Recently, I was getting my hair cut, listening to a story my hair stylist had been telling me for a couple years: she LOVES her neighborhood. She owns a home with her husband that is a bit small, but they can’t imagine leaving the area and felt priced out. On this day, she was even talking about consulting an architect to build a second level onto their single story house.
Just three days later, my hair whisperer called to say they were on their way to an open house, “to check it out”. It was love at first step.The 117 year old home had original leaded glass, wood floors, remodeled bathrooms and kitchen, and a front porch with roses creeping over the railing. I looked through the listing details and spoke with the listing agent to determine what offer terms would be meaningful to the sellers.I also put together a report of recently sold comparable homes to determine price, and worked with my buyers’ lender to be sure we were putting together a plan to succeed. My buyers weren’t the only ones who loved the house: by Sunday afternoon there was an offer deadline, and we ultimately competed against three other offers.
Less than 36 hours after the open house, I made a phone call a bit past my own bedtime to share the good news that the offer had been accepted! With a short timeline to closing, we got to work on inspections–which are no joke with a vintage house–and spent the week meeting with additional specialists and obtaining assessments and estimates.
I had the good fortune to be working with my skilled colleague Kim Parmon as the listing agent on this home purchase. It’s gratifying as an agent to work with someone equally skilled and committed on the other side. This helped us quickly find solutions that satisfied both the buyers and the sellers. Today, exactly four weeks after my hair cut, we closed on their ‘dream house’.On this rainy fall evening, my buyers unlocked the door for the first time to begin a new era in the neighborhood they love, with the bigger, character-filled home they didn’t think was within reach.

Is the Spring Real Estate Market already here?
It seems like it.
While the data in the graphic above shows low numbers for last month, things have shifted in the last week or two.
Interest rates have already started to go down and it seems like everyone is ready to go back to business as usual now that we all are pretty much recovered from the holiday madness.
With rates making their way down to the mid 6% range (most predict that they should stay in the 6% range and will not go much lower than 5.5% in 2024) many buyers have decided to re-enter or enter the market.
And we are starting to see potential sellers take notice and many are putting their homes on the market now versus waiting for the Spring.
While not everyone is waiting till Spring to make a move, if the activity over the last few weeks is any indicator, we should see a robust real estate market over the next year and certainly in the first half of the year. (We are a bit cautious about predicting high activity in the second half of the year due to the election coming up).
What does this mean if you are thinking of selling? In most cases, you can expect to have motivated buyers ready to buy your home.
However, it is important to note that with our current economy, many buyers are still hesitant when it comes to their spending, so making sure we prep your home well, market it correctly, and price it strategically will be critical.
A good deal of homes are already starting to get multiple offers in today’s market so we will do everything we can to make sure your house is one of those shiny listings everyone wants.
What does this shift in the market mean if you are a home buyer? We will want to be highly strategic in the offers we write and the type of homes we even look at.
If we toured homes in 2023 together the market will be noticeably different. Homes that sat on the market for weeks will now potentially sell in a weekend meaning you will have to make quicker decisions and likely compete with other buyers.
Don’t let this stress you out though. I helped a bunch of buyers (many were first-timers without a lot of cash to throw around) buy homes successfully in the height of the 2021-2022 market and we can do the same for you.

Welcome to “Where Shall I Live?”, your neighborhood guide to the many Portland neighborhoods.
First stop: Buckman.
The Buckman neighborhood was one of the first eastside neighborhoods to develop over the turn of the 19th century. Wandering up from the waterfront, you’ll see many old buildings that have since been converted to apartments, condos and businesses. Buckman is home to some of the best bars and restaurants in the city and has such a wide variety of house styles to oogle over. EVERYTHING is within walking distance if this is the neighborhood you choose to live in.
