It’s been a journey. We started looking at homes in fall 2022. In November 2023, we had an offer accepted on a very, very different type of property. Thankfully, we dodged a bullet and terminated.

Terminating a transaction can feel like taking a giant step back. Instead, I encourage my clients to view it as a massive learning experience. We often get REAL CLEAR on what we do/don’t want after these experiences.

So it was with laser focus that N+L started looking again this spring/summer. We learned about an off market property coming to market in a few weeks and threw our hat in the ring.

Lucky for us, the sellers were eager to get the ball rolling. Double lucky for us, inspections were suuuuper chill. (Actually, not luck, but part of our strategy in looking at newer homes this time around).

The home appraised quite a bit higher than our purchase price – always love that instant equity. After closing and 3 weeks of rent back, these two finally got the keys to their first home (but not after a minor key fiasco as the final cherry on top of our 2+ year journey).

A Lifetime’s Work

This realtor just may have accomplished her most impressive and life-spanning goal yet.

Mikaela and I grew up together in Maine. We were two young, fun-loving dorks (still are, less young); see photo below for reference.

Over the years, we’ve only grown closer. We visited each other at college, danced together at concerts, traveled 6 months through South America, been bridesmaids in our friends’ weddings, hiked through national parks and encountered bears, pampered ourselves in Hawaiian resort hotel rooms, and shared too many bottles of wine and hours of trash TV to count.

Problem was, we never lived in the same place. I uprooted from the East coast in 2008, drove cross country to Portland, and haven’t looked back. Mikaela has always lived for Big City Energy – first Brooklyn, then San Fran, and a very brief stint in Amsterdam. We visited each other as often as possible over the past 15 years, and it was always my grand plan to get all my Maine ladies out to Portland. I had succeeded with two so far, but Mik proved to be a more challenging convert.

Then 2020 happened. Life plans upended by COVID, Mikaela moved to Portland [tentatively] and into my house in April 2020. To be clear, this was for-the-time-being. But Portland – even during a pandemic – has its way of growing on you.

Slowly. It grew slowly. Mikaela toyed with putting down roots here, and made some offers on houses that received an ungodly amount of interest – 24 and 29 offers, respectively. But, as we realtors like to preach, things usually happen for a reason. As we turned the corner to summer 2021, life stuff started to fall into place, and Mikaela firmly dug in. A couple offers were made with more conviction, but alas – neither house was meant to be.

What WAS meant to be was the ABSOLUTELY MOST PERFECT CHARMER OF A BUNGALOW that happened to be…[honestly too good to be true]…four blocks from my house. We were stunned when we saw it hit the market. Bonus – it was listed by fellow Living Room agents Tracy Dau and Chris Speth. We revved up for what turned out to be one of the most intense down-to-the-last-minute, submit-your-absolute-highest-and-best-and-then-make-it-even-a-little-stronger, offer scenarios I’ve participated in.

Getting our offer accepted was truthfully biggest challenge – it didn’t really matter what happened after that. Of course, a 1909 bungalow will always come with its quirks and projects, but it had been well loved and cared for. Despite there being a very strong backup offer in place, the sellers were willing to work with us on a few age-related items, which sweetened the situation even more.

I could tear up thinking about how special it has been to have my best friend of 25+ years live with me during a very challenging time, but the waterworks really come on when I realize she is here to stay. Few transactions have felt as special as this one. I am overjoyed to officially welcome Mikaela to Portland (and to our beloved FoPo!) and congratulate her on independently purchasing her first home. Cheers to Mikaela, and cheers to many more hours of wine-sipping and TV-watching in her Living Room!

High School Sweet Hearts With VA Benefits

When we first met with Elan and Paula they were quite excited to jumpstart the process. Elan is Marine and wanted to use his VA benefit for the first time. Then we learned that they were high school sweethearts and have been inseparable since then. They dreamed of finding a home that they could make their own and start that journey together.

The initial options to choose from were a little slim but Elan and Paula pushed on. At first we found home with a floor plan they thought worked very well but the location was pushing the envelope. 

Low and behold, after some digging they found a brand new construction that had been sitting for a while. It tends to look bad when a decent home sits on the market but in this case, the home was priced a little high and they used that to their benefit to get an amazing deal.  They were able to bring the price down and as a team we negotiated top of the line appliances and custom blinds. This concession paired with their benefit was a deal they couldn’t pass up. 

During inspections we put the builder to work to make sure all repairs pointed out were met. The builders did a great job of getting this done.

We celebrated their closing day with bubble tea & keys in hand. We are so excited for you both and know the love you have built around you will continue to blossom in your new home. Congratulations Elan & Paula!

Rescue Plant Moves to Kerns

Winning Letter to the Seller

When there are multiple offers on the property you want how do you make yourself stand out from the pack? Not all home sellers are moved by letters from prospective buyers, but many are, so write a letter and share who you are! Be authentic, honest and sincere – be you. Lots of people include photos of their cute kiddos, human and other species. Many couples share romantic shots from far away adventures. So, how’s a single person with no children and no pets supposed to compete? Write from your heart and share things that matter to you.

Natalie really wanted the perfect condo when it popped on the market in the Kerns neighborhood, and so did other people. As we brainstormed ways she could make her offer as strong as possible, she hesitated when we discussed her writing a letter to the woman who was selling the place, not having any mini-mes, or fur babies to feature. And then she said, “I have a plant I rescued, does that count?” You bet it does, I told her. She wrote a funny, heartfelt letter about making the condo a home for herself and her plant. The seller loved it. She got the place. 🙂

The days flew by and in a matter of weeks Natalie and her plant got to move in. I know she’s going to Love Where She Lives in the heart of Portland’s Restaurant Row.
