While not my voice, this is my story. The story starts with “We recently had our first child…” and it’s true. Max arrived and all I wanted to be was present for him and Leah while also providing for my family. My business was going well, but real estate can be all-consuming (especially when you’re pre-disposed to workaholism.)

I’ve shared with my clients over the years that there are three ways to price a home. One, the highest price possible. Two, at market value. Three, just below market value. Every agent has their own pricing strategies. These have worked for me, and I’ve found pricing at a sweet spot below market value can bear a final price higher than both market value or the highest price possible. Once we’ve reviewed the recent sales of the neighborhood, we decide which strategy to use based on the home specifics, most importantly the condition and location. Its important to understand the state of the market and know pricing your home in the “old” real estate market is not the same now in the “new” real estate market. It’s also important to understand how buyers shop in the “new” market. Buyers are smart! Buyers have been researching homes, neighborhoods, and determining the value of your home before they’ve hired an agent to represent them.
I’ve found that many homeowners cannot grasp the idea that pricing their home competitively(slightly below market value) will create more interest and yield a higher sold price. If a homeowner has not sold/purchased a home in many years, their expectation is to receive an offer under their listed price, then to further negotiate. Their idea is that they’ll have to negotiate lower than their listed price to begin with, finally settling on a price below the “highest price possible”. With the examples I’ve copied below, you’ll see that the majority of homes that sold below the listed price, were also on the market for a longer period of time. Time is money. Time is an extra mortgage payment, utility costs, and may also deter a buyer from choosing your home over a hot new listing priced competitvely. Your real estate broker will know when the home is an exception to this situation. When a listing enters the market at a competitive price(with all things considered-price, location, and condition), you open the door for multiple offers, escalating price, and attractive terms for the seller.

As an Oregon transplant from Indiana, it isn’t too often that I get to work with someone who has known me for almost my whole life. Sara and I met in 1978 when I was four and she was three. She rang my doorbell and asked if there were any kids her age who lived there, and that is how our friendship began.
As kids, we played together after school and on weekends with our little gaggle of friends from the neighborhood. We collected lightning bugs in jars, rode our bikes to the neighborhood pool, and played Annie and V until dark when our parents would yell through the yards for us to come home.
Our neighborhood HOA discouraged fences so everyone’s backyards were open and our doors were always open, too.
Sara’s family moved away from Indiana to Kansas when Sara was 11 or 12 and we lost touch. Without Facebook I never would have known that my old friend had moved to Portland, too. We reconnected shortly before she and her husband relocated to Hawaii.
I was so excited to hear that she was back in the Portland area this winter, looking to purchase some land outside of Portland. It wasn’t long before we found her property in Tillamook.

When I think about the story of this purchase, I realize the center of this story is not the charming Montavilla ranch. This story is about my client, Russell. He is a first time home buyer, arborist, future Portland real estate mogul, and all around cool guy to know.
I met Russell when my neighbor recommended his tree company and was immediately impressed with his knowledge and passion for his work. I hired him for a job at my own home, and for every tree need I’ve had since. He is now my go-to person for all things tree and shrub related and I recommend him to everyone in my area.
I learned about his interest in real estate after he did a few projects at my house. Russell had a very focused idea of what he wanted. He wanted to buy a house he could live in comfortably for a few years. However, his end goal was to eventually turn this house into a rental. He is interested in building wealth through real estate and was ready to start building his portfolio! Russell has an investor’s mindset and an eye for what will make a good rental.
I’m happy to say that after touring lots of homes in southeast Portland, we found one that was perfect! After less than 10 hours on the market, we had toured and submitted an offer on this property. The 2 bedroom, 800 sqft home in Montavilla fits his criteria perfectly. A well maintained, move-in ready home, with easy access to freeways for commuting, within walking distance to shops and restaurants on Stark, an attached garage Russell can convert to a woodworking studio. The sellers accepted Russell’s offer after waiting a few days to review all others that had come in. When writing his offer, he put his best foot forward because he knew this was the home he wanted. He didn’t want to miss out on such a great investment so he offered above asking, knowing the home was worth it. The sellers agreed to a small repair that needed doing, but the rest of the transaction was a breeze. We signed the closing docs on five years to the day he moved to Portland, and I couldn’t be more happy for him!
The internet is a funny thing. Scott and Michele called me to help them in their search for a home in Portland. That is always a welcome phone call, and, of course, I asked them how it is that they had gotten my information. I’m always love to thank the person who refers me. After four long years, the Portland real estate market is now right for those homeowners who want to buy a house, but need to sell their current home as well. In real estate lingo, they’re called “contingent buyers.” If you’re considering how to sell and buy a house, we’ve outlined four options to help you make the move. We’ve helped many Portlanders sell their current home and move into their dream house.
Why is 2019 a great time for contingent buyers? The Portland real estate market has changed, and we’ve entered a balanced market for the first time in four years. That means buyers have more leverage, including contingent buyers. (We do a deep dive into 2019 buyer trends in our post Is 2019 The Right Time to Buy a House?)