HISTORY
In 1870, with the arrival of the railroad, the east side of Portland became the City of East Portland. The Buckman neighborhood was one of the more popular options to live as it was close to many factories along the river, and convenient to downtown, which was just a ferry ride away until the Morrison Bridge was built in 1887. Many of the buildings were tenement or boarding houses to house the many immigrants, workers, and new transplants to the area. Then after the opening of the 1905 Lewis and Clark Exposition, the boom began, and single-family houses were all the rage. Wandering through the neighborhood now, you’ll see the turn of the century “Painted Lady” Victorians, to the popular porch-gable houses, Foursquares, Cottages, and Bungalows, peppered in between rows of duplexes, courtyard apartments and rowhouses. One common occurrence you’ll see are the “Buckman Threes”, where smaller local developers built three houses in a row, all in similar if not identical fashion.
Fun tidbits:
Our beloved Hawthorne Blvd was once named Asylum Avenue due to the massive asylum built in 1862 for the mentally ill, headed by Dr. Hawthorne himself. The Lone Fir Cemetery, now his final resting place, is home to many of the original Portland names of the city. You’ll see many a street name on those tombstones. This neighborhood is steeped in history.
Two popular figures lived in the Buckman neighborhood at one point in their lives, none other than young Walt Disney, and renowned chef James Beard.
FOOD
The list is long, so here are a few of my favs. You could eat at a new place every single day, and it’ll take you about a ½ a year or more to get through them all.
Whether you’re vegan or not, don’t miss out on Mama Dut. Vegan Vietnamese food is SO good, and you might want to get there right when they open before the lines begin and they sell out of the Pork belly Ban Mi, (no pork involved!). There’s a variety of sandwiches, bowls, and drinks, oh my!
For that special night out, a happy hour jaunt, or if you’d just like some infused vodka shots matched to your dishes, this is the place for you. They’re “presenting dishes from the former Soviet Union through a Pacific Northwest lens”. With the fabulous décor, the exceptional service, and the delicious food, this is a date night to remember and repeat. The caviar toast on happy hour is DIVINE!!
Once the location of THE Asylum ran by none other than Dr. Hawthorne himself in the late 1800’s, this food cart pod now has over 20 carts, a firepit in its center, and a spooky iron gate keeping you in to enjoy all the varieties of food choices.
It’s a fun and spooky time all year round. Considered “Purveyors of fine American Schlock & Cocktails”, this is a bar that will surround you with interesting, not at all disturbing décor, while offering you many beer and cocktail choices. They also have a Smashburger that’s pretty yummy you won’t want to miss out. You may miss it passing by so keep your eyes peeled for a spooky good time.
If you know you know. There isn’t a sign, just a red light in a stairwell hidden within another bar/restaurant. Go down those stairs to be swept into the past with French music playing, leather booths, low lights, and a cool factor you can’t find anywhere else. Craft cocktails are the star here. Surprise your date, take them to the best speakeasy in Southeast. It’s all about who you know to find this one, and now you know me, so let’s go!
Go for the earl grey milk tea, stay for the most darling treats with faces that are hard to take bites out of, but so worth it! From the bear or kitty faced cheesecakes, to the strawberry “croffles”, (a sweet combination of a croissant and waffle), and rainbow cake, everything is delightfully tasty with such a Kawaii vibe to keep you smiling. They also have a little gift shop in the back so if you’re in need of some fun gift ideas, I wouldn’t miss this shop!
With a pinball room, THE best bathroom décor, and a rotating collection of tap beers – it’s your Cheers-like neighborhood bar if you’re a neighbor or not. Warm and woodsy inside, and covered tables outside to people watch as you peruse and partake in the long list of beer choices. Come drink with me!
The second largest arboretum in the city with hundreds of trees, this cemetery was named after the once solitary fir tree that grew here, (it’s still standing with a plaque to commemorate this namesake tree). It’s also the final resting place of some of our oldest residents. This cemetery is lovely any time of the year. You’re enveloped amongst the many tree varieties, (many over 100 years old), and surrounded by the resident wildlife of squirrels, racoons, and birds. I’ve seen many folks with their binoculars wandering through, as many avian varieties call this park/cemetery home. The Friends of Lone Fir even offer headstone cleaning classes periodically throughout the year, and an annual Halloween night ‘Tour of the Untimely Departed’. Sign up early, as this sells out fast!
