastline. AM I Right?

So, I’ll ask you your thoughts on this heated debate. Lakeside or The Coast? If ever given the opportunity, where would you buy?

We present to you a well taken care of home that has been filled with lots of love throughout its years.

To mask or not to mask….

To mask or not to mask, that is the question. The world is beginning to feel like it may return to normal some day soon. Portlanders have been pretty good about following the mask mandate throughout the pandemic. And while most of us will still follow the rules for going into businesses or in other situations (like Real Estate showings) where they are told they must wear a mask, it seems like just prior to Memorial Day weekend, with the encouraging news releases that came out, everyone decided that all bets (masks) are off!

It’s been a bit shocking to me how quickly people just began taking their masks off and gathering en masse.  But we all get to choose our own level of safety and comfort so you do you, and I’ll do me. As a fully vaccinated human in very good health otherwise, I still feel like the prudent path is better safe than sorry, for at least a few more weeks. Last thing I want is to be the guy who gets Covid as the pandemic is winding down.

Mid-Century Mesmerized

Congrats to my clients that snagged this dreamy Mid-Century Modern! I’ll tell you, I am so lucky to have the great fortune of selling wonderful homes. But, as I walked through this one during our appointment, I just kept saying WOW. It’s glorious, expansive, and lives grand. Like a museum. Even though I see hundreds of homes a year. I only have a list of about three that I would hands down offer on. This home hands down makes the list. I’m so happy for my clients! I hope this home treats them well over the years. I’ll be stopping by to see what they have done with the place. I hope maybe one day they decide to sell it to me.

Rehab Loan for The Win?

So far, the verdict is still out!

Recently, I came across a home in a wonderful neighborhood that was listed for cash or rehab only. It sat for more than 2 weeks and I was so curious of why each time it popped up in my search. So, I decided to investigate more of what’s behind the mysterious rehab loan or alternatively known as a 203k. Once reading more about it, the Aries in me yelled out “Challenge Accepted” and two days later, my partner and I had an offer accepted! Dang ok! I guess we’re doing this.

The most surprising things that I have learned thus far.

  1. You actually only need $5k in repairs to qualify it as a rehab loan. Sweet! That’s paint and refinishing the floors alone.
  2. You need to have a contractor that you are hoping to work with identified IMMEDIATELY. This contractor should be SOLID and flexible. There is a pile of docs that the contractor needs to fill out. They are also required to have been in the industry for several years. So far our contractor is on it. I have promised him several 6 packs of beer once this rat race is over.
  3. You get two appraisals. An initial appraisal and then another once repairs are completed.
  4. You need more time to close than a traditional Conv or FHA loan. In addition to underwriting, you have a project team managing the construction part of the deal.
  5. You need to be quick on your vision of repairs. We had about one week to have a concrete plan on what repairs where going to be completed, costs, and timeline.

I’m still in the process of it all………

I’ll let you know how it turns out!

Live Music 2021?

The last concert I went to was well, Sarah McLachlan. Ok. Don’t judge me, that concert was lit. I miss live music SO much. I had a inkling of how much I needed music. But this last year, I think about when we’ll see it again. I’ve got Alanis Morrisette tickets burning a hole in my pocket for July. That’s right, you outta know. But will we know? Will we go? Sending so much love and respect to artists of the world. They provide so much escape, so much healing, joy, sadness, you name it. It’s always been my free therapy. I can remember coming home after school, locking my bedroom door, and then Boom! Dance Fever. Nobody couldn’t tell me nothing. I use to have MOVES. You hear me. Here’s to hoping we can get past these Covid times quickly. Yes, I know there are so many more immediate needs than music. But, I do know that the world could use a little joy right now in the form of it.

Sign, Sealed, & Delivering a Baby?

Congrats to my clients Kim & Kobby that scored a 3 bed 2.5 bath beauty just in the nick of time. They are pregnant with their first kiddo. Due in June! They closed in just enough time to get settled in and of course get the nursery ready. While in the process of selling, it turns out that the selling couple is also expecting. Also due in June. I don’t know what type of heavens aligned to create this magical transaction line up, but BOY will we take it. We all know that this market is brutal, and when things work out seamlessly, it’s a cause for celebration.

