Here’s What the Recent NAR Changes Mean For You

We’ve been hearing that there’s confusion around the recent NAR settlement and what the changes mean for Buyers and Sellers. We’re even hearing that some Realtors are having trouble explaining it to their clients(!) Here’s a summary of how these changes affect those in Oregon:

1. Agent service fees (also known as “commissions”) are negotiable and always have been.
It’s been customary for Sellers to cover a Buyers’ Agent’s service fee at closing, building it into the sales price of a home. This has always been a strategic marketing decision between the Seller and their Agent as it increases the Buyer pool. Most Buyers don’t have the cash to pay for their down payment, closing costs AND their Agent’s service fee. This essentially allows them to finance that fee within their mortgage.

2. Offers of compensation (Seller offering to pay the Buyers’ Agent’s service fee) can no longer be advertised on any Multiple Listing Service (MLS).
These are local marketplaces used by both Buyer and Seller Brokers to share information about properties for sale. Agents can advertise this Seller concession on off-MLS platforms like social, email and websites.

3. A contract is now required to work with a Realtor as a Buyer.
We can’t show you homes until we sign an agreement that we’re working together. It’s now the law. If you don’t enjoy working with us, you can cancel at any time with no fee. Not all Realtors make it that simple, but we do. Worth noting: Sellers are already required to have a contract in place with their agent to list their home for sale.

Knocked it out of the ballpark for these Oregon City sellers!

Before the year wraps up, I have a couple memorable sales I want to share. This townhome was up against a few others just like it on the market. Here’s some stats on those comparables to help you understand.
  • Townhouse 1 has had a rough go with one sale fail and multiple price reductions. It is still sitting on the market after 135 days
  • Townhouse 2 has also dealt with a termination and a small price reduction. After 113 days on the market, it is now pending.
  • Townhouse 3 did a small price reduction and after 43 days on market, it sold.
  • Townhouse 4 was slightly superior with updates and having a desirable corner lot and an extra garage space. They went on the market right before us and was our biggest competition. It took them 58 days to go pending, which is their current status.
What’s all of this mean? It tells a little background of how I collect data to advise my sellers on what their home is worth, how to best price it (remember that list price and sales price are not always the same) and how to best prepare the home as a seller. I will drive by the homes or tour them, if available, so I can be confident when we come to the table and plan how to best showcase their home for sale.

How to get what you want with a tight budget and a bit of know-how!

Here are my thoughts on how to get what you want with a tight budget. Let’s get creative and be informed.

 

Look at Cosmetic Fixers:

Look past the paint and the details. Is the house filled with junk? Are the photos just bad? See everything on the market. You’ll be surprised! And, I love the hunt for a great diamond in the rough.

 

Fix your credit:

Some lenders are better than others at this. I can help you find a lender who will give you a clear idea of what you need to do to fix your credit and better qualify for a loan.

 

Talk to multiple lenders:

They are not all the same and it’s important you like the lender you work with. Look into first-time homebuyer programs, FHA or VA or Oregon Bond. I can help guide you to lenders who have the loan packages best for you. And, it’s important you feel comfortable talking with them about money and finances. This can feel very personal so you want to work with a lender who is a good fit for you.

 

Look into rate buydowns:

Because interest rates have been high this year, rate buydowns have become pretty common. Sometimes you can even negotiate this with the seller so they pay to buy down your rate. You can also buy down the rate on your own and your lender can walk you through that.

 

Always get an inspection:

This will save money in the long run. No one likes surprises in real estate so I highly recommend every single client has a home inspection done to avoid an expensive surprise after you get the keys. Home inspections cost money but they are worth it! I typically recommend these basic inspections- general home inspection, sewer scope, radon test and an underground storage tank scan.

 

Look for solid big-ticket items already in place:

This one is easy because most sellers are eager to let you know what has been updated recently. But it’s very important when we are crunching the numbers and deciding if the value is there for you.

 

Focus on location and layout:

These are two things you can’t easily change about a house so they are very important to focus on when you’re buying.

 

Be realistic about the renovation lifestyle:

This is a big one because no one wants to spend every single weekend and evening working on their home projects, no matter how much money it saves.  I have a lot of clients who begin their house hunt very certain they can easily renovate a house. Then, they learn more and realize it’s not as simple as it seems. Especially on a budget. I will help you get bids for major renovations or big updates during your inspection period. That way you can make an informed decision about what works for you. This is case by case so I’ll advise according to each buyer’s situation.

