UNICORN FOR UNICORN

I am one of those rare folks who grew up in Portland. Some people call us unicorns. Certainly, I love unicorns, but we aren’t as rare as all that.

Being a 4th generation Portlander brings many advantages. One advantage is that you can drive around in the deep green hills and BAM! A long-lost memory from when you were 5 years old, flying between trees on a zip line comes rushing in. Or is that a liability? At any rate …

With respect to real estate, it’s especially meaningful when you are asked to help dear lifelong, likeminded unicorn friends with their real estate needs. In this case, I was asked to scope condos in the Goose Hollow area of town. A pleasure!

The Portland condo market is not super hot right now, but certain buildings, such as the Legends Condominiums are doing just fine. Units in this building go pending as fast as they hit the market. And this corner unit was perfect for my client.

 

Cooperation for the win!

 

 

When all parities cooperate it can be so easy!

These decisive buyers  looked at several places with me.   They were not afraid to put in offers, but were very calculated about them.  When they looked at this home, it was an obvious winner, their reaction was very different than with other homes. This three year old, one owner home was in great condition, but also had some wonderful tech upgrades.  The seller works in technology, has great style and had displayed her coding books around the home.  The buyer, who also works in tech, was taken by  details such as  an electronic doggie door, upgraded electronic blinds, beautiful succulent pots out front and the great little caddy to put your keys as you walk in the door.

Cooperation was great throughout, but was highlighted when the buyer found an error on the credit report that required a few days extension but  if not removed, would cost them a huge amount over the life of the loan.  Sellers were happy to extend for them to fix this error, but in the end they were able to close on time despite this.  Another highlight of cooperation was on the day of closing the Air Conditioning  went out.   So many sellers would just leave it, pretend that it wasn’t their responsibility, but this seller was on it and ready to work to get things back up and running.  It is wonderful when people work together with others and treat others as they would like to be treated.

After the  inspections were done, the owner invited myself and buyers over for a cocktail and to go through the house together.  The buyers were able to join the sellers to celebrate the passing of the home and to share information on all the tech in the home.  For icing on the cake, the seller gave them a video in lieu of the traditional operators manual binder for the home.

These two triathletes will now use garage as a bike and work out room including a very nice treadmill the owner passed to them.  I couldn’t be happier for them!

 

 

Moving to Mt Bike Country!

It is so exciting to see clients and friends’ lives progressing through the lens of working in Real Estate. I met Brandon while working at Plywerk, we got along well and when it came time for Brandon to buy his first home we got him a great place in Lents. The home is great, but on the ‘efficient’ size of things.

 

Recently, we met again at his home to set up a search for the ‘next’ home. Brandon now has a partner and the desire to get out of town to a home with a bit more room,  and within easy access to Mt Biking trails,  started to take a bigger priority.  We looked in all the little nooks and crannies within an hour of Portland and decided to come back to the first home we toured. Fortunately, this gem was still on the market.

 

On Monday Brandon and Brook turned the key to their new home in Sandy, OR just a few miles from the Sand Ridge Trail.

Welcome back to Portland, Amy & Katie!

A while back, I helped Amy and Katie buy a lovely home in SE Portland. Then I helped them sell that home a few years later for a big and unexpected move to San Francisco. We had become friends and I knew I would miss them!  I was honored to be a part of their wedding celebration in 2019. I got to meet their amazing family and I just adore them both so much. They’ve lived all over the place, so I figured we would catch up here and there throughout the years. And, besides it would be a great excuse to visit them in San Francisco!

Fast forward to last month, I had just helped Amy’s sister, Ashley and brother-in-law, Cody buy a cute house in SW Portland to start their new family (woot woot for referrals!). The baby is due in December!

Funny how life happens because the next thing I know Amy and Katie called to say that they really missed Portland, they already found their dream house in Dunthorpe and they were eager to move back to Portland! I did an extensive FaceTime tour with them and we wrote an offer and had an accepted offer within a few short days.

The house itself is beyond stunning: some of the notable features are walls of sliding glass that gracefully blur the line between the outside and in,  lush landsacping, a serene courtyard, spa-like master bath, and a gentle stream running through the property which is over a third of an acre. It’s truly a breathtaking home and was recently featured in the Oregonian! A local and very respected architect, Sid Scott of Scott Edwards Architecture and his wife Teresa Scott bought this home about 4 years ago and have been busy with a “down to the studs” renovation of this mid-century home. The incredible transformation of this home and so wonderful to see job design and projects like this happening in Portland.

A big hooray for my lovely first-time homebuyers, Ashley and Cody who charged ahead with patience and grace in Portland’s competitive real estate market.

Firstly, these are some of the sweetest people I know! They have big hearts, sharp minds and were a joy to work with. And they are expecting their first child later this year!! See the small baby bump? 

Over the course of a couple of months, we submitted 4 offers and came in just barely below the winning offer each time. Not easy and super frustrating! But I knew there was magic was in our mutual trust and open communication.  We regularly went over strategies for being competitive in a strong seller’s market and they had plenty of determination. 

In the end, sticking with it has forever changed their lives because… bada-boom bada-bing, the 5th offer was accepted and are new homeowners for the first time!  

The house has a ton of updates and was so well maintained that we enjoyed a smooth transaction. And the huge yard, trees all around and vintage apple tree are the tops!

GET ME TO THE NORTH!

