Vintage Garage Vision: EV Charging!

Classic 1940 Garage

I have a confession to make: I owned an older Portland home for many years before I felt confident to park in the garage.  The small detached garage, facing a narrow alley, seemed like it might be tricky to maneuver a car inside.   Years went by, and I used the garage mainly for storing outdoor furniture and garden supplies. It was only when I purchased an electric vehicle that getting the car inside became important to me. Why? EV Charging of course!

My second challenge: the garage had no electricity, and was 30 feet from the house.

For a moment I was unsure of how to begin.  However! Having navigated dozens of inspection/repair contingencies, pre-listing home preparations, and unexpected challenges, I knew that the goal of charging my car at home was likely easily achievable.

The Preparation

First, I called an electrician. (If you ever need a referral for a contractor, painter, plumber, roofer, electrician, window person, etc- ask your realtor! We will have suggestions for you.)  My licensed and bonded electrician gave me a bid, and explained how the project would work, and to get started, asked me if I knew someone who could dig a trench: of course I did!

Whenever a project requires digging,  call before you dig!  The utility companies will come out and mark any utility lines on your property.  This is a critical step, to prevent digging into a gas, electric, sewer, or water line. Call 811, or 1-800-332-2344 a minimum of two days before starting any digging project.  In my case, this are area was free of utility lines.

The Trench

To dig the trench, I hired a trusted landscaper and his team. Although I considered doing it myself, or renting a trench digging machine, letting professionals do it proved to be fast, reasonable, and efficient.  It took just a few hours for a few people to dig through the rocky soil by hand, with picks and shovels.

Finally, the Electricity

Once the trench was in place, the electrician returned to install a conduit and the electrical lines.  He installed a subpanel in the garage, along with a light (let there be light, for the first time, in my garage: it’s fun to appreciate small things!) and a couple of outlets, including one 240 volt outlet placed to accommodate an EV Charger.   I mounted a new EV charger on the wall of the garage, plugged it in, and was all set!   It felt like a transformation to be able to not only turn on a light, but also charge my car in the garage.

*in case you notice that the roof of the garage looks rough in the photos, that was the next project!

1905 Porch-Gable Bungalow in the heart of Sellwood

Ever stroll down 13th avenue in historic Sellwood and think “I’d sure love to live here”? Ever wander past the rows of perfect turn-of-the-century houses, painted out in bright colors and feel painfully covetous? Ever wish you too could own a piece of history, a period-perfect home that lovingly retains its vintage aesthetic? Perhaps you saw Season 8 Episode 5 4:00 of PORTLANDIA (the parallel parking scene) and caught a glimpse of this beauty itself? Well this is your chance to own one of your very own! Right in the heart of Sellwood, amidst the shops and cafes, on a quiet tree-lined street just a block from the library and another two to the park, sits a stylistic example of  “Porch-Gable” bungalow design. Featured in Architectural Historian Thomas Hubka’s article “Sellwood’s Boom Era Houses”, The Oregonian, Dec 28 2015 as a prime example of the Porch-Gable or Gable-Front style of homes which boomed in Portland following the Lewis and Clark Exposition of 1905, she’s been lovingly restored and gently updated with both vintage aesthetics and modern needs in mind.  Period details include:

  • Ornate and unusual curved window trim
  • Restored wood sash windows with original and period-correct wavy single pane glass
  • Period-correct front door with window and carved ledge
  • Custom screen/storm door
  • Restored claw-foot tub in period-correct bathroom
  • Refinished soft-wood clear pine floors
  • Antique stained-glass windows
  • High ceilings
  • Bay Windows in living room and primary bedroom
  • Covered Front Porch (shaded/protected from elements)
  • Large period-correct “square” kitchen with slate floors, updated cabinetry, gas apps, pantry, side-entry/mudroom.
  • Brass window pulls, modern but of antique aesthetic
  • Tongue-in-groove original siding

Boasting a practically unheard of home energy score of 8,  she is cozy and cost effective! Featuring energy efficient updates for your creature comforts, such as:

