This is my client Jillian (those are my kids). She is an amazing person, as well as a friend and client of mine. We’ve only known each other for a short time. Less than a year or so now. The title is a reminder of where my career in Portland real estate started. My first clients (in Portland), Justin and Cheryl, were distraught. They had an agent that wouldn’t answer calls, handed them over to an assistant, and made them feel unimportant. That agent had become very successful but was “a friend” so they just accepted his advice. After moving on and deciding they weren’t able to buy a home we had met talked real estate and I said I would love to help them. We searched and found a place soon after. Justin and I were talking at the home during the final walkthrough about how 2 years ago nobody would help them buy a home. He couldn’t believe where they were now and how real estate has helped them realize their dreams.

As the market cools considerably and brings with it great relief for buyers, for sellers who have been watching the market, the opposite is true. While the balancing out of the market is a good thing overall, the stress of not knowing how long it will take to sell your home and for owner occupied sellers, the stress of always feeling like you live in a museum can be rough. One year ago I would not have advised a seller to sell a home off-market without listing it on RMLS, but in this new reality, for some sellers, this can be the least stressful and most fruitful path to follow.
In May of 2015, I sold the very last home I’ve sold under $200,000 to some wonderful and eager first time homebuyers. The 3 bedroom 1 bath ranch home is close to Ventura Park and is as solid as a rock. After my buyers purchased it, they went about updating it and removing all the carpet, re-doing all the original hardwood floors, and painting it and taking it up 9 notches on the sweet and cute scale. In June of this year, my buyers contacted me to let me know that they were divorcing and going their separate ways, and that they had decided to sell the sweet little house. Fortunately because they are both swell human beings, they have stayed amicable and when it came time to go over all of the details and listing information, they were both very much on the same page. For both of them, they felt that they were struggling first time home buyers when they purchased it, and their sellers had accepted their offer over an investors offer, and now that the time had come to sell, they both felt strongly about selling to a person who would live in the house, and not an investor who would purchase it as a rental.
Because they had done so much work on the house over the past few years, the to-do list for getting it ready for the market was pretty small. Since they had split, the extra bedrooms had been rented out to roommates, so there were a lot of discussions on how showings would work, when we could list, and other considerations that need to be taken into account when there are renters living in the home. They decided the best time to list would be late July or early August. About a week after we went over all the paperwork and came up with the game plan for getting the house on the market, I got a call from my cousin who happens to be a broker at another firm, asking if I would be willing to take a referral from her as this buyer was looking on the east side where I work and live. After discussing this buyer’s wants and needs, it struck me that this house I was going to list might be perfect for this buyer.
I sent the old listing to my cousin who shared it with her buyer, the buyer loved it and couldn’t believe that if she wanted it, and was willing to pay list price, my sellers would sell to her and not list it on RMLS. I went over the proposal with my sellers, and both of them were totally on board and felt like if this could work out, it would make everything so much easier and smoother for them. A few days later and I met the buyer at the house to show her, and it was as perfect for her as she had hoped. So rather than taking a referral from my cousin, I found her buyer a house.
Because the market is cooling, there were roommates to consider and the circumstances of the sale weren’t exactly the happiest, my sellers agreed that selling it to this buyer (who was a real buyer who would live in the house!) felt like it was the way to go. We did a long transaction to give my seller and his roommates time to find new housing situations, and nearly 8 weeks later, the sale closed and everyone is happy. While selling off market isn’t the best choice for every seller, in this situation it made total sense and with an excited buyer in hand who was willing to pay the price my sellers were planning on listing it at and gave my sellers the timeline they needed, all the pieces fell into perfect place. Given what the market did over the last three years with so much appreciation, along with all of the sweat equity they put into the house, both of my sellers are walking away with tidy nest eggs and a wonderful buyer who had struggled to find a house she loved in her price range gets to move into this great house.