 

Amber and James came to me back in January stating they were thinking about buying a home.  They wanted something ideally in St. John’s but were open to parts of SE, NE, and North Portland.  As first time buyers we walked through the steps of finding a lender, getting finances in order, realizing the amount of paperwork and work needed to buy a home.  February came around and we saw some homes and I can see the disappointment in their eyes and hear it in their voices that “we’re just not really finding anything we like” but we ventured into the North of Portland. Then Covid hit and since they are both healthcare workers they were needed on the front lines.  They told me they had to take a break from looking.  The stress was building and was taking its toll on them.

Then May came around.  They called me out of the blue and said they were ready and this time “we want to go North”.  Maybe it wasn’t that dramatic but we were focusing on N. Portland and found the home of their dreams.  Newer construction, solar panels, many upgrades, a price well below budget, and the seller included a multitude of needed equipment to care for the home.  Wins all around!

While I haven’t restored a multifamily property before, I have remodeled plenty of single family houses. So, I figure it might be similar, just times two. I am just beginning this one. Helping the whole family move to Newburg

 

I’ve know Amelia since she was around 10 years old. God, that makes me feel a little old! I saw her grow up and celebrated with her, Brad and the whole family at their wedding a few years back. I attended to their baby shower and adore their little bean, Charlotte. And just this month, I had the honor to help them achieve another milestone in their life, buying the first home! I have to say we had some fun even in the middle of a pandemic!

We honed in on Newberg pretty early on and there was no looking back. Newburg is a wonderful place for this family because they love the schools and the smaller town feel. Next, I’m helping her parents move from Bull Mountain to Newberg so they can all be close to one another.

Adventures in Real Estating: Selling During Covid

This dreamy South Tabor farmhouse of infinite possibilities just sold in the midst of covid panic at $52k over asking with 7 offers in just 3 days.  Many congratulations to my client — all his hard work getting this gem ready for market paid off big time!

Before covid began, we met to discuss how he could best prep his home for the market.  I always recommend scheduling a consult and walk through with your REALTOR® before embarking on home projects. This can save you lots of time and money, as we are able to identify which changes will have the greatest impact on your sale in the current market. In this case, most of the work was focused on the exterior, but inside, fresh white paint and top notch staging brought the house to life in a whole new way!

No more than 3 people in the house at a time and 30 minute showings with 15 minute buffers. When the listing went live we had  immediate interest and within 48 hours over 40 showings were scheduled.  Three days later, my seller went pending with a solid offer that beat out 6 others at $52,000 over asking and stellar terms.

Throughout this transaction, both my seller and the agent on the other side were excellent communicators, easy to work with, and at the end of the day everyone wrapped up feeling really happy about the outcome. I am deeply grateful to my client for his ease in trusting my expertise and putting in the time and energy to give his house the best possible outcome in our market.

There are a few tips  I would like to leave current Portland, Oregon residents  who are ready to buy or sell their homes, during the times of Covid-19.

 

Best 7 Questions to ask your Lender :

  1. Are you a direct lender ?

      2. Are you a correspondent lender or broker?

     *Please note, in my opinion, direct lender is usually best.

      3. Are you a local lender?

      4. Is the loan going to be fully underwritten?

      5. What are the current interest rates and can I lock in my rate?

     6. If my parter is affected by COVID-19, could I still qualify?

     7. Be honest, disclose your current working / employment situation with lender. Ask if it is better for you to pre-qualify for the loan individually?

     **The lenders are the experts who will give you the most realistic feedback regarding your ability to pre-qualify.

Stability of interest rates, April 2020

The Feds interest right now is to solely  stabilize the mortgage baked securities for interest rates.

The Feds will increase and decrease their buying based off what is needed to keep the interest rates stable.

Their commitment is to keep rates stable.

The buying of mortgage backed securities is so powerful right now , it is out impacting any other economic factors.

Typically, when we have good or bad economic news, there is an impact to interest rates, the Feds buying mortgage backed securities is out-weighting any of those other economic factories regarding interest rates.

–You may have heard that the Feds are pulling back on what they are buying ?

Even with them pulling back as needed, to keep rates stable,  currently, the feds are buying back double what is being produced.

Cookie Gets Her Own Yard in Mill Park

Cindy and Oscar got in touch with me in what feels like a lifetime ago- mid January of 2020. They were eager to become homeowners, and after having gone through the process of trying to buy a home last year only to have it implode with a very low appraisal, they were ready for a fresh start. New agent (me), new lender (Umpqua) and a new year. They love mid-century homes and were looking for a home that wasn’t in perfect cosmetic condition. They love to garden and were looking forward to having a yard for their beloved pup Cookie.  In late February we looked at a a 1960 tri-level in a picture perfect mid-century block in Mill Park. The home hit most of their marks- it was in good enough shape to move into, had hardwood floors, mid-century charm, and a beautiful yard. They also wanted a home that would work for multiple generations for parents to move into eventually and kids in the future, and with the tri-level layout, it had the perfect floor plan for being able to do so.  It also needed a face-lift, something Oscar and Cindy actually wanted to do on a home. It had been on the market for almost 2 months, and while it was priced lower than what neighboring homes had recently sold for, it definitely needed some vision and felt overpriced considering how much work it needed. They decided to keep looking and found another great mid-century home in Milwaukie that they loved and decided to put an offer in on. That home had multiple offers and went for way over listing price, so they did not get that house. But all the while, the sweet tri-level in Mill Park kept calling to them. So a little over a week after they first saw it, we wrote up an offer for $25k under list price. The sellers countered back with $20k under list and my buyers accepted.