  • Newer 97% high efficiency gas furnace
  • 16 SEER air conditioner
  • Electrical Panel, 2021
  • Electric heat pump water heater
  • Varying Insulation R-7(roof),  R-11 (basement wall) to R-49 (attic) Insulation
  • Professionally sealed envelope
  • NEST thermostat
  • Vinyl windows in basement
  • Restored wood single pane windows
  • Updated kitchen appliances
  • Vented bathroom
  • Window coverings

The neighborhood couldn’t be more desirable with ease of access to many coveted amenities, like:

  • Sellwood Library
  • Parks: Sellwood Park, Sellwood Pool, Oaks Bottom Nature Reserve, Sellwood Riverfront, Oaks Park, Westmoreland Park, Waverley Marina, Waverley Golf Club, and Johnson Creek City Park, plus Springwater Corridor Trail and Springwater on the Willamette Trail.
  • Grocers: New Seasons, QFC, True Value, Grand Central Baking, Etc.
  • Bars, Pubs, and Restaurants: from upscale eats like A Cena and Gino’s to down-home bites like Reverend’s BBQ and historic Kay’s Pub!
  • ETC: Antique Malls, Clothing Boutiques, Bike Shops, Yoga and Pilates

This 1943 sq ft home’s main floor has two bedrooms, a full bath, kitchen, dining room and living room.  The fully finished basement includes a rumpus room and a large bonus room or third bedroom with double closets (non-conforming due to egress) plus a large laundry room and additional storage/utility room.  It has a fenced yard with professionally designed landscaping. It sits two houses and a commercial building from the lively but slow-paced 13th Avenue, which offers pretty much anything you could want.

So if you’ve been waiting for a period-perfect home in an idyllic neighborhood of Portland Oregon, the time is now. She’ll be open for viewings Saturday and Sunday January 27th and 28st from 11am-2pm, please come by or schedule a private appointment with your agent post-haste!

Historic 1907 Westmoreland Bungalow with Rooms Galore!

In these trying times, many people have sought a change. They want elbow room –  rooms to educate, rooms to work, rooms to play, to exercise, cook, and tinker and relax.  This new listing has those rooms, but what’s more is that it has location x 3. It benefits from proximity to beautiful places to hike, beaches to relax on, and trails to ride on. It also benefits from easy shopping and some sincerely fabulous dining and drinking establishments. Furthermore, when this chaos is all over, being  based in the northern end of Westmoreland it has a very minor commute and a quick drive/bike ride into Downtown Portland for the culture we’ve all been missing.

But let’s talk amenities – The kitchen is a proven cooks’ kitchen (the current owner is a pro chef) with insane amounts of storage including multiple cupboards, an island and a full walk-in pantry, not to mention built-in seating with storage cubbies in the dining area. It has 13 foot high ceilings so a pot rack will not decapitate!  It also boasts gas, so if you’ve been dreaming of trying your hand at a gas range, this is the time.  It also has an artfully hand painted and newly polished wood floor that would inspire creativity in any cook, and finishes up with a bright enclosed sun porch with outside access (perfect for plucking fresh herbs!).

This house boasts a huge living room, which is large enough to allow for a formal dining area if needed. It has a huge bay window with window seat that could fit for several people or you and ALL of  your favorite pets, a book and a cup of tea. It has a Pergo floor  —  great for a dance party, ask me how I know — as well as 13′ ceilings, so the walls are perfect for large art. The room opens in to the large master with bathroom access, or on to the kitchen, and has stairs to the finished basement.  Downstairs, is the second family room, ready for a cozy couch and multimedia system. In addition to the utility room, there are 3 more rooms just awaiting your home gym, home office, storage, or even a future second bath.  Back upstairs and off the kitchen is the jack-and-jill style family bathroom which has been lovingly restored to fit the 1907 aesthetic with cast iron tub, matching vanity, vintage lighting and vintage-inspired Ann Sacks Tile.  There are a further 3 rooms, one which would make a perfect reading room or small office, maybe even a nursery, and another two bedrooms. The central hallway ends in a door that goes directly to the deck and lawn for easy kitchen-to-bbq access!  Lastly, the FANTASTIC garage is a tinkerer’s dream. It is an over-sized two-car and has a carpenter-designed work bench and shelving, for those creative types, or people like me with just too much junk.

So if you’ve been yearning for space, a change of scene and proximity to some great stuff for a great price, in one of Portland’s favorite neighborhoods —  this is the house for you.