Created in 1921 originally as Belmont Park, this park is beloved by the residents around the neighborhood. There are basketball courts, a baseball diamond, tennis courts, a playground, and many trees to lie under their shade. They offer movie nights in the park during the summer and is a great place to get together for an outdoor party. The community garden in its SE corner offers some delightful flowers and veggies to admire from the street. If you’re lucky enough to get onto the waiting list, you could have your very own plot to grow!
Tree-lined streets!!
If you’d prefer to wander the tree-lined streets and gaze at the variety of architecture in the neighborhood, you’re not alone. You can even go on a walking tour with the Architectural Heritage Center, that will give you the history of the area while talking about the different architectural styles of homes within Buckman, and many other neighborhoods of Portland. It comes highly recommended!

Crystal Springs Rhododendron Garden (https://www.crystalspringsgardenpdx.org) is in SE Portland near Reed College. Part of Portland Parks & Rec, membership starts at $40/yr with over 2,500 species of rhododendrons and azaleas plus the garden is fed by 13 actual springs pumping 6,000 gallons of water per minute. Every year there is a bald eagle couple that builds a nest and have their babies. The best viewing spot is late spring at the north end of the parking lot with binoculars. Being a member I can see the garden in all four seasons change. It’s ADA and dog friendly (leashed and behaved). The garden is occupied by lots of wildlife: squirrels, nutria, beaver, and lots of ducks and geese. On a lucky day, you may see a heron. Don’t miss the annual rhododendron sale where you can purchase some limited quantity varieties for your own garden. This place is perfect for weddings and large events.I come here when I need a pause in my day or week. There are many benches to sit with your thoughts and that’s why this garden is one of my many mental sanctuaries!

Wiped down all wood trim throughout home- window sills, baseboards, door jams and doors and applied Restore A Finish to hide scratches.

Jackie had been thinking of a new start and beginning life in Portland. She is an incredibly talented artist and was looking for a space to help her flourish since she now had the opportunity to work remotely. Check out Jackie’s super catchy music video here:
Life out of state was changing and the price of a small condo was equivalent to a decent sized home in inner Portland. So, she decided to take the plunge and see what was out here while looking at homes virtually from out of state. Thankfully she had her trusted father, the ever so knowledgeable Chris, on the ground viewing homes for her. That’s where we intersected with them on Jackie’s journey.
They called us to set up a showing for a home they were interested in and we were able to see from the get-go that we would be a good fit in working together to accomplish Jackie’s goals. We thought the relationship Jackie and her father Chris was so beautiful. She was trusting in him so much to be her feet and eyes on the ground. Jason as a father found this so special, because he would hope our daughters would give him the same trust one day.
Then we found the home that started to make Jackie excited about the potential of what she could turn it into. A classic Portland home in inner SE Portland. It had room to spread out to make her music and yoga studio. Two things that brought so much joy to both Jackie and Chris. Plus they would finally be in the same city together. In addition there was a separate living quarters which would help give her income for a possible short/long term rental.
So, we went to work crafting an offer that the seller couldn’t refuse. We were so excited to let Jackie and Chris know that her offer was accepted! Now it was time to look into the nitty gritty of what needed to be fixed. Jason went to work scheduling inspections and lining up contractors to give bids on the big ticket items that came up which were exceeding the allowable credit that her lender could accept. So, we needed to get creative in how we tackled what items needed to be taken care of immediately and which ones could wait.
Soon we had a solution that Jackie and Chris felt good about and we went to the seller with their terms. After a bit of back and forth we arrived at an agreement and the work that needed to be done was scheduled and Jackie was compensated for the rest that she would be taking on herself down the line.
Throughout the journey we were so grateful to have Chris on the ground with us making sure that Jackie was well taken care of. Congratulations Jackie on your new home sweet home! And thank you so much Chris for all your help along this journey.
Wallpaper offers perhaps the single most dramatic statement you can make in a small space, and many patterns are perfect for the bathroom. Large or small-scale geometrics and florals or novelty patterns are all fair game and work wonderfully in small spaces. It may be just the budget-conscious alternative to tile that you’ve been searching for. Below is my own personal powder room in a rental house I own.