No Sleep ‘Til Brooklyn!!!

Major congratulations to my awesome clients Ashley and Raquel, the new homeowners of this immaculately kept beautiful home. Both Ashley and Raquel are both in the medical industry and it felt incredible to find these hard working folks a place that would take good care of them. Matching what they do for so many day after day. My clients were able to make one offer in this very competitive market. It’s not just about the offer price y’all. It’s also about having an agent that can coach you through effective strategies to get an offer accepted!

I can’t wait to come by for a visit to see how these two go about decorating their new digs!

Downsizing During A Pandemic. It must be LOVE.

A congrats to my sweet clients Andrés and Reed for scoring this precious NE cute as a button craftsman.
We met just a week prior and bada bing bada boom closed 23 days later.
Can you imagine!
What a whirlwind.
It was a one and done.
A rarity in this intense sellers market.
I don’t often see folks downsizing during a year long pandemic.
The general request these days is space, bigger, better, more.
It must be love and I’m so glad they shared it with me.

Vacation? What’s that you speak of?

Looks dreamy right?

This place is tucked away in Coos Bay. A relatively cheap option to stay on the Oregon Coast.

It’s pretty beautiful out there. Rivers, tides, calm, fresh air.

I was excited about some downtown and shared meals with my partner.

But

REAL ESTATE.

I think I wrote 4 offers on that vacation, that which is not a vacation.

I’ll be the first to say that I LOVE my job.

I enjoy it day in and day out.

I work really hard and I will figure out a way to make something happen. And quick.

But boy o’ boy, I can’t remember the last time that I have had a day off.

I ask around often, to see if any colleagues out there have figured out a good work life balance.

Aaaaaaaaaaaaaaa.

So far, I’m not sure that anyone has.

I’m not missing too much (other than real quality time) with my partner.  Since we’re in a panini (pandemic) it doesn’t feel like

there’s no too much to miss.

But as soon as/whenever things return to “normal” I’m taking a real vacation!

It just may or may not look like a working one. hahaha.

Skylights & Seclusion = Success

Congratulations to my clients Sarah & Shani that just scored their very own McMansion!

We toured homes for two weekends and none of the homes they chose to tour captured them.

At the end of the second weekend, I asked “What’s your top 3 wants?”

They proceeded to tell me and I took note. I went home, searched the database, and within 30 minutes, we found ourselves on our way to see the home I thought could be a good fit.

And indeed it was. Skylights, A Deep Bath, Manicured Yard, Engineered Hard Wood Floors, A Double Car Garage, and A Wooded Area full of chirping birds behind and to the left of their house. SCORE. These two are lively and send THE BEST gifs! I’m going to miss talking everyday. And I can’t wait to take them up on their invite to a BBQ once Covid subsides!

Congrats you two!

Keys Please!!!!

Ok real talk,

Don’t get me wrong, I am ALWAYS excited when my clients finally get keys to their new home in their hands. It takes hard work, determination, and really knowing yourself to buy a home in this market. But today, I am a little sadder walking away than usual. My clients Caryn & Sebastian GOT THEIR KEYS! Pure Magic descended upon PDX in the form of snow. We happened upon: a great home, their desired neighborhood, and a fantastic listing agent in the midst of a snowstorm. We didn’t have a bidding war, were able to ask for repairs, and settled at a place that felt good. This was a dream team scenario.
One that won’t be soon forgotten.
While I’m sooooooooo pumped that Caryn & Sebastian have found their dream home, I am also immediately sad that we won’t be seeing each other as often as we have been. These two have a wondrous love and trust in each other. They encompass integrity, honesty, and compassion. Ahhh, it’s a sight to behold. I’m so honored to have been chosen by the two and wish them years of happiness in their new abode!
KEYS PLEASE!

