Is the Spring Real Estate Market already here?

It seems like it.

While the data in the graphic above shows low numbers for last month, things have shifted in the last week or two.

Interest rates have already started to go down and it seems like everyone is ready to go back to business as usual now that we all are pretty much recovered from the holiday madness.

With rates making their way down to the mid 6% range (most predict that they should stay in the 6% range and will not go much lower than 5.5% in 2024) many buyers have decided to re-enter or enter the market.

And we are starting to see potential sellers take notice and many are putting their homes on the market now versus waiting for the Spring.

While not everyone is waiting till Spring to make a move, if the activity over the last few weeks is any indicator, we should see a robust real estate market over the next year and certainly in the first half of the year. (We are a bit cautious about predicting high activity in the second half of the year due to the election coming up).

What does this mean if you are thinking of selling? In most cases, you can expect to have motivated buyers ready to buy your home.

However, it is important to note that with our current economy, many buyers are still hesitant when it comes to their spending, so making sure we prep your home well, market it correctly, and price it strategically will be critical.

A good deal of homes are already starting to get multiple offers in today’s market so we will do everything we can to make sure your house is one of those shiny listings everyone wants.

What does this shift in the market mean if you are a home buyer? We will want to be highly strategic in the offers we write and the type of homes we even look at.

If we toured homes in 2023 together the market will be noticeably different. Homes that sat on the market for weeks will now potentially sell in a weekend meaning you will have to make quicker decisions and likely compete with other buyers.

Don’t let this stress you out though. I helped a bunch of buyers (many were first-timers without a lot of cash to throw around) buy homes successfully in the height of the 2021-2022 market and we can do the same for you.

When I walk this garden, my eyes are often drawn to the details of the paths and the material used, specifically stone and bamboo. Sibling Domesticity

Hi Readers!

If you have a sibling, remember saying, “Get out of my room!” as a kid?

For the Su family, they’re going to get to the chance to experience this as adults. Josh and Grace currently live in the Bay Area. Daniel is here in Portland. 2020 showed them the flexibility of remote working, and they made the smart choice to take advantage of terrific interest rates and programs for first time homebuyers to purchase their first home, together, in Tigard. Combined, their purchase power was more than double what Daniel was looking at for a purchase on his own.

We viewed several properties together, ranging from attached homes with HOAs to the home they ultimately decided to purchase. We put together a very strong offer and beat out 10 other offers. Old Home Gets Love it Deserves with New Owners

Annabelle and Fabiana contacted me to help them sell their 70s, updated ranch in Hillsboro, and also to buy their next home. I knew selling their home would be a breeze with a few cosmetic updates. (See their listing here) My only concern was finding them their next home with such low inventory! As sellers, they got to reap all the benefits of the strong seller’s market we have right now. Especially in the suburbs! They got multiple over asking offers and closed at 9% over their asking price! As buyers though, they were in the tough spot of having to compete for the few great homes on the market.

Selling and Buying

We navigated this sell-buy process by asking anyone making an offer on their home to please include a free 30-day rent back. This means that all the potential buyers would allow Annabelle and Fabiana to stay in their home an extra 30 days after closing so that they would have more time to find and close on their next home. Every offer we received included a rent-back of some kind. Annabelle and Fabiana were happy to have the flexibility, and the extra cash from the great offer, to make their move.

We toured a few homes, but with so few on the market that matched what they needed, our search was actually relatively short. They lucked out by finding a home that had just come back on the market and making an offer right away. It was in an unusual location on an unimproved street, so that limited their competition as well. The home has more space than they originally thought they needed, and the location works great for getting to work and school. Their offer was accepted right away and we moved forward with the purchase!

Old Home Getting the Love it Deserves

The home that Annabelle and Fabiana chose is over a hundred years old and perched up off the street on a little hill. It had gotten some updates done here and there but it is in need of some bigger updates. During the inspections, they found a number of items that needed repair immediately. Luckily, the sellers were willing to work with them on those things. The sellers had a new roof put on the home and garage before they closed, and they also provided a credit for the cost of a new sewer line. Since I was able to sell Annabelle and Fabiana’s home for so much more than they were expecting, they were left with some extra cash to make additional repairs!