 

Research the Market:

I am here to help you understand the local real estate market conditions. Are prices trending up or down? Are there any neighborhoods where prices are more favorable? Knowledge of the market will help you make informed decisions.

 

Look for Motivated Sellers:

Sellers who are motivated to sell quickly may be more willing to negotiate on price. These motivations can include job relocations, divorces, financial difficulties, or properties that have been on the market for an extended period. A big part of my job is to build rapport with other agents to get as much information as possible and find the win-win for everyone!

 

Don’t Lowball:

It’s better to look at the data and make informed offers. Sometimes buyers purchase below the list price but throwing a very low offer price out there just to see what happens is not productive. While you want a good deal, making an unrealistically low offer can turn off sellers and waste time. I work with clients to determine a fair and competitive offer based on market comparables.

 

Be Patient:

This is a big one. The timeline a buyer thinks they need is usually the first thing out the window. Don’t rush into a purchase. Sometimes, waiting for the right opportunity can lead to a better deal. Keep an eye on the market and be prepared to act when the time is right.

 

Backup Offers:

This dovetails with being patient. If a deal falls through for another buyer, having a backup offer ready can put you in a strong position to negotiate with a motivated seller. You’d be surprised how often this happens.

 

Flexibility:

Be open to compromise on non-essential features or repairs. Being flexible can help bridge gaps in negotiations. A lot of times these non-essential repairs feel like a big deal in the moment but they don’t need to be deal breakers.

What Makes the St. Johns Neighborhood Special -Part 2- Coffee Shops

Coffee shops are community!

Every time I head to a new city or even just a new part of town, I make finding a great coffee shop the first order of business because there’s no better starting point for understanding the local community, no matter where you are. When you visit the St. Johns neighborhood, you’ll notice life moves a tad bid slower and that’s a good thing. The coffee shops are alive and bustling with folks working, unwinding, socializing and connecting.

And with the University of Portland just down the street, you’ll find University students regularly taking advantage of these great study spots.

Coffee shops are special because they reflect the atmosphere of the neighborhood and St. Johns is fortunate to have many unique and vibrant coffee shops which makes choosing just one very hard! A good problem to have :)!

Here are a few of my favorites:

Great North Coffee

This café feels like the heart of St. Johns. A popular meet-up spot as well as a great place to work or unwind with a snack. They roast great coffee and have other nice choices like kombucha and teas. The room has high ceilings and plenty of seating which gives it such a lovely and classic café feel. Locally famous for their next-level breakfast sandwich made with chimichurri or romanesco, and can be made vegan. Delicious and addictive! Also, you’ll find the classic pastries, cookies and bagels you expect from a great café. Don’t miss the local art on the walls!

 

Two Stroke Coffee Co.

Two Strokes Coffee is a moto-inspired coffee shop on the main drag of St. Johns, conveniently located next to a cool motorcycle & scooter shop called Sabatino Moto. This is a really fun cafe to visit and a great place to hang out. They serve wonderful coffee, pastries and have great baristas. Sparrow Bakery

Sparrow Bakery is well known for incredible baked goods. They have 2 locations (the other is in Bend Oregon) and do wholesale baking for many other cafés. We are so lucky to have them in St. Johns! Sparrow makes great coffee and fabulous baked goods- I feel like it is a full-time job trying not to eat their pastries every day :). They are perfection! Plus there’s a large food menu making it a great spot for breakfast or lunch.

 

Cathedral Coffee

This one isn’t technically in St. Johns but I just had to add it! It’s officially in the Cathedral Park neighborhood (hence the name), but it’s verrry close to downtown St. Johns. Cathedral Coffee is an eclectic cafe that is always busy but never feels crowded. A beautiful large space with big windows, natural light, tall wood bookshelves & large tables. They roast their own coffee and bake their own sweets & savories, which are fabulous!

I highly recommend the foldovers they make with veggies and cheese (some have meat). They are fantastic and always fresh! And the cinnamon rolls are incredible. Many wonderful baked goods to choose from.

They also have plenty of great outdoor seating!

 

 

What about St. Johns Real Estate?

St. Johns has seen a steady increase in property values and demand over the past few years with the average home price this August landing at $470,000 (source RMLS). To put that in perspective, the average home price for all of Portland Metro was much higher by the end of this August at $608,300 (source RMLS).

Congratulations to my clients!

As you may already know, my business is referral based and I love meeting new people. So you can imagine how happy I was when a past client recommended Jane and their partner to me. It was such a joy getting to know them on their house hunt!

Here’s a little rundown of how it went.