Finding Success in a Tough Market

There are lots of tough, “school of hard knocks” buyer stories out there right now, given the very strong Sellers’ Market we’ve been experiencing since the dawn of 2021.  But even in this seller-oriented market, we’ve been able to find success for many of our buyer clients.

Jim and Beth had been pondering a few different options for some changing family housing needs in their extended family.  They spent the better part of 2020 exploring and evaluating the market in and around Portland but nothing seemed quite right.  Then a house hit the market in January, just blocks from their current Sellwood home and it. was. perfect.  Clarity achieved!

Don’t get us wrong!  Of course, there were multiple offers and of course, Jim and Beth had to offer well above the asking price in order to win the home.  But all that evaluation time in 2020 helped Jim and Beth quickly understand the realities of the market.  They acted fast and were able to make informed decisions.

On top of that, we were able to negotiate some rare pre-closing repairs at the sellers’ expense, and effective communication with the listing agent made for a smooth transaction… (well, except maybe for that small part about literally running for their cashier’s check, the day before closing!).  These were all good things for Jim and Beth who are working full time with small children at home, 24-hours, every single day.  Yup, whispered nap-time real estate conversations have become our specialty  (actually, we think whispered real estate conversations are super fun and calming so don’t be surprised if we start whispering if things start to get intense)!

Helping our clients evaluate and explore real estate options is an important part of our job.  We know that some time to thoughtfully explore and consider, spent in advance of your deadlines, can prove invaluable in the long or short run!

We’d be happy to help you explore your options and discover what makes the most sense for you.

The Complexities of Marketing Access To Capital

It’s been really interesting to think about how to market myself.

Currently, I’m lucky to have so many clients that the need is not immediately there.
Though, I imagine when covid subsides and the higher interest rates return I’ll be up in folks’ dms begging for a chance.
I’m trying to learn this Insta & FB Boost business, but I’m not a true internetter y’all.
I’m an introvert in an extrovert dominated field.
I have challenged myself to start posting soon so send me a tweet or something?
But how do I show the public proof/receipts of a job well done without images?
Oh yeah, that brings me to my point.
I’ll be the first to say that representation matters. Yes!
But have you ever thought about what it means for folks to represent themselves as a person with access to capital?
Not following? Here me out…..
My clients tend to run the gamut. Many have marginalized identities, some poc, some lgbtqia2+, some disabled, some are none of the above. Yes, most of them drive subarus, but that’s beside the point.  We, as individuals, are taught to traditionally display our accomplishments publically for others to celebrate. You did it. Job well done.
But, many of my clients aren’t here for the photos and hooplah. And I get it.
Many of  them have access to some generational wealth or privilege by being able to afford Homeownership. An opportunity that many of their surrounding community members do not have. Don’t get me wrong, there’s many proud moments of homeownership for my clients. Absolutely! But often coupled with complexity. One that feels overwhelmingly lucky, with a tug of guilt. Oftentimes, my clients want to remain anonymous.
Homeownership is very different from big milestones like graduating school and or getting a good job, or having a kiddo. There’s no immediate association with wealth to do these things.
Homeownership however, more often means you have access to minimally 10k to make it happen. And we all know that realistically 10k is chump change in Portland. Most often it’s plenty more than that. Some have absolutely worked hard and saved and overcome obstacles. Others have simply waited on standby for big money to arrive in their account from mom and pops. Both options are very real and very valid.
There is an old song that goes “it aint no fun if my homies can’t have none.”
And while I think that’s extreme, I know some of the sentiment is there.
I reassure my clients that guilt or shame is not a feeling to sit in.
But action is.
There are many ways to offset wealth.
Donating, renting an ADU at a lower cost to someone in need, supporting businesses (not  just food and art ya’ll, that goes for professional businesses as well) of folks with marginalized identities. You name it, there’s an opportunity.
So, how do I market my success without photographing it?
I’ll be able to get creative, no worries on that front.
I just find it a very interesting position to be in given so many of my clients have a complex relationship to homeownership.
And then there’s the ones that want a Full Photo Shoot.
And I’m here for that too. Haha.
I’ll conclude by setting an intention here:
May housing accessibility be so plentiful in the future that smiling marginalized faces won’t be an anomaly to see and celebrate. Therefore errybody can get in the photo and not think twice about whether they are deserving of a home.