Everyone that spends a few moments in this little space feels as if they’ve gone to a tropical far-away destination. Dinner conversations often included the capital of countries and adventure travel -:) Can you see why?
I can only imagine how hard it is for a teacher in a classroom not to have a few favorites. Those lucky few students—the ones that are cute, smart, and well-behaved — the ones that are accustomed to big smiles and giving their teacher hugs. Those students that show their appreciation for you and are vocal about it.
I would have been a rotten teacher in that regard. For even in real estate, I find myself drawn to particular clients. It’s often the clients that really wish to know me and the internal workings of who I am as a ‘whole person’ rather than just a transaction coordinator of a home sale whom I fall for. Often these folks share the quality of curiosity, joy, storytelling, transparency and connectivity. Rather than our relationship being about just another home purchase or sale, they see our relationship as part of something grander. As if we were destined to meet so that we could develop a friendship and be there for one another over after the deal has closed. Meet Laura Duffey – A woman of travel, cooking, master gardener, insightful thinker, stoic, hardworking and a sassy sense of humor. Off to Montana she goes! Oh, how I will miss knowing she is perched on the hillside of Mt. Tabor watering her zinnia’s and kale. Laura is one remarkable woman and I am glad to call her my client and friend.
I’ll start off by saying that the market in Portland is tough for first-time buyers right now. Honestly, it’s tough for all buyers right now! We have the lowest inventory we’ve ever had, so buyers are struggling to find the right property, and when they do, they have to fight for it. Centennial is one of the outer east side neighborhoods that are still affordable with home prices averaging $341,000 and rising rapidly. Home values in Centennial have gone up 8.81% in the past 12 months!*
My buyer, Isak, was in the same boat as a lot of other buyers out there. Some wonderful clients of mine who had also just bought their first home in Lents last year referred him to me (thank you!). Isak was ready to take advantage of the great mortgage rates and buy his first home. He is smart about it as well. His plan is to get a roommate or two to help offset the mortgage and possibly keep it as an investment property one day.
Along the way, we found, made offers on, and lost out on a few homes. We were up against investors with large cash reserves, sellers who were reluctant to work with buyers on necessary repairs, and multiple other buyers writing offers just as competitive as his. Isak took his time finding the right home and wasn’t one to jump on the first home that came around. He was lucky enough to have to move right away, so wasn’t in a time crunch to find something. This worked to his advantage. We were able to look at lots of homes that could work but ultimately didn’t feel ‘right’.
When we came across ‘the one’ Isak knew it was special. This 3bd/2ba home in the heart of Centennial checked a lot of his boxes. The house has an extra room that could be made into a 4th bedroom, music room, or office. It also has a basement for projects or storage and a two-car garage with a separate workshop area. To top it off, it sits on a large lot with a big front-yard filled with giant Douglas Firs providing shade and privacy. The house itself is cosmetically dated, but overall in great condition with a functional layout. The previous owners lived there for over 30 years and took excellent care of it. This is perfect for Isak because he can focus on the fun and creative updates.

Being a renter for so many years Mike never felt he had the right space to grow his dog family. Now that he is about to close on his first home he can’t wait to adopt his new best friend. Mike’s home criteria; a big fenced in yard close to a park was at the top of the list along with office space and a great kitchen. There were some great homes that checked all the other boxes, but if the yard or walkability didn’t feel good enough for his future pooch he quickly moved on.

People ask, “How long will it take to find a house?” The answer, like most matters in buying a home is, well, “it depends…”
The majority of home buyers start the process with a maximum budget and a minimum wish list. The reality sets in and the budget tends to inch, or sometimes bolt, up and the wish list tends to morph, bending towards the realities of the marketplace and the current supply available to meet their demand. For some folks this is a swift process as urgency propels them on a speedy learning curve enabling them to recognize and love a property enough to make a commitment to get hitched to the house. Some are lucky and they see “the one” on day one, or soon after. Others have more of a journey ahead of them before finding their match.