Adventures in Real Estating: Selling During Covid

This dreamy South Tabor farmhouse of infinite possibilities just sold in the midst of covid panic at $52k over asking with 7 offers in just 3 days.  Many congratulations to my client — all his hard work getting this gem ready for market paid off big time!

Before covid began, we met to discuss how he could best prep his home for the market.  I always recommend scheduling a consult and walk through with your REALTOR® before embarking on home projects. This can save you lots of time and money, as we are able to identify which changes will have the greatest impact on your sale in the current market. In this case, most of the work was focused on the exterior, but inside, fresh white paint and top notch staging brought the house to life in a whole new way!

Here is the living, dining area and kitchen before…

And after!!

It was as if the whole house sprang to life! I remember walking through after it was painted and could practically feel the walls beaming and calling out for the next stewards of home.

view from South Tabor

One of the aspects I love most about this home is the SPACE! All kinds of spaces for all kinds of imaginable fun. Outside there is not only a nice sized grassy backyard + side yard perfect for garden beds, but also a hot-tub cabana, big locking bike shed and a carport with storage and workbench. Inside, the 3 bedroom/2 bath home also includes a den and office upstairs while the basement offers a finished bonus room, laundry area and unfinished space for storage or projects. But I think my FAVORITE space is the upstairs bathroom ~ clawfoot tub and Mt. Tabor views? Yes, please!!

My seller put a lot of love into creating a lush grassy backyard where an old blank deck lived before and added many sweet details and upgrades to the exterior to boost curb appeal and honor the 1910 vintage of the home.

When the time came to list, we had just hit the 1 month mark into this new covid reality and I offered my best advice on competitive pricing as things were still feeling a bit uncertain in the market of pandemic proportions. Covid protocol for all potential buyers meant current preapproval letters, masks, shoe covers and hand washing at the beginning and ending of each showing. No more than 3 people in the house at a time and 30 minute showings with 15 minute buffers. When the listing went live we had  immediate interest and within 48 hours over 40 showings were scheduled.  Three days later, my seller went pending with a solid offer that beat out 6 others at $52,000 over asking and stellar terms.

Throughout this transaction, both my seller and the agent on the other side were excellent communicators, easy to work with, and at the end of the day everyone wrapped up feeling really happy about the outcome. I am deeply grateful to my client for his ease in trusting my expertise and putting in the time and energy to give his house the best possible outcome in our market.

These are the stories that really light up my spirit: feeling the energy of a home brighten up with a little bit of love and elbow grease ~ the house that calls in its new owner like a match that was meant to be ~ clients’ joys of new beginnings ~ and navigating through unprecedented times with presence, awareness and clear communication. If you are curious about the market in these times, or are looking at buying or selling now or down the road, I am happy to chat over some socially distanced coffee or tea. Let’s connect!

Stay safe out there, be gentle with yourself, and take care of each other ~ we will get through this ❤️

Many Blessings,

Sarah

Vintage Crawl in Portland this Saturday!

Portland Vintage Crawl

VINTAGE LOVERSSSSSS (Oprah voice)!

We are so excited to host the second vintage crawl THIS Saturday (11/16) (how is it already mid-November?!)!

We’ll start at Hollywood Vintage at 11am.

Address is 2757 Northeast Pacific Street in Portland.  Parking can be a little tricky, so we encourage you to carpool or Lyft/Uber/bike/walk when possible.  Check-in will be by the bus outside – it’s a gold school bus, you won’t be able to miss it!

You’ll be able to put any valuables you don’t want to lug around on the bus as well as grab a welcome beverage to get your shopping day started.

After Hollywood Vintage we’ll be having lunch at The Zipper across the street.  There are a few lunch options in the building (all delicious): Basilisk, Wares, Slice Pizza, and Tight Tacos.  Links included if you want to check out menus prior to Saturday.

We’ll then jump aboard the bus and head to Vintage Pink, followed by Hawthorne Vintage.  The tour will drop off back at Hollywood Vintage around 3pm.

There will also be a few surprise giveaways along the way courtesy of our lovely co-hosts: Summer, Kel and Laura.  Also, if you’re looking for something in particular, make sure to give these three a heads up.  They’re vintage experts and amazing treasure hunters who can help along the way!