Option 1: Shop – Buy – Sell
This is a classic contingent offer:
Shop for your new dream home
Make a “contingent offer” to the seller – the offer is contingent on the sale of your current house
Seller accepts the offer
Sell your current house
Move into your new home
Sellers may be wary of contingent offers because there is more risk compared to a traditional offer. (If for whatever reason you don’t sell your current house, then the deal is off.) Some sellers won’t accept a contingent offer. In the past, sellers had more leverage than buyers in the Portland real estate market, and they tended to reject contingent offers. Happily that’s not the case in the current market.
When you’ve made a contingent offer, it’s crucial to sell your house as soon as possible. You don’t want to be sitting on the market for two or three months. Preparing ahead to sell your house will make your contingent offer as appealing as possible to sellers.
How to Prepare Ahead for a Contingent Offer
Preparing ahead for a contingent offer is similar to preparing to sell your house in general.

Either buy your new home or move temporarily into your plan B option
Plan B can be an apartment, or living with your parents or in-laws.
You’re already under contract to sell your current house, so you’re in a great position when shopping for your dream home. However, it’s important to do some research and make sure there is enough real estate inventory to choose from, i.e. other houses for sale within your price range and with the characteristics you’re looking for. You will need to shop for a new home relatively quickly.
The risk in this situation is that if you haven’t closed on your new house in time, you have to move into your plan B temporary housing.
Although it’s crucial to have a doable plan B arranged, so far we’ve always managed to get our clients into new homes before they’ve had to move to their plan B. (Moving back in with your parents seems to be a very motivating factor!)
Option 3: Bridge Loan
A bridge loan provides financing for a downpayment on a new house. That means you don’t need to sell your current home in order to purchase a new one. Like all loans, bridge loans are based on several factors, including your income and credit, and loan-to-value ratio. We can put you in touch with excellent loan officers who can provide detailed information on your unique circumstances. (Erika used a bridge loan to buy her last house, so she can speak from personal experience as well.)
If you qualify for a bridge loan you can:
Shop for your new dream home
Make an offer on a new house, financed with the bridge loan
Move into your new house
Prepare your old house for sale
Sell your old house
The major benefit of this option is you can wait to sell your house until after you’ve moved out. You don’t need to worry about moving into temporary housing and then moving again. If moving twice is something you want to avoid (think: children, pets, home businesses, lots and lots of packing) then a bridge loan may be a great option for you.
However, from a financial point of view, you will need to be able to pay two mortgages until your sell your old house. Not everyone has to make double mortgage payments, but you need to be able to afford it for the time it takes to sell your old house. Additionally, the selling price of your old house isn’t set in stone, so there’s some financial uncertainty.
In a best case scenario, you sell your current house quickly and avoid paying double mortgage. On the other hand, you may not be able to sell your house for six months, ten months or more, depending on the market. In our free consultation and market analysis, we talk to prospective clients about what they can realistically expect. If you are considering a bridge loan, you want to be confident that your property will sell quickly.
We understand that no one wants to pay two mortgages, so we will work with you to get your house sold quickly.
Option 4: Sell – Rent – Buy
This is a great option for people who want total financial security and don’t mind moving twice. If you want to make sure you have the money in the bank from your house sale, and you want plenty of time to shop around for your dream home, then this is a great option for you.
This option is straightforward:
Sell your current house
Move into temporary housing
Shop for your new dream home
Buy your new house
Kari went this route when she made her last move. This option gave her time to shop for the right house. There was no rush to buy a new house quickly.

