I have a confession to make: I owned an older Portland home for many years before I felt confident to park in the garage. The small detached garage, facing a narrow alley, seemed like it might be tricky to maneuver a car inside. Years went by, and I used the garage mainly for storing outdoor furniture and garden supplies. It was only when I purchased an electric vehicle that getting the car inside became important to me. Why? EV Charging of course!
My second challenge: the garage had no electricity, and was 30 feet from the house.
For a moment I was unsure of how to begin. However! Having navigated dozens of inspection/repair contingencies, pre-listing home preparations, and unexpected challenges, I knew that the goal of charging my car at home was likely easily achievable.
The Preparation
First, I called an electrician. (If you ever need a referral for a contractor, painter, plumber, roofer, electrician, window person, etc- ask your realtor! We will have suggestions for you.) My licensed and bonded electrician gave me a bid, and explained how the project would work, and to get started, asked me if I knew someone who could dig a trench: of course I did!
Whenever a project requires digging, call before you dig! The utility companies will come out and mark any utility lines on your property. This is a critical step, to prevent digging into a gas, electric, sewer, or water line. Call 811, or 1-800-332-2344 a minimum of two days before starting any digging project. In my case, this are area was free of utility lines.
The Trench
To dig the trench, I hired a trusted landscaper and his team. Although I considered doing it myself, or renting a trench digging machine, letting professionals do it proved to be fast, reasonable, and efficient. It took just a few hours for a few people to dig through the rocky soil by hand, with picks and shovels.
Finally, the Electricity
Once the trench was in place, the electrician returned to install a conduit and the electrical lines. He installed a subpanel in the garage, along with a light (let there be light, for the first time, in my garage: it’s fun to appreciate small things!) and a couple of outlets, including one 240 volt outlet placed to accommodate an EV Charger. I mounted a new EV charger on the wall of the garage, plugged it in, and was all set! It felt like a transformation to be able to not only turn on a light, but also charge my car in the garage.

We’ll start at Hollywood Vintage at 11am.
Address is 2757 Northeast Pacific Street in Portland. Parking can be a little tricky, so we encourage you to carpool or Lyft/Uber/bike/walk when possible. Check-in will be by the bus outside – it’s a gold school bus, you won’t be able to miss it!
You’ll be able to put any valuables you don’t want to lug around on the bus as well as grab a welcome beverage to get your shopping day started.
After Hollywood Vintage we’ll be having lunch at The Zipper across the street. There are a few lunch options in the building (all delicious): Basilisk, Wares, Slice Pizza, and Tight Tacos. Links included if you want to check out menus prior to Saturday.
We’ll then jump aboard the bus and head to Vintage Pink, followed by Hawthorne Vintage. The tour will drop off back at Hollywood Vintage around 3pm.
There will also be a few surprise giveaways along the way courtesy of our lovely co-hosts: Summer, Kel and Laura. Also, if you’re looking for something in particular, make sure to give these three a heads up. They’re vintage experts and amazing treasure hunters who can help along the way!

“Cinder” is the name of the very lucky cat who will be inhabiting my most recent sale. His new home will be a studio condo in a vintage building in NW Portland. It comes with four big, sunny windows that overlook a courtyard. Perfect for lounging in sun spots and spying on birds from. He hopes his mom, Sylvia, will build him a shelf with a rope to climb up to the top of the 9.5 ft tall ceilings. Now that she has a parking spot, she can get home from work quickly to play and give pets. Since there’s a storage unit too, he expects they will never run out of cat treats and toys, as she can keep it well stocked for him.
Unfortunately, I have not had the pleasure of meeting Cinder just yet. I have thoroughly enjoyed working with his family though. I helped his owner, Sylvia, and her parents Katelyn and Michael, buy his new home. We looked all over NW Portland for a building with 1920s vintage charm. Sylvia loves the vibe of these old buildings with their high ceilings and ornate lobbies. Katelyn and Michael love that they are able to secure Sylvia (and Cinder) a nice place she can make her own.
After not being able to reach an agreement with the seller of a condo in another building, I was thrilled to see they found one that was an even better fit! The location is incredible, and other residents of the building we met all had great things to say about living there. When Katelyn, Sylvia, and I met at this place, I knew it was the right one. I took finding this one as a reminder that while a sale falling apart, is a bummer, it usually means there is another place out that’s even better!
I was so excited to meet the whole family yesterday evening. We went up to the condo to set up a little wine and cheese plate to welcome Sylvia home with. She met us there and we cheers to their closing on this charming vintage studio!