Play. Ground. Repeat.

Congrats to my clients who not only found a home, but found a home that came with an additional lot, but not only did that home come with an additional lot, it came with a treehouse, an artist studio, and a PLAYGROUND on it! Now that’s a deal! Sure, everyone deserves housing. I agree. But let’s take it up a notch for 2021. I think everyone deserves a playground too! I mean think about it. Do you remember the wind against your face on the tire swing? Rolling down the slide in shorts, only to find that the sun has cooked it. The insta blisters on your finger from the monkey bars? Have you tried monkey bars as an adult? WOOO It’s not for the weak!

Playgrounds take me back to a kinder warmer world (not global warming warm).
Everybody had fun, you got a lil dirty, you made a lil mud pie, you pushed yourself to be a lil braver, I didn’t know what political affiliation 7 year old Charlie was. Ahhhh, The good ole days.
Maybe, just maybe if everybody got a home and a playground in 2021, we’d all be alright!
Who’s with me?

When a low appraisal can be a blessing in disguise

Sometimes a low appraisal isn’t always the downfall of a deal. When the appraisal comes in low, as the contract is written, it triggers the buyers financing contingency (this can be waived by the buyers in their offer if they choose to). When Michael and Rebecca got the news this happened to them, they were discouraged as they were already at the top of their price point. In their case, the financing contingency was triggered and we had 3 business days to come to agreement on how to proceed, or risk termination of the deal and a refund of their earnest money. We reviewed the appraisal report with the listing agent, and found that there was a justifiable reason the appraiser submitted the report as they did. We worked towards appealing the report to see if we could gain any momentum on a revision of the report, but the comparable properties that we found by that point likely wouldn’t have made any difference. We stated our case to the listing agent and sellers as to why they should drop the price point from the offer down to the appraised value. In this case, the sellers conceded and we wrote an addendum with a price revision. My buyers were very excited, and in this case, the appraisal ended up being a benefit to them.

This is certainly not always the case – it’s a negotiation, and while meeting in the middle is often times the result of a low appraisal, sometimes it works out that the motivations of all parties are a win-win to get the deal done.

I complimented my buyers on their ability to maintain a cool focus and keep their eye on the prize through the whole transaction. I believe that sometimes small concessions throughout the deal to maintain a good working relationship can have bigger impacts as a deal progresses. For Michael and Rebecca, this really paid off, and they’re on their way to closing today on their first home.

All Of My Clients Drive Subarus

All of my clients drive Subarus.
Ok, Maybe like 80%
Ok, actually, if I want to get Virgo about it only 52.9%
What is it about these cool cats and kittens?
Why do Subaru Drivers seek me out?
I don’t know, but here’s the overlap thus far:

They are outdoorsy, there is likely some type of bike, kayak, or similar car attachment.
They grew at least 16.2 plant varieties: tomatoes, herbs, and scarlet runner beans usually make the list.
They wear their masks, at all times, respectfully, no questions asked.
They eat at my favorite pizza places, specifically Dove Vivi.
They are resourceful. If something needs to happen, they will make it happen.
They remind me of old Portland. Ahhhhhhh.
They still stop for pedestrians.
They know really good bands to check out. Like REALLY good.
They have 1.1 dogs, SADLY Not one of them believe in cats.
You guessed it, they listen to NPR.
They are hands on and handy, if they can’t fix it, they know someone that can.
They have considered being vegan at one point or another.
They’re all 100% ready for a side-gig in real estate. I mean they are really so good.
Fred Meyer who? They shop at farmers markets. New seasons if they are feeling cute.

After careful review of this list.
I too am considering a purchase of a Subaru.

A new yard for Duck.. Or, its my apple and you can’t have it!

Like most couples, when I first started talking with Josh and Alyssa, they had the usual list of desires for their new home. Some of which were “needs” and some just “desires”. At least two bedrooms, two baths. 1700 ft.² or more. Hardwood floors, some kind of cool attic or bonus room, a porch or a deck and of course a fenced yard for Duck and Oliver.