We’ve broken down buyer trends for 2019 to help you decide whether or not it’s a good time to for you to buy a house. From questions about interest rates to concerns about another recession, we cut through the noise and outline a practical approach to decide whether or not it’s the right time for you to buy a home.
2019: An Equal Market for Buyers and Sellers
In Portland we saw a 2.4 increase in home prices from 2017 to 2018. While to many, this felt like a big slowdown in the market after five years of astronomical growth, these rates still show an increase in value on top of the huge growth experienced in previous years. What this means for 2019 is a balanced leverage market for buyers and sellers. As realtors, we’re happy to have a balanced market for the first time in years.
How Do Interest Rates Affect Mortgages?
At the end of December the Federal Reserve raised interest rates for the fourth time in 2018. The Feds are currently in a “wait and see” stance on interest rates, and as of January 10, 2019 say they plan to hold off on interest rate hikes until at least May. Today’s mortgage interest rate for a 30 year fixed mortgage is 4.75%. This is good news for buyers this year because although interest rates have increased from the historical lows of 2016, they are still very low and are likely to stay that way through April.
It’s important to know that Fed hikes in interest rates do not always cause mortgage rates to increase at the same rate. The fed hike at the end of December caused the ten year treasury yield to tumble, which is what mortgage rates follow. One of our amazing loan officers, Jen Bell, reported that this actually caused an improvement in loan rates. She locked a jumbo loan at 4.5% with no points.
What About a Recession?
Some buyers are scared to get into the market right now. They wonder if it’s a risky market where property prices could go down because of a recession. Oregon historically has had a recession about every nine years, which means we are overdue at this point. Having said that, there are many analysts who think that Portland’s population growth will continue on an upward trend and as a result, real estate values will also continue to follow that trend.
The 2008 financial crisis can provide a blueprint for decision making in 2019. For people who bought at the height of the market in 2007 or early 2008, it took five years to recover the value of their homes and start seeing an increase in the value of their property by early 2013.
We understand buyers’ desires to plan for a worst case scenario, so here’s why it still can make sense to purchase a primary residence now.
Is 2019 a Good Time to Jump Into the Market?
In 2019 we recommend buyers plan to remain in their new homes for at least four years. Ask yourself these questions to help determine if 2019 is the right time for you to buy a home:
Financially, will I be able to afford to pay a mortgage for four years?
Is my income stable enough to pay the mortgage for four years in a worst-case scenario recession where my property losses value?
Are there any changes on the horizon in the next four years – retirement, a new job or a reason I will need to move?
Am I going to be both a buyer and seller – selling my current home and buying a new, better home for myself and my family?
If you can afford to pay your mortgage and you are not planning on moving for four years, then there’s absolutely no reason to delay in buying a house in the current market.
A delay in purchasing is just a delay in building equity in your house. Although there are many emotional and lifestyle reasons to buy a new home, financially the end goal is building equity in your home. Eventually you can leverage that equity to build an accessory dwelling unit (ADU), finance college education or even purchase an additional investment property. If you are currently renting, then you are paying money for a roof over your head without building equity in your own property.
If you are considering both buying and selling in 2019, again there’s no reason to delay. When you are buying and selling in the same market, you may have more leverage as a buyer and less leverage as a seller, or vice versa, depending on the market. Either way, your leverage will balance out (remember 2019 is shaping up to be an equal market for buyers and sellers). If your goal is to secure a home that is going to be better for you and your family for the next four years, then now is the time to make that move.
On the other hand, if there is uncertainty on your horizon – a job opportunity elsewhere or other life changes that could impact your income – then it’s probably not a good time for you to purchase a new home.

Have some money saved? Feel like your ready to take the leap and become a first time home owner? You should, its a big and exciting step. But buyer beware its not all rainbows and moonbeams. Working with Karin and Mike to look for their first home was an honor. They looked at about 10 homes and both knew the adorable bungalow with the huge yard in University Park was for them. Lots of light, fireplace, location, yard for Tumbles and room for improvements, checked all the boxes.
Then the home inspection and sewer scope came back with some issues – which is pretty standard in 100 year old PDX homes. Karin and Mike were not deterred however and decided to move forward, although a bit of the shine may have worn off. We had some tough negotiations with the sellers that pushed all of us to the edge, but we wanted this to work. Yes Karin and Mike had highs and lows through this process, each of them came close to tossing in the towel. They stuck with it and both sides had to give up a few things but in the end Karin and Mike have the first home of their dreams. They have some major projects to look forward to as first time buyers and they are ready. Most importantly Tumbles the dog has the yard he deserves and Karin and Mike can finally host Thanksgiving dinner next year!