The following week everything in the world was still “normal” and we had our home inspection. The inspection turned up a few unexpected things and a lot of expected things. The house needed a new roof, a new electric panel and other assorted repairs and upgrades. Even though my buyers were under contract to purchase the home for $90k less than the house 2 doors down that went on the market and went pending in 2 days after my buyer’s offer had been accepted, we were able to negotiate a credit for a new roof and the seller replaced the panel. By the time we were at the end or our repair negotiations, the quarantine order was in place, and thankfully everything went smoothly and Cindy, Oscar and their pup Cookie were able to close on time.

Finding Community

Congratulations to our First Time Home Buyers!

I met Megan and Natasha at one of my open houses last fall. They stopped by with their adorable daughter, Paloma, and as we started chatting I felt a connection with them right away. We learned they were in town from Santa Cruz to check out houses in the Portland market and after a few days checking out the city and going to open houses, were feeling really good about making the move! We made the plan to keep in touch and, as all Portlanders do, we recommended some of our favorite restaurants to check out while they were in town.

Through emails and conference calls, we were able to get to know each other surprisingly well, and by the time they arrived for their first in-person visit to tour homes together, we were ready to hit the ground running. We toured a lot of homes in many different styles and vintages, all the while going over the benefits and drawbacks of each. Megan and Natasha are thoughtful, research-oriented and very good at asking questions, and those qualities that make them a great match for us! So with an accelerated home buying education, they decided that new construction was the best choice for their young family.

We found the sweetest new construction home in the fantastic Woodstock neighborhood on a picture-perfect street. Given we are all staying home to be safe for now, these buyers will be moving up to Portland as soon as this whole Covid-19 thing settles down. Welcome home!

I’ve seen quite of few of these new construction townhouse style homes around town over the past 5 years and I’m a big fan. First of all, they are obviously gorgeous but so much of their goodness comes from being Earth Advantage certified, required to be at least 15% more efficient and with better overall performance than a house built to code. Plus they have all the bells and whistles to boot! Needless to say, it was very easy to get on board and support these clients through their home purchase. Real Estate and Working During a Pandemic

Real Estate & working during a Pandemic.

Real Estate must go on. Needless to say, it is critical to be cautious and considerate during a time like this. I have clients in contract that are buying homes and clients planning to sell in the coming weeks. Whereas business is not as usual, contract deadlines and negotiation are still critical.

My how quickly things have changed…

Two weeks ago I was meeting contractors, scheduling inspections, driving clients around for buyer tours, and running around town. Knowing that the first confirmed case in Oregon was announced, I was already using antibacterial spray after each handshake. I supplied my car with nitrile gloves, lysol wipes, and was introducing myself to contractors and unfamiliar agents with a “virtual” handshake. Call me a germaphobe, but besides this “virus”, I was really avoiding the nasty cold going around.

One week ago while attending an inspection, I had conversations about the virus with inspectors and clients. The common theme was “whats the big deal, it’s just a flu”. Most people were brushing it off. I’m not here to convince anyone otherwise, but I gave my two cents about being careful.

Here we are, and this week I’m reaching out to my clients stressing the pre-cautions we are now taking 1) as a company at Living Room Realty, 2) my own actions, and 3) what does this mean for you, my Dear Clients in your purchase or sale of real estate?

I had my nitrile gloves on, advised him to allow me to open doors, switch lights on/off, and that I would be sanitizing any surface he touched. When he realized how serious I was, he appeared both shocked and thankful.

How to do Real Estate in a time like this?

As a company, we at Living Room Realty are having conversations in real time, as the epidemic unfolds daily. We are pleading Brokers to step back for these next few weeks and practice social distancing. Only essential one on one meetings, virtual tours for new listings, and video tours for our buyer clients. Open Houses and Broker tours are… let’s face it, too risky.

You Know it’s “The One” When You Want to Throw Up

I met Molly at my coworker Bonnie’s open house. Bonnie had been working with Molly and her husband David to find the perfect home for their family, who had outgrown their small two bedroom apartment.

While at the open Bonnie turned to me and said, “Do you have buyers for this listing?” and when I replied that I didn’t she introduced me to Molly. Molly and I then walked around the home, where she let me know she liked the home so much it was making her feel nauseated. 🙂 So I tried my best to ease her nerves while we waited for David to show up.

Luckily, David approved and we were able to move easily through the offer and inspection process. Now they are the proud owners of a beautiful home with enough space for the whole family.

Beautiful Gated Townhouse for 1st Time Home Buyers

Adam and Mikey were first-time buyers ready to shift into investing,  instead of spending money on rent every month.  They contacted Living Room and were passed to me as a resident condo expert.  We toured a number of condos around town but as so often happens, they kept coming back to this one, again and again, deliberating whether it suited their needs. Giving Back to My Community

My oldest daughter attends our neighborhood school of Scott Elementary in the Cully neighborhood. We have been so fortunate to be a part of this community, which has been made even better with the award winning PTA at the school.

In the past 4 years since we’ve been a part of the school, I’ve seen it change by leaps and bounds. This is in no small part due to the efforts of the PTA.

In an article written for pdxparent.com, Denise Castañon writes “Scott is one of the most diverse schools in Portland Public Schools. The school is home to a dual-language Spanish immersion program, and Latinx students make up 41 percent of the school’s population. Black students account for 18 percent of the population; Asian and Pacific Islanders account for 4 percent of the students; Native students make up 2 percent of the population; 7 percent of Scott students are multiracial; white students are just under 30 percent of the population. It’s also a high-poverty, Title 1 school with more than 95 percent of students on free and reduced lunch. In addition to Spanish and English, Vietnamese and Somali are spoken by Scott families.”