After a couple of long days touring, a serendipitous price reduction that combined with some shrewd negotiating by yours truly, we had locked up a great house that combined all of their wants, including, a HUGE fenced back yard.

But, what became most evident after move-in day was that really, this was all about a fenced yard for Duck.

I’m An Agent, Thanks!

Hi! I’m an Agent Thanks!

Yes. A Real Estate Agent!

Things I’m not:
An Intruder.
Waiting for MY agent to show up.
The homeowner.
A nosey neighbor.
Lost.

I’m an agent, thanks.

I sat down and studied for it.
Passed the exam on the first try in fact.
Is there a reason you assume that I’m anything else?

It’s likely an assumption based on bias and stereotype.

Please don’t look to my client and assume they are the Agent in charge.
Please don’t call me on your security ring and ask me if I belong there and ask where my agent is.
Please don’t engage in RMLS conversations with me and still ask me if I’m waiting on my agent right after we engage in conversation about the RMLS.
These are called a micro aggressions. It happens more often than not and really hurts my feelings.
I can only imagine BIPOC doctors walking around proudly, only to be assumed as ANYTHING LESS THAN THAT.
Perhaps you haven’t seen anyone outside of what you think an agent will present as.

Right.
No button downs here.
Dreadlocks a flowing.
Usually slacks and a beanie too.
Well, I’m here to tell you, that I too am an agent.
Please, say hello and assume as such.

The Chapel

I got a call while driving to the office one day in Pre-Covid times. It was a voice that felt familiar, though we hadn’t met before. Matta introduced themself. We quickly traced circles and connected our paths through mutual friends. They had just returned to the PNW to start their quest to settle in a home and grow roots. Matta had sought me out. We both shared queer identities, preferred they pronouns, loved older homes, and really good coffee. We saw ourselves in each other. Something I was really hoping to bring to Real Estate when I started. We checked out a few homes that Matta liked, but it wasn’t until we saw what I refer to as “THE CHAPEL” when Matta got “the look”. Equipped with pews, a skylight in the bathroom, beautiful woodwork, and church like exterior, the home really resonated with Matta. You see, Matta is a Pastor and how could a pastors house not have a pew. Okay, maybe it was more like a kitchen nook bench, but whatever. Just let us have the moment!

So, Congrats on being a New Home Owner Matta!
Can’t wait to see what you’ve done to the place.

Buying A Dream Home During Covid-19? CHECK!

Spencer & Jessie are nearly settled into their dreamy new home.
Skylight in the kitchen. CHECK!
Water spigot over the stove for pasta. CHECK!
A Dining Room Bay Box Windows, CHECK!
2 Living Rooms CHECK CHECK!
An Upstairs Balcony off the master bedroom. CHECK CHECK CHECK CHECK!
How many checks can one home have?
And while it’s been over a month since they have been in their new place.
It’s only been a day since last we have texted.
I have met their parents.
We are planning camping getaways.
My partner is gifting them a sourdough starter.
Spencer & Jessie may have gotten their dream home.
But I can confidently say that I got lifelong friends out of the deal! CHECK!

She’s got the look!

This family! That baby! Does it get any cuter? I don’t think so.

Without further ado, please allow me to introduce these new homeowners! The Jenkins Family. A couple of months ago, I texted Jordyn, congratulating her on Baby Taj. We caught up briefly. I inquired about their address to send the baby a gift and Jordyn asked about homes. Two weeks later, we’re pounding the pavement, looking for the families’ dream home.

While touring the first home, Jordyn looked over at me to ask, “How many homes do people normally see before they find their home?”

I knew this look, it was the “I’m in love with this house, but how could I be so sure so soon look.” I see this look often. I imagine most agents do. It’s pretty undeniable. Nothing to take lightly.