We are close to capacity, so if you know of any other friends that might be interested, please feel free to send them the event link.

And for any questions at all, reach out to Sophia at 503.936.7499!

Want to collaborate on something else design/creative related? Reach out!

“Cinder” is the name of the very lucky cat who will be inhabiting my most recent sale. His new home will be a studio condo in a vintage building in NW Portland. It comes with four big, sunny windows that overlook a courtyard. Perfect for lounging in sun spots and spying on birds from. He hopes his mom, Sylvia, will build him a shelf with a rope to climb up to the top of the 9.5 ft tall ceilings. Now that she has a parking spot, she can get home from work quickly to play and give pets. Since there’s a storage unit too, he expects they will never run out of cat treats and toys, as she can keep it well stocked for him.

Unfortunately, I have not had the pleasure of meeting Cinder just yet. I have thoroughly enjoyed working with his family though. I helped his owner, Sylvia, and her parents Katelyn and Michael, buy his new home. We looked all over NW Portland for a building with 1920s vintage charm. Sylvia loves the vibe of these old buildings with their high ceilings and ornate lobbies. Katelyn and Michael love that they are able to secure Sylvia (and Cinder) a nice place she can make her own.

After not being able to reach an agreement with the seller of a condo in another building, I was thrilled to see they found one that was an even better fit! The location is incredible, and other residents of the building we met all had great things to say about living there. When Katelyn, Sylvia, and I met at this place, I knew it was the right one. I took finding this one as a reminder that while a sale falling apart, is a bummer, it usually means there is another place out that’s even better!

I was so excited to meet the whole family yesterday evening. We went up to the condo to set up a little wine and cheese plate to welcome Sylvia home with. She met us there and we cheers to their closing on this charming vintage studio!

From what I’ve heard, Cinder will love it.

Easy-Breezy Vintage Style in Hollywood

This is a rare opportunity to own a coveted design from one of Portland’s most influential early-century architects. The Rosegate building, located in the Hollywood neighborhood, was designed and built in 1932 as a cutting-edge apartment building by Ewald Theodore (E.T.) Pape, active in the city from 1920-1945.*

The Rosegate is located 4353 NE Halsey Street and is a gated community of 20 units tucked discreetly off of the main street and just one block from the Hollywood MAX station. It combines modern conveniences with classic design, a secure gated entrance and private, garden-level entries. Unit #4 boasts a spacious 2 bed/1 bath layout with gleaming hardwoods, original light fixtures and preserved details like a leaded-glass china cabinet and handmade wrought-iron railings. It’s been well-maintained, lovingly cared-for, and it retains so much original charm from the 1930s (also considered the height of the other Hollywood’s “Golden Age”).

Pape is credited with introducing and refining the two-story townhouse apartment design to Portland. One of the hallmarks of Pape’s designs was that each unit in his buildings had an individual floor plan and was considered innovative for the era “with major emphasis on livability and eliminating the stigma of apartment living by providing individuality and separate entrances for each unit.”** It really is a perfect combination of modern living with vintage, throwback style.

According to the ABT-UNK website that has thoughtfully researched the building’s history, “[a] July 26, 1931 article in the Oregonian entitled “New Apartments Ready” had “Landscaping is Feature” in its subtitle, and a whole paragraph on the topic:

‘Landscaping of the project, which is built around an open garden plot, is extensive.  Rock gardens, grass plots, shrubbery clumps and a large pool with double waterfall are included in the landscaping scheme.”  It appears some of the landscaping has changed a little over the years, but that has not diminished its loveliness.'”

And it’s true: the first thing that strikes you when visiting the Rosegate is the absolutely gorgeous, English-style gardens full of vibrant rose bushes, boxwoods, coiffed trees, and precisely-manicured lawns. ‘Charming’, ‘inviting’ and ‘secluded’ jump to mind, despite being centrally-located in the vibrant Hollywood neighborhood and business district.

[Read more below the photo gallery!]

The large living room greets you upon entering the home and is kept bright by the three south-facing windows looking out to the gardens, highlighted by the quality top-nailed hardwood floors. Period details abound with the restored, original light fixtures, handmade, wrought-iron railings, and an original built-in china cabinet in the dining room with leaded glass. The entire first floor is devoted to living space, with the dining room connecting through a graceful arched ceiling and flowing to the kitchen. The kitchen is set-up for efficient prep work and abundant storage, and includes new sink hardware, gas range, dishwasher, granite countertops, and a well-placed sink window and back door that promote refreshing cross-ventilation in the warmer months.