Annabelle and Fabiana have big plans to rebuild the supports for a sagging, enclosed, back sunporch and to repair a beautiful, covered front porch. They also plan to install new windows on the main level replacing cracked and dry rotted single-pane windows. They will also update some electrical items for safety, and update the bathrooms and appliances to modern standards. The house has a certified front yard habitat, and they are looking forward to maintaining the garden and growing their own fruits and vegetables, something they did at their previous home as well.

This 100 year old home is in great hands with its new owners. I saw how beautifully they cared for and maintained their previous home, so I’m sure this one will be just as well-loved. I am so happy for Annabelle and Fabiana and can’t wait to see how they give this home a new life!

Keep Calm and Believe in Your Home Destiny

You know that feeling of calm when something just feels right? That’s what this transaction was like for my friend and client Camille. We had only looked at one house before this one that she liked but just not quite in the right location. I called her a couple of days later when I saw this listing. I had a great feeling about it by looking at the photos and then… bonus! Ross Seligman at Living Room Realty was the listing agent. I thought it could be a perfect fit.

We walked in and immediately she felt it. That feeling when you know this is the right place at the right time and it feels like the universe is speaking to you… was this destiny? From the Japanese maples in the front yard, to the beautiful fireplace, the spacious kitchen, wonderfully updated bathroom with subway tiles and the private back yard. She was in love. It checked off everything on her wish list. We spent probably 45 minutes in the house just feeling the vibe and talking about how much she loved it. She wanted to make an offer. It was not the winning offer but backup is better than rejection every time!!! Then after about a week, DESTINY!  I got a call from Ross telling me that the first position buyer had decided to back out. Our offer was accepted!

What a pleasure to work with friends and see them living their dreams. What an honor to be a part of this process with her! She never waivered, never felt anxious or scared because she just had the feeling that this was her future. After a challenging year she can move into the new chapter of her life in a home that was destined for her.

Buying a Home Remotely

I’ve never met Vijay and Pooja in person, they live in Boston and bought their new SW Portland home 100% remotely. Today we are closing on their new home in Hayhurst and I’m reflecting on my time working with them. They found me online almost a year ago. Since we started we have been completely virtual, connecting over phone, text, email and video.

A year ago Vijay called me and told me he was interested in a specific home. I gave him some information and learned he and Pooja lived in Boston. I offered to do a FaceTime tour or send a video of the home he was interested in. I started taking videos of homes they were interested in and texting him a few minutes of video at a time. “This is the front” I’d say as I showed them the sidewalk, the street, driveway and front porch. I’d send that short video and then start filming the next one by going through the front door… “And here’s the entrance…” “Now we’re going into the living room…” “look at these amaaaazing hardwood floors (I said while kneeling down to get a good shot of the pretty floors)…”

Over the past year of off and on home shopping with them, I’ve refined my skills as a videographer. Since I started, my short video clips via text have evolved. Now I provide longer video tours posted to youtube with a private link for my buyers. I invested in a gimbal, a tool which stabilizes my camera, so I can take better footage and focus on showing off the home. I’ve helped many other remote buyers too! About 30% of the clients I helped buy homes last year were partially or completely remote during the time we worked together.

All this working and filming remotely has seriously paid off. I am grateful for the experience I gained helping Pooja & Vijay, and my other remote clients. With the pandemic going on, my ability to address the unique needs of a remote client has helped me pivot and grow my business during this time of hardship. I now offer my buyers who can’t meet in person the option of a video tour or a live virtual tour with me on FaceTime, Skype, Hangouts, Zoom, Facebook and more! I also host live virtual open houses on my Facebook Page for many Living Room Realty listings.

Vijay and Pooja will be receiving the keys to their new home via Fedex tomorrow and will travel out here to see it for the first time in a few weeks. I am thrilled to be finally meeting them in person but bummed I won’t be able to give them a big hug or round of high fives just yet. I know they are excited too, and we’ll find a way to celebrate together, distantly.

TRUSTING THE MAGIC!

Congratulations to my client on the sale of his sweet condo up in the SW Hills! We met last summer after I sold another unit in the complex, and given that there was a hefty special assessment in the works (which makes selling condos a little trickier than normal), he was impressed to see a successful sale go through.  I could feel his trust from the get-go and the foundation for an excellent client-agent relationship was made.

We listed the condo in the summer but due to the slowing condo market, showings were sparse and eventually decided to pull it off the market and wait until the following Spring.