There are a few people out there that go a whole different direction on this. There is one house that has stolen their hearts and despite not even being in the market to buy, they spring into action and move mountains to make it happen. These stories are rare and often just represent pipe dreams, but now and then the stars align and they land the coveted domicile!
One true love
Many years ago I got a message from a fellow telling me he had been referred by multiple friends who’d worked with me to buy their homes. There was a home in the Kenton neighborhood in North Portland he had his eye on that he wanted to see. I scheduled the appointment and met him at the property with a handful of similar home listings in hand. I figured we would discuss them and see which ones he might want to check out. “Nope,” he said, “it either works out with this one, or I’m not buying a house right now.” Wow – bold! Well, he bought that home and lived there happily for years.
Following the dream
Recently I had another of these experiences. I returned a message from a man who told me that his son was not in town, but was interested in a gem of a house in a semi-industrial area near Ladd’s Addition in SE Portland. I asked him whether the setting would be OK with his son, Aaron, given the commercial properties nearby and the not-too-far-away power substation in the vicinity. To my surprise, Aaron was extremely familiar with not just the area, but with the house! He had been admiring it for years, maybe even coveting it. He wasn’t looking for a new home; he had just always wanted this particular home. He was smitten with the style, yard and all of the painstaking updating he had watched evolve over several years of walks in the neighborhood.
Happy endings do come true
Aaron’s dad viewed the house on his son’s behalf and gave it his stamp of approval. I mean it is a great house – what is not to love! He fought it out in a crowded field of buyers in the heat of the summer market and scored. He had the winning bid. After closing Aaron finally got to go in and see his new home. Luckily he loved it just as much as he’d imagined. A real real estate fairy tale.
It’s not everyday that a first time home buyer can become a home owner thanks to a grant program. However, that is exactly how my client joined the real estate market. She was fortunate to qualify for the America’s Home Grant through Bank of America, which offers closing cost assistance of $7,500. The credit can be used towards non-recurring closing costs, (think title insurance and recording fees), and to buy down the interest rate on the loan. My buyer closed on her home this week with $0.00 in closing costs and a 30 year, fixed-rate mortgage at 2.75%!! The icing on the cake? The funds she received do not need to be repaid to the bank!
One caveat of the program is that the subject property must be in a low to moderate income tract. Each home is run through the bank’s system to check the income tract. Some qualify and some do not, meaning you are limited to certain areas of Portland. The competition for these homes can be fierce. After making an offer on a property that received 10+ offers within 1 day, my client was discouraged.
Thankfully, this summer turned out to be the height of the selling season and homes were coming on the market left and right. A home on the outskirts of Montavilla came on the market and it was perfect for her. It met the Bank’s requirements so we went to see it. The house has 2 bedrooms and 1 bathroom, a lovely living room & updated kitchen. There is a back deck and a small yard. The attached garage is perfect for her car and storage. Thanks to America’s Home Grant, my client was able to beat out the other offers and offer over the asking price. This could not have happened without the closing cost assistance she was given.
As an agent, it is important to know the options for your clients so they are able to get into a home. This is a single woman, on her own becoming a HOME OWNER!!! I have a group of friends, in fact the majority of my friends, and some of their friends too, who all seek out the DREAM GARAGE. Normally we use this blog to tell our clients’ stories. Our buyer clients Jody and Kevin just closed on their SE Portland home. Just before closing, they emailed us a thank you note, recapping their story in their own words. Simply put, it is so touching and authentic, there is no way Kari and I could tell their story any better than they already have. So here is Jody and Kevin’s story, in their own words:
“Kevin and I are incredibly lucky to be able to work with both of you. Thank you very much for all that you do for us to make this dream come true. This means the world to not only us, but also our families, friends, and the many doctors in Washington D.C.
Four years ago, we moved to Washington D.C. for Kevin to attend The George Washington University School of Nursing. After nursing school we decided to stay in D.C. to get work experiences (Kevin in healthcare and mine in teaching). We bought a small house (similar to this Reedway property). Things were going amazingly but sadly my health declined. I was on life support for 10 days and remained in the hospital in D.C. for 2 months.