Castañon credits recruiting bilingual parent leaders as being crucial in bridging the divide between the different communities that make up the school. She also notes that PTA president Kristen Hoffman has been tireless in her efforts to bring our community together. And I concur! Kristen is not only a client whom I helped find a house for she and her family last year, but a powerhouse in our community.

This year I have decided to give back to my community by donating 1% of all of my commissions through the end of the 2019/2020 school year to the Scott School PTA. I believe in giving back to my community and I believe in the great work the Scott School PTA is doing to improve the lives of the children who go there.

Serena got in touch with me as an out of town agent through my website. As a remote buyer, she was looking for virtual support, great communication and lots of info on the local market and Portland’s neighborhoods. The One Where Kate Buys A House

I’m Kate, the Own It Team Executive Assistant and as of today…guest blogger! 😉 Ross is always sharing client stories, and thanks to him I have a “happy ending” story of my own.

I never imagined I could buy a house. My 8 year old son and I have moved from rental to rental almost every year of his life. We’ve had some nice apartments, don’t get me wrong, but nowhere that felt like a permanent home.

Working in real estate for about 4 years now, I watched home prices rise and fluctuate, drooling over the listings I’d create marketing for and wishing I could make them my own. I’d read a buyer story that gave me hope, then look at my life and my finances and swiftly abandon that little glimmer of hope.

Meanwhile, Ross was encouraging me every step of the way. When I joined his team 2 years ago we talked about my future as a potential homeowner, and he was supportive, but realistic. “We’ll get you a place…it might be a few years, but we’re going to make it happen,” he’d say. Keep in mind at the time I joined him the market was hot – always multiple offers, always ending up over list price.

In May of 2019 I learned my rent would be raised yet again…this time to over $2,000 a month for our apartment. That lit a fire under me. I couldn’t stand to continue working a 9 to 5 and watching everything disappear!

When Amy first contacted me about a move to Portland from Colorado, I knew we were going to hit it off. We both had 4-year-old girls and a wicked sense of humor. I liked her immediately.

We then had a series of whirlwind house hunting trips when she came out to Portland for a few days at a time. I think we saw around 20-30 houses, all told. We wrote several offers that ended up in back up position, due to the fact that Amy still needed to sell her house in Colorado. One of those back up offers was the home that was to become theirs.

Taiwan Makes Impressive Individuals

We have worked with a lot of impressive people and Yun-Ru definitely continues to set the bar high. Though she is still quite young, her accomplishments are one of someone in their old age. PHD in Chemical Engineering before her 30’s, landed a great job, has healthy balanced life of hiking and being in the outdoors on her days off, might as well add buying a home to that list to help round things out. I knew I found a kindred spirit when she mentioned being from Taiwan. Seriously, every person I have met from Taiwan is brilliant and my love of bubble tea might cloud my judgment at times, but I just love the people that come from there. Yun-Ru definitely did not disappoint.

 

In the beginning of her home search Yun-Ru wasn’t quite sure what she wanted in her new home but wanted to learn by seeing. Soon we were able to see what was important to Yun-Ru through the homes we toured. Sadly, so many of the homes we viewed were not taken care of, which made the process of securing a home begin to seem daunting. So when we finally found a home that was well taken care of and in the location Yun-Ru could call home she jumped on the opportunity.

Soon we were competing against another offer that was higher than ours, but Yun-Ru held her ground and stayed at a price that she felt was fair and wrote a wonderful letter that gave her package that sparkle of a personal touch. Soon we found ourselves in contract! 

Then it was off to the inspections. We were able to negotiate the items that needed to be taken care of and got Yun-Ru all the info she needed to feel secure in her purchase. 

With a great team surrounding Yun-Ru including her stellar lender team Michele McCarthy at First Tech, her HOA review lawyer Damon Henrie w/ Henrie Law, Kara Iverson w/ Fidelity National Title and Jason and I we were able to close and get Yun-Ru keys shortly after the holidays.

We Wear Many Hats: Chapter 4

From an outsider’s perspective a career in real estate can seem like a dream. With HGTV cranking out series after series depicting agents showing a few houses one day, a short montage of renovation and a happy family reveal, it makes it all look so easy. With it’s flexible schedule and theoretically enormous income, what’s not to love?! Well, as with any job, there is more to being a REALTOR® than meets the eye. A truly dedicated REALTOR®, in my mind, is far more than a salesperson. Although marketing and showing a home in it’s best light is indeed a much needed skill, a good REALTOR® is most importantly an advocate for their buyers and sellers and, as such, there is great depth to the job. All said and done, our work requires us to utilize a very diverse set of skills and this blog series lets you in on the nitty gritty of some of the less commonly acknowledged hats that we wear.

Real Estate Agent as a Marketing Guru:

Anyone that has ever shopped for houses online can tell you a story about the horrendous pictures they’ve seen of homes or if you’ve toured a few houses you know some pictures make a home look either better or worse than the reality of the home. These listings did not represent the home to the world in its best light. A good agent has an eye for how to make your house shine and will work hard to play up its best features and minimize any issues that could be objectionable.  A good agent also works hard to ensure that the home is seen by as many prospective buyers as possible. Holding open houses and making individual tours as easy as possible can go a long way to both help as many people see the house as possible, but also to build good will with the agent of a prospective buyer.   Maintaining a reputation as an outstanding agent is equally important to our success as is marketing on behalf of each client.  I find that often I will get opportunities both buying and selling homes because I am a full time dedicated agent with an agency that is highly respected.  Agents on the other side of a deal want to be sure the offer they are accepting is the real deal and my reputation as an agent and the quality of communication I bring can help bring strength to an offer.

