4 Weeks from Hair Cut to Closing: Congrats Makayla and Chancelor!

Recently, I was getting my hair cut, listening to a story my hair stylist had been telling me for a couple years: she LOVES her neighborhood.  She owns a home with her husband that is a bit small, but they can’t imagine leaving the area and felt priced out. On this day, she was even talking about consulting an architect to build a second level onto their single story house.

Just three days later, my hair whisperer called to say they were on their way to an open house, “to check it out”.  It was love at first step.  The 117 year old home had original leaded glass, wood floors, remodeled bathrooms and kitchen, and a front porch with roses creeping over the railing.  I looked through the listing details and spoke with the listing agent to determine what offer terms would be meaningful to the sellers.  I also put together a report of recently sold comparable homes to determine price, and worked with my buyers’ lender to be sure we were putting together a plan to succeed. My buyers weren’t the only ones who loved the house: by Sunday afternoon there was an offer deadline, and we ultimately competed against three other offers.

Less than 36 hours after the open house, I made a phone call a bit past my own bedtime to share the good news that the offer had been accepted! With a short timeline to closing, we got to work on inspections–which are no joke with a vintage house–and spent the week meeting with additional specialists and obtaining assessments and estimates.

I had the good fortune to be working with my skilled colleague Kim Parmon as the listing agent on this home purchase.  It’s gratifying as an agent to work with someone equally skilled and committed on the other side. This helped us quickly find solutions that satisfied both the buyers and the sellers. In addition, our team at Root Mortgage and First American Title went the extra mile to bring everything together, including overcoming last minute challenges.

Today, exactly four weeks after my hair cut, we closed on their ‘dream house’.  On this rainy fall evening, my buyers unlocked the door for the first time to begin a new era in the neighborhood they love, with the bigger, character-filled home they didn’t think was within reach.

Sale Fails Can Be a Buyer’s Best Friend!

If you are a buyer or a buyer’s agent in 2021, you just may come to love the words SALE FAIL.  Buyers are being put through the wringer this year but we’ve got a few tricks up our sleeves in this competitive market and one of them is to hawk the multiple listing service for properties that have gone back on the market after a sale fail!

Properties that have had a sale fail can be easy prey for a smart Buyer because these frustrated Sellers usually are very motivated to just get it done!  Plus, Sellers often have copies of the previous Buyer’s home inspection reports and while all that property information can be a bit daunting right out of the gate, it also allows Buyers and their agents to quickly access the major issues of a property, make a plan, and hit the ground running.

Enter Mike and Beverly.  Like most first-time home buyers, Mike and Beverly had taken it on the chin for more than a few offers. Mike and Beverly just wanted a house.  Mike and Beverly honestly would have been happy with pretty much any house with four walls at one point!  Mike and Beverly are handy and were willing to do work; a lot of work.  How could it be so hard?

And then we saw those gorgeous words ‘back on the market’, followed closely by the holy grail:  ‘sale fail’ for 15215 SE Harrison St.  We knew we had a shot if we moved quickly.  We requested the inspection reports which Mike and Beverly reviewed with a contractor.  That gave them the confidence to be able to waive the inspection contingency in full and bam, Mike and Beverly were under contract on a house that not only had four walls-  It was lovely!  15215 SE Harrison had a big sunny yard, a spacious, hip mid-century floor plan, and warm hardwood floors.  There is definitely room in the spacious, level lot to build that ADU for Mom, and to create community in a way that only homeownership affords.

We are so happy for Mike and Beverly who never lost hope, never gave up, and patiently waited for the right home to appear.  We are so in awe of the privilege that we were given to help these two wonderful folks find their first home.

First Time Buyer gets America’s Home Grant

First time buyer gets America’s Home Grant!

It’s not everyday that a first time home buyer can become a home owner thanks to a grant program. However, that is exactly how my client joined the real estate market. She was fortunate to qualify for the America’s Home Grant through Bank of America, which offers closing cost assistance of $7,500. The credit can be used towards non-recurring closing costs, (think title insurance and recording fees), and to buy down the interest rate on the loan. My buyer closed on her home this week with $0.00 in closing costs and a 30 year, fixed-rate mortgage at 2.75%!! The icing on the cake? The funds she received do not need to be repaid to the bank!

One caveat of the program is that the subject property must be in a low to moderate income tract. Each home is run through the bank’s system to check the income tract. Some qualify and some do not, meaning you are limited to certain areas of Portland. The competition for these homes can be fierce. After making an offer on a property that received 10+ offers within 1 day, my client was discouraged.

Thankfully, this summer turned out to be the height of the selling season and homes were coming on the market left and right. A home on the outskirts of Montavilla came on the market and it was perfect for her. It met the Bank’s requirements so we went to see it. The house has 2 bedrooms and 1 bathroom, a lovely living room & updated kitchen. There is a back deck and a small yard. The attached garage is perfect for her car and storage. Thanks to America’s Home Grant, my client was able to beat out the other offers and offer over the asking price. This could not have happened without the closing cost assistance she was given.