We followed up with a few other places. But the other homes paled in comparison. We pinpointed the market and surrounding neighborhood stats. We negotiated a new cedar fence and closing costs on behalf of my clients. The Jenkins family closed with a bit of equity in the home too. Given the current Portland Housing Market. I’d say: WE ROCKED THIS TRANSACTION!

Congrats Jordyn, Xzavier, & Taj!                                                                                                                                       I can’t wait to spend summer days in your backyard!

Covid Doesn’t Care About Your Birthday!

But luckily I DO!

This past week I pulled off a somewhat cool birthday for my partner. We usually take a vacation for each of our birthdays respectively, but not this year! Covid has shut our household down! My partner is strict, you hear me?
No restaurants, no social distanced hangouts, NO NOTHING. I had to get creative. And so, I bring you a list of creative Covid celebrations that just might work for you!

1. Camping in your backyard. Add a kiddie pool, a bbq, a tent, a fire, s’mores, and cornhole and you’ve got yourself a PAAARRRRRTTTTAYYY!*Bonus if you can add a projector to screen a movie too.

2. A Great Scavenger Hunt. Hide clues around the house to lead the special birthday person to several small gifts, or one big one.

3. A large family ZOOM in which stories are shared about the special birthday person.

4. A food themed day. Make several amuse bouches (bite-sized hors d’oeuvres)to eat throughout the day. And then make a multiple course dinner if you please. Make sure to have The Great British Baking Show on in the background.  So you can feel fancy.

5. Day drinking. I mean, in these times. Yes! You can have a drink mixing competition. Set up a wine tasting station. For my partner’s birthday I made a dry gin, limoncello, and flamed lavender cocktail. That’s right! It was good too!

6. Arts and crafts and DIY all day. My favorite is turning old toys and household items into plants!

7. Treat Yo Self or rather the birthday person to a home spa day. Make coupons for a massage, pedicure, and or manicure. Set up a comfy spot, oils, lotions, and aroma for ambiannnnce. YASSSS. Don’t forget the eye cucumbers.

8. Dress yourself up fancy. Create and invite the birthday person to Dinner & a Dance Party. Choose a theme and make a playlist in advance!  Get cute. YOLO!

9. The infamous karaoke party. I’ve also just seen an online karaoke option that allows you to sing with folks via computer. How hype is this!

10. If you’re trying to WIN at a cool birthday option, hire a band that will come play in your driveway and keep very far away from YOU. No horn section I guess?

See, so many ways to celebrate a special person.

You’re Welcome!

Pandemic @ The Disco!

Oh Hi. Hello.
Catchy Title huh?

Full transparency:
I was a community organizer before I was a real estate agent and damn if I’m not grateful for that perspective.
Community Organizer to Real Estate Agent during a Global Pandemic.
During an Uprising. What a twist.
I love to organize behind the scenes, strategy based.
Some have reached out and wondered?
What can they actually do?
I don’t know baby, but it better be something, and quick.

If you didn’t already know me, my politics are VERY BEYONCE.
To the left to the left.
But, you’re in luck.
This will not be a linguistically dense, judgey, guilt invoking, pointing of the finger kinda list.
Just some things I’m thinking about or doing.
Things you may be thinking about, doing, or want to consider doing, too.

To be fair, I’m clear that we currently all live in contradiction.
Real Estate and Capitalism will continue on for the foreseeable future.
We need a cell phone and computer to do our jobs. Clothes to leave the house, cars to take us there. And while we all have variations of what we chose to recognize that gets these resources to our homes, bodies, and bellies, deep down, even with the cognitive dissonance of a mountain, we know that in order to capitalize on most opportunities, it’s likely at the expense of someone else’s loss, low wage labor, safety, and place in society. We can choose not to talk about it, be complicit in it, and be business as usual.
Or, we can make strides to acknowledge it and work actively towards change and justice. In Real Estate we tend to be long term goal orientated. We know how equity is built. That will help you greatly.

Do be warned, Creating real change takes effort, is an inconvenience to YOU, YOUR time, money, and your energy. It’s more than a FB post. It lasts longer than a riot.
It’s going to your local mom and pop shops, finding alternatives to Amazon and waiting days to get your order delivered, demanding big businesses to pay taxes, engaging in dialogue with family members when racism comes up at the turkey day table, actually researching elected officials policies, supporting people other than what’s in your sphere of contacts. It means supporting people even if there is no return in value.