Will my house sell for more money when I stage it?

Perceived Value.

A homebuyer determines the value of a home before they even enter your home. The NAR reported 55% of buyers find their home on the internet. First impression is everything. A photo can speak a thousand words… but don’t take my word for it, see for yourself and review the research below. Forbes, the National Association of REALTORS®,  and HGTV agree that staging your home will earn you a positive return.

 

The photos shown here are from actual listings in Oregon & Washington, that I sold, and either personally staged or hired a professional stager. Some of these listings were full of clutter or located in a logistically difficult location.  One listing was on a very busy road with almost no driveway or garage and several unfinished construction projects. Another had little natural light and a slight pet odor. The last home was the most expensive house in the neighborhood, surrounded by homes that did not maintain their yard(or not attractive from the exterior), and did not have a garage. The point is- there may be other factors that make a home more difficult to sell. First impression is everything. If you can WOW potential buyers regarding the interior and exterior, the other factors are minimal in the end. A common rule of thumb for a home on a busy road, is to reduce the price 10%. If there are factors that already reduce the value of your home, wouldn’t you want to make up for it in some way? And if you could add 10%+ value to the true value of your home by re-arranging furniture or staging it- why wouldn’t you?

Forbes reported, “According to the National Association of REALTORS®, for every $100 invested in staging, the potential return is $400 . Compare that to the average sale price, which is a reduction of 10-20% from asking. So an average home with a $400,000 asking price will be reduced by $40,000 to $80,000.”

A great quote right out of an HGTV article, “I see many home sellers confuse staging with decorating and consequently resisting the process and the recommendations of the staging professional. But the reality is that the moment you commit to marketing your home for sale, you need to commit to transforming your home into a place that potential buyers can easily picture as their home.”

Staging is not only about furniture or de-cluttering. Staging a home for sale is a process that starts by preparing a “listing-prep” plan. After I meet with a client and sign a listing contract, we do a walk through together and make this plan. It can include a calendar of timelines to get household projects completed, packing, storing furniture, and touching up paint. As you can see from all of the above “before” photos, lighting makes a HUGE difference. Lighting, furniture placement, and professional photography create the WOW. Once we have all those elements, the perceived value of your home is at its highest and best. When your home is presented at its highest and best value- you sell for the highest price! I am so thrilled to have worked with Graeme and Stacey to purchase this beautiful home. I’ve known Stacey a very long time now. Before she was married and had the cutest son on earth, she was my roommate. That was back when Bernadette and I felt that having a roommate made paying the bills and our mortgage a bit easier.

A lot has changed over the last 10 years although Stacey and I have kept in touch! She met Graeme and they are, hands down, one of the most well-matched and adorable couples out there! I was honored to attend their fantastically gorgeous wedding about 5 years ago. Since then, they have moved to Canada for work and back, had their son Roen and decided to move back to Portland. Yay!!

Stacey and Graeme have some of my favorite character traits- optimism, realism, curiosity and humor. What great traits to work with when shopping for real estate! They were in the market for a comfortable home in a beautiful setting, not too far out in the country and not too close-in to the city, with a master on the main. As first time home buyers who are research-driven, we naturally looked at a lot of houses. And it was a blast! In the end, there was one that they just couldn’t get out of there mind and every home was then being compared to ‘the one’.

We wrote a very competitive offer and were soon in contract! The transaction went smoothly and they are now the proud owners of this gorgeous home! Cheers to Stacey, Graeme and Roen! 

When An Attached Home is the Answer

 

First time homebuyers Justin and Steve were pretty clear about what they did want- a 3 bedroom 2 bath home with little to no yard, spacious, something that didn’t need any work and was easy to maintain, located near a bus line in SW that travels downtown regularly and not a condo. In their minds, they were picturing themselves in a detached home, but given their budget, they weren’t sure if what they wanted even existed in their price range.

We sat down to meet in early September to talk about expectations, what they were looking for in a home and what they could reasonably expect. I mentioned that an attached home/ townhouse that’s not part of a condominium association might hit all of their wants and needs. At first they looked at me like I had a third eye, but within a few minutes I could see the wheels and gears churning in their heads.  We talked about it some more and the more we talked about it, I think the more they realized that a townhouse really could be a great option for them.

Once they were ready to start shopping, I sent them a bunch of listings in their price range that at least met most of what they wanted which included a few townhouses. The first place we went to see was blocks from Multnomah Village. It was a townhouse built in 2015 the builder had built to rent out for a few years, then put on the market, so by the time it came on the market, it had been refreshed and was practically brand new. They immediately took a liking to it. It met every single item on their list, but given the higher property taxes, it was slightly over their budget. We then went and saw another town home in the area, and that one didn’t light a single sparkle in their eyes. After that we checked out a 3 bedroom 2 bathroom detached house in their price range, but compared to the first townhouse we saw, the detached one didn’t hold a candle and everything about it needed updating. When we finished our short but sweet tour, I could tell that they had fallen in love with the first place we saw.