Ever since December 2018, I have been in various recovery programs in D.C. working with 9 different teams of specialists at the hospital. The progress that I have made so far is incredible. We thought I would need to be on oxygen for the rest of my life. Thankful I got to return the oxygen supplies back in April (perfect timing with COVID).
Somehow we were able to continue to do work on the house while I recovered. Surprisingly we were able to complete many major projects by the time we sold it.
Often people move because of kids or jobs. In our case it was my health. While making decisions to return to Oregon, COVID arrived. With my health dealing with respiratory issues and Kevin working in the ER, we knew that we had to live in separate homes. At the same time we sold our house while having to live apart. We continue to do this while closing on this Reedway house.
The situation at OHSU hospital is much better than the hospital in Washington D.C. Buying this Reedway home will mean that we will finally be able to live in the same home again. We are super excited! Everyone has been counting down the days with us. We plan to live in this house for a very long time. It is going to be surrounded by families and friends. Hopefully things will be safe to celebrate with many people who have been waiting for this moment with us.
It is not yet the final day but we would like to give many thanks to the two of you for making this dream possible. Being alive and able to continue to share a life with Kevin is more than I could possibly ask for. But being able to have a house in Portland will be beyond our world. Although the teams of doctors in D.C. no longer work with me, they continue to check on weekly bases. They know about this Reedway house. This is beyond what they could have imagined. Today I handed off the keys to some wonderful clients and friends. I am so so excited for this amazing couple and their young son to grow and live in their sweet house with the best, biggest yard.
Our journey started when they were just 2, with baby on the way. They knew that as first time home buyers with limited funds they would need to look carefully, and that it would take time. The first time I sat down with Aaron was the first week of June, 2019. He told me about his goal of buying a house and how he wasn’t sure about the process just yet. More importantly, he shared with me his motivations.
Aaron told me about his little brother who he had taken in just about a year prior. He is in middle school and adjusting well since his move up from TX. Aaron also told me about how he really wanted to move his mom up from TX to live with him to so he could live with her and make sure she is taken care of.
At this point I’m practically in tears about what a selfless and caring guy Aaron is. BUT THEN, he goes on to tell me about how he is into community building. He helps all these different people out in small and big ways all while working 10 hr or more days 5+ days/week. (I mean… if anyone deserves a home to call their own, it’s Aaron, right?) We continued to connect over a love of classic cars, he loves working on old Cadillacs and other cars. My dad has been restoring old Corvettes forever and my husband designs and builds custom motorcycles.
He hadn’t decided to hire me just yet, but I would be damned if I didn’t get to help him achieve his goals! I told him I would be honored to be his agent and would do whatever I could to help him get there. I explained how Living Room Realty stands by and truly lives out our values. I thought they would resonate with him and I think they did. Last, I asked if I could put him in touch with a great mortgage consultant and he agreed.
Aaron worked really hard after this meeting. I connected him with Carol Flanagan at Guild Mortgage and she assisted with him from that point on to repair and build his credit. He listened to her advice and by about Thanksgiving he had a pre-approval letter in hand. He qualified for the Oregon Bond Program, an FHA loan that provides down payment assistance to help buyers like him get into the market and start building equity.
Once he was ready, we went out and saw just about every home on the market that met his criteria in about 3-4 days. We wrote an offer right away on a turn-key ranch in SE that checked all the boxes. While there was another offer practically the same as his, he won out after bumping up his price just enough. I was also able to negotiate just over $2000 in closing credits, along with a home warranty paid for by the seller. We closed 35 days later, which was 7 months and 3 days after I first met with him.
Watching him sign his closing papers was emotional because it reminded me of why I love this job so much. Aaron worked really hard to get to the signing table. I am so proud of the work everyone did, especially Aaron, to get him the keys to his new home.