We started with a buyer consultation and spent an hour going over the process in general. That’s the best way to get started, going over the current market and setting expectations for everyone. That’s when I ask the most questions about what my clients are looking for and we set the pace for the house hunt.

 

We saw multiple houses every week in various neighborhoods for many weeks until we narrowed it down and found the area that felt like home. The house they chose checked a lot of boxes, it was the perfect size in a great location and it had more than one bathroom plus a garage (bonus!). We saw the house 3 times just to be sure and then successfully got the offer accepted! They did a great job of getting financially ready, approved by a reputable lender, and had all their ducks in a row in that arena. (That truly is the first step!)

 

As we went through the inspection contingency period, I really liked that Jane and her partner asked a lot of questions along the way. One thing that people don’t always lean into when buying a house is making time to dive into research and ask all of the questions, even the dumb ones (and there are no dumb ones). Carving out time for this is so helpful because it’s the meat and potatoes of the whole deal. I’m here to advise and guide you along, but there is a lot to digest and having the time for those conversations and follow-up questions will always feel good.

Here is a general overview of the inspection contingency period. I will advise you while you look over the permit history, have the sewer scoped, the home tested for radon, the property searched for underground storage tanks, plus have a whole property general inspection as well. And that’s not always all, there are more investigations sometimes. It’s a lot and it’s awesome! Because after all of that, clients have a much better understanding of the home with all of its pros and cons.

 

So in this case, some things did come up in the investigations and we negotiated a credit and a price reduction. A couple of weeks later we had fun at the signing and a few days later we wrapped it all in a bow and I gave them keys.

A New Year and A New Project

In October of 2022 we decided to put the lovely modern house we built in 2020 on the market. This was always our plan, but it didn’t make the decision any less emotional.  #TheHouseThatBrentBuilt was our first ground up build together.  It was long process that was filled with excitement, arguments, decisions and frustration. It was also the house our daughter spent her first few years of life in.  We listed it for sale on my birthday weekend and had two offers by Monday.

That next weekend we began the search for our next home. We were going back and forth between finding something fully updated to live in while working to find another home to remodel or finding something that needed to be updated while we live in it. After looking at almost 30 homes I kept coming back to this 1960s fixer in a quiet westside neighborhood. We wrote an under asking offer and after some negotiation came to an agreement with the sellers.

The sellers had owned this home since 1981.  They had not truly updated anything in the home since that decade.  But still, I could see all the memories and love in the home. Every room has a different, funky wallpaper.  The living room has green shag carpet and the family room has a Christmas theme carpet. The backyard is a jungle with trees covered in vines and a slope that looks scary to climb. I can feel the fun vibes and times shared in this home. Time for us to get to work!

We had until New Year’s Eve to fully move out of #TheHouseThatBrentBuilt and it was a perfect way to close that chapter and move onto the next one.

Welp, it happened again folks. I had the privilege of working with fantastic clients and now I want to adopt them! Or, at least have them over for dinner :).

Jessica and Michael were referred to my teammate, Jasmine, and they were such a delight to work with. They came to us looking for a home in inner southeast Portland. Part of what I love about my job is the opportunity to meet all kinds of people and help them through the shared goal of homeownership. It was just meant to be!

If you know me, you know that I love helping people make a move. I love my peeps and I’m super committed to getting my clients into the home of their dreams. I will negotiate until my face turns blue and call every contractor in town to get information for my clients. I am committed to making this a great experience but unfortunately, you can’t always control how things go? For instance, I can’t make a seller accept an offer. I just can’t.

So here’s the short version of one of my all-time favorite stories 🙂

Leonard and Dovina really wanted to live in Newberg to be close to their daughter and grandchildren. Last spring and summer, we looked at just about everything that Newberg had to offer. It’s not unusual for the search to take a little longer when you’re looking in a small and popular town, like Newberg. After months of looking, they found a gem, a darling house that is close to downtown with a cute yard and great character! It quickly became competitive and we pulled out all of the stops. Long story short, Len & Dovina’s offer was the highest with exceptional terms, but in the end still beat out by a lower cash offer because they totally waived the inspection period. I just can’t ever recommend that a buyer waive all inspections.

It just wasn’t meant to be is what we told ourselves. That’s what we have to say sometimes to make sense of things when it doesn’t go the direction we would like. But this one kept nagging at us! We continued to look in Newberg for another year and kept comparing every house to the ‘one that got away’.  …And then it came back! Almost exactly a year later it popped back up and wouldn’t you know it, we put it in an offer and got it this time!