But in the meantime, Fall came around and with the shifting market, new energy for selling.  We did a small price adjustment, updated the marketing and went back on the market just days before Thanksgiving. In just over two weeks my client’s condo was pending with three offers, all over asking! Just goes to show, really ANY time of year is a good time to sell — not just spring and summer.  AND when the time is right, it’s RIGHT (even if it may not logically make sense.)

In that time just before Thanksgiving, I also found myself with a deep intuition to plan a long awaited trip (10 years in the making) to visit India for the first time in January 2020.  I was very hesitant at first, as leaving the country with business in the works can be a little scary, but with the help of my fantastic colleague, Scott Shoji, I was able to turn over the transaction to him and prepare to leave knowing my client would be in great hands.  While there was an exciting Christmas Eve “bump” in the road (Buyer #1 decided to back out with some first time homebuyer jitters), Buyer #2 was thrilled and we got the second round of transaction-action underway! On December 31st, as I began my journey towards India, I turned over my condo business to Scott and took a leap of faith knowing that everything was exactly as it should be — lots of trust that the path which had presented itself to me was the way I was meant to follow. While my logical brain was just a bit nervous, my heart knew everything was going to be just fine.

And in my absence, all was smooth sailing.  No more bumps in the road, inpsections, appraisal and funding all came through with ease, and here we are, closing January 31st!  Huge congrats to my seller on his new adventures taking him to home ownership in a new state. Thank you for your trust, optimism and excellent communication throughout the whole process ~ thank you to Scott for holding it down and being so easy and great to work with ~ and thank you to myself for listening and trusting the inner guidance that suggests seemingly crazy ideas, but are really part of the medicine and joy in this wild journey of LIFE!

My takeaway from it all:

#1-Don’t wait to do the things you have been dreaming of.

#2-Help is all around you, you just have to ask! (And asking can make #1 possible)

#3-LISTEN to what your heart is calling for, even if your brain can’t make sense of it.

#4-Most things really work out with ease and fall into place when you let the heart drive the ship.

#5-you can work in real estate AND take a REAL vacation — totally possible, but you have to make the choice to do it!

The One Where Kate Buys A House

I’m Kate, the Own It Team Executive Assistant and as of today…guest blogger! 😉 Ross is always sharing client stories, and thanks to him I have a “happy ending” story of my own.

I never imagined I could buy a house. My 8 year old son and I have moved from rental to rental almost every year of his life. We’ve had some nice apartments, don’t get me wrong, but nowhere that felt like a permanent home.

Working in real estate for about 4 years now, I watched home prices rise and fluctuate, drooling over the listings I’d create marketing for and wishing I could make them my own. I’d read a buyer story that gave me hope, then look at my life and my finances and swiftly abandon that little glimmer of hope.

Meanwhile, Ross was encouraging me every step of the way. When I joined his team 2 years ago we talked about my future as a potential homeowner, and he was supportive, but realistic. “We’ll get you a place…it might be a few years, but we’re going to make it happen,” he’d say. Keep in mind at the time I joined him the market was hot – always multiple offers, always ending up over list price.

In May of 2019 I learned my rent would be raised yet again…this time to over $2,000 a month for our apartment. That lit a fire under me. I couldn’t stand to continue working a 9 to 5 and watching everything disappear!

I set myself up on a search from our website, and crossed my fingers. I didn’t know how I’d come up with enough for a downpayment, or how I’d afford a place in my son’s school district, but I let all the negative “what ifs” just exist alongside my need to make. this. happen.

When An Attached Home is the Answer

 

First time homebuyers Justin and Steve were pretty clear about what they did want- a 3 bedroom 2 bath home with little to no yard, spacious, something that didn’t need any work and was easy to maintain, located near a bus line in SW that travels downtown regularly and not a condo. In their minds, they were picturing themselves in a detached home, but given their budget, they weren’t sure if what they wanted even existed in their price range.

We sat down to meet in early September to talk about expectations, what they were looking for in a home and what they could reasonably expect. I mentioned that an attached home/ townhouse that’s not part of a condominium association might hit all of their wants and needs. At first they looked at me like I had a third eye, but within a few minutes I could see the wheels and gears churning in their heads.  We talked about it some more and the more we talked about it, I think the more they realized that a townhouse really could be a great option for them.