The home had been on the market since February with only a fraction of a price reduction that whole time, so of course my buyers want to know what’s wrong with it, or what the issue is. When I spoke with the listing agent he said it came down to a seller who had drawn his line in the sand, and wasn’t going to accept anything below that line, despite what the market was repeatedly telling him. They had received other offers over the 9 months it had been on the market, but since the seller wasn’t moving the needle, it never went pending. Since it had been sitting vacant for so long, the seller was finally motivated to sell. Justin and Steve had their own line in the sand in terms of how much they were willing to pay for a monthly payment, and at it’s list price, it was $25,000 over what they were comfortable spending. We wrote up an offer, went through a couple of counters, and finally arrived at a combination of credits and price reductions that came in just three dollars under Justin and Steve’s bottom line. Thankfully the home was in terrific shape so we asked the seller to only fix a few tiny punch-list/blue tape items, which they agreed to do, and we closed on time. And when we met so I could hand over the keys, they seemed a shell shocked in a delightful way. They couldn’t believe it had been so easy, and for an agent, that’s the best response a buyer, particularly a first time buyer, can have.

 

 

Charmed by the First

Sometimes when you know, you know. When Shani came to me to look for her “downsize” home after enlisting me to help her sell her Multnomah Village house, she sent me a list of what she envisioned her next home to be. It was as follows:

“My new home is quiet, private and surrounded by greenery.  It has lots of natural light and its surroundings are friendly to birds, butterflies and other wild creatures.
The interior is bright and well-ventilated and has a living room, two bedrooms, 1-2 baths (including a bathtub) and a kitchen/dining area with room for a table for 6.  There is generous closet space and the kitchen has efficient storage and ample counter space.  Ideally it would have a wood-burning fireplace. It has reliable cell reception and internet service.  It has in-unit washer and dryer, and it’s clean and lovingly maintained. There’s a pleasant outdoor deck or patio that accommodates a dinner party of 6. Any garden is compact and easily maintained.
It is situated on the west side of town, walking distance from one or more of the westside’s incredible trails (eg, Marshall Park or Multnomah Village/Council Crest/Washington Park/Hoyt arboretum areas).  Ideally it’s also walking distance from a neighborhood center (eg, Multnomah Village or Hillsdale). There’s easy, convenient parking for me and my guests, and  it’s convenient to I-5 (although not within earshot). My neighbors are quiet, friendly and considerate.”
At first I thought it might be a challenge to find all of those things, but on our very first outing we found exactly what she described. Well, except the fireplace was gas instead of wood-burning. We all make sacrifices. 🙂
After looking at a couple more duds that didn’t fit the bill, we came back to this beautiful unit nestled in the trees with many updates and beautiful built-ins. It was the perfect fit for her!

A Real Tiny House For a Cat Lady’s Dream Life

I started in real estate back in the wonder year of 2007 when I got a job at a non-profit home builder HOST Development. My background was in community development and affordable housing, and my new job at HOST was to do community outreach and sell homes built by the non-profit builder to first time buyers who made at or below the area’s median family income. When I started working at HOST, I was eased into my job by our most fabulous office/computer/everything wrangler Holly. Holly had purchased a HOST home herself, and liked the company so much she was hired as our office manager. Fast forward a couple of years and the Great Recession hit, and being the smart and savvy person she is, Holly jumped the HOST ship when the writing was on the wall, and found a job working for the State of Oregon. I rode that ship out until the last lifeboat left in 2009, and while it was sort of traumatic to lose a salaried job in the height of the recession, the biggest gift that job gave me was the realization of how much I love working one on one with buyers and sellers.

It’s been over 10 years since HOST closed their doors, and Holly is now a fancy tech person doing what she loves at a company that aligns with her values and skills. A few years ago Holly sold her old HOST home and rented apartments around town with her 2 cats. But once you’ve owned your own home, it can be hard to make that transition to being a renter in a building with other people who don’t share your wake/sleep  hours, as well as being at the whim of a landlord in terms of what you are going to pay for your housing. So the itch for homeownership grew stronger and a few months ago Holly reached out to me because she had some questions about a few houses that had caught her eye. I gave her the skinny and she decided to pass. And then a sweet little cupcake of a bungalow came on the market that was sadly too underpriced. It was definitely swoon worthy and gave Holly butterflies, but unfortunately for Holly, lots of folks who were willing to pay more for it also had butterflies, so that ship sailed. Holly seemed to feel that was her last chance at a cute house closer-in under $300k, so she declared that she had closed the book on house hunting. I knew she would be back at it, and since Holly is such a fabulous person, even her cat sitter was on the lookout for the perfect Holly house. In late October she texted me a link to a tiny house- only 520 sf in the Roseway neighborhood that her cat sitter had sent her and by the time we tried to go look at it, it had gone pending. But then as luck would have it, that sale failed and it came back on the market.

While it was teeny tiny, the listing photos made it look quite spacious, so we went to see it and lo and behold, it was even lovelier in person. A few years back someone had bought it, gutted it, re-built half the house and created the most efficient, cute and warm 1 bedroom 520 sf house ever. The house had zero inches of wasted space, built-in’s everywhere, decent sized kitchen and bedroom, windows galore, and enough of a yard that Holly can flex her gardening prowess. We wrote up the offer, went through a small counter, and had a smooth transaction. Holly had considered buying a tiny-house on wheels but as cute and efficient as those homes are, they are not that efficient in providing a permanent spot to plant roots as they are considered mobile homes, and it’s hard to find a spot to legally park them where you are guaranteed to stay in one place for the long term. This house in Roseway is only slightly bigger than the tiny homes we all think of, but it sits on it’s own lot on a real foundation and isn’t going anywhere, and for the foreseeable future, neither are Holly and her cats.