Just Sold/Just Bought: Contingent Purchases can happen in this market!

Congratulations to my client’s, Whitney and Peter, on the sale and subsequent purchase of their homes! This one is special, as my client’s happen to be family members and we were unsure if this would come together cleanly. We found their new home, which was marketed as a For Sale by Owner, and beat out another offer. We were not sure if a contingent offer would be entertained by the Seller’s in a competitive market and against another offer, but we put our both terms forward and were able to get them in contract. Step 1 down!

We had 10 Business days to prep and list their current home, and they were champs in prepping it for photography and to list. Their home was special, and many family get together’s were had over the years at their almost 3/4 of an acre property overlooking Claggett Creek in Keizer. The incredibly talented photographers with Ruum Media worked their magic and highlighted the property incredibly with their lenses. Step 2 down! Once we hit the market, we allowed for 6 days of market time to get Buyer’s through the property, host an Open House, and review offers. 11 Offers came in Total for my Buyer’s to review. Sometimes we get to that moment of warmth in the realization that we’ve finally landed in a place where we can settle in, grow some roots, and really get to living. Then sometimes life gets in the way. If 2020 wasn’t that year for you – congratulations!

Tim and I have known each other for long time. He is a dear friend and, as the owner of Little T American Baker on SE Division, a beloved part of our community. He is beyond kind and very thoughtful. Firstly, Tim found a house that wasn’t even listed for sale, all on his own! A friend of his knew another friend was planning to sell her cute Bungalow in the Hawthorne district. Seemingly a red carpet rolled out in front of Tim because shortly thereafter we were inside the house taking a look around. It was a perfect size, had ideal updates and was in fantastic condition!

Another part of what made this transaction special was the seller and her agent. They were clear, prompt communicators and a pleasure to work with. Buying a home is a big deal, and it’s always going to bring a little stress along with it. But when both sides can work toward a shared goal and with mutual respect, it can be a great experience!

A Traditional Tabor Gets an Edge + Some Tips to Get Ready to List

Hello Readers!

If you’ve followed along on my recent real estate adventures, you’ll remember I had the opportunity to recently list and help sell a wonderful traditional home on Mt. Tabor. I am so excited for my seller as he moves on to his next chapter, and for the new owners who are sure to make many happy memories on this special piece of property. What you may not know is that we spent nearly three months getting this beauty ready for market; the multiple offers and above asking sales price paid off. Thought I’d share a couple tips to help you if you’re thinking about selling:

  1. Never underestimate curb appeal. We used a heavy duty power washer to get rid of years of moss buildup (not the charming English-looking kind) on the patios, sidewalks, retaining walls and driveways. It was giving the house a tired and sort of sad vibe. 3 days later it was shiny and fresh. We also pruned, weeded and added fresh mulch to the beds and gardens.
  2. Power of paint abides. You know me and paint, and color. This house and the before and after was actually featured by Miller Paint because of the dramatic difference. It’s got a whole new personality! The photos speak for themselves.
  3. Mix it up inside. I always recommend my sellers stage their homes with my partners at Polka Dot Interiors. And in this case, they literally flipped the axis of two rooms and they felt completely different. Larger, more functional, and optimizing what was literally a million dollar view.
  4. Make it a sensory experience. Forget the fake plug in smells. Those make it seem like you’re hiding something. Instead, we used essential oils in primary areas. Eucalyptus and lemon invigorate and smell clean. Lavender and Bergamot soothe.

Cheers to Champagne, Swag, and Hugs

Scrolling through my phone, I’ve stumbled upon photos from the second week of February. This now seems a whole world away.

The day these photos were taken Ryan and Samantha had come to our swanky mid-century office to review the 20 plus offers we had just received for their home. We toured the office, shopped the swag shelves and settled in to sip champagne from water glasses while they perused offers.

Soon after these sweet photos were taken, the COVID-19 chaos began. Despite that, we got their house in contract, accepted two offers in backup positions, secured them two months of free rent-back, closed the sale, found them a new home, closed that deal, and got them moved in. Phew!

Looking back through my photos, so much has changed in a short span of time. While we can’t sip more champagne together right now, I sent them a nice bottle to celebrate their new “forever” home. They’ve come a long way from their two-bedroom starter home!

I admit, right now, I miss seeing my clients. I miss giving them hugs and hanging out together. I miss meeting clients at our beautiful office. I miss happy hours with friends, colleagues, and neighbors… but we’ve been able to get the job done despite the challenges of these times.