Time was of the essence when Andrew called, he found his jewel of a house and wanted to submit an offer promptly. I was in route headed home from our family vacation from Costa Rica to Portland, OR with two layovers and having to be in air for 8 hours. I knew I’d have to find the most efficient and focused time to draft a precise offer while floating in the clouds. So, our offer commenced 36,000 ft in the air on United Airlines.
The last time Andrew had called me to submit an offer on the home he and his twin Alex bought 3 years ago, my beautiful wife was in labor with our beautiful daughter Sadé Bloom.It’s always such a fun adventure working with them.
I originally met Andrew with his twin brother Alex 3 years ago during an open house at one of our listings; I had long flowing dreadlocks at the time. Immediately after connecting with them, I recognized what special geniuses they were. Andrew is astute with his numbers and Alex is Carlos Santana when he plays his guitar.
Back in 2016 the market was much different, we were deep into a seller’s market, we competed against multiple offers on several homes before we finally landed the perfect home for them at that time. This time around, Andrew set out this voyage on his own and after careful preparation, when the right home revealed itself we got into contract right away.

The C-word is showing up in more real estate conversations lately. Well actually a few c-words: Cooling. Creative. CONTINGENT.
Yes, the hot seller’s market is now cooler. Higher interest rates and feelings of market uncertainty have contributed to a slower real estate market, and it’s time to adjust expectations. Buyers have the luxury of getting a little more creative with their offers, like including contingencies, and sellers may find themselves needing to be just as creative when marketing their properties. Let’s look at this from a couple of perspectives.
Sellers: Time to start getting creative. We’re moving into a more balanced market. There are more houses for sale, which means buyers have more choices and they feel they have more time to find the perfect match. The days of selling your house for cash in 24 hours with 10 offers are gone for now.
Make sure you’re working with an experienced agent who knows your neighborhood, and can offer an educated perspetive on what to expect in the coming months. This will help appropriately price and market your house, and it will sell more quickly. If you get one, consider looking at those contingent offers. Keep in mind many of those buyers are also motivated sellers themselves. Have your agent find out if the buyers want to buy your house as much as you want to sell it, first. If you go this route, have some patience. To get the highest price and best terms in this scenario, you’ll likely need to wait it out a couple of months for them to sell their house first.
Buyers: You can get creative too! Need to sell your house before buying? Include that contingency in your offer or ask for an extended close period. Even ask for what you want, what you really, really want. Maybe after seeing many houses you’ve found your 95% dream home. Consider asking the seller to make some concessions so you can afford to make those improvements right away, or even ask if they’ll make those improvements before it closes. It can’t hurt to ask, especially if your offer is the only one on the table.
This scenario played out on a house I sold last week. The buyers found their almost perfect home that these sellers had just remodeled. But, it was missing a few things (or rooms) to work well for their family. What sealed the deal? The extra bathroom and finished living space the buyers asked to be constructed in the the basement prior to close. Not only did the sellers come through on their wish list, this sale was contingent on the buyers house selling, too. Are you still following? So why would these sellers do that? First, they remodel houses for a living so it was in their wheelhouse. Second, the buyers were willing to hand their earnest money over to the sellers before closing so they could make these personalized updates for them. Cool clients, contingent closings, creative considerations. All c-words on this one.
The market is changing. If you’re actively in it, you know that. Selling right now? Work with your agent to ensure you’re competitive and make sure they’re working creatively to get your house sold. If you’re buying, don’t pass up that 95% dream home. Just ask for what you want. The sellers will be glad you put a thoughtful offer together.
Our beautiful friends Carla and Andy told Jason and I that their cousins were needing to move to Oregon. They swung by both open houses that Jason and I were separately holding to introduce us to the wonderful Lorenzo, Teresa, and their beautiful children.
I received a text 3 weeks later with the great news that Lorenzo had a new job assignment in Portland, and they needed to quickly make the jump to settle in in Oregon. They were in the process of selling their home back in California so it would have to be a contingent sale. We prepped them for the potential hurdles we would have to face with a contingent offer so they were armed with knowledge before diving head first.
They flew in a week later and we lined up 5 homes that we felt fit their criteria. I warned them that it might all feel like a blur at the end of the tour; so we needed to keep detailed notes on each home. Home #2 stuck out from the very minute Lorenzo and Teresa stepped foot in it. By home #4, Teresa had a feeling that we needed to revisit #2 to solidify her gut reaction that this was home. We gave the listing agent the good news that we wanted a second viewing in the same day. After our second viewing Lorenzo started to see the draw of why Teresa felt like home #2 was home.
After Lorenzo and Teresa thought everything over, they gave us the go ahead, and we put together a strong case for why the sellers should accept their contingent offer. For extra support their lender, Dion Mancia with Caliber Home Loans, was amazing and called the listing agent to vouch for them as solid buyers. By the end of the day we were giving Lorenzo and Teresa the good news that we had mutual acceptance!
This transaction stood out to us particularly because of the excellent teamwork and communication of all those representing Teresa and Lorenzo. Their agent back in California, Naz Fontilea w/ Century 21, was fantastic and kept us up to date on the sale of their home so that we could organize our closing in Oregon. The escrow officers from Old Republic in California helped facilitate wiring funds from their sale to ours in Oregon. Jennifer Fahner with Old Republic Title and her team were amazing and worked together to sign Lorenzo and Teresa as soon as they received loan documents.
Our collective goal was to alleviate as much stress from Teresa and Lorenzo as possible so that they could focus on their end prize of moving to Oregon. Working on 2 closings simultaneously is no easy task, and Teresa and Lorenzo handled it like champions.
In a little over one month Lorenzo and Teresa moved their lives from California to Oregon, and we are so excited to have them here. We look forward to all the memories that they will create in their beautiful new home.