At the corner of SE Harrison and 7th Avenue a number of Victorian era homes have been carefully preserved. Originally built in 1893 as rental homes, shortly after East Portland was annexed by the booming City of Portland. One of the renters, Lee G. Holden, designed the adjacent fire station (circa 1913) and these houses were often home to firefighters who worked at Engine No. 23 and their families. The firehouse itself later made history as Oregon’s first medical cannabis dispensary and now their bud tenders offer medical and recreational weed. They have maintained the original facade and some of the other architectural features of the old station. Commonly called Firehouse Row, the official name of this little enclave of Queen Anne lovely ladies, added to the National Historic Registry in 1989, is The George P. Lent Investment Properties. George, who was born in Portland in 1852 to the eponymous Lents family, of the Lents neighborhood, built the now famed homes.
Then and Now
When Brendan and Mary described their wish list for a first home of their own, this beauty with its turret, colored glass and other historic architectural details came right to mind. It was love at first sight. Navigating a VA loan, with all the extra requirements regarding property conditions, on an 1893 historic home, was a bit of a battle. Also, the home was being used as a short term rental, further complicating inspections and repairs, because we had to schedule all of our appointments around guest bookings. In the end we got it all successfully squared away.
Gracing the walls of the Airbnb, the sellers had some very old mounted photos of the house and neighborhood on display. As a wonderful gesture they left them for Brendan and Mary to enjoy. A very sweet gift! The block is still intact, providing a rare site of old, old Portland housing.
On their project list is repainting the exterior. Mary and Brendan contacted Bob Buckner, famed color expert of The Painted Ladies Revisited and other works on Victorian homes and he coded photos of the house to guide them through how to get the paint job just right. I cannot wait to see it!

I had helped Ivan and Heather sell their Piedmont home back in November and they had been living with relatives ever since. When I received their call about being ready to begin their home search, it was the start of Spring and things were beginning to trickle in on the market.
They were far out on the West side and wanted back over on the East side of the River. Open to anywhere from St. Johns all the way down to SW Portland, but their ideal home was located close in NE or SE Portland. A home that they could enjoy with their young daughter and ideally have family members stay with them from time to time. They stressed that a multi-generational house was ideal, one with a kitchen where they could share their love of cooking with their daughter, and a place for Ivan to work from, as he worked from home a few days out of the week.
Ivan is a Commercial Banker and his knowledge of how interest rates affect buying power was key to getting the home they wanted. As our search progressed from Early Spring to Late Spring, then from Early Summer into late Summer, we felt like we had exhausted everything on the market. Their price point started in the low $400k range, but due to lowering interest rates, they were able to keep increasing their price point and as they did, new types of homes started opening up. More importantly, homes that were in their target areas. Most Buyer’s aren’t sure how fluctuations in interest rates can affect the monthly payments, but Ivan did, and he was keenly aware of how a shift of a 1/4 percentage down, increased what they could purchase.
Enter this lovely 2014 built Renaissance Home located in the Woodstock neighborhood. It was at the absolute top of my client’s price point, but it stood out amongst the turn of the century homes and tall skinny builds littered through the city that we had toured. We needed a few rounds of negotiation to get the property at a point where it worked for my clients, but with an extremely professional Listing Team from Home Team Realty, we were able to get the parties into an agreement and a month later, Ivan and Heather became homeowners once more.

I work with many clients that are squished at the seams. Our house conversations often question whether they should add on to their home, remodel their basement, or sell and go bigger. That conversation is the same one I have with myself. Like my clients, my own 1905 bungalow that has served my two children and I very well over the years, but we too, are over-flowing our spaces. My son and daughter share a room, we have one full bath, our living room is our shared space where we all hang; we have gotten used to living on top of one another. Our 900 sqft of living space has made for one tight-knit-family. We see our “tightness” as a really perk and wouldn’t give that up for the world. But come late summer/fall we will began our house hunt to make space for a fourth to entry our tribe.
But until that time comes, meet the “shack”. This tiny-wee-bitty shed that we built for summer slumber parties years ago, has become my teen daughter’s summer room. Its fits only a double mattress (It was an expensive one we’d bought though; click here to know the details). When she gets sick of her brother and I, or needs her own space, she can sleep outside or chill with her girlfriends. It allows her to ‘be’ more independent. It allows her to spread her wings, which are growing everyday and are quite beautiful.
The only pitfall so far, have been the raccoons that run over its roof at night and play with the extension cord but sound like giant beasts that want to EAT you.