Until we get back to normal, I’ll raise my water glass full of champagne (from home) to everyone successfully buying and selling homes right now. Cheers!

The Power of Staging and The Gift of an Amazing Client

Craig came to me by referral from Sharon Bloudek, another agent at Living Room Realty. She thought we might match well and I might be able to use my condo knowledge to help him sell his property. I met Craig at the property, shortly after his tenants had moved out, and while familiar with other units in this complex, I did not expect to walk into a property that transported me to the Mediterranean. I’ve been in many condos in Portland, but I am always in awe when I get caught by surprise and see a unique property. This was definitely it, but had been a rental for Craig for a number of years and had some of the wear and tear issues that come with rental property. The finish choices were a very personal color palette, that does not always translate to favorable showings, but could be extremely cool if presented with some supporting staging. Craig had lived here early on in his ownership, and still have a lot of attachment to it, the decor and finishes. The question was, how best to present and market it to a diverse Buyer pool.

The condo market in Portland has slowed substantially over the past year and a half. A global pandemic usually does not help the cause either. Once we did go live, we had more showings here, than any other property I had on the market at the time. Sometimes having a place that stands out and is unique, drives interest that even I do not forsee coming.

The property had some challenges to navigate, and Buyer confidence seemed to be low, as we navigated through 2 sale fails. Right before our last sale fail, I got a call from Craig, and he relayed to me that his wife’s job was a casualty of the COVID-19 shutdown and he was going to be looking for other avenues for income. He thought it best to try and get it re-rented and to de-stage the property. I completely understood the reasoning and arranged for Crush to remove the staging and prepared to remove it from the market. The day before we de-staged it, we had a showing, and it seemed there was interest. It took a number of days, and thankfully Craig gave me his patience, as the offer came in and we were back into contract.

Both of us had some unease, as neither of us had any experience with selling a property amidst a statewide shutdown and global pandemic. Selling and Buying During A Pandemic

After working with Tylor and Nicole previous during the purchase of their condo, Kristin and I knew how kind, level headed and truly made of the finer things they were. However, we would soon be blown away with their strength and determination as we headed into life together once again.  We saw how they handled one obstacle after another and how they came out on top in the end. So, we’ll start from the beginning of their story.

Without a pandemic within the forecast, Tylor and Nicole had goals of selling their condo from over 1 year ago.  The plan was simple: 1. Sell their condo at a compelling price 2. Negotiate a free rent back which would give them ample time to find a suitable new home 3. Negotiate a great price on their new purchase, all without having to move twice.

It seemed like one year went by in a blink of an eye. Tylor, Nicole and their two beautiful toddlers spent countless hours cleaning, painting and staging their condo just in time for photos. Their condo listed on the market for 2 days before it went pending. The planning and strategizing we all exhausted had paid off and now it was time to start the hunt. This was like after a plane takes off for flight and we could now take our seatbelts off for the first time, except we were about to hit our first bit of turbulence.

 

We celebrated the victory of getting into contract so quickly on their listing, and now the hardship of getting into contract on a contingent sale was about to commence.  We toured multiple homes and competed against multiple offers time but because we were a contingent offer this created a challenge for getting into contract. It would have been easy for many to give up at this point, but Tylor and Nicole are made of the toughest stuff and they kept their heads held high. This was right as the COVID-19 epidemic became a pandemic.

Soon we found a home that checked so many of their boxes and we were in contract. During the venture of purchasing their thought to be dream home, we learned of some big ticket repairs that were going to cost over $30,000 in repairs. They weren’t going to move forward unless the sellers gave these concessions. As COVID-19 was rapidly spreading, buyer and seller confidence in Oregon was beginning to wane. It became even more difficult to find contractors to help provide estimates on these necessary repairs as all involved wanted to keep their distance. We did not let this affect our mindset as we dug our heals in the sand and got the bids we needed to negotiate the sale. The sellers only wanted to drop the price of the home by $30,000 which didn’t give Tylor and Nicole the funds they needed to make necessary repairs. It felt like a punch to the gut for us. They decided that the wisest decision for their family was to terminate the sale at this point.