And those birds in this case are my clients Erik and Samantha – a determined and savvy young couple on the hunt for their first nest.
I met with them in the early fall, in the aftermath of a transaction gone sideways with another home and another agent. They needed a fresh start, and they knew exactly what they were looking for; specifically, a two-car garage, room to park a boat someday, never a split-level home, mid-century through late-90s, somewhere in Milwaukie or Oak Grove, clear communication and transparency from me, and a strong sense of understanding their rights within the overall process. Not a bad wish list, and I was certain we could make it happen.
Erik works as a financial auditor and Samantha as a mortgage industry professional. I couldn’t have asked for two more appropriately skilled clients to have as partners in this transaction. Firm and clear goals, detail-oriented, strong advocates and solid negotiators, but also flexible, kind and understanding, as well. That’s a great combination to possess in a home-buying transaction.
I had seen this sweet house on Robin Road over the summer for some other clients who never ended up touring the home. Even then, I was a little in love with the place – a sun-drenched and large mid-century modern perched on a small hill — with views to the west hills of Portland – and I really wanted to get inside to check it out. It had been under contract twice since April, with nearly $50,000 in price reductions, yet it remained on the market into late October.
Turns out that it was the second-to-last-house Erik, Samantha and I saw on our one day of touring together. I was already feeling good about the place, and for me it was love at first sight. I think Erik and Samantha felt the same, even though it was more house than they were expecting. But it really is the perfect house to grow into, with four beds, three full baths and 2800sf — with a massive, daylit basement kitted out with second kitchen potential. It also has the requisite boat parking, a two-car garage, and it definitely wasn’t a split level.
We returned the next day for a second visit with their parents, and learned the best part of this whole story: Erik’s dad grew up just two blocks away and attended View Acres Elementary just down the street. AND, they even have family friends that used to own this very house! Too many coincidences and good omens…it was a done deal, and we made the offer the following day.
In the end, we were able to negotiate a sales price less than the listing price, as well as obtained a new tear-off roof, a new radon mitigation system, and closing cost credit concessions from the sellers. There are so many things I love about this house, and I’ve enjoyed every visit over the past 30 days. Erik and Samantha are the perfect ones to buy this home, care for it for years to come, and continue the family history in the neighborhood. It’s been so great working with them through the process, and I can’t wait to hand them the keys to their first nest later today!
This charming 1930’s Cottage was a fun to sell and classic Manzanita Real Estate! What was there not to like? You were two blocks from the center of Manzanita Village and a half a block to the Pacific Ocean. The location was fantastic and while it was a 1930’s Cottage, it had great updates to wiring, foundation, kitchen, roof, etc. so it was move in ready. While I love ocean front homes, being back from the beach 4 or 5 houses has it advantages when it comes to wind, rain and home maintenance. At this location you still get to see the ocean, smell and hear the waves crashing, but your shingle siding does not take that ocean front beating from wind and rain.