Once they were ready to start shopping, I sent them a bunch of listings in their price range that at least met most of what they wanted which included a few townhouses. The first place we went to see was blocks from Multnomah Village. It was a townhouse built in 2015 the builder had built to rent out for a few years, then put on the market, so by the time it came on the market, it had been refreshed and was practically brand new. They immediately took a liking to it. It met every single item on their list, but given the higher property taxes, it was slightly over their budget. We then went and saw another town home in the area, and that one didn’t light a single sparkle in their eyes. After that we checked out a 3 bedroom 2 bathroom detached house in their price range, but compared to the first townhouse we saw, the detached one didn’t hold a candle and everything about it needed updating. When we finished our short but sweet tour, I could tell that they had fallen in love with the first place we saw.

The home had been on the market since February with only a fraction of a price reduction that whole time, so of course my buyers want to know what’s wrong with it, or what the issue is. When I spoke with the listing agent he said it came down to a seller who had drawn his line in the sand, and wasn’t going to accept anything below that line, despite what the market was repeatedly telling him. They had received other offers over the 9 months it had been on the market, but since the seller wasn’t moving the needle, it never went pending. Since it had been sitting vacant for so long, the seller was finally motivated to sell. Justin and Steve had their own line in the sand in terms of how much they were willing to pay for a monthly payment, and at it’s list price, it was $25,000 over what they were comfortable spending. We wrote up an offer, went through a couple of counters, and finally arrived at a combination of credits and price reductions that came in just three dollars under Justin and Steve’s bottom line. Thankfully the home was in terrific shape so we asked the seller to only fix a few tiny punch-list/blue tape items, which they agreed to do, and we closed on time. And when we met so I could hand over the keys, they seemed a shell shocked in a delightful way. SW Trails

During Multnomah Days I dropped by the booth for SW Trails and I was really impressed. It’s a great resource for our local community. They are a group made up of volunteers that advocate, promote and guide biking and hiking areas in SW Portland. It’s only $10 a year to gain access to local maps, information and events.

They have a monthly hike and be sure to check out their webpage to see the date of the next one.  The November hike is this weekend, Saturday, November 9, 2019 from 9am-12pm.  They will pass through the Multnomah, Ashcreek, and Hillsdale neighborhoods, and will be wandering through three natural areas: Gabriel Park, Woods Park Natural Area, and the Raz Baack Crossing.  Also, they have a “Coffee & Stroll” on Saturday, November 16, 2019 from 9am-11am.

SW Trails also maintains trails and proposes new ones. Check out their proposed Red Electric Trail which would be an amazing addition to our neighborhoods.

A uniquely Portland eight-mile ‘hike’ using all the transportation and trails you find along the way. Offering unique perspectives, you can walk just a mile and reach the heady heights of 1,073  feet on Council Crest, or glide 3,300 linear feet downhill in 3 minutes while on the aerial tram. There is plenty to see, but you can take your time as you go, even stopping to eat at the many restaurants, cafés and food carts you will spot along the way.

This 125 year old lady has many stories to tell.  Joyful stories.  Sad stories.  And many, many everyday stories of life and love. This Victorian Lady is overjoyed to have her new owners write the next chapter for her.

My Clients Rock! (Literally)

Hi and happy Summer! Here’s a story about my recent sale in SW Portland, where I helped my clients prep and sell their home they’d been in for 24 years. Its location is incredible, a daylight ranch that’s five minutes to Nike and it sits on an oversized lot – complete with chicken coops! Mike and Terri are total “do-ers” – they go into everything with gusto and have a zest for life. I’ve known Terri for years – we used to work together – and when she reached out to tell me it was time, I was super excited for them.

The reason? They had bought an opal mine in Nevada and were ready for their next adventure. Awesome.

We had some work to do to dial up their house and get it ready for the market. Mike and Terri embraced our recommendations for updating the paint palette, swapping out light fixtures, and freshening up the landscaping. They were able to get their house under contract for the price they hoped to get, and turns out the new owners are equally terrific and it sounds like they are going to love the home as much as Mike and Terri did. I love it when it works out that way.

Mike and Terri also hit it off with my kiddo Tycho, who happens to also love geology. When Tycho heard about the opal that was made when an asteroid struck a tree and turned it into a gemstone, he was hooked.

Molly and Pete’s Mid-Century Marvel!

These two!  I absolutely loved working with Molly & Pete!

Portland Tree House

My client, Khan, found me on the inter webs. We were a good agent-client fit because he was looking for a house that had been renovated, and well…I do that.