So
What have I been doing whilst the world is on fire?
Taking action, educating myself, and asking questions.
Here’s about 30 of um.

1. I’m wondering how I can bring equity to real estate.
2. I’m enjoying watching folks Leverage their Privilege & Power.
3. I’m making lists of Black, Indigenous, POC businesses, services, contractors and programs I can use/contribute to.
They don’t have a website? Use your resources to help them build one. They don’t have equipment that’s necessary to do the job? Fundraise for that equipment on their behalf.
4. I’m asking others to ask themselves if their company not only has diverse representation, but more importantly, does it also have retention of BIPOC. Are you prioritizing and supporting those people when they reach out. Let’s take it one step further, are you helping them BEFORE they need to reach out?. How are you inviting them to work with you? Providing resources? Sharing knowledge?
5. I’m voting in accordance with benefiting people vs benefiting my pockets.
6. I’m enjoying the enjoyment of enjoying whatever I can find to enjoy.
7. I’m thinking critically. How much does it take to fund the blue angels to fly over hospitals vs PPE costs for our doctors and nurses. How do police officers casually have tanks but we can’t seem to get clean water in Flint, Michigan.
8. I’m noting that the government decided to bail out businesses before bailing out its people.
9. I’m reminding myself to be MY OWN moral compass, in a world that tells you laws should be. You wouldn’t believe it, but my existence was once against the law.
10. I’m Understanding my impact as a Real Estate Agent on gentrification, how I am complicit, and how I can counter that in an effective way.
11.I’m realizing how germaphobic my partner is and still having the audacity to wear my Coachella wristband from Beyonces’ 2018 Homecoming performance (Front Row NEVER FORGET)
12. I’m Recognizing that this land originally belonged to the Multnomah tribe of Chinookan. This was not MY land to sell and thus I contribute a percentage of my sales to. https://nayapdx.org/ or another Native tribe of choice.
13. I’m being clear and impeccable with my word.
14. I’m rejoicing in seeing socialist actions in an anti-socialist country.
15. I’m reading history that says the Boston Tea Party, Stonewall, the Civil Rights riots lead to historic human rights.
Remembering that MLK was one of the MOST hated men in the America at one time.
16. I’m reminding others that PROFITS ARE NOT more important than PEOPLE. I repeat PROFITS WILL NEVER BE more important than people.
17. I’m recognizing that Target & Banks have ample insurance money to rebuild their million dollar industry.
18. I’m connecting the dots.
17. I’m recognizing that the folks who wrote the history books were also the folks in power.
18. I’m enjoying my kick ass therapist partner for “seeing” clients in need, distress, sadness, and depression.
19. I’m giving props to the often “invisible” and forgotten workers that deserve to earn a living wage : Hey Migrate Farmers and JANITORS. We see you.
20, I’m Community Organizing and Strategizing.
21. I’m wondering how some people can identify a plant and recite its scientific name, tell me who won the world series game in 1982, but still can’t understand systematic racism and this history of injustice in America.
22. I’m Focusing on creating Structural Change. Band-aids do not work.
23. I’m thinking about why someone would be more upset at looting than a life stolen.
24. I’m recognizing that Hate Speech is not the same as Freedom of Speech.
25. I’m thinking about how many white friends’ young kiddos still think I’m an actual biological relative of their parent sans questions asked.
26. I’m wondering how the Lakers qualified as a small business and got a PPP loan.
27. I’m regretting the fact that I didn’t invest in Zoom 2 year prior to Covid-19.
28. I’m recognizing that grief looks different for different people.
29. I’m actively Googling the requirements to immigrate to Cuba, Ireland, and or New Zealand.
30. I’m standing up for Black Lives, because they Matter.

There are things we can and cannot change in these times.
Can is the word that I am holding onto.
Be well my friends.
Love on each other, just from a little further away.