With inventory ticking up, price reductions happening, and buyers becoming more picky ( as they should be ). My sellers took the proper steps to entice buyers to love this wonderful home even with the slight market shift.
Clean, staged, and pricing, those are the major three items to focus on when preparing your home for this market. A clean home should be a given, but it’s not. Make sure the walls don’t have holes, carpets don’t smell, the simple items like cleaning gutters, painting non-neutral colors, pressure washing the home if it’s dusty/dirty. The list can go on and on, but make sure the presentation is to the best of your ability. Buyers can make up their minds if a home is a possibility within the first few minutes of a showing. Don’t make them think about cleaning up house before they take possession.
Staging, I can not begin to express my feelings on staging this year. It really just sets the home apart from others that are not staged. Find a good stager, or ask your agent who they would recommend or have utilized before. My recommendation is Lana @ Simply Staged. They are reasonably priced, stylish, and have helped several of my sellers.
Of course if your home is owner occupied, this is a different story. You will then want to declutter, yes I said it, “declutter.” Take down any personal photos and always be thinking less is more. Get ready for those professional photos/videos!
Now we get down to Pricing, this is becoming more difficult as the market shifts. I am seeing more days on market then in the past five years, more price reductions, and more homes selling slightly below asking. I believe we are headed into a slight correction, inventory is resting at 2.4 months for July, which is the highest it has been in three years. However, I don’t want to start a widespread panic, cause I personally don’t think now is the time. Interest rates are still historically low, people are continuing to move to Portland, and supply and demand is still an issue. I just think this is giving buyers a bit of breathing room to be able to shop and not give up every contingency in their contract.
In short, pricing is everything. Make sure to scrub the comparable properties, look at the solds and pendings, go further back in months. Instead of only six months back on comparable properties, look at nine months back. Then make the decision, do you think the market is still increasing, or do you want to be ahead of the curve and shift slightly down to give yourself that market edge. I can honestly tell you I’ve had more Brokers call to ask what my clients homes are pending at than ever before. Problem is, I don’t give out that information until my clients homes are sold.

I really loved selling this home. The sellers were very meticulous yet laid back. The home was bought in disrepair just 4 years ago. They placed a lot of care and thought into the small things as well as the “bones”. The EPA certified wood stove, the paneled walls, the added kitchen nook, a custom built wood shed. So many things, and too many things to list, yet the home sold itself. I just opened the door and had 36 people come through. Multiple showings, at least 10-12 per day, until the open house on the weekend and approximately another 30 plus people each day came. Unless you are a first time buyer or between home ownership stints, you, like most people, face the quagmire of needing to sell your current home in order to buy the next one. This brings on fits of anxiety for many people. What if you can’t find a place to go?! Make a plan, and always have a plan B.
While every situation has unique details, here is the order of things I suggest for most people:
Soul search and make sure you really want to move
Have your real estate agent visit your home to give you an idea of its current value and provide ideas to help your sale go smoothly
Get pre-approved so you know how much of a mortgage you can afford
Do some initial reconnaissance to make sure what you want exists in a price range you think might be realistic (DO NOT fall in love at this point)
Put your home on the market, focusing your energy on your sale, even though your potential purchase is calling you
After you have accepted an offer, ideally with an option to rent back after closing, and the buyer has removed their inspection contingency, get serious about home shopping
Clarify what you want and don’t want in your next home
Find the right home, get your offer accepted, and complete your inspections before firming up your moving arrangements
Allow yourself some overlap with possession of the new and old places to save the hair on your head
Say goodbye to your former digs and plan your housewarming party
Many people contact me with an itch to move. Maybe the dream is a larger yard, or less maintenance, a second level, or fewer stairs, a hipper neighborhood, or a less congested one. Start by getting clear on whether you are suffering from house envy, thinking the grass is greener, or if it is the right time for you to make a move. If your rational and emotional selves agree it is time for a change, then it is time to start crunching numbers and assessing the reality of your goals. If you are not significantly downsizing, then getting what you want will probably have a bigger price tag than what you are selling. There are costs when you sell and costs when you buy, so even if the prices are the same, some extra cash will likely be needed, and many people will need to go up in price by a solid margin to feel they moved up.
When I do a consultation for folks considering selling and buying, I help create a manageable to-do list and timeline. If you are looking at the long range, say a 2 to 5 year plan, larger projects may be in order to maximize the value and marketability of your current property. If you want to move ASAP, the list may be limited to de-cluttering and re-staging your furniture. Sometimes a short list can make a big difference (fix broken locks, wash the exterior, touch-up signs of wear and tear, etc.).
Choose a lender and get pre-approved so you understand your borrowing power. Ask what you qualify for if keeping your home, if you are considering that option, as well as if selling it. Often people plan to keep their current home in order to convert it to a rental property. For some people this is a fantastic retirement strategy, but for many it is a risky proposition and gets in the way of getting the home they want. The potential rental income will offset some of the costs of keeping your place, but lenders use a formula that takes into account potential vacancies, repairs and maintenance, so that you will not get credit for 100% of the projected income on your loan application. The biggest factor may be needing the equity from one property to put down on the next one.