This is a rare opportunity to own a coveted design from one of Portland’s most influential early-century architects. The Rosegate building, located in the Hollywood neighborhood, was designed and built in 1932 as a cutting-edge apartment building by Ewald Theodore (E.T.) Pape, active in the city from 1920-1945.*
The Rosegate is located 4353 NE Halsey Street and is a gated community of 20 units tucked discreetly off of the main street and just one block from the Hollywood MAX station. It combines modern conveniences with classic design, a secure gated entrance and private, garden-level entries. Unit #4 boasts a spacious 2 bed/1 bath layout with gleaming hardwoods, original light fixtures and preserved details like a leaded-glass china cabinet and handmade wrought-iron railings. It’s been well-maintained, lovingly cared-for, and it retains so much original charm from the 1930s (also considered the height of the other Hollywood’s “Golden Age”).
Pape is credited with introducing and refining the two-story townhouse apartment design to Portland. One of the hallmarks of Pape’s designs was that each unit in his buildings had an individual floor plan and was considered innovative for the era “with major emphasis on livability and eliminating the stigma of apartment living by providing individuality and separate entrances for each unit.”** It really is a perfect combination of modern living with vintage, throwback style.
According to the ABT-UNK website that has thoughtfully researched the building’s history, “[a] July 26, 1931 article in the Oregonian entitled “New Apartments Ready” had “Landscaping is Feature” in its subtitle, and a whole paragraph on the topic:
‘Landscaping of the project, which is built around an open garden plot, is extensive. Rock gardens, grass plots, shrubbery clumps and a large pool with double waterfall are included in the landscaping scheme.” It appears some of the landscaping has changed a little over the years, but that has not diminished its loveliness.'”
And it’s true: the first thing that strikes you when visiting the Rosegate is the absolutely gorgeous, English-style gardens full of vibrant rose bushes, boxwoods, coiffed trees, and precisely-manicured lawns. ‘Charming’, ‘inviting’ and ‘secluded’ jump to mind, despite being centrally-located in the vibrant Hollywood neighborhood and business district.

The large living room greets you upon entering the home and is kept bright by the three south-facing windows looking out to the gardens, highlighted by the quality top-nailed hardwood floors. Period details abound with the restored, original light fixtures, handmade, wrought-iron railings, and an original built-in china cabinet in the dining room with leaded glass. The entire first floor is devoted to living space, with the dining room connecting through a graceful arched ceiling and flowing to the kitchen. Quite simply, and true to the intent of E.T. Pape, the Rosegate puts a premium on convenience, livability and privacy.
Private, covered and deeded parking is included, and the HOA fees include all utilities and heat (except for electricity), as well as the extensive landscaping and exterior maintenance. (There currently isn’t another condo unit on the market in this area with deeded private parking in this price range.) Rental cap space is still available, if you decided to rent out this unit at a later date. Also, there is no smoking anywhere on the property – in the common areas or in the units themselves. This is the result of a forward-looking, engaged association that is constantly working to make improvements, as well as help create a comfortable, livable environment. The community is very strong, as a result of low turnover and engaged residents who are committed to being connected with one another.
Finally, the location is exceptional in the heart of Hollywood, and couldn’t be more ideal for all sorts of transit modes and destinations. Pape’s influence on Portland apartment architecture from a fascinating 1997 application by John Tess and Robert Mawson to the National Register of Historic Places for multiple two-story apartment buildings and condominiums designed by Pape in Portland from 1920-1945:
“The essence of E. T. Pape’s contribution to Portland housing was the refinement of a particular apartment house type which he had introduced, namely, the two-story townhouse. The projects were well constructed and well appointed without being luxurious. The hallmarks of these complexes are adopted as the registration requirements for the multiple property submission. In addition to the basic requirement of integrity, to be eligible, the apartment building must be two stories in height, have individualized floorplans, and place more emphasis on liveable space than exterior showiness. It must have separate front and rear entrances and individual street numbers, and it must have interior features of some quality.”