Amy and Lori were referred to me by our very recent buyers, Jess and Julie who also transplanted to PDX and bought a home a little while back. Hunting for a Unicorn

I love a good challenge and when Megan and Mali came to me with the goal of finding a family sized home, within their budget, with a half acre lot, in inner NE,  I knew I had a tiger by the tail. Fortunately, we had plenty of time.
We looked for about a year and a half and had some near misses but nothing really fit the bill until. A home in their target location, with a great layout, updated kitchen, play room downstairs and, get this, a .41 acre lot, all for a number within reach. We were on it right away and started to develop a plan to get the home and get good value.
Long story short, Megan and Mali got their keys last Friday and the house appraised over the negotiated sales price. So much winning!!

I met Meghan around 15 years ago (but who’s counting!) Meghan helped me launch my real estate career and we became fast friends. Fast-forward through the years: she met her now-husband, Justin (he’s equally awesome) and they have 2 beautiful children, Amelia and Tristan!

Repairs and Final Walk-throughs

You’re buying a home. You’ve completed your inspections. You’re waiting to close. Now what?

You’ve made it through the inspection period and the seller has agreed to complete some home repairs. Congratulations! Now what? A week before closing I remind my clients about the closing process and to schedule a final walk through before closing. Besides asking the seller to provide any invoices or photos showing the repair has been completed- schedule a final walk through at least 3-5 days before your closing date. It’s always a good idea to double check that seller has completed the items they’ve agreed to repair.

Often you’ll find that a seller is scrambling to get those last repairs done, or cleaning up their move out. You’ll walk through the house with your real estate agent and verify that the items have been repaired.  I’ve found that a day or two before closing is just not enough time to remedy unfinished repairs. If a seller has not performed the agreed repair, do not give authorization to close until you are satisfied. This may delay your closing and you’ll have to write an extension to close.

Here are some repair and final walkthrough tips-

  • Make sure your repair requests are written in detail or refer to a specific scope of work.
  • In addition to your inspection report, get a professional estimate for repair.
  • If you are asking for a sewer repair, request that the seller scope the line after the repair and provide you the video of the scope.
  • Make good judgement about work that is being completed by homeowner or needs to be completed by a licensed & bonded contractor. There is a lot of work that a homeowner can do on their own. If the repair is related to a “service” of a major appliance, structure, or health/safety issue- request a professional handle that repair.
  • If a repair is being completed after closing, for example a sewer repair- ask for escrow to hold back additional funds in case the repair exceeds the provided estimate.
  • Your repair request agreement has a date written in which the repairs need to be completed by. If you haven’t seen photos or invoices come in, check in with your REALTOR® to request them from the seller.

Flipping Houses: Interview with Bobby Curtis Part 1

Bobby Curtis was recently interviewed on how he finds good houses to flip. Here’s what he had to say.

House flip – stately home in NW Portland

1. How do you find a good flip?

I find a good flip by keeping my eyes and mind open. It’s not just about finding a distressed house that needs work. There are many people out there flipping houses. I’ve discovered I need find something that presents a challenge that other people (flippers) don’t want. And I have to get creative to solve a problem in a way many end buyers will love.

2. What are the key steps to successfully flipping houses?

The key steps are:

A. First, hire a great real estate agent who is an expert in the area you’re looking in, and knows a thing or two about fixer uppers
B. Buy a fixer upper at the right price, and make sure there are good comparable houses for the price you plan to sell if for fixed up.
C. Get solid estimates for the work that needs to be done, and hire dependable contractors to do the work

D. Hire a cost-effective designer, or be one yourself. This is not a time to try out your super specific design ideas. You want something that will appeal to most
E. Get it done, and do it quickly without compromising quality. My goal is 4-8 weeks. If this is your first flip, don’t go over 3 months. Ideally you want to buy the fixer and sell the fixed up house in the same market.
G. And finally, sell it. Don’t nickel and dime the buyer who places their offer. You will often give more than you want to. That’s okay if you’re making enough money on it.

3. What should real estate flippers have in place to make sure the process runs smoothly

A great real estate agent, dependable contractors, a personal support network, and a reliable financial source.

4. What’s your best advice for working with and managing contractors? How do you cut ties with a bad contractor legally?

Very good question. I’m professional, and I hire professionals. That doesn’t mean the best price, because WHEN shit hits the fan, you want to know you can count on them. I hire a mix of contractors who do the work themselves, and larger companies who have crews. Equally as important is I work with people who specialize in fixers, not new construction.

I’m in this for the long haul, and most people who want to get into flipping houses usually want to do more than one. So, if I cut ties with a contractor, I usually give them more than I think they deserve and just agree not to work together again.

Lastly, reputation is important, and frankly you’re very exposed when you flip a house. If they want to make things difficult for you, they can. Most of the time when you want to part ways, they do too. So, shake hands and agree to be done.

Congratulations to Whitney and Brad!

I recently had a great experience helping one of the coolest ladies in Portland buy her first house! Cissie is sharp, kind, effortlessly cool and plays bass in a band called The Stops. Congratulations to first time home buyer Emily!!

Emily is the coolest! I met her through my assistant, Jasmine, who met her years and years ago while both of them were working hard to grow in their careers and bartending on the side. These days, both have hit their stride professionally and Emily is now an Environmental Engineer and killing it in her field! 

Emily is a laid back person, an avid bicyclist and came to us looking for a sweet little house in N Portland. She lived with roommates and loves how financially beneficial that living arrangement can be. Her list of needs was very reasonable, said she could live with any kind of imperfection in a home as long as she had a great bike commute and the house was in move in ready. Easy enough! …And maybe too easy because low and behold the SECOND house we showed her was a true gem!  The perfect size, in great condition, a garage for bike repairs and easy access to a bike path! We jumped on the opportunity and now Emily is the proud owner of a lovely home! She might even have enough space for puppy, yay!