Selling a house and getting ready for a move is time consuming and trying to keep a spotless house is tough. But it really is worth the effort – a cleaner home will usually sell faster than a dirty one. Buyers look at homes with filthy rugs, marred walls and scummy showers and all they see is more work, time and expense. Not only is it a financial turn off, but the yuk factor comes into play. Who wants someone else’s bacteria and viruses? If they walk down your basement steps that their tennis shoes stick to the stair treads, its a giant turn off.
OK, let’s say your house was pretty clean, it sold, and you are ready to move out. How clean should the house be when you close the front door for the last time? This part gets a little tricky because states have different real estate contracts and different requirements, some of which are vague and wide open to different interpretations. Oregon’s contract uses the term “broom clean” which is what appears in the actual purchase agreement. Basically that means the sellers’ trash is gone, floors are vacuumed, bathrooms and kitchens are clean. The house should be at least as clean as the day the sale was closed. But again, common sense on the part of the buyer and seller should be the guide. You probably will need more than a broom. Don’t leave your house filthy for the new buyer. Your reputation is at stake.
Enough said —- CLEAN YOUR HOUSE. And if you don’t know what “clean” is, then hire a cleaning team to do a deep clean for you. There are some really great cleaning companies in Portland. Need a referral? We have you covered.
We set out to find a small and stylish affordable home here in Portland area at a starter home price. There are, and were, a few really good options out there, but none of them had that spark the creates the excitement it takes to sign on the bottom line.
UNTIL! She found a home that fit the bill with an ADU for just a little over $100k more then the original price point we were looking in. Now, I know not everyone can do this, but if you can afford to, the rewards are there. Her plan is to live in one and rent the other. If she wants more room at a later time, she can switch from the small house to the larger one. If she wants her family to live with her for a time, they can have her own house. The flexibility is such a huge value and the rental income offset means her payments are significantly less than the mortgage for the home we were looking for when we started out.
I am so proud to help with this purchase, it’s a big step ahead in the financial stability of a good friend.

I’ve been ‘thinking’ about selling my own home for two years now. Mostly, because my children and I have started to outgrow our two bedroom house, but at some point, we will be a family of four (if we can find a wedding venue and find a house. Jeez. I hate this part.) The kicker is — that while I might be a REALTOR® and understand the state of the market plus the financial pay-offs of selling my home, my house is not ‘just a thing,’ to me. It often feels like an extension of my physical body and my sense of self that reflects who I was, am, and want to be. I am an artist as well as REALTOR®, so I am forever making changes to my humble abode. I have many ideas for my little home that I have not yet executed. Which makes my house feel like a half finished painting at times. How can I sell my casa when I still have visions to execute? And will that new buyer appreciate what I have done? Will I find that buyer “fit” someday…..?
Just like a long term relationship — love comes in many forms and one is the connection we create to that place called “home.”
I know that selling a home shouldn’t be a rash, spur of the moment decision. I’ve been doing the gut check every few months for a period of two years, plus, I have been looking at the numbers of what my house would sell for every time the market spikes and then dips again. Thinking about the numbers is supposed to help me emotionally detach from my home and view it as a business deal. (I know that… I help clients with that every day… that doesn’t make it easier for me when I have those projects I would like to get done on my house). Instead, I have been trying to focus on my end goal, which means turning my attention to what the future might look like. Re-framing the sale of my home as a good change rather than loss. I’m working to channel my emotions towards the opportunity and possibilities of what await.
I also know that if I continue to wait for “the one” to come around and hit the market, I might be waiting for years. Sometimes the home selling and buying process isn’t about finding “the one” that sticks around forever. It’s more about finding the home that fits your needs best based on your current situation.
I plan on loving my house and working on her this summer. The boxes of old vintage doorknobs I have been collecting will get added to the rock wall out front. I will paint the bathroom ceiling pink. Finish the love shack in the backyard for Olivia. These are things an artist does to see their vision come to fruition, they are not what one does to boost their resale. If I can do these things, it will be easier for me to let go. My stamp will be more complete.