There are two large bedrooms upstairs, both featuring hardwoods and bright south-facing windows. The master bedroom features custom closet organizers, and is slightly offset from the hallway to provide an added measure of privacy. The bathroom features a geometric, black-and-white tile floor, jetted bathtub with a smart glass enclosure, and an east-facing window. The bathroom closet contains a stacked washer-dryer for easy laundry days.

Quite simply, and true to the intent of E.T. Pape, the Rosegate puts a premium on convenience, livability and privacy.

Private, covered and deeded parking is included, and the HOA fees include all utilities and heat (except for electricity), as well as the extensive landscaping and exterior maintenance. (There currently isn’t another condo unit on the market in this area with deeded private parking in this price range.) Rental cap space is still available, if you decided to rent out this unit at a later date. Also, there is no smoking anywhere on the property – in the common areas or in the units themselves. This is the result of a forward-looking, engaged association that is constantly working to make improvements, as well as help create a comfortable, livable environment. The community is very strong, as a result of low turnover and engaged residents who are committed to being connected with one another.

Finally, the location is exceptional in the heart of Hollywood, and couldn’t be more ideal for all sorts of transit modes and destinations. The Hollywood MAX is less than one block away, and nearby amenities include Trader Joe’s, Whole Foods, the Hollywood Theater, the Hollywood Farmer’s Market, Fleur de Lis Bakery, The Moon and Sixpence, Sizzle Pie, and the Hollywood branch of the county library system, to name just a few (but what else do you really need?). And if you do have a car parked in the private, deeded, covered carport that comes with this unit, you can easily scoot downtown via Broadway, Sandy or the Banfield, or quickly jet towards PDX or Mt. Hood on I-84 with entrance/exit ramps all within two blocks. The Walk Score is 94 and the bike score is 92.

Care-free (car-free?) modern living with vintage style. This truly is the Golden Age of Hollywood!

*BONUS: here’s some additional information about E.T. Pape’s influence on Portland apartment architecture from a fascinating 1997 application by John Tess and Robert Mawson to the National Register of Historic Places for multiple two-story apartment buildings and condominiums designed by Pape in Portland from 1920-1945:

“The essence of E. T. Pape’s contribution to Portland housing was the refinement of a particular apartment house type which he had introduced, namely, the two-story townhouse. The projects were well constructed and well appointed without being luxurious. The hallmarks of these complexes are adopted as the registration requirements for the multiple property submission. In addition to the basic requirement of integrity, to be eligible, the apartment building must be two stories in height, have individualized floorplans, and place more emphasis on liveable space than exterior showiness. It must have separate front and rear entrances and individual street numbers, and it must have interior features of some quality.”

Fun with Vintage Flooring

Ever climbed into an attic room and found an original true linoleum “art rug” preserved for perpetuity? Maybe, you walked down into a dark basement, hit the lights and a crazy quilt pattern of asphalt or vinyl composition tiles or polished stones greeted you? Or perhaps, your agent (hopefully me) merely popped the front door to a vast wonderland of SHAG carpet?

A 2013 study conducted by the National Association of Realtors found that 54% of buyers were willing to pay more for homes decked out in hardwood. And in 2019, new wood flooring ranked as the #4 most popular project to attract potential buyers, right below kitchen-related projects and HVAC replacements. Wood flooring is any product manufactured as timber flooring that is designed for use as flooring, either structural or aesthetic. Wood is a common choice as a flooring material and can come in various styles, colors, cuts, and species. Timber flooring is a product of nature. It’s also commonly known as wood flooring and hardwood flooring in the market. Timber flooring is a product that manufactured from timber to provide warm and an easy feeling on the feet. Timber flooring that constructed with more than 1 layer of wood.

If you’ve ever shopped for a home, I’m pretty sure this has happened to you!  As a REALTOR® specializing in mid-century and “period-perfect” time capsules, I’ve been documenting floors for some time.  These are floors from houses 1890-1980 in the Portland Metro Area.  Watch for my post on Wall Papers, next!