Don’t be surprised if you see her cruising around St Johns on her bike with a huge grin on her face!

Someday is not a day of the week

Congratulations to Julian and his family!!

They say: kind people are the best kind of people to know and and that quote reminds me of Julian. He was referred to me by my fantastic preferred lender and I’m so glad I met him! He was great to work with and I’m thrilled we could get him into the house he had his eye on. 

Julians home buying story is a simple one really… Julian saw a house for sale down the street from where he was living and he took a shot at making it his own! First things first, he went out and got pre-approved (everyone should be taking notes here! Ha!) The house was well loved although it had a few quirks. He was a very diligent buyer, kept an open mind through inspections and in the end both sides were able to see eye to eye in order to seal the deal!  

The house is super cute, the yard is completely dialed in with lovely landscaping and he will be enjoying blueberries, raspberries and flowers from his garden. I hope Julian and his family have a great summer hanging out in the amazing yard and patio!

Senate Bill 608: New Regulations Are Changing the Game for Landlords

The new state Rent Control Bill – Senate Bill 608 – has caused a flurry of confusion for landlords and those property owners considering renting out a house or unit. Add in the fact that the city of Portland already has its own Tenant Relocation Assistance Ordinance and suddenly there are a lot of new hurdles for landlords to navigate.

After taking classes, doing tons of research, wherein we had to find out more about this accident lawyer in Orlando, FL, and hearing what real estate attorneys have to say about Senate Bill 608, we’ve broken down what these new laws might mean for you. Portland landlords need to understand the requirements and restrictions of both state and city regulations, and how they overlap. Fair warning, in our experience even real estate attorneys disagree as to the application and effects of these new regulations on property ownership in our area!

 

How does Senate Bill 608 Affect Landlords Who Want to Sell?

Oregon Senate Bill 608 is often referred to as the “Rent Control Bill.” The intent of this bill is to prohibit landlords from terminating month-to-month tenancy without cause after 12 months of occupancy, and to put a limit on large increases in rents.

The big news is that property owners who want to sell a tenant occupied property, in which tenants have lived longer than a year, are no longer able to issue No Cause Eviction notices, unless they meet one of these exceptions:

  1. Owner intends to demolish the dwelling unit or convert the dwelling unit to a use other than residential use within a reasonable time;
  2. Owner intends to undertake repairs or renovations to the dwelling unit within a reasonable time, and at least one of these apply:
    1. The premises is unsafe or unfit for occupancy; or
    2. The dwelling unit will be unsafe or unfit for occupancy during the repairs or renovations.
  3. Owner intends for the owner or a member of the owner’s immediate family to occupy the dwelling unit as a primary residence and the owner does not own a comparable unit in the same building that is available for occupancy at the same time that the tenant receives notice to terminate the tenancy; or
  4. Owner has (A) accepted an offer to purchase the dwelling unit separately from any other dwelling unit from a person who intends in good faith to occupy the dwelling unit as the person’s primary residence; and B) Owner has provided this notice and written evidence of the offer to purchase the dwelling unit to Resident not more than 120 days after accepting the offer to purchase.

*Translation:  A landlord may no longer give a no cause 90-day notice to tenants (after one year of tenancy), then fix up the property once they vacate, in order to procure a higher sales price. A landlord may list the property for sale with tenants in place. Only after an offer has been accepted may she give the 90 day notice to vacate, and only for a buyer who plans to live in the property as a primary residence.

SB 608 also requires landlords to pay a relocation assistance of one month’s rent to tenants evicted for Qualifying Landlord Reasons (with some exceptions). The city of Portland, however, already has its own Relocation Assistance Ordinance and this is one of the major areas where  the two laws overlap.

 

Portland’s Tenant Relocation Assistance Ordinance

On March 7, 2018 the city of Portland made the Tenant Relocation Assistance Ordinance permanent. This ordinance mandates payments from the landlord to the tenant when either an End of Tenancy notice is served, or an increase notice of 10 percent or higher is served, and the tenant then elects to move.

The Portland City Council met earlier this year to address some of the issues created by SB 608. These fixes were adopted on March 13, 2019, and include:

  • Reiterating SB 608’s Qualifying Landlord Reason for issuing an End of Tenancy Notice after the first year of occupancy.
  • Removing a shortened 60-day termination timeline regarding federal mortgage financing for the sale of a property (SB 608 did not make that accommodation).
  • Clarifying several statements on how certain affordable housing may be exempted.
  • Limiting the total amount of relocation payment required by state and city laws.

In order to benefit from a reduced relocation payment, the landlord must pay the total relocation payment in full at the time the 90-day End of Tenancy notice is served. The city’s new language allows landlords to deduct the amount of the state relocation from the amount required by the city of Portland.

Portland Relocation Assistance is awarded as follows:

  • $2,900 – Studio or single room occupancy (SRO)
  • $3,300 – One bedroom dwelling unit
  • $4,200 – Two bedroom dwelling unit
  • $4,500 – Three bedroom or larger dwelling unit

Our take on these new regulations is that once the dust settles, professional landlords whose goal it is to rent out their properties long term, and who understand the benefit of long tenancies, will be less impacted by these regulations.

For those of you who are considering a short term rental period or want to have a large amount of flexibility in terms of when and how you sell or improve your property, our advice is to seek legal counsel before you make any decisions to rent out your property. Renting your primary residence for a few years while you make decisions regarding your next real estate steps has gotten a lot more complicated than it used to be.

We advise you to perform serious due diligence on this issue. Don’t hesitate to call us if you need resources to help you make decisions about renting your property!