We were back out in the field touring homes and by this point we had developed new precautionary policies to keep ourselves and others safe. We wore masks, gloves and brought our own booties to every listing. By now listings on the market had precautionary signs asking visitors to stay safe, use hand sanitizer and and keep things wiped down.  Only two people were allowed into homes at once. The fear behind COVID-19 had escalated within a matter of two weeks from the general public as we were all trying to grapple with what was causing the virus to spread so quickly. Plus, there wasn’t much inventory in the price range they were in. Then we discovered this gem:

It was on a dead-end street closer in located in the Mt Tabor neighborhood. The turbulence had started up again when we found out that we would be competing against another offer.  As a team Tylor, Nicole, Kristin and I craft a competitive offer and after some tense negotiating we got into contract! It was a good reminder that sometimes you have to take 30 shots in order to make 1! We celebrated this victory together.

Navigating this process in the height of the pandemic here in Portland was very new to everyone involved. All parties had to do a delicate dance in order to perform inspections and negotiate repairs. Tylor and Nicole were adaptable and persistent which really paid off. We were able to bridge a delicate gap which resulted in the best possible outcome to keep the sale moving forward their family.

They came, they saw, they conquered.

By this time Tylor and Nicole’s free rent back on their condo was coming to an end and their plans of not moving twice needed to change. They were able to find an accommodating Air BnB to put them up until they could take possession of their new home. We all felt a tremendous amount of turbulence throughout their venture which wasn’t expected; however, we came together to come up with solutions and really had to dialogue a lot about the possible outcomes which was painful at times but in the end like the saying goes: They came, they saw they conquered.

We have never seen so many obstacles been thrown at one family during a sale and purchase situation and are so amazed you all handled each hurdle along the way. Grit, Grace and the Good Stuff

I met Megan and Natasha at one of my open houses last fall. They stopped by with their adorable daughter, Paloma, and as we started chatting I felt a connection with them right away. We learned they were in town from Santa Cruz to check out houses in the Portland market and after a few days checking out the city and going to open houses, were feeling really good about making the move! We made the plan to keep in touch and, as all Portlanders do, we recommended some of our favorite restaurants to check out while they were in town.

Through emails and conference calls, we were able to get to know each other surprisingly well, and by the time they arrived for their first in-person visit to tour homes together, we were ready to hit the ground running. TRUSTING THE MAGIC!

Congratulations to my client on the sale of his sweet condo up in the SW Hills! We met last summer after I sold another unit in the complex, and given that there was a hefty special assessment in the works (which makes selling condos a little trickier than normal), he was impressed to see a successful sale go through.  I could feel his trust from the get-go and the foundation for an excellent client-agent relationship was made.

We listed the condo in the summer but due to the slowing condo market, showings were sparse and eventually decided to pull it off the market and wait until the following Spring.

But in the meantime, Fall came around and with the shifting market, new energy for selling.  We did a small price adjustment, updated the marketing and went back on the market just days before Thanksgiving. In just over two weeks my client’s condo was pending with three offers, all over asking! Just goes to show, really ANY time of year is a good time to sell — not just spring and summer.  AND when the time is right, it’s RIGHT (even if it may not logically make sense.)

In that time just before Thanksgiving, I also found myself with a deep intuition to plan a long awaited trip (10 years in the making) to visit India for the first time in January 2020.  I was very hesitant at first, as leaving the country with business in the works can be a little scary, but with the help of my fantastic colleague, Scott Shoji, I was able to turn over the transaction to him and prepare to leave knowing my client would be in great hands.  While there was an exciting Christmas Eve “bump” in the road (Buyer #1 decided to back out with some first time homebuyer jitters), Buyer #2 was thrilled and we got the second round of transaction-action underway! On December 31st, as I began my journey towards India, I turned over my condo business to Scott and took a leap of faith knowing that everything was exactly as it should be — lots of trust that the path which had presented itself to me was the way I was meant to follow. While my logical brain was just a bit nervous, my heart knew everything was going to be just fine.

And in my absence, all was smooth sailing.  No more bumps in the road, inpsections, appraisal and funding all came through with ease, and here we are, closing January 31st!  Huge congrats to my seller on his new adventures taking him to home ownership in a new state. Thank you for your trust, optimism and excellent communication throughout the whole process ~ thank you to Scott for holding it down and being so easy and great to work with ~ and thank you to myself for listening and trusting the inner guidance that suggests seemingly crazy ideas, but are really part of the medicine and joy in this wild journey of LIFE!

A Hallmark Original – Almost

Once upon a time on a beautiful fall Sunday in St. John’s two of my favorite friends were brunching with their folks and wandered into an open house. Little did they know they were about to fall in love. The soaring ceilings, beautiful box beams, large rooms and wood floors lingered in their minds for days… weeks really. Then it happened, there was a price drop. My phone started ringing – this house was now a possibility. Can we do it? Let’s call the lender!
